I pay a ton each month & my maint. requests get ignored or mysteriously cancelled, the unit was filthy upon move-in & lousy communication from the staff. For Feb 1, 2025, HPM confirmed rent increases were processed (documented). When they switched systems (too many problems to count), 2 of the rents were reverted back to 2024 numbers. Reported to HPM - not fixed. Reported again - not fixed. Reported again - not fixed. As of July 2025 still not fixed. And still not receiving the additional funds from 1 renter which HPM owes regardless if the tenant pays (due to their error, not ours.) It would be nice to see responsibility occur for HPMs mistakes and reparations made but this doesn't seem to be the pattern. Mistakes happen but own them. read more

The firm started managing the rental I live in a couple of years ago. Recently they have started using a different online portal for rent payments. I pay my rent in the middle of the month and this system is set up to request payments on the first of the month, and I keep getting notices that my rent is late, which it is not. Apparently the system they now use is so inflexible that you cannot make changes to it. Secondly, I recently misplaced my mailbox key and since Harbor doesn't have a copy of it they are charging me $150 to re-key the box. This is ridiculous! When you take on a property as the manager, you're supposed to actually manage the property. When you are missing keys you should be contacting the tenants and asking for a copy so avoid situations like this. I give them a very low grade for having any common sense. read more

In late March, texted that we were running late to an apartment slowing (for my friend). Upon arrival, received no instructions about how to unlock the lockbox on the door. Called and spoke with a receptionist who insisted that the instructions were sent. Had a difficult time making her understand that the instructions did not come through online. Called another number at a differently listed office address nearby for this Company that verbally gave my friend, the applicant instructions to enter. Went inside the property when we finally got instructions one-and-one-half hours later. The apartment was a bungalow style and pitifully small. Great for one person who would accept a compact studio with an additional small room that would fit a twin bed or be used as an office. Oddly enough, sizable kitchen (w/stove and refrigerator, as we recall, with a back door, drop-down dining table from a bar top, and oddly spacious bathroom. Did not apply based on delay in providing access by the property management company's office(s) and the tiny size of the bungalow. read more

Some staff are horrible. You also get charged late fees on the firxg day of the month. Tent went up multiple times since thid company took over. They allow lanlords to use their own maintenance which means it doesn't get done on timely manner or quality since they have nothing to do with it. Nobody checks on site. There will be trash there will be broken lights, parking issues, they only remotely take action after complaints. Badically as a tenant it is ahortible co. The team is lacking communication immensely. After my application was processed I asked for an update after a few weeks, no response from my agent. I called harbor property management, there was no one there I could speak to about the house I applied for but was promised a call back. After another week passed no one reached out to me. I emailed them about the lack of communication and was told I would receive a refund for their poor service. Never got a refund!!! Went to the business personally, to where a lady had me write down my address for a check to be mailed to me, still haven't received it (2 months later). Still haven't talked to a single manager. This property management create more problems than it solves! This management team lacks communication, and a few staff with bad attitude. So if you are looking for a property management as a landlord, look elsewhere! Here are some of the bad experience I had with the management team: 1. During the showing process, I specifically asked the team to have all visitors to have shoe covers on, and the manager Scott agreed. But after being in multiple showing sessions, none of the visitors are wearing shoe covers, not even the showing agent. 2. For one of the repairs, the maintenance team did not notify me until the plumber was already on site and ready to work. I told them on the phone that I would not approve this repair because I have my own plumber and it would be cheaper. They went ahead and charge me on the repair anyways without my approval. I had to spend hours on the phone speaking with a manager to get refunded for the difference. 3. The landlord ledger is always off, that's because, according to the accounting team, the way the system is set up. The ledger is messy and is often inaccurate every month, and I had to spend time on the phone to get clarification. This management team is poor in communication, you will often have to explain the same thing to multiple staff. The only good thing about this management team is they do find you tenants, but that's it. Most of the time when they promise to do something, such as giving you a callback by the end of the day, they almost never do. I expected a management team that would save me time and efficient with record keeping, turns out I spend more time chasing them for explanation than I would like. read more

I want to give a shout out in a 5-star way to Laura in the maintenance department!! I signed a lease for the place where I live in November 2019. Shortly thereafter, Harbor Property Management took over the property. It took a couple of months for HPM to get acquainted with. During that time, there were a couple of personnel changes in the maintenance department. Then Laura was hired and she's still going strong! She is the head of handling issues with all matters pertaining to in maintenance. I feel she is a true asset for the company which in turn is comforting and reassuring to the tenant!! Laura is efficient and effective!! She is the perfect person for the position!!! I know she has a very demanding job and while performing her high-pressure position, she remains calm, gathers the necessary information to move forward and most of all has excellent communication and follow-through skills!! This is my first experience renting from a property management company as opposed to a private party. It didn't take long for me to realize that the person in charge of maintaining each and every property, which entails dealing with each and every tenant, is an extremely demanding and stressful position! From day one, she has been professional, courteous and confident! HPM is lucky to have Laura as an employee...she gets an A+++ from me!! Thanks Laura!! Keep doing what you're doing!!!
