Saw a property: loved it! Submitted my $95 dollar application and waited. Was completely ghosted, and have screenshots showing my texts with questions, follow-ups and I never heard back from Thursday-Tuesday. I lived two hours away at the time, so I decided to drive down to the office to ask what was going on. I spoke in-person to the realtor only to find out she gave the house to another family because she didn't expect me to be 'that interested' and scrolled through her website finding me a new place. We found some prospects, and she called and emailed out to the third parties and never texted or called me about follow-ups to the inquiries we made. I'm short $95 dollars and I eventually found a place, but I should have just avoided trying to give me peace a chance. read more

I experienced in my personal opinion a brokerage firm that needs to be held accountable to the Real Estate Commission of the state of Arizona for negligence. I will file a complaint. Specifically, in relation to a purchase contract of a rental located at 16050 W. Mauna Loa Lane Surprise, AZ 85379/owners Brian and Vivian Eaton of which I rented for three years and was offered to purchase as renter. Broker Associate LJ Hardesty who was recently licensed under Peace Properties, violated dual agency in a real estate contract. Wrote the purchase offer wrong 6 times, by spelling my name wrong, dated the contract for 2016, and wrote the offer for 5 mil, on a purchase price of $555k. Broker Associate LJ Hardesty then proceeded to request confidential information from one party to the contract and was told to consult with her own Broker Kori Kuhn, as it was a breach of confidentiality. Broker Associate LJ Hardesty, blamed seller for requesting the information. Broker Associate LJ Hardesty then proceeded to change the terms of the purchase agreement without notifying parties and altered an important contingency that went against the signed lender letter. Furthermore, Broker Associate LJ Hardesty in changing the contingency without notice, failed to write the deceptive contingency in error in the end anyway. Broker of record Kori Kuhn failed to review the documents of newly licensed Broker Associate LJ Hardesty, which is a requirement of a Brokerage firm. Broker owner Kori Kuhn, wrote a demand to perform the fictitious purchase agreement or vacate the property. The brokerage firm failed to provide fair notice of termination of the lease by issuing notice to sellers of the property via certified mail vs., the tenant (me). Instead Brokerage firm ducked taped notice to garage, and if I wouldn't have told them they did or acknowledge it, their termination and lease would be invalid. Associate Broker LJ Hardesty, demanded I use her in the capacity of a dual agent, or be forced to pay the buyer commission of 3% if I used another agent. The seller asserted this request and was willing to force me to pay yet even higher value for the property. Associate Broker LJ Hardesty, failed to determine a price to purchase property, sent me marketing gimmick solicitations that values were "dropping in the valley", and refused to acknowledge a comp one block away that sold within days of controversy for 75k less, with paid solar. Broker LJ Hardesty, and sellers Brian and Vivian Eaton had no price to sell the property to me at, and made up a fictitious value. There was no appraisal, no proper CMA provided and no communication on the facts of value. Broker LJ Hardesty sent comps from 350-850k and told me to make the price. Broker LJ Hardesty told me to set the price, as I was previously a REALTOR in another state, this is an illegal request. Broker LJ Hardesty together with Brian and Vivian Eaton attempted to breach confidentiality by inquiring the assets of one party as mentioned above for one reason, they all wanted to charge a premium price - unjustified for the property in order to cause one party to bring the difference of appraised value to purchase price, thus draining one party of their assets. Broker Associate LJ Hardesty refused to insert a clause, I requested and this is a breach of fiduciary duty, when requesting the clause of, "Seller shall reduce the purchase price, and credits accordingly should the appraisal come in lower than the purchase price of 555k", the Broker Associate LJ Hardesty stated, "Everyone knows a cat dries in the microwave", when inquiring what she meant by her statements, she had no logical or educated response. When I inquired of the seller, if Broker LJ Hardesty had stated I requested the clause be inserted into the contract, the seller confirmed in writing that LJ Hardesty never told him, and that he wouldn't have accepted it anyway, and would have been open to negotiating the price. Not only, is this breach of fiduciary duty, it was the intent to make certain I paid more for the property than what it was worth. Currently, the seller of the property owes me, for spilling paint on my rug, pool expenses, inconveniencing me for house remodels, deposits, pro-rated rent, and relocation expenses in the amount of $9,398.65. Because of their willful, wanton, and negligent behavior, I am certain I will have to pursue legal action. The above statements are only the facts. read more

Crooks! Using contracts to legally steal from renters is inexcusable. Make sure you have an attorney review all agreements you sign with them. I'm $2100 in the hole and they are planning on charging more. I'm not happy being swindled and lied to as they refuse to assist or admit their error. read more
