Everything ran smoothly, they hosted 3-6 events a month, the office staff were incredibly helpful, & more. In February 2025, when Avenue5 took over, everything went down hill immediately. Additional fees added to your statement, pest control problems, car break-ins WEEKLY (they do not care if this happens to you), amenities not functioning, ESPECIALLY the gates-they will be broken constantly, incredibly unhelpful office staff, internet going out, rarely host events, etc. The whole thing felt like a bait and switch. You have to borderline harass the staff in the office to get any response via email or phone. When you physically go into the office its a weird, uncomfortable experience. They use the Livly app for communication between everyone and "anyone" can post, ever since Avenue5 took over the posts are heavily monitored and often get denied or removed. The attached screenshots are before they started manually approving every post and denying anything negative. They are also all from within the same few weeks. They are over 3 weeks late returning my security deposit, per A.R.S. § 33-1321 they have 14 days. They have not been answering emails or phone calls.

Than you decide not to go with them and they say no problem we are happy to remove your application and see us back if you change your mind we are happy to have you here to....few days later you get an email saying "move out fees" for never signing a contract nor living there to asking you to pay 170 dollars for the application fee that clearly was waived , included in their lease agrement and have screenshot of all their communication. When you ask them to fix that they say they won't and you to take it up with the dispute company. Horrible management , they also fucked up my appointment 3 times which took time and day out of my work schedule with not able to see the right model I asked for in writing and them confirming everything in writing. They lie , they give you bogus information on charges and then surprise you dont wanna go with them they slap you with fees you didn't even know where they come from. SCAM safe your money and your peace! Don't be fooled by their nice pool and gym as that's all there is to it!

I was told yesterday I would be sent a lease to sign, but once again I didn't receive it. I reached out to the woman I was working with as well as her partner today, and still no response. I lost out on other properties waiting and waiting for responses from this company and believing their promises. I requested Jennie to take over managing my duplex over a year ago. That time, a tenant without hardship was taking advantage of the eviction moratorium while trashing my property too. I lost a LOT of money (income and savings) due to this. Jennie and her attorney took care of the eviction the best way they can. Even more important, Jennie's team negotiated with other service providers working on my property; so, I did not have to let go of more savings. The service providers waited until my duplex started earning income again and that's the time they got paid. Also, Jennie's team sent me info on Landlord relief from AZ Realtors. Just to clarify for other landlords, the government run out of money, so, I did not get help from government at all. I mentioned this to point out, I felt Jennie's team really wanted to help me. Instant red flag, especially considering she had just got off the phone with my fiance that lasted less than 30 seconds because she apparently had a lot of properties to tend to. I spoke in-person to the realtor only to find out she gave the house to another family because she didn't expect me to be 'that interested' and scrolled through her website finding me a new place. We found some prospects, and she called and emailed out to the third parties and never texted or called me about follow-ups to the inquiries we made. I'm short $95 dollars and I eventually found a place, but I should have just avoided trying to give me peace a chance.

I think they are corrupt because I have been able to prove that I had nothing to do with that debt for an apartment I never lived in. It remains in someone else's name. Now it turns out I appear responsible for the debt, and the other person is happy because since they went directly to their good friend who works there, they resolved the issue. My next step is to hire a lawyer; this is a matter of principles, not money. And we'll see how each person ends up.
