    Before I say anything else about this place I have to say that the on site staff are incredible. Jonathan and Alberto are very helpful and represent the place well. I think the problem is the people themselves and the larger company not wanting to spend any of the massive profits they are making off of us. The place is always filthy especially in the back near the trash. Other residents are getting flat tires from the trash spill over on Mondays. We the residents pay for trash pick up here yet they cut Saturday pickup. So come Monday the dumpsters are overflowing and the trash company leaves an insane amount of crap behind. Nono works Mondays so guess what we are all running over glass and nails and whatever spills over until Tuesday. I have gotten a flat personally. Do better guys spend some money on a Saturday pickup or pay someone to clean up Monday after the trash spills everywhere. Please enforce the red zones (no parking). I know the city enforces this but you guys could put up some sort of mirror or call the city more often. One of the elderly residents got in a very bad accident recently because people are just allowed to park in the red with no penalty at all. I guess someone has to get killed or injured for the management/city to finally do something. I have to say again that the local staff is great, but come look for yourself how dirty this place is. Come look at all the unfinished projects that the company hasn't finished. Come look at the dirty wood chips that they tore out all the grass for. This place becomes more section 8-ish every day Some fake business owner will say "please reach out to the office" we do that robot the pictures don't lie

    I lived here for 2 years... When I moved out, they billed me incorrectly on the statement of deposit and they are refusing to acknowledge it. It's been an ongoing issue since I moved out 3 months ago. Managers at this property have a high turnover rate and the residents are not made aware. I saw 3 different managers take over during my time here - each not knowing about previous ongoing issues. This is probably why it takes a while for work requests to be completed. I provided an example below. There's lots of street parking but with the construction of new buildings on that street, that might go away. There's also lots of bugs and insects (and mosquitoes during the summer) from the outside plants. Other than that, it's a calm place to live in. Although one night, I did hear gunshots (not fireworks) outside my window. Cops were called but nothing of significance was found. Just the regular homeless people that hang out on Brookhurst Way. This has just been my experience. I wasn't going to leave a review but the issue with the security deposit is what pushed me to make this post. Anyways, here's an example that highlights how unorganized management here can be. The pictures I posted are from this: I submitted a request to have the bedroom carpet inspected due to rain water seeping in. It took two weeks for them to simply inspect it and then 2 more weeks for them to remove the damaged padding underneath. It was left like that for months despite me following up via email, phone and in person at the office. It wasn't until 6 months later that they finally changed the carpet. This was completely out of the blue and done on extremely short notice considering I was getting no updates for months. When asked about preventing this issue from happening again, they said they are working on building a drain system to avoid flooding. But with the high management turnover, this project was not communicated during the transitions and therefore never completed or worked on. When I asked the new managers for updates about it, they had no clue what I was talking about. Another example of a forgotten project is the backyard fence. When I first moved in, the manager informed me that they were working on replacing the backyard fences within the apartment complex because some residents were mentioning that their doors would get stuck. Those fences were the same after I moved out... Move in at your own risk.

Don't try to park your car in an other spot it will cost you $422 for towing Building is 50 years old Windows don't close correctly, Humidity is everywhere in the apt Moisture etc... The closet don't close Don't expect someone to fix your issues We move 3 months ago and we already had 3 leaks 2 under the sink, one in the bathroom Paint is going out everywhere Don't expect anything from the Management Except take your money every month I will not recommend this place

    VRV is a part of the Greystar property & was built in 2023 w/ grand opening in June 2023…read more [Rent]: I looked at 15+ apartments in fall 2024 & ended up signing a 13-month lease for approximately $2,700+ per month for a one-bedroom (741 sq ft) on the 5th floor facing the pool. One bedroom = 3 max occupants & comes w/ appliances like a dishwasher, oven, refrigerator, and microwave. Lease = 12 to 15 months only & must meet 3x rent income requirement. [Monthly Fees]: Pest Control = $2.00. Trash Service = $25.00 (Sunday night - Thursday night). Utility Billing Administrative Fee = $4.88. Pet fee = $50 & waived w/ ESA (Emotional Support Animals). [One-time Fee]: Application Fee = $35.00 per applicant. Holding Deposit (refundable) = $500.00 per unit. $500 deposit per dog. Parcel Pending app fee = $20. *** Amenities *** [1st floor]: 24-hour two-level fitness center that feels like a mini gym, w/ StairMasters, poolside lounge w/ hanging daybeds, lounge kitchen at the lobby for guests, clubhouse lounge, mail room via Parcel Pending app, dog wash station, & a small onsite outdoor dog run. [2nd floor]: Sports simulator (golf swing bay & lounge) and a work-from-home office. [7th floor]: City-view deck. [Others]: Central AC & in-unit washer-dryer combos (European-style). *** Pros *** [Amazing location]: A perfect 'meet me halfway' location - Long Beach, Huntington Beach, Cerritos, Costa Mesa, and Buena Park = all within a 30-minute drive. Rodeo 39 Public Market (a trendy food hall), Planet Fitness, Starbucks, & In-N-Out are all just a block away. Convenient access to Freeway SR-22 & Costco (Business Center) is only 3 blocks away though it closes early at 6 PM. Little Saigon is less than 15 minutes away so great Vietnamese food not too far away. There's also a nearby H-Mart for Asian groceries. [Friendly management]: Errold & Sabrina from the leasing office are always friendly & helpful. The leasing office is open daily from 9 AM to 6 PM so there is always someone available in person unlike Essex apartments. [Easy move-in process]: They use an app called Updater which provides step-by-step instructions for the move-in process. This includes setting up internet/TV service, USPS mail forwarding, connecting utilities such as SCE (no need to set up water, gas, or trash as those are billed via Conservice), & securing renter's insurance ($100k coverage = approximately $10.75 to $14.50 per month via Assurance). [Easy move-out process]: No hiccups. There was a $120 cleaning fee & a $45 painting fee. I received the remaining deposit balance about a month later via email. [Smart lock]: Even if you accidentally forget your key fob, you can still get back in by entering a code on the smart lock. [Food]: Few times a month the apartment hosts pop-up kitchen events & residents can scan a QR code to place orders in advance. *** Cons *** * Occasionally some outsiders would camp near the apartment complex, but they are usually gone within a week. I typically drive in & out of the apartment so it has never been an issue. These incidents became less & less frequent. * It is true that the garage entrance on Stanford Ave occasionally doesn't work, but I have learned to enter via Beach Blvd instead & it has not been an issue. * Expect occasional random noise but I rarely hear anything distracting after midnight. The double-pane windows blocked sound well & living on the 5th floor (the highest floor w/ pool-facing rooms) = no neighbor above my room. * Some pet owners do not always pick up after their dogs at the outdoor dog run. * No control over the TV channels in the lobby. *** Other Observations *** * No one really uses the pool during the winter season. * The 60-day move-out notification = only applied to residents who moved in when the apartment first opened to help maintain occupancy rates. Now the apartment is mostly filled, it is a standard 30-day move-out notification. * Each resident receives one free parking spot, but the assigned spot is always located one floor above the floor they live on. While it is not the most convenient setup for getting in & out, I just view it as a small bonus for getting some extra exercise. * Make sure the garage sticker is on the driver's side - I initially put it in the center of window only to realize it doesn't work well. Moving it to the driver's side fixed the issue. * To toss large cardboard boxes, take them to the 1st floor & leave them next to the steel roll-up gates. [Conclusion]: Is it the perfect apartment? No, but it is all about identifying your non-negotiables. For me, location & friendly management are top priorities. This apartment remains quite popular esp the units facing the pool. I would consider moving back here if I need to live in OC again.

    Would like to preface this by saying this is not a reflection of the staff at VRV, who have been…read morekind and pleasant to work with, but rather upper management/ownership/Greystar. TLDR; apartment garage sensors failed and gate closed on my car while I was entering, requested camera footage from management for insurance claim, was told they would obtain this and follow up, radio silence for ~2 weeks, then management claims the entrance cameras weren't recording at the time and for me to just file an insurance claim without it. On 7/3/2026 @ ~1:47-1:48PM, I entered the main entrance Beach Blvd. garage behind another vehicle. After my vehicle and the vehicle in front had entered, a person was crossing near the garage entrance, so the vehicle in front of me waited while I was in between the open gate. The gate closed on my car and left marks on the rear driver-side quarter panel and rear bumper. Immediately after, I went in-person to the front desk to notify them of the incident, was told to email them with an incident report. I was also told that there were cameras at the entrance, and that obtaining footage of the incident for my insurance claim would not be an issue. On 7/6/2026, I went in-person to the front desk to follow up, as I was uncertain if obtaining the footage was time sensitive, and if the entrance cameras would overwrite the footage after a certain period of time. In typical Greystar fashion, the front desk was short staffed that day after the long weekend, only one worker was present. I was told that due to the volume of inquiries over the weekend, my request would be addressed that week if not that day. Totally fine, completely understand. On 7/13/2026, I went in-person to the front desk again to follow up, the person at the front desk that day said that my incident report had already been escalated, and that she would follow up again. I was also reassured that the camera footage would still be obtainable, and that the footage would not overwrite in this time period. On 7/15/2026, I went in-person to the front desk again to follow up. I was then told that the cameras "weren't recording at the time", and that I should move forward with an insurance claim without the footage. I understand that this is a unique situation and very likely something that the vast majority of tenants won't encounter, but this is reflective of how VRV and Greystar properties in general handle any issues beyond the scope of simple inquiries and maintenance requests. If you're a prospective renter, keep this in mind.

    Warning to Prospective Tenants of Rancho Monterey Apartments…read more I love my neighbors and the location, but I wish someone had told me what was really going on before I signed my lease 5 years ago. The parking situation here is an absolute disaster, and management is doing nothing to fix it. There are clear rules posted on the property: Resident Parking Only, No Commercial Vehicles, 72-Hour Maximum Parking. None of these are enforced. Right now, we have: * Abandoned cars sitting for months in spaces we pay for * Commercial vans and mobile detailing businesses treating the lot like a free storage yard * Tenants parking 4-5 vehicles each, including motorcycles, work trucks, and equipment vans * Out-of-state and expired-tag cars parked for weeks while residents drive around hoping for a spot Management is rarely in the office and emails go unanswered. This isn't about attacking anyone personally--we understand everyone has their challenges--but we are paying premium California rent with no protection or enforcement. Five years ago, there were decals to track resident vehicles and it worked. Now, the system is gone, and so is our parking. There are auto detailing companies, contractors, event staging, etc all sorts of businesses being run out of this property while their commercial vehicles take our parking to run their for-profit business. They take the hundreds or gallons of water from the units and empty their trash into our dumpsters at night so it's just a matter of time until the rent goes up for us that actually PAY to live here. Look at these photos. This is DAY AND NIGHT here for the past SEVEN TO EIGHT MONTHS. Management lives here so it's a CHOICE to "not see" this and do anything about this. It doesn't stop at parking. The dumpsters overflow halfway through the week because outside businesses dump their trash here. The pools are locked down. Amenities we pay for are disappearing while other people who don't even live here abuse the property. We're not asking for luxury, just basic fairness. Until commercial vehicles are towed, abandoned cars are cleared, and parking rules are enforced, this is a bait-and-switch situation. We all moved in with the understanding this was a protected, residents-only community. What we got instead is a storage lot for people running businesses and leaving junk cars on site while the rest of us pay the price. We are posting this because about 22 other residents have agreed: enough is enough. We'll gladly remove this review when we see action taken. Until then, consider yourself warned: you're paying full price here for half the value. Oh and all that hard work you put in at your job, well... save some energy for when you get home as you won't have parking INSIDE the property like you signed a lease to receive.

Unfortunately, our experience with the application process was disappointing. Yeimy, the application processor, was unprofessional, unresponsive, and unhelpful. Her communication was unclear, often contained multiple typos, and lacked timely follow-up. While we were initially excited about living at Greenfield Apartments, the poor customer service during the application process led us to look elsewhere. I'm sharing this in hopes that future applicants have a smoother experience and that management takes appropriate action to improve the process.

They also added a gate for the complex while I was living there which added security. I'd be happy to recommend this place to anyone looking for an apartment in Westminster. I will say this is a quite and respectable community. So if your looking to have parties and have noisy guest after 1030, you should look somewhere else.

Being right near the 405 and 22 freeway makes it incredibly convenient, especially since it sits at a perfect midpoint between Long Beach and coastal Orange County. It makes getting anywhere simple and efficient. What really stood out to me, though, is the level of safety and security here. The property is gated, has overnight security patrol, and even the indoor-outdoor garage is secured. The entire place feels fortified and well thought out, which gives a strong sense of peace of mind. On top of that, the maintenance team is incredibly fast and reliable. Knowing that anything can be handled right away makes living here that much more comfortable. The overall environment is also a huge plus--neighbors are respectful, reserved, and easygoing. I was very pleased with how up to date the security is set up here and the place is always well lit with their sensored lights both in the parking structure and hallway. EV charging stations are a big bonus! As for the apartment living, everything was provided efficiently. I don't really have any issues with the appliances except for replacing the AC and fridge filters, which maintenance is always promt and professional with the services. Adan is the best! The amenities are always kept up to par. Whenever I have questions or concerns, things have always been obliged in a timely manner. Neighbors around me are very pleasant and respectful towards each other. As for the management and staff, I am beyond words about them. I feel that they are compassionate, empathetic, and understanding to their best abilities. They will always strive to do their best to assist or accommodate the situation.     I lost my mom in 2021 in the middle of a year long lease in one of those fancy complexes in Irvine…read more It was very difficult, isolating, and very sad to say expensive to be stuck in that complex. It was noisy, they construction of the building was so bad that you couldn't have a private conversation, it smelled like pee everywhere and you had to be careful anywhere you stepped because the grass was full of dog poop - though you could tell you were approaching it by the smell and flies. The exterior of these really beautiful complexes are basically toilets for dogs - and no one cares. So imagine how happy I was and how lucky I felt to be approved to live in the small, beautifully manicured, very private, very quiet, oasis called Maddox Apartments. You can't tell when you drive past it because it's hidden behind the from fence, but upon entry you are going to be met by beautifully kept flower beds, freshly mowed grass, clean pathways, and bright blue pool. I was very struck by it when I first visited and I felt at home right away. Then I met Cynthia and her team and I knew that I needed to live at Maddox if I was going to recover from my mom's death. I got my apartment, I moved in and I was so, so happy for a whole year. I had virtually no issues, but the minor ones I had were handled almost immediately and correctly. The entire maintenance team is incredibly nice and accommodating, and most important, punctual! I would have lived there very happily for a very long time, but I got an opportunity to move to Europe about 8 months into my lease and I just could not pass that up. But I left and remain on good terms with the team. I credit the serenity of the complex and the kindness of the management team with helping me get through the worst time of my life, I loved my little apartment, it was exactly what I needed. If I ever have to move back to the US, it will be to OC. The first door I knock on for a place to stay will be Maddox Apartments.

    Been living at Brookhurst Place for the past year and enjoying it. It's a great location that is…read morecentral to all the retail stores and restaurants I love. I also love that it's near residential areas too so I'm able to go on my outdoor walks that aren't drowned out by the sounds of larger street traffic. The units themselves are modern and spacious and the value per square foot is something you can't find anywhere else. The appliances work well and maintenance is on top of everything when things aren't working. They provide all the appliances you would need--microwave, fridge, dishwasher, oven, and in-unit washer dryer (which is my biggest non-negotiable). Most units here also have a half bath so it's nice to have guests over and they don't have to use your primary bath. One of the best perks of all is parking! There is ample parking for residents and guests, sometimes I even see empty spots after 6pm because people are constantly in and out. Other amenities include a nice gym that has a plenty of machines, a clubhouse, and a pool/jacuzzi. There is currently construction where they are building a new complex so beware the noise can get very loud at times, especially in the mornings. Overall, I have really enjoyed calling this place home and highly recommend Brookhurst Place.

They have updated and nice furnishings (I.e. cabinets, appliances, etc), yet the simplistic design and light colors allow for you to really customize the space to your liking. The storage provided is great and the layout is open and perfect!! The air condition and water pressure here works insanely well too! Parking: A major plus of this community is that the parking spots are included with the rent price. I really appreciate this and it is a refreshing bonus. The garage is also very safe and the spots are very large. Customer Service: Everyone here is so helpful and nice!! I also appreciated how honest the leasing company was when we moved in. Special shoutout to Jon the security guard! He is the best and really cares about the tenants. The custodial staff and maintenance team is great and friendly. Maintenance request were also promptly taken care of. Community: Very quiet community with no noise problems. Neighbors are nice. Lots of families but also some young folk have been moving in. Outside area and inside area are well kept. The pool is pleasant. For a bit the hot tub wasn't hot, but it seems that they have fixed this. Overall, I highly recommend living here. I have to move for my job but will greatly miss living here.
