Most if not all of my interactions be it over the phone or in person were with Sandra. She was always happy and professional and always asked how my young son was doing. J & P Realty has been my best experience with a property management company thus far. They were very responsive if an issue came up, and always had a specialist quickly on the way if anything needed immediate attention. J & P installed new outlets and ceiling fans at my request, with no additional hassle to me. The electrician they use is fabulous too! I primarily worked with Sandra and Ashley who are just fantastic. They even helped me when I locked myself out of my unit. Such great people! I just decided to move closer to work and was sad to have to switch property management companies as a result. But J & P made the transition extremely easy, and even helped accommodate an earlier move out date for me. They returned my full deposit as well (so happy!). I rented from J&P for 3 years in Santa Ana and they're awesome ... here's why: 1) Quick to respond to my questions, 2) quick to fix anything that broke, 3) the condo I rented was in great condition when I moved in, 4) they let me go month to month once my one year lease expired, and 5) once my auto bill pay didn't send the rent and I was a few days late - they didn't give me a hard time about it. I had lived in various properties as an Apartment Manager for almost 10 years for a variety of management companies in the South Bay and Long Beach area. Literally, the only responses you'll get from them are "uh huh's".... typical conversation... - J&P... - Hello, im inquiring about this apt and need more info pls! - uh huh... - is it ready for move in? - uh huh - lease is 6 months as listed on westside rentals? - no. it's a year. - then will it be corrected in the site? - uh huh couple days later... - Hello, following up w/ application and $30 I paid for processing. it's been a couple days later, and havent heard anything. - uh huh. - is everything good to go? - uh huh. but owner is reviewing another app. we'll let you know. another couple days later.. - any further word in app? it's been nearly a week. and i'm still seeing the site say 6 months lease.. - uh huh. no, its a year - ok, is my app good to go? - yes, when can you move in? - i'm tied up this wknd, so can I stop by the ofc Monday? - uh huh. but we will continue showing the place to others. and so on... ridiculous. needless to say, I told them i was no longer interested because of their lack of professionalism, and the response... From the five years of tenancy, I've never had a single problem with the people at J & P Realty. Obviously there were some maintenance issues during those years but they were always taken care of promptly. I also love that they are not those huge management companies who could not care less about little old me, I've always felt that they sincerely cared about whatever I had to say. I give two stars because I don't want to be extremely harsh and I did love where I lived. The reason I am rating so low is the customer service this property management gives. I emailed about my rental deposit and haven't got an email back (called after a week). I called this past Friday and asked about my deposit and they were very short. I asked if I could pick it up since I wasn't so far and immediately got shot down and said "no we mail". Before I could even ask for an explanation they hung up. I called justin recently and the gentleman who answered was extremely rude and unprofessional. I simply asked why we couldn't pick up checks and he said I don't know call back Monday, practically yelling at me. I asked him why he was yelling at me and he got even more frustrated. Very unprofessional and sad. I would hate for my company to be represented like this. read more

During my time in my apartment, my experience with J&P was fine. Although their communication style could be impersonal at times, they did what they said they were going to do when they said they were going to do it. I would just encourage them to offer more of a human touch. That said, my moving out experience was great. They refunded my full deposit. (No Mickey Mouse deductions.) They were also especially patient in allowing me some leeway in moving my washer/dryer after I'd vacated. They even helped facilitate selling it. That was really helpful. read more
