One bedroom = 3 max occupants & comes w/ appliances like a dishwasher, oven, refrigerator, and microwave. Lease = 12 to 15 months only & must meet 3x rent income requirement. [Monthly Fees]: Pest Control = $2.00. Trash Service = $25.00 (Sunday night - Thursday night). Utility Billing Administrative Fee = $4.88. Pet fee = $50 & waived w/ ESA (Emotional Support Animals). [One-time Fee]: Application Fee = $35.00 per applicant. Holding Deposit (refundable) = $500.00 per unit. $500 deposit per dog. Parcel Pending app fee = $20. *** Amenities *** [1st floor]: 24-hour two-level fitness center that feels like a mini gym, w/ StairMasters, poolside lounge w/ hanging daybeds, lounge kitchen at the lobby for guests, clubhouse lounge, mail room via Parcel Pending app, dog wash station, & a small onsite outdoor dog run. [2nd floor]: Sports simulator (golf swing bay & lounge) and a work-from-home office. [7th floor]: City-view deck. [Guest Parking]: Residents receive 4 guest parking passes per month via the Reliant Parking app & guest passes are not required between 9 AM - 6 PM. [Internet]: Frontier or Spectrum. [Payment]: Blit Rewards w/ autopay. [Others]: Central AC & in-unit washer-dryer combos (European-style). *** Pros *** [Amazing location]: A perfect 'meet me halfway' location - Long Beach, Huntington Beach, Cerritos, Costa Mesa, and Buena Park = all within a 30-minute drive. Rodeo 39 Public Market (a trendy food hall), Planet Fitness, Starbucks, & In-N-Out are all just a block away. Convenient access to Freeway SR-22 & Costco (Business Center) is only 3 blocks away though it closes early at 6 PM. Little Saigon is less than 15 minutes away so great Vietnamese food not too far away. There's also a nearby H-Mart for Asian groceries. [Friendly management]: Errold & Sabrina from the leasing office are always friendly & helpful. The leasing office is open daily from 9 AM to 6 PM so there is always someone available in person unlike Essex apartments. [Easy move-in process]: They use an app called Updater which provides step-by-step instructions for the move-in process. This includes setting up internet/TV service, USPS mail forwarding, connecting utilities such as SCE (no need to set up water, gas, or trash as those are billed via Conservice), & securing renter's insurance ($100k coverage = approximately $10.75 to $14.50 per month via Assurance). [Easy move-out process]: No hiccups. There was a $120 cleaning fee & a $45 painting fee. I received the remaining deposit balance about a month later via email. [Smart lock]: Even if you accidentally forget your key fob, you can still get back in by entering a code on the smart lock. [Food]: Few times a month the apartment hosts pop-up kitchen events & residents can scan a QR code to place orders in advance. *** Cons *** * Occasionally some outsiders would camp near the apartment complex, but they are usually gone within a week. I typically drive in & out of the apartment so it has never been an issue. These incidents became less & less frequent. * It is true that the garage entrance on Stanford Ave occasionally doesn't work, but I have learned to enter via Beach Blvd instead & it has not been an issue. * Expect occasional random noise but I rarely hear anything distracting after midnight. The double-pane windows blocked sound well & living on the 5th floor (the highest floor w/ pool-facing rooms) = no neighbor above my room. * Some pet owners do not always pick up after their dogs at the outdoor dog run. * No control over the TV channels in the lobby. *** Other Observations *** * No one really uses the pool during the winter season. * The 60-day move-out notification = only applied to residents who moved in when the apartment first opened to help maintain occupancy rates. Now the apartment is mostly filled, it is a standard 30-day move-out notification. * Each resident receives one free parking spot, but the assigned spot is always located one floor above the floor they live on. While it is not the most convenient setup for getting in & out, I just view it as a small bonus for getting some extra exercise. * Make sure the garage sticker is on the driver's side - I initially put it in the center of window only to realize it doesn't work well. Moving it to the driver's side fixed the issue. * To toss large cardboard boxes, take them to the 1st floor & leave them next to the steel roll-up gates. [Conclusion]: Is it the perfect apartment? No, but it is all about identifying your non-negotiables. For me, location & friendly management are top priorities. This apartment remains quite popular esp the units facing the pool. I would consider moving back here if I need to live in OC again. read more

Would like to preface this by saying this is not a reflection of the staff at VRV, who have been kind and pleasant to work with, but rather upper management/ownership/Greystar. TLDR; apartment garage sensors failed and gate closed on my car while I was entering, requested camera footage from management for insurance claim, was told they would obtain this and follow up, radio silence for ~2 weeks, then management claims the entrance cameras weren't recording at the time and for me to just file an insurance claim without it. On 7/3/2026 @ ~1:47-1:48PM, I entered the main entrance Beach Blvd. garage behind another vehicle. After my vehicle and the vehicle in front had entered, a person was crossing near the garage entrance, so the vehicle in front of me waited while I was in between the open gate. The gate closed on my car and left marks on the rear driver-side quarter panel and rear bumper. Immediately after, I went in-person to the front desk to notify them of the incident, was told to email them with an incident report. I was also told that there were cameras at the entrance, and that obtaining footage of the incident for my insurance claim would not be an issue. On 7/6/2026, I went in-person to the front desk to follow up, as I was uncertain if obtaining the footage was time sensitive, and if the entrance cameras would overwrite the footage after a certain period of time. In typical Greystar fashion, the front desk was short staffed that day after the long weekend, only one worker was present. I was told that due to the volume of inquiries over the weekend, my request would be addressed that week if not that day. Totally fine, completely understand. On 7/13/2026, I went in-person to the front desk again to follow up, the person at the front desk that day said that my incident report had already been escalated, and that she would follow up again. I was also reassured that the camera footage would still be obtainable, and that the footage would not overwrite in this time period. On 7/15/2026, I went in-person to the front desk again to follow up. I was then told that the cameras "weren't recording at the time", and that I should move forward with an insurance claim without the footage. I understand that this is a unique situation and very likely something that the vast majority of tenants won't encounter, but this is reflective of how VRV and Greystar properties in general handle any issues beyond the scope of simple inquiries and maintenance requests. The community is clean, well maintained, peaceful, and management has always been helpful and responsive whenever we've had questions. My wife and I lived at VRV for 2 years, and we had an overall pleasant experience. The staff was always really helpful and attentive. Zach, Errold and Sabrina were always prepared to address any issues or concerns we had no matter how big or small. Gerald, Jeff and Maggie were part of the maintenance team. They were also very helpful and professional. Getting to know the team really made us feel at home there. As for the neighborhood, it was pretty rough when we first moved in, but it has improved a lot over time. The city seems to be doing more to keep the transients out of the area. There are many good food spots close by and it is right by the 22 Freeway, which was really convenient for us. If my wife and I hadn't purchased a home, we would still be at VRV Apartments. read more

During my time living at VRV, Sabrina, Gerald, and Erald were nothing short of incredible. They were always extremely friendly and consistently went above and beyond to help me with anything I needed. Sabrina and Erald were especially supportive -- anytime I needed assistance, they were right there, always patient and willing to go the extra mile. And Gerald was truly the best at what he does. Anything we needed, he was on top of it immediately -- fast, efficient, and incredibly reliable. There is no security, in this place. There was music blaring at 12:00am. I went to locate the noise, and could not find it. The next day Alina the manager called my job directly inferring that I was looking to rob another apartment. I explained to her I have a son and he was asleep and my wife asked me to locate the noise to ask them to turn it down. She continued to suggest that wasn't the case. So much so I had someone assault me in front of the elevator, claiming I was up to no good. I explained I was in the hallway in a place I can legally be and I did not touch your door or even knock. I believe they have ppl from the hood and or subpar areas in this apt so much so that ppl are in survival mode as opposed to logical analysis mode. This place is also streaming with drug addicts and emergency service sirens. The hot water hasn't been fixed since we moved in. A car in the parking structure totalled my parked vehicles. The gates to enter never work. The sports simulator is always broken. There is always a smell of sewage rt I front of the first elevator. Do not rent a storage unit, they will charge you premium for a closet. The trash ppl won't pick up your trash if they deem it to be too much, however you still get charged for the service. The units they show you on the tour are not the one you will receive. This place is bad. read more

I recently came here to visit a friend and right as I walked in, I was hit with inviting aromas. Everywhere I walked, it smelled really nice. The first thing that struck me was the impeccable attention to detail in the design and decor. The high-end finishes truly give it a luxurious feel. While I was here, Errold gladly gave me a tour of the place. He first showed me the pool area which I LOVED! I loved the hanging sofa bed thing and the huge TVs there. Perfect for Sunday football. Oh and they also have the sports simulator where you can practice you golf swings! The amenities here are second to none. The gym is well-equipped. Came in for my appt to view the place but was unfortunately 15m late. I completely understand that it was a Sunday (only 1 person working) so i left a note asking to call us back once they were available (went to see another place). i was delightfully surprised to get a call back from Errold who was fully apologetic about the schedule and still wanted us to come in. So glad that we did because not only was the place modern and upscale, Errold was pretty chill and a trust worthy guy. Mind you, he talks pretty fast so make sure to keep up, but he was pretty on point and transparent about everything. I haven't had the pleasure of meeting the manager yet but I have only heard good things from my SO. There was a bit of a hiccup when we put in our application but they were able to get it all sorted out in a quick and professional way. Not to mention, i got my second parcel here and i thought it was missing (I've had bad exp at other apartments) and later I got a call back from Errold saying that he actually put everything away before clocking out. A new place can always be nerve wrecking or scary, but it's always so helpful to know that the people in charge of our home also cares about the humans inside. I was a bit skeptical at first but the more i stay here, the more comfortable i become. Not just because it's a high rise but because you can tell the customer service is there and finally people with common sense! Better than a lot of places. My wife and I moved in recently and so far the experience isn't what Ive seen some other reviews state. There are some things the staff can't control like homelessness outside, dogs wanting to pee at places theyre not supposed to, along some other things. Considering the price of the place, Ive seen other "luxury" apartments have way worse amentities, staff and locations for similar pricing, especially during summer time. Ive heard our upstairs neighbors' footsteps sometimes but its not bothersome since we used to live in an anpartment that had paper floors. If it bothers you, just go upstairs or next door and ask them, you cant expect staff to hold your hand. Staff has been nothing but great and friendly. They'll say hi when they see you, ask if you need help with something if you look like you need help, and host events (last one was a boba shop downstairs). Been mainly talking to Alfredo and Errold before and after the move. Maint. team is awesome. Gerald and Jeff are on it with the repairs! They're super cool and if you treat them right, they treat you right. Ive had 3 maint. requests since we moved in and they've addressed/fixed every one of them within a respectable time frame depending on urgency. Overall aethetics is nice. Very modern and artsy. Amentities are great and plentiful. I dont have any complaints about people staying past pool curfew since where we live isnt facing the pool. Most people here are friendly so far. Dont let the bad reviews swerve you away, but I do understand its pricey living here. Regardless, we'll probably be here a while. read more

Hello I want to raise a concern again regarding the constant smoking inside the building. At this point I'm inclined to break my lease due to not being able to open my window. Why don't you guys even send a reminder that this is a smoke free place? Additionally, why do you have a pool curfew if you will not even implement it? Unfortunately people do not respect pool hours and theres no security around to prevent it (not when is needed). Theres a lot of smokers in the building and a lot of homelessness in the area that constantly trespass. Also, the dog area is smelly and unsanitary. The stairs are also often dirty like in the photo. This is by far the coolest new Multifamily Community in Stanton this year. The apartments are brand new and super luxurious . It's an incredible value for the money and they really seem to love to pamper their residents. It seems like they have some cool community event every couple of weeks! Absolutely stunning pool area that sits in the middle of the complex- All sorts of great areas you can use to entertain as well. Also they have the fastest internet speeds thanks to Frontier Fiber Optic symmetrical connections! RESORT STYLE LIVING at an affordable price. I love it here. The place is beautiful...like a 4 star resort. Excellent amenities like a full size pool, hot tub, flame pits for those chilly SoCal nights, floating daybeds with a massive wall of large screen TVs, multiple grills, key fob entry, a full size two story gym, pet washing area, golf simulator and a huge dog park. They thought of everything. I can't wait for the rooftop area to open so we can enjoy the view and watch the Disney fireworks. I ran into a few other tenants at the dog park and they were all so friendly. The staff is great and very responsive. As with all new facilities, there are still some things under development. My sister and I had the pleasure to speak to and tour with Mr Zach Mazzatta. Hats off to the property's management team, they are really friendly and seem to do their best to provide the best service. They have a decent variety of layouts, which can be toured as well as seen on their website (which is actually clean and user friendly unlike most). We really appreciated the spaciousness and cleanliness of the rooms. All floors are accessible to the parking garage with the elevator being pretty close to all wings of the building. A lot of amenities including the pool, outside patio area and rooftop balcony. This location is close to a lot of plazas, food spots, and activities which is awesome. We also got to meet Jeff the maintenance supervisor (if I'm not mistaken) while we were touring and he was very kind seemed like a great guy. Overall, the location is great, the property is clean and filled with accessible amenities. We're excited to be there soon! read more

DO. NOT. RENT. HERE. Harrold lied about the noise level that comes from Beach Blvd. He said the windows were double paned and they most certainly are not. Our unit faces Beach BLVD and you HEAR EVERYTHING! and I mean EVERYTHING! All the heavy traffic and loud vehicles, even the loud homeless that live at that Walmart. Vehicles drive by at all times of the day and night and disrupts you if you are asleep. Some A-hole always drives by late at night with their loud motor and its obvious they want to disturb all the homes that live on that street. The other unit options for a 2b2b were next to the pool and I already knew the pool area was not an option due to noise level but this is way worse cause its constant. The parking structure gate works like 50% of the time. I've been here only a few months and the gate has broken several times with the gate being just left WIDE OPEN so ANY ONE can just come right in! I had to stop a homeless guy from entering the gate late one night after I got off work and tbh I was afraid he was going to attack me. Made me consider getting a baseball bat or pepper spray for protection. The amount of homeless around the complex is STAGGERING. Just doing drugs and using the streets as their toilet. Wonderful. Harold says "oh we don't have a package stealing problem here". Has package stolen. When reported, Harold says he'll look at the security footage, and has never gotten back to me about who took my package. So even with security cameras people will still steal regardless. And if your delivery person is lazy and doesn't want to use the secure Parcel pending lockers, they leave your stuff in a separate mail room where anyone can come in and just take it. They have 50 EV charging stations and a third of them are broken; I pass by broken charging stations on almost every floor now. When I reported it to them, they said "oh we're waiting for the EV company to send someone out, we're waiting on them" and yet to this day they are still broken. People with gas vehicles park ALL THE TIME IN THE EV CHARGING SPOTS even though there is a sign that says its ONLY FOR EV ACTIVE CHARGING and violators will be towed. No one has gotten towed. I reported a gas vehicle that had been parked there the entire weekend and they were never towed or removed. They truly don't care about the rules they supposedly enforce. People's dogs shit everywhere. There is dried dog poop all over the parking garage and the elevators smell like dog piss all the time. It's disgusting. One of the two elevators is usually broken and needs repairs quite frequently. I've rented from non-luxury apartments that I liked better than this. "Luxury" here meaning cheap builder grade material for flooring, cabinets, shower, and counter tops. Don't waste over $4,000 a month on rent when you could rent somewhere cheaper cause unless you use all the amenities everyday you will not be getting your money's worth. read more

Well.. lets hope my review doesn't get deleted for the millionth time. Both on yelp and google.. So it's been close to 5 months since I've moved in and the only good thing about this place is the management, 24 hour gym, and a few of the common areas. Other than that, I'd HIGHLY recommend checking out the new apartment building that is being built across the street, that might be better. What mainly pisses me off about this place are the neighbors, which unfortunately effects my review of VRV. I get it's not the management's fault, but I have already written emails to management about noise complaints and have gotten no replies, yet I see them replying on other negative reviews.. I'd say most of the people living here are under the age of 40 or so, which means there will be lots of noise, between the hours of 12AM-12AM. Yeah, 24 hours of noise. Lot's of "frat bros" always talking loudly past 1AM on weekdays with their windows wide open, people in the pool way past curfew (10PM) making lots of noise, and ZERO security doing anything about that. So actually let's forget I even mentioned there's a curfew, cause looks like there isn't. Then there's these specific dudes that are yelling and cussing EVERY SINGLE DAY. It's not even a joke, they sound like them "football bros" but there's no way theres a sports game on every single day between the hours of 9AM-3PM. These are the guys that made me have to write this review because it's actually ridiculous that I might get myself a therapist to cope with my anger. Last would be dogs, specifically 1 dog that lives on the corner of 2nd or 3rd floor that is always out in the patio barking nonstop. Owners are either deaf or have zero common sense, and the worse part is that dog be ugly af too lol Last complaint for now, the gate never works to get in the garage so you have to enter through beach, and the second gate to get into the property garage has been broken for months, so what even is the point of that gate? Luckily I haven't gotten my packages stolen but it is very common for that to happen as I've spoken to a few neighbors that has had that happen to them. In my opinion, Greystar does a poor job managing and maintaining the complex. Tenants break the lease rules often like smoking in units, loud music at night (specially on the 2nd floor) and dogs in the pool area. Speaking about dogs, I've heard the neighbors constantly complain about the smell of the little dog area in the back and how poorly maintained it is, in addition to the flea problem. Other neighbors (myself included) also complain about the constant break-ins and lack of security at night due to the homelessness and other suspicious activities around the area. Greystar does not seem to care much about bringing their tenants together, you do not feel a sense of community here.
