I have owned a condo in Terra Vista for 15 years. We started going to the to the meetings 5 years ago. They were held in the community room. We noticed 3/4 of the room as always angry. Very angry. We don't judge right away and always give people the benefit of doubt. But as time went by there was a common thread. Jsquared and the board seemed like they were not listening. Actually ignoring people month after month. Travis and the board members never seemed to help the owners. They just sat there with there arms crossed. Like children. So the first time in years we had a problem or two. We brought them up. To make a long story short. This management company took forever to respond. When he finally did it was by email. And his responses were very generic. Also, He is buddy buddy with one of the owners. This guy drives around with another guy on a golf cart. They come across as friendly at first. But they are anything but that. The guy on the cart with him is not even an owner. I've heard many people complain about this renter before. Yelling at people, ordering people around, bragging about his gun, showing his gun, and a bunch of other oddball things. The rumors I was hearing were actually becoming true. Then it happened to us. Staring at my wife, daughter and kids. Becoming very nosy. Everyday. Looks us up and down, drives the cart towards us ect. Then started ordering me around. We ignored for awhile. The golf cart manager and this man went to far a couple of times. To the point of of having to call them out. Travis, his office and the board ignored our complaints. And I would call the complaints serious at this point. We now know why everyone was so frustrated at these meetings. Many of the older owners sold their condos and we have a lot of new owners. They don't understand yet. Travis takes forever to return a call. Actually never returns a call, only a generic email response. He is a fake. His office will tell you how busy he is. It's a lie. He just waits for enough time to pass then most people give up. One time one of his secretaries started screaming at me. Just out of the blue. Out of nowhere. Loud and very unprofessional. Screaming like a crazy lady. Also seemed liked she had one to many. Slurring and drunk. Travis and his little harassment gang will fool you once or twice. Then it hits you. They are thugs....liars. Him and his gang now target us. Doing petty things. It's obvious. Do not let this fraud near your complex. These issues could have been solved easily. Maybe a quick talk or apology. But they are not smart enough to understand this simple concept. Then they dig deeper and make it worse. This non owner should have been let go. And definitely apologize. The board ignores us. We are easy people to get along with. We have owed property ourselves. We never had any problems with anybody. I was a union carpenter. My wife has been in cybersecurity since the early 90's. Travis is the best! I have always been hesitant when there is an HOA involved and there tend to be horror stories all over the net with homeowners atrocious experiences. However, J Squared is a shining gem that truly is unique. For our first major project renovation that involved our front yard, we hired a professional architect to design something that reflected us as homeowners. Once an architectural request was submitted I was quite worried that in the request, there is a notification that it could take up to 45 days. Still, I submitted it and waited. Long story short, we were on a very tight timeline and rather than wait for up to 45 days to be approved, Travis went above and beyond to push our request as best as he could. He was polite, friendly, exceptionally professional and OMG, crushed every worry and concern I had regarding an HOA. The fact that he was just as excited to tell me our front-yard was approved as much as I was hearing the news, says a lot of about J Squared thinking of the community as being filled with people. Lastly, I cannot forget the amazing Sydney. I know I can be a bit pushy and overly persistent, yet Sydney always greeted my calls and inquiries with professional patience and enthusiasm. J Squared took over from the last HOA management company around 3 years ago. The difference between them and the previous company is like night and day!!!! Their office is both responsive and friendly, and seem to go out of their way to assist if there isn't an issue which requires attention. After the recent storms, over 100 trees were uprooted. In conjunction with the landscaping company, Travis organized the removal of all the trees blocking the roads, by the morning, and all of the fallen trees a few days later. Any issues reported to them have been dealt swiftly, and the general condition of the subdivision has risen markedly, from flags appearing at appropriate holidays, to to Christmas decorations appearing on time, and huge improvements to some of the facilities that have been completed on time and on budget. My HOA has hired and fired 3 management companies in the last 4 years. It seems like all of them talk a big game but then don't deliver. When J. Squared Property Management was hired I thought, just another management company for the chopping block. I got to meet Travis, the new property manager from J. Squared at our first HOA meeting. He too talked about all of the great things that he and J. Squared would do to improve the community. To be honest, I didn't pay much attention to that because we had all heard that before. I have to say though, he and J. Squared are seriously making noticeable improvements at our community. J Squared is the Property Management Company for Terra Vista in Cave Creek, AZ. I first notified Travis of the Water Damage to my Interior Unit on October 3, 2018. 14 Days later and the Exterior problem has not been corrected. I have continued to take on more Water and Damage. I have consistently notified Travis when it was raining, when more water was coming in my Unit, and stated my immediate concern of more rain and Damage many times. October 3, 2018, via email to Travis, I requested the Exterior be addressed so I would not receive more Damage. I had a conversation with Travis, his female Colleague, and our HOA President outside of my Unit, the morning of Thursday, October 11, 2018. I stated I felt the dirt should be moved away from the building, not towards it. I also stated I felt there was a Waterproofing/Foundation Issue. Travis stated he had Professionals handling it. Friday morning, October 12, 2018, a Landscape Person, piled 36" of dirt on the Exterior wall. The Wall that is the source of the entry for the water. I had concerns and emailed 2 Licensed Architects with photos. I forwarded their responses to Travis. The Architects stated the dirt and gravel against the Building was in Violation of a Building Code, the dirt would trap the water and direct it towards the Wall, and do more harm and create more Damage. I asked Travis and our HOA President to remove the dirt away from the Building, ASAP. That did not happen and it rained all day the next day. Thus, more water entered my home. As a Homeowner, I help pay for the Services I receive from J Squared and Travis. Their lack of insight seeing this as continued Damage to my Property is beyond belief. At what Point does a Property Manager recommend to a HOA Board an Emergency Meeting? I believe continued water coming through an Exterior Wall into a Home should constitute an Emergency. Do you not make recommendations to a HOA and advise them to make good decisions and avoid costly mistakes? Did you even forward my Communication and Concerns to the HOA? It seems not. I find Travis not to be forthcoming with answers. He answers Questions with a Question. That leads me to believe he is not forthright, honest, and has something to hide. On another note, as a Professional Property Manager, Travis should have Consulted our HOA Board that it would be improper to Distribute money out of our Terra Vista Funds to pay him a $1,000 Bonus. Funds in the Terra Vista Account are to be utilized for Business Expenses and Repairs to the Property. If the HOA wishes to give Travis a Bonus, legally that should come directly from the Homeowners pockets. The right thing to do would be to return the money to the Homeowners. And, get a Licensed Professional to Fix the Foundation and not McGyver it! The Stated above are Facts. read more

I was shopping around for property management companies and Travis called me within hours of my request. My property was not the right fit but he spoke to me for over 30 minutes about what to expect out of an HOA, property manager, and we discussed standard HOA fees for similar properties. He really had no reason to educate me other than just being a good person and businessman. Recently I had a pretty substantial water leak in my home...of course, it had to happen at the worst possible time: in the middle of the night! Crossing my fingers, I called the emergency line for my property management company (the wonderful J. Squared Property Management!), leaving a slightly panicked message. Within 5 minutes, my cell is ringing with Travis returning my call! He walked me through turning off the water to my unit and promised to be over right away to help. I couldn't believe it when he actually did arrive right away! 30 minutes after our conversation, there he was! He was able to help me find and contact contractors to clean up the water & make the necessary repairs. What a scary situation! I'd never had something like this happen before, but Travis was amazing! A prior HOA company I'd had was impossible to get a hold of, even for simple questions, let alone a 3am emergency house call! So here I am, writing a positive review about an HOA:-) I was just so impressed with J. Squared and how professional and responsive they are!
