High Tide is about as good as it gets from our perspective as renters in the San Diego area. My wife and I rented a downtown condo in East Village for over a year from HTP. I will say that I am extremely pleased with the dealings that I have thus far has with Seung and Jay over at High Tide Properties. The services that they offer I believe set them apart from other property management companies. I had contacted numerous agencies in the San Diego area about helping me rent out my condo near SDSU. They were the only company that I found that had reasonable rates. They were also the only company I found that offered a vacancy leasing service. My property being fairly new and having friends still in the area I didn't feel the need to pay a company 8-12% a month to collect the rent check and send it up to me. The fact that they offered to charge a flat fee to go through the tenant screening process and leasing process is why I chose to go with them. Seung was also very helpful in suggesting vendors to do the carpet cleaning and move-out cleanings at very reasonable prices. The team at High Tide was very attentive to my needs and were very timely in their responses to my questions and concerns. They kept me very up to date on the entire process and never once did I feel they were annoyed by my very hands on approach to the process. We rented our San Diego/Banker's Hill condo out for about five years and used High Tide Properties for that entire period. Seung was very professional during our initial meeting and the rates and terms were fair. His team was responsive, helpful, and again, very professional during all of our interactions. They handled everything from the listing to the tenant applications to the maintenance on the unit, as well as move-in/out coordination with our building management and HOA. Our unit was rented continuously without lapse during that time, and I cannot think of one time where we had an issue with how his team handled our property. Living on the other side of the country, we would have been overwhelmed if we had to deal with maintenance and other concerns on our own, but we never had to worry while HTP was handling the property. High Tide Properties REALLY is "as good as it gets." I own 5 pieces of real estate that I rent out, and HTP manages my star property. I have been leasing out my properties for 10 years, and have been through several property managers. Some have been mediocre, and some have left me no choice but to fire them before a year had even passed. HTP is proof that sometimes you get WAY MORE than you pay for. Everyone on Seung's team is extremely courteous, prompt in response, and genuinely cares about your property and life goals. HTP screens applicants superbly, and I've never experienced a dead-beat renter. They have done plenty of work and updates on my Ocean Beach condo, and worked flawlessly with my insurance company when there was a clogged drain which caused flooding. HTP also advises me each year on proper rents, as I often aim a bit short of what I could be getting for the sake of quickly acquiring a new tenant as fast as possible. They make sure someone is ready to move in as soon as an old lease expires, and on more than one occasion have found tenants that net me the extra $100 a month I was going to pass up. Save your time and your application fee - do not go through High Tide. My wife and I have excellent renters history, three-figure combined annual gross income, and my wife has excellent credit... they STILL denied us because my credit was not as high as my wife's. When attempting to discuss with them in a professional manner they replied: "sorry you are disappointed." Glad we wasted our time so they could collect profit on both of our application fees. Demand is high for rent in San Diego and High Tide knows it - they can collect application fees from the first dozen that apply, deny them for unjust reasons, and then approve the last applicant after making profit from our application fees. My wife and I are now left scrambling to secure something before our current lease ends. Go through someone else. read more

Talk about excellent customer service! I rent a condo managed by High Tide. I sent in a request to repair the door to the balcony at 9 am on a Monday morning. By 10 am I had an e-mail response to me and a repairman. The repairman called at 10:30. By 12 noon he left my place and the door is like new. I expect a quick response but this is over the top as far as I'm concerned! This company also has a great online presence for managing rent payments and contacting their staff. Being across the country causes a bit of a problem when it comes to renting out your tiny beach condo. Although it is a fairly new, well maintained property, I simply cannot do it myself. My friends and family offered to help out but I didn't want to bother them with every broken toilet or misplaced housekey. High Tide Properties has reasonable fees and, most importantly, super fast response time. Seung tries to keep problems in check and find inexpensive solutions. Ok, I rarely write reviews, but I feel its important to do so in this case. I recently sold my Lemon Grove Duplex that I purchased in 2012. For the last 5 years HTP has been managing the rental they have done an excellent job of finding quality tenants and keeping them happy. I have worked with them through deployments overseas, moving to San Jose and ultimately the sale of the property. They provide a modern interface and things like direct deposit to help reduce the paperwork. They also have a owners packet to keep track of repairs, which makes taxes much easier to handle. I first met the owner, and he was extremely professional. I signed, thinking Seung would be showing my home. A few days later, heard from a Michael would be showing my home. After cleaning and cancelling my plans for the evening....I received a text, 20 minutes before the appt., stating it was cancelled. I had sent a e-mail to Seung, stating some changes, he said he never received...while I'm looking at the e-mail on the sent date. He then proceeds to lecture me, that people do cancel their appts. I understand that, but first believed he was showing my home, and hoped his business would stress the importance of a timely cancellation. He was arrogant and informed me, he was very busy and could not handle everyone's contract. Again, understood, but would have prefered to know that, at the time of signing the contract. We agreed to cancel my contract. A manager, who states he did not receive my e-mail, when I have a copy and date.....made me realize he is not "on top of things".....must be too busy to deal with mine. I have rented a property for 2 years with them. Overall everything was great, except for the check out process that was shady. They didn't do a walk through at the end and they charged me for things that weren't on the contract. I really enjoyed living at the property on 30th street! The bungalow I lived in was like my dream apartment! Whoever the owner was, thank you for investing so much into your property and charging a fair rent. The new, energy efficient windows were great. Paying rent through their website was a breeze and so was putting in a maintenance request. I worked in housing for people with disabilities so I understand the frustration that comes with property management so I think my only complaints are with the maintenance company they hired that sometimes took a long time to come and fix things and a hick up with the checkout process. At one point, I was offered a discount to fix something myself because they told Georga that they couldn't come in a timely manner and at the check out of my contract, I was charged for improperly fixing it (it was screwing in a lightblub for gotsakes lol) . Since I have experience in maintenance with the housing company I was working for, I know they guys were nickeling and dimeing HT. I would also see them standing around leisurely in the alley when they were supposed to be doing maintenance. I did, like others, have some frustration with the check out process but I think had to do with the fact that two of the three staff members were gone at separate times in the month I was leaving and there was a break down in communication. That on top of the maintenance dudes totally taking advantage of the fact that no one from HT could look at the property after I left so HT would believe whatever they charged for. I know their hustle. LOL. I am convinced that they caused damage by removing the built in closet addition the previous tenant because I asked the handyman company to figure out why that closet addition was crooked when I first moved in and when he moved it, it created a crack from a whole in the wall due to the tension rod. Anyway, Seung checked me out and said I'd be getting back my full deposit, but then Georgia got a list from the maintenance guys of all the things they supposedly did and I got back much less. Long story short, Seung resolved the situation and I understand HT does have to charge for things to make money and serve their clients. I personally feel I trust Seung the most because of my interactions with him when I first moved in and when I moved out. I found him honest, reliable and willing to resolve problems. I kinda got the impression that Georgia liked to increase things any way she could to make more money. For example, when I moved in, she quote me a price higher than Seung told me for renting the garage and the whole thing with my check out. I am not judging her for it, it is a business after all and you need a ying-and-yang senario for a good business to work. However, I gravitate towards transparent processes. Overall, I think my concerns were small in comparison to how well things ran in the course of my contract. The only reason I moved is because I got accepted to a prestigious university for PhD work. I'd recommend renting from High Tides and if you own a property, I recommend using them to manage it. Thanks again to the owner who put his wonderful collection of bungalows up for rent.
