Coming from the Bay Area, I recently moved in to La Madera this past August with my son and my dog. What drew me to La Madera was that there were no breed restrictions/weight limit for dogs. (I have a 50 pound husky). I was also drawn to La Madera due to the positive reviews. Although there were not that many reviews I figured that meant the residents are happy. Usually when someone experiences something negative, that's when they will complain about the company on Yelp to let other people know. I scheduled an appointment with the manager Anny in June and coordinated everything with her via phone/email. She was very responsive and answered all my questions thoroughly. Anny made the move in process quick and easy. The complex is quiet and all the residents are to themselves. Although I have only been living here for a month, everything is great and I have no complaints. The maintanence manager Gustavo is also great. Very personable and helpful when something needs fixing. There were a couple of things that needed to be fixed when i first moved in such as my toilet paper holder being too narrow, broken microwave, and a dishwasher being installed. All of these work orders were completed timely. I will point out though that parking could be a concern here if you have more than one vehicle. (I only have one so nothing to worry about for me). Also there were some occasions (not often, mostly on the weekends) where the garbage dumpsters will fill up quickly and overflow). Laundry facilities on-site are adequate. And my only pet peeve is that we are not able to reverse park in to the parking stalls. I could understand why but I love my reverse parking. Oh one more pet peeve, I wish the parking gate entrance would open automatically when leaving the complex. Unfortunately Anny is off to manage a new complex - she was awesome to work with and she advised me to reach out to her if any questions. read more

This olace has one of the worst and fraudulent management ever out there! I was visiting a friend who lives there for a couple of hours over the weekend at evening time and got my car illegally towed away. I parked in her carport spot with her permission. Right after I left my car got towed roght away according to the towing company. When I went to pick up my car, the towing company had NO authorization form signed to tow away my car! So the towing company this appartment is in contract with STOLE my car and charged me $600 to pick it up!! When, my friend went back to this apartment management to refund for this fraud, they have been dragging this back and forth for weeks now!! What a FRAUDULENT appartment complext and towing company in business. DO NOT VISIT your family or friends at this place, let alone think about living in this FRAUDULENT community. read more

I like the staff here, they are friendly and professional. BUT... the place is absolutely filthy. The staff is literally here 40 hours a week, and the property isn't that big. How is the place always this dirty?? Laundry room is a mess, trash cans overflowing, stray cats and cat food everywhere. The place has gotten dirtier with the current staff. The company used to pay for trash pickup and now us residents pay. That's fine except they cut trash service to Monday through Friday. Keep in mind we pay for the trash so where did that Saturday pickup go?? Is the company/staff keeping the extra money?? Want a flat tire?? No problem there is broken glass/cat food cans all over the parking lot for you to run over with your tires, I do their job by picking this stuff up. Constantly overcharged on electricity and trash/water, manager cant do anything without a "managers" approval. A lot of this falls on the residents not picking up after themselves, but you always see the staff messing around in the garage "building furniture" Take some pride in your work fellas. Occasionally they have some weird event like "free crepes" but I would rather that money went to cleaning the place up and adding a Saturday trash pickup, I can buy my own crepes. Before I say anything else about this place I have to say that the on site staff are incredible. Jonathan and Alberto are very helpful and represent the place well. I think the problem is the people themselves and the larger company not wanting to spend any of the massive profits they are making off of us. The place is always filthy especially in the back near the trash. Other residents are getting flat tires from the trash spill over on Mondays. We the residents pay for trash pick up here yet they cut Saturday pickup. So come Monday the dumpsters are overflowing and the trash company leaves an insane amount of crap behind. Nono works Mondays so guess what we are all running over glass and nails and whatever spills over until Tuesday. I have gotten a flat personally. Do better guys spend some money on a Saturday pickup or pay someone to clean up Monday after the trash spills everywhere. Please enforce the red zones (no parking). I know the city enforces this but you guys could put up some sort of mirror or call the city more often. One of the elderly residents got in a very bad accident recently because people are just allowed to park in the red with no penalty at all. I guess someone has to get killed or injured for the management/city to finally do something. I have to say again that the local staff is great, but come look for yourself how dirty this place is. Come look at all the unfinished projects that the company hasn't finished. Come look at the dirty wood chips that they tore out all the grass for. DO NOT MOVE HERE!!!!!!! I have lived here since November 2020 when I first moved in we had a manager Jessica who was awesome always called back and was always in the office... but then she left and since then there has been multiple manager changes, no call backs, no one responds if there is a question and when you finally get ahold of someone they have a attitude when you bring that fact up. Now we have a letter saying they are changing the parking for residents to be more "fair" but you have to sign a new lease to get the new parking pass... in the middle of our current lease!!!! Plus the plethora of other things, Pool was closed due to the floor tearing peoples feet up they were gonna fix it. Then the pool finally opened and peoples feet are still getting tore up.. Roaches Cabinets don't close because they were installed incorrectly, you call to have it fix... no one comes They just paint over the bathtub but after being here you see all the rust and stuff underneath Some of the apartments have water bubbles on the ceiling Letters every month about some change and then new office hours read more

We've been here nearly a year now. Place is calm but outside area can be wild at times with lots of activity. The manager Alberto is good at communicating with us on a lot of things being done or going to take place, as well as having little events for the community here. The maintenance staff is always greeting and taking care our orders asap whenever there is an issue and letting me know if anything else is needed as well as doing their best to maintain the property to be neat. Lots of tenants here have dogs that they don't pick up after or throw trash in the bins like whatever leaving a big mess which messes up my parking spot area and sometimes they leave trash in my spot. But once Jonathan or Jorge come in they always maintain the trash areas ASAP until someone comes along and destroys it again. But they get the job done. read more

I lived here for 2 years... When I moved out, they billed me incorrectly on the statement of deposit and they are refusing to acknowledge it. It's been an ongoing issue since I moved out 3 months ago. Managers at this property have a high turnover rate and the residents are not made aware. I saw 3 different managers take over during my time here - each not knowing about previous ongoing issues. This is probably why it takes a while for work requests to be completed. I provided an example below. There's lots of street parking but with the construction of new buildings on that street, that might go away. There's also lots of bugs and insects (and mosquitoes during the summer) from the outside plants. Other than that, it's a calm place to live in. Although one night, I did hear gunshots (not fireworks) outside my window. Cops were called but nothing of significance was found. Just the regular homeless people that hang out on Brookhurst Way. This has just been my experience. I wasn't going to leave a review but the issue with the security deposit is what pushed me to make this post. Anyways, here's an example that highlights how unorganized management here can be. The pictures I posted are from this: I submitted a request to have the bedroom carpet inspected due to rain water seeping in. It took two weeks for them to simply inspect it and then 2 more weeks for them to remove the damaged padding underneath. It was left like that for months despite me following up via email, phone and in person at the office. It wasn't until 6 months later that they finally changed the carpet. This was completely out of the blue and done on extremely short notice considering I was getting no updates for months. When asked about preventing this issue from happening again, they said they are working on building a drain system to avoid flooding. But with the high management turnover, this project was not communicated during the transitions and therefore never completed or worked on. When I asked the new managers for updates about it, they had no clue what I was talking about. Another example of a forgotten project is the backyard fence. When I first moved in, the manager informed me that they were working on replacing the backyard fences within the apartment complex because some residents were mentioning that their doors would get stuck. Those fences were the same after I moved out... Move in at your own risk. read more

I've lived here for 4 years now and will say it's nice to have management and maintenance that respond in such a timely manner & fix things as soon as possible. Today Jonathan inspected my apartment, saw an issue with my window, and came back with things to fix it in 15 minutes. I've only lived here for about 9 months and they have been great! Our maintenance Jonathan always get the job done immediately when we need him. A couple weeks ago our gate from our patio was broken and he had to fix the entire gate. He finished it that same day and now we feel safe that the latch closes and our dog won't get out. My entire family is very fond of him not only because he's helpful but he as an amazing energy as well. I'm very glad we moved here. I'm also very happy with our manager as well. Alberto has been a huge help and always has his office door open to us. They both make living there a very pleasant place since I don't have to worry about getting things fixed and helping us with any questions we have regarding our town house. Ahahah let me give you the update now that the first month of excitement and discovery is over... So of course when we moved, it was September, not too hot, not too cold so lot of things did not come to light and also, we eating out more since we were still on vacation and having more time off.. now that we have been settled in, it's a whole different story.. Apartment is literally 50 years old, the windows don't close properly so AC or heating keeps on running all day long ( too much energy loss), we contacted the maintenance and management who replied to us that the windows were 50 years old and back then they were not expected to close tight... I guess they should charge us the rent of 50 years ago then!!! The stove is also 50 years old and it takes forever to cook a pot of pasta, the oven doesn't heat evenly so your dish is half raw half burned.. we have mold all over the apartment which is terrible for somebody like me with asthma and chronic bronchitis.. The parking situation is a JOKE, don't count on having guests, the street is taken by residents who block spots 24/7 with their car and there is not one single guest spot. The neighborhood is terrible, the maintenance guy told me to put a lock on my patio if I didn't want the homeless to break in and rob me, they had to put a code on the laundry door cause they found somebody breaking the machines to rob the coins, one of my neighbors told she was scared of walking in the neighborhood even during the day.. My bathroom shower head was dripping so we had the maintenance come in, he installed the water mitiger wrong so now instead of cold water we have hot water but as everybody knows cold water has more pressure and flow than hot water so basically now we have a ton of hot water coming out and barely any cold water so now we have to rinse the shower with hot water cause cold water doesn't have enough flow nor pressure to rinse anything Basically if you want to pay the 2021 price and live like in 1960, go ahead.. We pay $2225 and we have no fridge, no dishwasher, no washer, no dryer. windows don't close, mold all over, paint starting to come off from humidity, closets don't shut closed, the hinges of my bedroom door were not installed properly so every couple week they come lose and my door doesn't close, I have to screw them back in myself. For this kind of money, there are tons of better property and in better neighborhoods... If I had known all these coming from DC I would have never moved here and I am actually looking to move before the end of my lease.. read more

This is a review for maintenance that we needed done in our apartment. Francisco Montano is the maintenance man for La Madera. We have lived in these apartments for years. One day our microwave just stopped working. Fransisco checked it out and informed us it was old and he needed to replace it. Today he came in and was very thorough and replaced our old microwave and installed the new one. Francisco is extremely reliable and always does an amazing job. Very happy with the job he did. If any maintenance is ever needed we know we can rely on him. read more

Despite limited parking outside la madera is a relatively quite and chill place to stay, there may be some small issues here and there but overall my experience living at la madera remains positive, the community is great and friendly, the courtyard is well kept unless santa ana winds are kicking up. Going on our 3rd year living here and so far it's been fine besides the apartment being real old.One positive thing that I can mention is the new maintenence crew and specifically Francisco who was very professional and knowledgeable and took care of an emergency request on a Sunday. I have mixed feelings about La Madera, as far as apartments go this is one of the nicest looking that I have ever seen. The staff here are very friendly and helpful. I would have to agree with a previous reviewer on here in some respects. The parking situation is a little on the ridiculous side, it is so pricey that I take my chances parking on the street. That is fine, but cars routinely park in the "no parking " spot. I think that is incredibly unfair to those who pay a significant amount to park in a reserved spot. The pool situation has gotten a little out of hand as well. Certain residents flood the place with guests, to the point where I cannot even take my small children in the pool. Inviting a few people is fine, but inviting 8 to 15 as I have counted is crazy. The office can't be held responsible for everything, but these things certainly affect the quality of living here. La Madera is a nice apartment where people are allowed to make their own rules. read more

La Madera Management is one of a kind. We walked in, spoke with Anny and immediately felt comfortable. We explained that our previous management is kicking out the entire building and we needed a perfect place to move into. Anny had us approved in a matter of hours. Note that We came prepared with all of our information and documents which helped tremendously. Also, there was no need for a tour because we met Gustavo, the maintenance manager, prior to our meeting with Anny. So we definitely came in with a definite YES we want to move here. Anny and Gustavo are great; Always smiling and always stopping to say hello and they actually want to know how you're doing. Last but not least, this property is ALWAYS kept clean and mostly quiet. Anny is our current resident manager and has been one of thee best manager anyone can have. She always makes sure we feel right at home and make sure our apartments are well taken care of and if we have any issues with maintenance it is always taken care of same business day or next. The community itself is always kept we'll maintain and clean. New management and undergoing lots of changes! And I love community interaction taco nights, back to school night gift bags, harvest movie / pizza night. And for thanksgivings gave us a pie of our choice! As far as value goes, these apartments are up there with the best in this area. The staff is helpful and the place always looks nice. Despite this I have to give La Madera a not so great review. I say this as an animal, and more specifically a cat lover. The feral cat situation here is out of control!! People leave food out for cats which is against the rules of the place, but I understand why people do it. Despite good intentions the cat population is starting to grow out of control, kittens and strays have take over my particular side of the apartment. With these growing number of cats comes horrible nighttime noise and more concerning, the awful smell of cat urine and feces. There is a full time maintenance/ cleaning staff yet the area near the parking lot is absolutely littered with cat waste. I have small children and it worries me that my children are in constant contact with this pet waste. I really like these apartments but one shouldn't have to worry about the health effects of living here! read more

As a current resident of 13 months I would love to share my experience of living at La Madera in a 2 bedroom townhouse. There are many great things about this community and for the most part I have seen nothing but improvement durning my stay. The property manager is very responsive, but corporate dictates most major decisions that are asked of her. "Good cop, bad cop" The residents are respectful and the property is clean. My rent is fair and the renewal process was hassle free with only a $65 rent increase. However sadly now in my 13th month of living here I am experiencing what many other consumers have posted in the past, poor management/lack of customer service. Our upstairs toilet has backed up three times now in the last 4 months and so significantly that the leak pours down the ceiling and through our kitchen and all over our sink, countertops and cutting area...very unsanitary! We have renters insurance to cover accidents but with a $250 deductible and rate increases for every claim filed we have lost significantly due to this building/plumbing issue. I finally asked after the 3rd episode for the property to cover our deductibles paid and was denied after a week of "ill get back to you" by some corporate member with the following message: "As I understand, our maintenance technician and licensed plumber found the blockage and back up to be caused by the type and excessive amount of material flushed down the toilet and was not related to any issue with the toilet or the sewage drain pipe. More specifically, they found many non-flushable wipes, feminine products and paper towels upon unclogging the toilet. Additionally, your lease states, "In no event shall Resident be entitled to any compensation from Owner for any loss, injury, expense or inconvenience due to an event beyond the immediate control of the Owner or Agent." Thus, we will not be compensating you for any damages to your personal belongings and you may seek reimbursement from your renters insurance policy. Furthermore, your lease also states, "Resident shall immediately reimburse Owner for costs or damages incurred due to acts or neglect of Resident or Resident's guests." Flushing items not designed to be flushed is considered resident-caused damage and Anny made clear to you upon reporting the first incident of the findings from our inspection and advised you to only flush waste and toilet paper as these are the only items designed to be flushed down the toilet. As a courtesy, we will agree not to charge you in this case, however, should a third incident occur, we will hold your household responsible for damages. Here's a more detailed list of items which should never be flushed. While we understand this is never an ideal situation to have happen, we hope you understand this was not related to an issue with the plumbing in your home. " This persons response was so detailed into blaming our household, that he didn't even notice this WAS the 3rd incident already! We only flush toilet paper and tampons down the toilet and were NEVER TOLD that was an issue. The list he refereneced in the email even stated flushable tampons and wipes were acceptable. He just used an opportunity to shift all blame for the issue with his company to me, the consumer. It's very sad that most renters especailly in orange county have landlords that still use the mentality that they have the say all and owe no explanation or support to those who keep them in business. Just another reminder that even though this community acts warm and fussy about their residents, when its said and done their bottom line is what matters most. Rent as your needs see fit. read more

Updating review: Under new management. I can honestly say this management goes above and beyond. They have done everything in their power to amend the relationship with their tenants. As stated in my previous review we were frustrated and disappointed with the experience we had with prior managements and just about ready to pack our bags. Anny, the new manager, has turned this entire complex around and with that my negative opinion about La Madera! This is not an easy feat, just ask my wife. The stray cat issue is almost non existent, tenants that caused domestic disturbances were asked to leave, and the trust has been rebuilt. Thank you La Madera for bringing an excellent leader to this community! If your looking for a comfortable, friendly, well kept community with excellent management then this is the place for you! read more

Horrible, there's been 3 different managers in the past 2 years and nobody is on the same page. Work orders are always pushed back even if scheduled weeks ahead and then you lose out on a day of work. The feral cat problem is horrible, cats always end up in the backyard and leave feces everywhere and when asked about how management is gonna address it they just say they're working on it, that was over a year ago. Now that we've moved elsewhere due to work, they try to take away most of the security deposit and then provide no receipts for the work being done, which is against California law. As well as charging for normal wear and tear and upgrades, again which is against the law. I've been through emails and phone calls with la madera and at this point I might as well talk to a wall because there's nobody listening. When I moved there a couple years ago the place was well kept and management was on point, this place has gone down hill and I would not recommend this place to anyone. read more
