If I could give zero stars, I would. This has been one of the worst experiences I've ever had with a property management company. When my apartment flooded, no one came. I ended up shutting the water off myself to prevent further damage because there was no one there to handle the emergency. That should never happen. Being displaced from your home is stressful enough, but the lack of urgency, communication, and accountability made an already terrible situation even worse. At every step, I felt like the inconvenience to me was treated as an afterthought instead of the direct result of an emergency in the property they manage. A management company's true character shows during emergencies, and this experience completely destroyed my confidence in them. WORST property management company ever. Be AWARE! About two years ago, I needed a property management company to take care of my house because of my job change and relocation. I saw many home owners choose San Terra in my community. So I called them and the initial interaction was good. They had Kim came over to my house and discussed some details about the contract. I told her that we didn't want any gap that we would move out on Friday and new tenant would move in within one week. They were very quick to find a good tenant that could move in Sunday. They also invited the tenant to come in and looked around. They told me later that the tenant was very happy about the house. We were very pleased too. So we all signed the lease. We then discussed with them about cleaning. Then we moved out happily on Friday, cleaners went in on Saturday. So we thought we would release our crossed fingers on Sunday. But, They shocked me saying they canceled the lease because the tenant found a rat traps/rat droppings in our garage and saw security cameras/TV wall mounts in the house. The tenant also felt for the rent price the home should have been painted and/or touched up. So a win-win-win eventually became a lose-lose-lose because of their miscommunication with the tenant and us. I thought they would have some one to come in and check with cleaners to make sure everything is good But they didn't. The tenant might have thought those TV wall mounts/ cameras would be gone when she saw the house but no one communicated that. So we had to lose about one month of the payment, the tenant had to lose about their deposit for moving company and need to find an emergent solution for their stay. And now it's San Terra's turn to lose the stars. Long story but hope this can warn some home owners considering them. read more

I would give ZERO STARS IF I COULD!!!!!!! I am a brand new tenant with San Terra Properties and have Theo as my property manager. We were asked to move into our home on Friday August 26th, a week earlier than we had intended... only to find that the home we were asked to move into a week early, was not even move-in ready. The entire house was completely dirty and disgusting, the carpets were not replaced and certainly not even shampooed as we could see visible staining all throughout the carpeting. When we toured the house five weeks prior to moving in, there was a water bottle left in the guest bathroom... this same water bottle was still there the way we got our keys.. goes to show that the house was not at all professionally cleaned as we were promised... due to this, we had to hold off on moving in until the house was cleaned (yet of course San Terra Properties got their rent and deposit from us already so they did not care). Secondly, prior to moving in we were told the closet in one of the bedrooms would be fixed because it is completely unsafe, unstable, and cannot at all be used... when we moved in the closet was still left just as we had seen it when toured.. when asking Theo about this he said he did not agree to fix the closet no matter how unsafe it was, but that he would have a maintenance man come and take a look..... the maintenance man came FIVE days after I spoke to Theo about the closet and even HE said "Yeah, this is ridiculous" after two seconds of looking at the closet. It has now been over TEN days and the closet still is not fixed because they are awaiting owner approval to fix the closet. (This I do understand as the home is not owned by San Terra Properties so they cannot just do work or pay for work on a house they do not own..., HOWEVER my problem comes with the lackadaisical attitude from Theo (who is UNRELIABLE and UNREACHABLE EVERY TIME I CALL) and with Jeremy, the front desk staff who is SO INCREDIBLY RUDE, UNEMPATHETIC, and nasty to speak to. Every time I called asking to speak to Theo, Jeremy had no idea where he was, and had no idea about my closet.. the tone of voice was always the same, unbothered, unconcerned, annoyed at my calling, and clueless. Any time I asked Jeremy about anything I always got the same stutter, the same attitude back 'I just work the front desk and tell the property managers there's nothing I can do for you, it's just a closet, it doesn't matter, it's not an emergency, Theo is not in right now, we are just waiting to hear from the owner, sorry.' Every time I call I try and be polite but as soon as Jeremy answers the phone I get the same 'nonchalant I don't care about you' attitude. SAN TERRA PROPERTIES DOES NOT CARE ABOUT YOU AS A TENANT AT ALL!!!!! They only care about THEIR MONEY!!! I have been living here for over a week and my clothes are sitting on piles on the floor because I haven't had anywhere to put them for OVER A WEEK and they do not care to try and contact the owner or find out any information about fixing this closet for me, Ive just been told to continue to wait. Myself and those I live with are paying thousands of dollars for this property and I can't even fully live in it or call it home because my clothes is in garage piles everywhere. Thank you San Terra Properties for leaving such a nasty taste in my mouth. I hope you choose to conduct your business ANYWHERE else because they will not care about you or your happiness as a tenant, all they care is that you're still paying them. I bet if I stopped paying the rent they'd be in contact with the owner RIGHT away to receive approval to fixing the closet!!!!! read more

I disagree with the dealings of San Terra Properties Management Company at the close of my year's lease. I believe I was treated unjustly by the Company's subjectively withholding a portion of my security deposit, based on the supposition that a few spider webs were allegedly found after I moved from the residence. San Terra offered no proof. In addition, they tried to allude that items left in the garage belonged to me when, in fact, every item was there the day I moved in. Nothing about items in the garage was ever clarified upfront. I respectfully lived around those things that I believed belonged to the landlord for the duration of my lease. As a result, I completed my move and did not remove any items that did not belong to me. After a year of living in the unit and making upgrades including a $1300. professional paint job to the kitchen as well as patching holes in screens (neither which the landlord would fund) along with installing slow-close toilet seats (which I left), my circumstances forced me to complete my lease as I needed to move to a different city. Upon departure, I had the entire unit professionally cleaned from top to bottom. In the end, the unit was in far better condition than when I moved in. The very last thing I scheduled was a professional carpet cleaning company to come and do the floors. The carpet looked like new and the place was turn-key when I last closed the door. It is incomprehensible that such pettiness is leveled against someone who has a reputation of being a "landlord's dream." I was taught to regard and maintain what isn't mine as if it were and to take care of things as a matter of respect, which is what I have always done in whatever place I have lived. I thought perhaps this might be a business with an ethic set apart from other management companies. I guess my judgment was lacking and my hope for justice is now diminished. In the end, I was told by a member of the company that it was an arbitrary decision and that I had no recourse. I would not recommend dealing with this company as there is not a guarantee that any/all of a security deposit will be returned. After all, "it's arbitrary!" Someone is pocketing my fine/deduction. I was always able to get a hold of them rather it's a phone call or an email or a text they alway try their best to respond back as soon as they can even with their busy schedule. I contacted San Terra Properties within hours of them listing a rental and left a voicemail inuring about the unit. Having not heard back the next day, I called again and spoke with Theo. He was polite and indicated they hadn't worked out a time to view the unit with the current tenants. We chatted about the approval process and how quickly units a rented. He told me he'd find out when I could view the unit and would call me back with available times. 5 days later I had still not heard back so I sent a message through their web portal. Having not received a response to that, I called the office again, the next day, and Theo answered. When I asked about the property, he told me it was no longer available and proceeded to ask me about my budget and if I was looking in that area. When I switched the subject back to the original unit and asked, "What did I miss in the process on the first unit?", he informed me they have almost doubled their employees and things are hectic there. Another agent had shown and rented the unit. I am aware that San Diego is a competitive market for renters. It's not too competitive though, to avoid renting from property management company that is unresponsive and unapologetic about their internal struggle. read more

This property management company is not one to use if you are renter. The property that we rented from this company was a complete shit hole before we moved in. I contacted them after seeing photos on Zillow of the property. We were moving from another state, so we had a family member go view the property before accepting the lease. The photos on Zillow were upwards of 5 years old and 100% not what the current property looked like. After finally viewing it ourselves, it was a mess. Kids drawing on the walls, several fish tanks and bird cages were kept in the house, so the smell was wretched, broken blinds, broken screens, shit landscape, the entire house was disgustingly filthy... after several conversations with San Terra, and us being in quite a bind on needing a house, we decided to accept the lease with the promises of them completely fixing up the house. We had our family member do several walk throughs throughout the process to ensure that the house would be in living conditions for us. When we moved in, the house was much better, but there were still several things that were 'jancky' with it. The property management had to do so much to fix up that house, which I appreciated, but they also cut several corners. I am a single mom with 2 kids and the things that were wrong with the house were not concern enough for me to be picky about, so I never mentioned them. Plus I figured since things were the way they were when I moved in, it would be fine. Examples; missing screens on windows. Run down (taped shelves and glued door handle), but still working fridge that would not be replaced by the company so I just dealt with it, dryer that had a broken knob but again still worked and wouldn't be replaced by company so I just dealt with it, disgusting splatter marks all over the ceilings in several rooms, linoleum that was lifting and still had a funky smell, broken blinds. After moving in I had the floors professionally cleaned myself to try and rid of the smell that the house had. I also replaced the thermostat in the house(which I left) because the one they had didn't work properly. I also replaced the broken doorbell. I had a disgusting second fridge that was left outside removed from the property, and with the management company's approval, I had a broken washer removed and I bought my own. I again cleaned the house from top to bottom to fix the left over filth that was left behind. During our time renting the house we experienced a slab leak on Christmas Day. I immediately called the emergency plumbing company which came out and told me I had to turn off my hot water. I was able to contact San Terra the following day and tell them about what happened. It ended up taking them an entire week to fix the problem. That's an entire week that we lived with no hot water. Their response to dealing with problems with the property are poor. I also had a sink issue that I ended up hiring someone myself and having them reimburse me for because it just took them forever to fix anything. Upon move out we were charged for things that we should have not been. The missing screens that I mentioned were never there, we were charged for. Apparently there are photos of the house with the screens, but when asked to show me these photos and a time stamp of when they were taken, it never happened. They say the house was dirty because there were some footprints on the linoleum, so we were charged a cleaning fee. I was charged to fix the broken handle on the fridge that was glued on when rented the place. I was charged for lightbulbs that were never working in the first place. I was also charged for paint. When I tried to paint the house myself before move out but the paint that was left that I was told to use was bad because it had not been properly stored and turned the walls pink. (Which I immediately told the company about when i tried painting) So somehow that is now my fault and I was charged for painting. I am an extremely cleanly person and left that house in better condition then when I moved in. It's sad to feel taken advantage of, especially when you try your hardest to be a good tenant and not complain too much. The company never did an initial or final walk through with me, but they say there are pictures of the house before we moved in, but won't show them to me. I would highly suggest not renting from this company. And if you do, take very very good pictures and documentations of the property prior to move in to avoid being screwed out of money. read more

I've been a tenant for 3 years and I have to say something about the quality and professionalism of the management and their staff. Anytime I reach out they're quick with a response, and quick to resolve. They send professional maintenance to do repairs with no time wasted. They tell me a time staff is coming around, and it's an appointment and not a window of when someone MIGHT be here. Issues get resolved first time. You can access management via phone, text, mail, email and even an app. The app allows you to make automatic rent payments and even place a maintenance request including photo attachments if you wanted. Staff and management have ALWAYS been respectful, good at listening, fair and efficient. Also we get the property manicured weekly keeping up the appearance. I've got great neighbors. I waited to post my review until I needed the home serviced. The move-in process was so smooth, the friendly and communicative staff just made things that much easier. On 12/30 my water heater wasn't working and then I lost power completely. I put in my maintenance request online and received a call from the plumber within 45min and he was on-site within 90min of submitting my request. The electrician was there within 2hrs and power and hot water were restored within 4hrs. The contractors were not only professional but coordinated together to ensure services were restored as soon as possible. I couldn't have hoped for anything better. read more

We have been renting from Santerra for over a year now, we couldn't be happier! Getting into the place to look at it was prompt and easy. Living here and dealing with any mini repairs here and there has been a breeze. Our garage door broke and they had a repair man contact me right away. Our neighbors unit had a water leak and they contacted the owner of our unit and had someone come out to ensure that no water has leaked into our unit. They have been responsive and attentive to any need. We also were invited to a little holiday party and our daughter got to take her picture with Santa at the office! I do wish that they had had the home thoroughly cleaned before we moved in and that they had regular maintenance checks done on the A/C unit. Just a horrible management company. They did not monitor the condition of the landscaping and the HOA sent a letter that it was in disrepair (I learned more from the HOA than my own paid management company). When I asked about the landscaping condition, they sent pictures of partial portions of flowers to misleadingly suggest it was fine - they didn't know I visited two hours earlier, took my own photos which showed 95% of the landscaping was dead. Then when asked to get a quote for tree trimming - they as the tree cut down without notice or consent! Just the worst company I can imagine. read more

I had a lot of anxiety about selling my property and Kim stepped up to the plate providing excellent suggestions around staging and pricing. My home sold in less than two weeks!! I was amazed. Whereas we had been stood up by some other leasing companies, communication was clear with San Terra and they helped us see our new apartment as soon as possible. It was super helpful to be able to directly text a realtor at San Terra, since phone calls and emails can sometimes interfere with work schedules and/or get lost in confusing threads. We've been using them for about 8 months to manage our rental property. The beginning was a bit rough but things have gotten better. Kim is very professional and knows her business. We had some problems pop up on our rental before our tenants moved in and the gal who was working it got overwhelmed and didn't quite know how to resolve it so that did not go well so I had to step in. After I got Kim involved and Maggie things got resolved. They do a good job and the billing and deposits are convenient. I would like a bit more communication on when things are done or soon to be done on maintenance issues or billing adjustments but most else is good. They did a good job screening tenants. read more
