I applied for a basic $1800 apartment with 820 credit, $10k monthly income as a software engineer, and 7 years of perfect rental history. I even sent full bank statements. They still came back asking for my actual tax returns and whether my son lives with me full-time, which is illegal according to the Federal Fair Housing Act, specifically 42 U.S.C. § 3604 (Section 804 of the Fair Housing Act) and will be reported for CalDRE and HUD with proofs. This company is what wrong with the housing market and what will cause the next house crisis, they are bullies. I'm 37 years old. In almost 20 years of renting in LA, I've never been asked for tax returns -- not even when I bought a property. This is ridiculous. Extremely rude, invasive, and discriminatory. They're clearly looking for any reason to reject people. Complete waste of time. Stay away. read more

Edited in light of the response: Yes you "fixed" the water spots on my ceiling by sending over a dude with a spray bottle of bleach, and my broken drawer that's been "fixed" 4 times has a rusty nail sticking out the front that stabbed me last week. Meaning I now have to submit more work orders and schedule more appointments to fix the cheap lousy "repairs" your team does. It's not worth the trouble. I am very disappointed with my process of trying to rent from one of their properties. They took my money for an application fee, and I waited to hear back from them and received no follow-up. I finally called and was told that I needed to get in contact with the leasing agent-Camara, who was incredibly rude. When I contacted her, she asked me personal questions about my finances, and I should not have to send you my bank statements with all my transactions. I sent the amount I had in the bank showing I had funds that should have sufficed. After this long, tedious process, I received no follow-up. Do not use this company. I am a property owner and I hired them to manage my apartment complex in LA. They completely missed a major water leak that ended up costing me almost $40,000 in water bills. They claim they monitor water bills but they completely failed in my case. When I asked them to pitch in for the excessive water bill, they pointed to a clause in their contract that insulates them from liability for their own negligence. Shame on me for missing that clause. They also do not advocate for owners when their vendors (like plumbers) grossly over charge. Makes me wonder whether they are getting a kickback from the vendors. They also failed to monitor the grounds on my property. I am an absentee owner, so I relied on them to periodically inspect the property. When I travelled to the property to deal with the water leak, I was shocked at how overgrown the landscaping was. A tenant advised me the gardener had not shown up in months, but Pacific Shore was dutifully paying the gardener every month. At first the owners of Pacific Shore insisted they were inspecting the property, but when I sent them photos of the landscaping they conceded they had not. Really bad management company. read more

UPDATE: Larry's response bellow is a blatant lie, as they have kept the deposit, and there was no 'building manager' who decided to keep my deposit. It was a duplex, and there was a nice lady owner who rented next door. The only mistake she made was trusting Larry and his company to find her a tenant who took advantage of both of us, big time. Also Larry never offered to 'resolve the issue', as he falsely states bellow, but repeatedly confirmed that they are not intending to return my deposit. I am including the screenshot of Larry's email where he clearly states that. Larry mistook my being nice for being stupid I think. Original review: Beware of this company and the owner Larry. In the midst of Covid19 lockdown and the small healthcare business I worked for closing as a result, they decided to keep my deposit, for the rental agreement that was annulled. I was supposed to move in on March 15th, 2020. The owner kindly agreed to push it for April 1st. By April 1st the lockdown extended, I lost my job, the owner I guess realized this is permanent and agreed to void the rental agreement. Note I was in another state, and unable to travel to CA and I have never taken the keys to the place, nor slept in it. The owner also returned the half a month first rent that I paid. Larry and Pacific Shore Property Management however never returned my deposit of $2350, all while making me believe that I will have that place once the lockdown is over. I realized it's not going to happen since the place was taken off the market. According to CA law they were obligated to return the deposit no later than 21 days. It's been 13 months, and after sending official letter they clearly stated they have no intention of returning my $2350, so I have to take them to the court. That's what it will take to get the deposit back for the place I never got the keys to. Larry stated in his emails, among other nonsense, that I never asked for my deposit, and they agreed with me to keep it! Now imagine trusting this company and giving them your personal information, deposit, and bank account? LA has plenty of real estate agencies, so plenty of choice. I was a two year tenant at a Pacific Shore property and they were FANTASTIC for my entire tenancy. From my first interview with them, I could tell they were looking for quality, responsible tenants. In return, they were responsive, accommodating and friendly property managers that were PROACTIVE (which is rare!). Any time I had an issue on the premise, someone got back to me in 24 hours - if not sooner. They communicate by email regularly and I am always aware when repairs will be made, when they need to enter my apartment for whatever reason or when they will be making improvements to the property. ------------ Here are few things that came up during my tenancy and PSPM's response: - Lighting along the walk way went out --- I let them know and the lights were back on within a few days. - My wood patio door was sticking because the wood was a bit warped --- I let them know and someone was out to fix it a day or two later. - When I moved in, there was a huge agave plant in my garden that I wanted removed so I could plant an herb garden --- I asked if they could help and they had it removed that very weekend, no charge. - There was a leak in my neighbor's bathroom upstairs creating a huge watermark on the ceiling of by bathroom that effectively caused some to plaster to fall --- I let them know ASAP and they had someone out to stop the leak and re-plaster the ceiling within 24 hours! I was relieved! - They were renovating some apartments and the construction was quite noisy for several weeks --- everyone in my unit area got a rent discount when the construction went on longer than planned. - There were a few instances of vandalism/theft including one of my neighbors cars being broken into and several bikes stolen off my patio (the property was located several blocks away from a recently formed homeless encampment - otherwise, the property was in a great area) -- within two days PSPM had installed a heavy duty security gate near the entrance to our unit and it made every one feel much better! - In October, I got a job offer up in SF very suddenly and needed to move out quickly. Larry and Jhonatan were incredibly kind and gave me a lot of leeway on the move out date and did not charge me an additional months rent even though I was within the 30 day notice period. It was so incredibly kind! They were also extremely prompt at returning my entire security deposit to me. This really helped my transition up north and I am so appreciative. ------------- When I first applied for the apartment two years ago, I never thought they would pick me. I was a single female which a huge dog. I thought for sure a dual income couple would steal it away from me. Luckily, I got my application in, made my case that I was a responsible tenant with a good job and great credit and, well, was a bit relentless about checking on the status of my application (I wanted it, bad). Low and behold, they chose me!! I felt so lucky as the apartment was gorgeous, in a great neighborhood in Silver Lake and even had a parking space! To this day, I am appreciative they took a chance on me and my big pup, Attie. I will cherish the memories of the two years I spent there. My neighbors were wonderful and the property was wonderful. I want to especially call out and thank Justin Schmitt, Larry Cobar and Jhonatan Gomez all of whom communicated with me in a professional and friendly manner throughout my entire tenancy and were very responsible and proactive! Be very careful, they cut corners and let your property get destroyed. People keep coming into the building to steal stuff because there are no locks, the workers they send prop the doors open and Pacific Shores continues to do nothing. They also use unlicensed contractors to make repairs and then past on the cost of a licensed contractor to the building owner. The building is filthy since they took over. Nice units available. Wish I could rent from them but the realtor (Camara) who showed the unit had such a horrible attitude towards me. She showed up late, I called the offices several times trying to find her. She literally did not say ONE word to me while I was walking through the unit. She kept her head down texting and seemed as if she was annoyed to even be there. I refuse to give my money to a business that treats future customers like this. I wanted to do Airbnb in the property, so I called the owners directly to discuss this and the management company didn't like that. The original owners were open to the idea of me trying to rent out one of the rooms to help me save for my own house. My initial conversation was pretty positive and they were going to discuss it with each other and make sure I had proper insurance. A week later I received a letter form the management company telling me that I shouldn't be going around them and that the owners said there is no way I could ever do Airbnb. So the management company called the owner, told them that it was a bad idea. When I called the owners back in a week they had completely changed their tone, the owner was not interested in any Airbnb ideas and hung up on me. So from the lying by management about forcing me to move out to collect a higher rent, to the issues fixing anything on the property, to the lack of safety awareness for proper furnace safety and maintenance, this company is a real winner. If you read the reviews on yelp, they are mostly from owners of properties. Clearly they are happy because they make them more money by failing to fix or correct any issues and when the tenant has problems they just remove them after the lease it over, which is what happened in my case. If you look at some of the complaints, its exactly the same type of situation I've had renting here. So be warned if you decide to rent with this management company. read more
