We booked this stay for two nights and given the price per night, expected a higher level of comfort, functionality, and customer service. Upon arrival in the evening, we appreciated the direct access to the room. However, multiple issues arose that significantly impacted our stay. We were unable to get the fireplace to turn on despite following the provided instructions. After contacting the host, we were given the same instructions again, and it took approximately 20 minutes before the fireplace finally turned on. Shortly after, the refrigerator began making a loud, repetitive knocking noise. We contacted the host again to report this issue and asked that it be addressed when checking on the fireplace. The unit above us was occupied, and we experienced excessive noise throughout the night, including loud stomping that made it difficult to sleep. When we contacted the host the following morning to ask whether the upstairs unit would also be occupied for our second night, her immediate response was that we could "just check out." This was not a reasonable or helpful solution, especially considering we had paid for a two-night stay. We expected the host to communicate with the upstairs guests and ask them to be mindful of the guests below. Additional concerns included water pressure issues. While the bathtub is visually appealing, after running the water for approximately 20 minutes, it barely filled, making it unusable. Flooring throughout the unit is uneven, with large gaps between planks partially covered by rugs, creating both comfort and safety concerns. While snacks and drinks were provided, one of the items. a mini loaf had visible mold and was not safe for consumption. Due to the combination of unresolved maintenance issues, excessive noise, and poor communication from the host, our stay did not meet reasonable expectations for the price paid. read more

So blessed to find this gem in Ohio. Making the reservation was quick and I received an email confirmation with details to our room. We stayed at the retreat. Could tell the personal touch when Doug came out to help us park. It's street parking in a residential neighborhood and knowing how to parallel park is important. Before you even enter the gate we had a special Easter treat the owners put out. On every other fence iron spigot was a Happy Easter dog bone treats tied to the fence with a note from your dog friends, Olivia and Jilli; The owners pets. Melt my heart When we entered the house we were told there are two separate rooms on the second floor. This house does not have an elevator so you have to carry up your luggage. The first floor is a common area to enjoy. The decor is clean, classic, and suitable for the home. The home smelled fresh, the areas were wiped down and organized. We even had breakfast waiting for us in the fridge and home made cookies on the counter. Up to the second floor and into our room to the left we were greeted with a spacious king bed with a working fire, seating area, and best of all, jacuzzi tub. Stand up shower but the tub is where it's at. Doug walked us through all the features of the TV, remote controls, jacuzzi buttons, and history of how this once barn became a home. By the time he left we felt like family. Wish we found this earlier so we could have stayed longer. Before he gave us the keys and retired for the evening we were given restaurant suggestions in walking distance along with a coupon good to use at a few of them if interested. We were treated extremely badly in this property. My fiancée and I stayed for 2 nights recently and we used the Jacuzzi on the second night. The owners unfairly claimed that we made the Jacuzzi overflow, flooded the bathroom and caused water damage underneath and rudely asked us to leave early. Here is the estimate how much we filled the Jacuzzi tub and the subsequent event: The initial water was filled about 80% of the depth of the tub, and after we both sat inside the tub, the water line was about the height of the overflow drain. We turned on the jets and while there was noticeable splatter of the water to the surrounding area (due to the jets), it was not enough to overflow the tub. We stayed in the tub for about 20 minutes. The owners knocked on our door and demanded to check the bathroom because there was leaking water downstairs. We got dressed and let them in, and they complained there was "water everywhere". The floor of the bathroom was still mostly dry, except for a small amount of water that dripped when we hastily got out of the tub while they were pounding on the door (see picture below). Although the owners will claim that we had already attempted to clean up the floor this is not the case; it was never more wet than shown in the picture. The area surrounding the tub was wet from splashed jetted tub, but not from overflowing. They gave us 10 minutes to pack, and showed the downstair area, claiming that "there are gallons of water coming down from the Jacuzzi tub". They were incredibly rude while kicking us out, screaming and complaining about the damage, as well as taunting and aggressively threatening "let's see how your smart phone will handle water". While the water damage downstairs did appear to be significant, it was not clear to us it was caused by the splattered water coming from the jets. The tiles surrounding the jetted tub should have some ability to withstand some amount of water, and even if they don't, there's no possibility that "gallons of water" splattered out of the tub. If there were actually that much water coming down through the roof, then it was more likely from leaking plumbing. Regardless, they refused to listen to anything we said and were extremely rude and aggressive. Even if we were somehow responsible for the incident, it was still not acceptable or necessary to treat anyone in that way, especially without any proper investigation of the root cause of the problem. We were appalled by how immature and unprofessional they were. Even before this incident, there were some ways in which the property did not meet our expectations. There was no clear communication regarding the breakfast. We were expecting a fresh hot breakfast, however after checking-in, it was then clear that breakfast had been left in the fridge and we were supposed to heat it ourselves in the morning. In the morning, the alarm clock in the room went off at 6AM and woke us up, and the alarm in the room adjacent to ours also went off at the same time (we didn't have access to that room to turn it off). There were several other mishaps about communication but they were minor and not worth mentioning. While this event made this place unacceptable, I do want to mention that this place is clean and nicely decorated. We had high expectations for this place because it is a member of Select Registry but we were severely disappointed. For background, we are seasoned travelers. We have stayed in many Select Registry properties over the past 5 years (at least 10 different properties). Our recent stay at the J Palen House is the only time that we have had a major issue with a Select Registry property. After our experience, we looked at other negative reviews and noticed that we were not the only ones who have been unfairly accused of damaging this property by the owners. For example, one other reviewer was accused of stealing an umbrella and another person was accused of smoking. We fully expect the owners of the property will reply to this review and try to make it appear that we are at fault, probably even posting pictures of the water damage. We agree that the damage does appear to be significant, however nothing that we did should have caused this damage in a properly functioning bathroom. Before you book this, consider whether you would like to take the risk to be treated this way. read more

We stayed in the Palen Room at the Lofts. The room was beautiful, with exposed wood beams and nicely appointed, a comfortable home away from home. The downstairs of the loft was a common area with a sitting room and a kitchenette. The patio and courtyard was a beautiful shaded area surrounded by plantings and antique brick work. A great respite in Ohio City! We can't wait to return. read more

Wish that I had read some of the older Yelp reviews before our recent stay. Long-time Tripadvisor reviewer and I posted how we felt: great location and accommodations but we were gouged on the room rate. I even noted that this was partially my fault for not getting everything documented in writing, but honestly, in my long lifetime (70+ years), I've never been so taken advantage of rate-wise by a property owner. OK, I can live with the owner submitting a nasty-toned reply on TripAdvisor, BUT she proceeded to commit libel, i.e., she published the lie that we had damaged the suite. I was so appalled that I immediately reported this to TripAdvisor; their reps were sympathetic but best that they could suggest was to cancel my TA account of many years in order to remove the owner's blatant lie. I LOVE this place. We checked in at the main building and the sweet little innkeeper lady walked us around the corner to the Roost room. It was a 2 story loft with a patio done in French Country decor. Ground floor had a fully furnished kitchenette and living room area. The patio was gorgeous with lots of trees and I'm sure in the summer would have tons of flowers. Upstairs was a comfy bed and brand new looking bathroom. It's really the small things that make this place a standout. There was a CD player with various CDs. It was wonderful to sit on the patio with a bottle of wine and some Coltrane playing. They had DVDs to watch on a night in. They also had sodas and snacks available. They really went out of their way to make guests feel at home. Location is great. Steps from Light Bistro and only a few blocks from W. 25th. Highly recommend this place. read more

Very quaint, whimsical, and welcoming. We didn't stay in the main house, we stayed in The Retreat (shares common space with another suite). The shared areas included, an foyer, kitchen, and sitting area. All of these spaces were rustic, shabby chic, and a little more modern than I had expected. The kitchen looked to be fully updated and equipped with very nice appliances (the oven and range weren't allowed to be used). Our room itself featured a very nice, updated bathroom with a nice shower and amazing self sanitizing two person jetted bath. The bed was probably our favorite feature. King size with a very soft, cozy pillow top mattress and the sheets and bedding were Devine! Though breakfast offered small portions, the food was amazing. Upon check in, the owner asked if we had any food allergies. We do not, but appreciated the care in designing a breakfast menu that was accommodating to another guest's needs. We haven't stayed at a bed and breakfast before, so we were surprised that breakfast was only served at a very specific time. 9am sharp. Parking was only a minor issue being that it's an urban bed and breakfast. All and all, we were very satisfied with our stay and if ever we are back visiting the area, we will visit again. read more

Love this place I've stayed there several times and when they have availability and I'm traveling to Cleveland I won't stay anywhere else!

My boyfriend and I stayed at the Webster Room. Overall, the room was good and the bed very comfy. However, many things advertised on the website were just not true. 1) Website states that the bath will have fresh cut flowers- no such thing. (Disappointing, especially because it was a valentines day retreat). 2) Website advertises Cali Olivia amenities- nope, instead we had some other unknown brand of stuff. I could even have dealt with that, but I'm not sure how they think one tiny packet of shampoo and lotion is enough for two people. Not to mention, there was no conditioner at all. 3) Three course breakfast... Umm, a muffin with some fresh fruit and a TINY slice of omelette does NOT constitute a three course meal! I have NEVER been as hungry as I was after eating breakfast there. I have been to many bed and breakfast places before and they are basically known for, well... their breakfast. Also, the staff kept ignoring us when we had questions or requested coffee at breakfast. And, there was no hot water part of the evening. Overall, this was NOT worth the $219 we payed to stay there. Wow never have spoken with someone that runs a B&B that is so inept and rude. I called last week to get a rate on a room. Told the lady I would check with the others in my party and call her back. Called back 15 min later and left her a voicemail saying I would take the room and to call me back please. Never received a call back, so I just called. And not only is she refusing to take the reservation for the quoted rate (it's 40% higher) she is now requiring a minimum night stay. I asked her about not calling me back and she said she didn't get the message. When was the last time you didn't get a message on your cell phone? More likely she is trying to not honor what she quoted and gouge me for more money now that I'm ready to book. VERY SHADY!!! read more

We stayed for two nights in the Roost. As soon as we arrived, we wish we had booked a longer stay. The accommodations were cozy, extremely clean and private. The renovations to the barn kept the original character of the building in tact. The breakfasts were top notch, just the right portions to start the day. Ours included apple pancakes, eggs benedict and fresh baked pumpkin bread. Diane was very helpful in recommending where to go among all the choices in Ohio City. We were within easy walking distance of all the restaurants in the area. It's a great location with comfortable accommodations and hospitable hosts. I recommend it very highly! read more

Two days before our planned stay on a Tuesday night, my husband, my toddler, and I all came down with the stomach flu. I emailed the innkeeper and was informed that I would lose my deposit (the full cost of a night's stay) unless I rescheduled within 60 days. Because I was not able to stay another weeknight in Cleveland within that time frame, I called to ask about availability for Saturday nights. The innkeeper informed me that weekend stays require 2 nights, which is not possible for us right now. As the innkeeper very unsympathetically explained on the phone, I understand that losing my deposit is consistent with their policy. While providing some flexibility may cause them to lose revenue in the short term, sticking to their strict policy is terrible customer service and not competitive in the industry. It's a short-sighted decision that will cost them this customer. read more

My sisters and i visit Ohio every year. We love the charm of B & B's. There was nothing suspect when we booked. We tried to book by phone but were told do do so online so we had to wait a few more days til we had internet. Confirmation came by internet and said if you have any dietary needs please let us know. So I emailed low carb reqeust and no answer. As trip time closed in I called and identidied myself and dates of our stay, it was a lukewarm conversation and I was informed breakfast is at 9am not 8:45 or any other time for that matter! I felt inconvenienced as I wanted to get on the road sightseeing earlier. Confirmation also stated that arrival instructions would be sent my email a few days before. They did not, so I called and instructions were then forwarded. We arrived to find out that we were staying in a cottage a few blocks away from the Inn and it was all self serve, breakfast was in the fridge. I like B & B's because of the ambiance and service which we did not receive. Breakfast was 3 pieces of quiche with a potato crust, not low-carb mind you, a loaf of cinnamon bread and a modest bowl of mixed fruit with about 1/2 cup of berry yogurt for the 3 of us to share. There were no instructions for the coffee machine which was not set to the correct time, we could not get it to work so that was a bust! The check in instructions mentioned there were refreshments for us to enjoy. Two cans of soda (Dr. Pepper and Pepsi) and 2 snack size bags of pretzels for the 3 of us. The care and attention you expect and enjoy at other inn's was not there at all. We should have stayed at the Hilton or Quality Inn or any place else. We were ripped off!! read more

I Can't Wait to Return! We just spent a long weekend at the J. Palen House and it was beyond our expectations! The Inn is beautifully decorated and when we entered the soft music and candelight set the tone for our weekend away. The Breakfasts were delicious, the beds sooo comfortable and the spa baths relaxing. The location is perfect for Quicken Loans area and the local restaurants you can walk to are first class offering fine dining and an upbeat flare. This is the perfect place to enjoy Cleveland and all it has to offer. The Innkeeper was gracious and helped us find those little hidden gems the tourist books don't tell you about. Don't let yourself miss out on a wonderful stay here. My husband made lots of points for this weekend surprise. read more

One of the things I really liked about this B&B is that the rooms were VERY clean. I stayed in a B&B over the summer where the bathrooms had toothpaste on the mirror and hair in the drain and on the toilet. This place was clean from top to bottom. The jacuzzi bathtubs are large and fully functional. Which was a great plus because I was 6 1/2 months pregnant at the time and we were doing a lot of walking. Another thing that is great is the location. You can walk to all of the restaurants, grocery stores and the big west side market. My only complaint was the breakfast portions. Very small. I mean its not called a Bed and BREAKFAST for nothing. Im talking like half a slice of banana (or was it lemon?) bread. We are definitely going back here though for the location that is so beautiful in the fall and I really enjoyed the ambiance inside the B&B. read more

WiFi and TV are offered as standard amenities and the shuttling and touring around by a third party company was a plus, even though I'm familiar to the area. A very nice B&B in a hipster urban setting within walking distance of an entertainment district with many fun things to do and a wide variety of restaurants. Very gracious and attentive staff, excellent and filling chef-prepared breakfast, exceptionally clean throughout. Stayed in the Miller suite: a nicely furnished (antiques) attic suite with large sitting area and a smallish bedroom (with a very comfortable queen bed) , with two TVs, DVD players, CD player, beautiful bath (Note: this suite would not be suitable for those not able to climb stairs readily, and do hope there is never a fire: the fire escape would require crossed fingers and some athletic ability). Historic neighborhood was intriguing and seemed safe to walk, though the farther afield you go it can get a little shaky. Adjacent houses are close by but noise was not a problem. Many amenities: soft drinks, snacks, ice machine, DVD's to borrow, etc. Only issues: torn window screen needs attention, only one off-street parking space (but a fair amount of 24 hr street parking right outside your door). Walking distance from the W25th St Rapid (RTA) station, and about a 30 minute walk to public square (though would not walk there after dark unless you are "adventurous" and with a group). Palen House impressed us and is well worth a splurge--recommended. read more

Scott is a rude and stuck-up, prissy unprofessional businessperson. Everything he promised us he didn't deliver on. The jacuzzi and TV weren't functional, the room smelled of old socks, and he was always on our behinds to "follow the rules, not to stay out too late, because we'll walk up the other guess...," even though no one was even staying near our rented room! Then, after we departed, and were constantly reminded that Scott was "too busy to help us fix anything in the room," we were told that there were books and antiques missing, and that was going to charge our credit card for hundreds of dollars...nothing was ever taken. I am saddened and anguished to point of seeking legal remedies after my recent stay at JPalen house. The visit and facilities were lovely, the inn keeper Scott one the the best. When we returned home after a short weekend stay we received notice that we were being charged $150 for "extra cleaning". The owner informed us that a smell of cigar smoke was detected and required extreme cleaning of the entire unit to include curtains, furniture, and linens. Neither my boyfriend or I smoke. No candles were burned, no matches lit. We perceive this as a horrible scam by the inn owners and will have to pursue our claim in court. It is my worst disappointment that this may also be a case of racial discrimination. A terrible end to what was a good visit. read more

We spent five nights here over Christmas, and it was a wonderful trip. Diane and Jeff were consummate hosts, attentive to every detail, and the House was cozy and comfortable. The breakfasts were also delicious. The location is great- close to some fantastic restaurants- and street parking was easy over the holidays. My wife and I stayed here last weekend. We received an email giving us check-in directions. In this email, we were reminded that breakfast started at 9am promptly, and the email provided us with directions to get to the main inn (We stayed at an off-site property). When we checked into our room, we had two binders available to us which provided information about the area, as well as further instructions for breakfast. We were provided suggestions on what not to wear to breakfast, informed that no cell phones were allowed at the breakfast table, and even some guidance about tipping the breakfast server. All of these notes and information about the breakfast which is highly touted on the website. We couldn't wait!!! So we arrived ten minutes before 9am, greeted all the other guests waiting for their breakfast. It was at this point that the Inn keeper came out and informed us that we were NOT supposed to be here for breakfast, rather we were supposed to eat in the residence because our meal was provided for us in our refrigerator. When I inquired as to how I would have known this, the inn keeper told me that in the kitchen, rolled up and placed into a napkin ring was the information that we would be eating separately and also provided heating instructions. Truth be told, I did see the rolled up napkin ring in the kitchen, but I thought it was a napkin. So, my wife and I were banished to our residence, and was not able to partake in the guests breakfast. The rooms were clean, appointed nicely, the location was very good and an easy walk to local eateries and public transportation. We WOULD NOT stay here again. Part on the fun and interest of a B&B is the breakfast and meeting fellow travelers. Our meal was no better than had we stayed at a local hotel and if we had wanted to cook our own food, we would have stayed home. The communications were very poor. I feel we should have been informed about the difference in the breakfast policy WAY before we overlooked a napkin holder in the kitchen. Felt like a "bait & switch" to me, and then the embarrassment of being sent away was just too much. read more
