A big shout-out to the management teams, Reggie, Efren, and Kimberly. I was skeptical at first, having moved from Newport and Irvine, different landscapes and cultures, but I have grown to really love this place. I have been renting a nearby apartment close to my office for the last 14 years, but my partner decided to relocate to Garden Grove, so of course, I moved. Compared to the properties managed by the Irvine Company, Brookhurst Place didn't seem to impress me at first, but Reggie, Efren, and Kimberly made all the difference. They have always been attentive to their tenants and showed genuine concern whenever I had something to discuss. As for the location and neighborhood, Brookhurst Place is located in the heart of Bolsa and Koreatown; I literally walked to all my favorite restaurants and hangouts. I read a lot of comments about the safety of this building, but to my surprise, my vehicle was never damaged or broken into the whole time I lived here; either I am lucky, or people just aren't careful with their vehicles. The other thing I love about living here is the safety of my Amazon deliveries; I never had a package go missing the whole time I lived here. I really love this building but above all, it's the three people I mentioned in the front office, who really made a difference for me. Unfortunately, I wasn't able to renew my lease due to a new opening of our office in Maine, but I definitely will call this place my home when I am back. read more

Been living at Brookhurst Place for the past year and enjoying it. It's a great location that is central to all the retail stores and restaurants I love. I also love that it's near residential areas too so I'm able to go on my outdoor walks that aren't drowned out by the sounds of larger street traffic. The units themselves are modern and spacious and the value per square foot is something you can't find anywhere else. The appliances work well and maintenance is on top of everything when things aren't working. They provide all the appliances you would need--microwave, fridge, dishwasher, oven, and in-unit washer dryer (which is my biggest non-negotiable). Most units here also have a half bath so it's nice to have guests over and they don't have to use your primary bath. One of the best perks of all is parking! There is ample parking for residents and guests, sometimes I even see empty spots after 6pm because people are constantly in and out. Other amenities include a nice gym that has a plenty of machines, a clubhouse, and a pool/jacuzzi. There is currently construction where they are building a new complex so beware the noise can get very loud at times, especially in the mornings. I have enjoyed my time at Brookhurst Place immensely. Units: The units are beautiful. They have updated and nice furnishings (I.e. cabinets, appliances, etc), yet the simplistic design and light colors allow for you to really customize the space to your liking. The storage provided is great and the layout is open and perfect!! The air condition and water pressure here works insanely well too! Parking: A major plus of this community is that the parking spots are included with the rent price. I really appreciate this and it is a refreshing bonus. The garage is also very safe and the spots are very large. Customer Service: Everyone here is so helpful and nice!! I also appreciated how honest the leasing company was when we moved in. Special shoutout to Jon the security guard! He is the best and really cares about the tenants. The custodial staff and maintenance team is great and friendly. Maintenance request were also promptly taken care of. Community: Very quiet community with no noise problems. Neighbors are nice. Lots of families but also some young folk have been moving in. Outside area and inside area are well kept. The pool is pleasant. For a bit the hot tub wasn't hot, but it seems that they have fixed this. Overall, I highly recommend living here. I have been here for about a year and it has been amazing! The units are beautiful and are reasonably priced, especially in comparison to comparative apartments in the area. The location is awesome, walking distance from a lot of great Korean restaurants and a short drive from markets and Costco. I use the gym and other amenities often, they're well maintained and adequate for daily use. The staff are super responsive and easy to work with. We had all of our maintenance requests resolved in a timely manner, and those issues never came up again. My wife and I shared only one assigned parking spot, but we never had trouble with finding a spot outside, even for guests! The apartment is safe and has security patrolling, who keep the transient individuals moving from the apt. I haven't had any issues with any break ins or anything. I really enjoyed our one year stay at Brookhurst Place! Never had any issues with feeling unsafe, the team here is very friendly, and the apartment complex is well maintained. The good: - shout out to the maintenance guy Peter. He really cares about the tenants here and tries to get your repairs done ASAP! For being only one maintenance guy, he's been super helpful - no issues with my packages ever being stolen, granted our neighbors were awesome and we had a ring camera set up! - I felt the walls/floors were decently insulated, never heard neighbors talking - the water pressure here is amazing, I'm going to miss it! - trash chutes were very close and convenient - the big Samsung fridge is the best!! - the cleaning team here are the nicest! Even helped me when my car broke down and I needed help pushing it Heads up for future tenants: - plumping issues are very common here, the pipes are all connected to each unit so even if you don't dump oil or hair down the drain, most likely you can still get a clog from the unit above/below you - parking can be tough for guests after 6pm. I sometimes see people park in the red zone if there are clubhouse events which means they're not super strict just don't park it overnight or you will get a warning! - they're building another complex next door, and construction is loud. Try to pick a unit that is not facing it or else you will regret it. - standard cleaning fee upon move out. It's a pet-friendly apartment, and you can take your pet to the courtyard. The location is a plus. With easy access to the 22, 405, and 5 freeways, it's convenient to go pretty much anywhere in Orange County and LA County. LIVING HERE WAS A NIGHTMARE!!! I'm so glad it's finally over. Don't make the mistake of moving in here!! First of all, I have never EVER dealt with rude apartment management until I lived here. The ladies that work here are unprofessional and rude. They hate their jobs and they make sure to take it off on you. Then you meet the main manager and you understand why they behave like this. He is the same way. Horrible management! Living here YOUR CAR WILL BE BROKEN INTO and they will not care AT ALL. They will be annoyed if you even ask to see cameras. Everything is always broken in this apartment. The elevators are a nightmare. Everything about this apartment complex is CHEAP the walls are thin. Our upstairs neighbors were so loud and Made noise all night long, we put in a complaint but of course they didn't do anything. The leasing office will only make sure to let you know when you're doing something wrong but will never do anything to help you. Never missed a payment, always paid on time but they always had an attitude. Security here is nice but useless. Good luck if you want to sleep with your windows open. All you will hear is homeless fighting. Like I said this place is a nightmare!!! So relieved it is finally over!!! Oh also!!!! BEWARE!!! THEY WILL TAKE $300 from your DEPOSIT for a cleaning fee!!! This is the absolute worst place I have ever lived. The management (Chloe and Reggie) are terrible people. It was an absolute nightmare living here and dealing with these people. They do not take care of the property. Everything is dirty and cheap/broken. THE HOMELESS live right on/right next to the property and nothing is done about it. Belongings were stolen off of our porch regularly. We had to call emergency services more than 5 times, mostly for drug overdoses. In one case, the man was dead right off of our back patio when we found him at 5 am. The property is so unsafe. They are always understaffed, there was never anybody in the leasing office during office hours. Shout out to their amazing maintenance guy. He was the only good thing I experienced here. This place has been by far the best apartment complex ever! They keep it extremely clean. The hallways, outside, trash cans, everywhere in the premises, very clean. Everyone is really nice. From Housekeepers, Maria was phenomenal with us, also in management, Chloe and Reggie always going above and beyond trying to help. It's a very secure and safe place to live. Pet friendly too. This has got to be THE worst apartment I have ever experienced. I don't even know where to begin. Let's start with the WORST. The management. Calling you out Charlie Gutierrez. You are disrespectful and a cheap "property manager". Not only did he unlawfully try and take half of our security deposit, he also threatened my girlfriend. Threatened that he would do something with his power to ban her from ever getting into a nice apartment again. Real professional bud. How do you even have this job? We recently moved out and it took almost 2 months for us to receive our security deposit. They took over half of it. We left the apartment perfectly normal (didn't even put a single nail in the wall). When we tried to reach Charlie Gutierrez the "manager" for an explanation he couldn't even provide receipts for us. As we continued to question him he got defensive, aggressive, and refused to help solve the problem. When taking a quick look at the apartment it may look modern and nice but do not be fooled. Everything is cheap and the developer definitely cut costs. The living rooms and bedrooms don't even come with any lights in them. You have to buy and bring your own lights. From the appliances to the cabinets, you can tell when you touch them that they are all cheap and flimsy. When moving into the brand new apartment room we received a faulty/cheap refrigerator. Leaked water constantly, power would cut out 3/4 times a month melting everything in the freezer, came with a cracked shelf and drawers on the inside, and finally had a dent on the outside as well. When we contacted management they blamed it on us saying we should have inspected the room before moving in. Next the maintenance and clean up crew of the entire apartment was absolutely horrendous. If there was trash anywhere in the garage it would not be moved until you got fed up enough to take care of it yourself. If there was a stain on the walls in the hallway, it won't be taken care of. Be ready to see it everyday as you walk by it. The guest parking is a nightmare. If you are thinking of having people over think again. They might be sitting in their car waiting for a spot for an hour. Not even close to enough spots to park outside. All in all this is the WORST apartment I have ever stayed at before in my life. DO NOT STAY HERE lol. Worst living experience ever. Made even worse by the management. Oh and also if you want to put even a door mat out in front of YOUR door, management will contact you with a warning to remove it? Place is a joke. Apartment is nice, modern, and clean. Management is very responsive. When there's an issue we just report it in the app and the maintenance person comes as soon as they can. They have a security on site at all times, I feel very safe living here. Area is close to the freeway and other great restaurants. Gym and the restrooms are clean. Called on a Monday to schedule a tour for the next day. The man on the phone was really nice with answering all my questions and setting up the tour. We confirmed for 11am on Tuesday. They even sent me a confirmation text the day of 2 hours before to confirm which I promptly confirmed. I arrived to the location and didn't like it. The area was very dirty and dingy and it looked like you left Orange County all together. The building is painted in dark colors and kind of reminds you of a hotel. There's no curb appeal at all to this property. There's random businesses around it and a strip club right across the street. There was even some sketchy dude at the outside pool with all of his belongings doing god knows what. I arrived to the office at 1045am and nobody was there with the doors locked. I called the office number 4 times and nobody answered. Waited until about 1105am to see if someone was going to show up but they didn't. Just a sign that place is not a place to rent at. I have been living here almost 3 years and here is my review. I gave this place 5 stars because of the staff. They are great, especially Charlie, Elaine, Chloe and Vivian!!! First off, their service is great!! They always answer my email messages no matter what time I sent them (which I feel so bad because sometimes I sent them later in the day). Charlie also answered them on his sick days :( I feel that he doesn't have to but he did. There were some incidents that happened during my stay here ; however, I feel like those incidents will happen anywhere you go and the staff really tried their best to address them. They have security guards walking around the place and even notice that the trunk of my car was open so they informed me. They also have cameras all over the building to check if there are suspicious activities. In regards to the bug infestation, when I informed the office, they sent someone immediately to address it. These incidents only happen when there are more residents and I do notice that some residents do not follow the rules so they ruin this nice place. I feel sorry for the maintenance lady who has to clean up after the residents. read more

Please take my advice and stay away from this horrible establishment. They have so many unnecessary rules, will milk you for your money for absolutely anything, they will lie to you, and will take as much as they can from your deposit AND will threaten you if you try to dispute it. Yes, you read that right lol I was threatened by the manager at this establishment named Charlie Gutierrez because I asked him if I should refer to corporate because he refused to provide me with valid receipts of what they took from my deposit (whilst being incredibly rude and unprofessional). He threatened to leave ME a bad review as a resident of the apartment just because I asked if I should refer to corporate. He also threatened that he will contact my place of employment about the bad review? Not sure what my workplace had to do with this. I was very confused and responded by saying it is unlawful to leave a review of my residency if I have not been a resident there for over a month, especially over a matter that leaves me at no fault. I moved out on December 31st, 2020 after my 13-month lease and this situation with Gutierrez happened 2 hours ago. He refuses to do his job as a manager for this establishment with an enormous lack of professionalism and common decency. I was so happy and relieved to get out of this horrible apartment with the worst management, but little did I know I would still have to deal with this management after over a month of moving out. I definitely did not want to highlight any legalities but I will after being ridiculously threatened by this management over something so minor (I literally was asking him for some receipts): They will unlawfully charge you for normal wear and tear and will not provide receipts. (I haven't had a single hole punctured on the walls let alone any damage in the entire apartment) They were also way over 21 days late on sending me my deposit (which is also illegal) and sent me a blatant lie about the delay. Charlie Gutierrez also charged me for a missing parking decal that I personally handed to him. There is so much more to this but I just hit leg day today so I'll keep this "shorter" because writing this is a drag lol Corporate, if you are reading this please note that this apartment is capable of being amazing. I was very excited to tour this apartment complex as I've been looking for a new apartment for several months now. Upon first impression, it looks like the developer, Kam Sang took a lot of shortcuts in order to have this apartment open. First, the leasing office was very bland and the nice leasing agent explained that everything was still being developed. The "everything" included the following: gym (it was a dark room with drywall dust) and pool area (no furniture, it was so hot with no shade). The hallways had this cheap plastic laminate and they were uneven which gave us an indication of how the actual apartment was going to look. Upon entering the unit, I will admit it was spacious for the price compared to other apartment complexes but as I found out quickly, these were the flaws: -The tiny microwave is stuck inside a wall (most modern apartments have microwaves above the stove) -Cabinets feel cheap and not sturdy -Washer/ Dryer does not come installed in apartment. A hookup is available. If you want them to install a washer/dryer, be prepared to pay $60/month. If Brookhurst Place is trying to market themselves as a luxury complex, this is far from it. The good: Brookhurst Place is relatively new so interiors and finishings are new. I was the first tenant in my apartment so it was nice when I got there and the appliances were better than standard for apartments. Elaine from the leasing office is very nice and accommodating. The security guard was friendly. The pool is nice and generally has been very clean in my experience. The bad and the ugly: The area surrounding the apartment complex is NOT a nice neighborhood. If you have kids or dogs or just like to walk around, this is not a good place to have a stroll. Streets and sidewalks are constantly littered with feces, broken glass, discarded food, furniture, cockroaches and litter. Lots of people not picking up after themselves or their pets. The neighborhood is not well lit other than the immediate area on the front side of the apartments. That being said, the complex has a nice enclosed courtyard with a big pad of artificial grass, which you would THINK would be the safe and secure place you could take your pets to get some exercise and relieve themselves, but the management has decided that this large open pad of artificial grass is NOT a pet relief area. The courtyard itself is a giant megaphone. Any noise - people talking and laughing, music, etc. from inside the courtyard or coming from an open window onto the courtyard, is amplified for everyone to hear. When someone has thrown a party or something, the noise is disruptive. People constantly try to follow you into the parking garage, in vehicles and on foot, and this causes the gate to freeze and break frequently. The call box for guests to gain entry to the building is also frequently broken. The keyed entry to the pool and clubhouse is annoying. It's hard to understand why they would use keys instead of the same fob that allows you access to the building and gym. You have to use the key to go both ways between the clubhouse and the pool deck which makes it really cumbersome if, for example, you're having a party and people are going back and forth between indoors and outdoors. You can't just leave your key in the door going one way because you need it to get back out the other way. The gym originally had just a few treadmills and ellipticals and dumbbells. Then they bought a bunch of equipment and just stuffed it all in the same tiny space. Now there's basically no room to work out. And people really do not understand gym etiquette here. Forget having a peaceful workout - there is always someone talking on their phone, playing music/tv without headphones or letting their children run around and play on the equipment like it's a playground. The management is operating 2 or 3 of the ground floor apartments as Air BnBs, which poses a lot of problems. That means that there are constantly new non-resident people coming in and out of these apartments, with little respect for neighbors and the community. They take up parking spaces that residents need, speed through the parking lot, and there's no way to hold them accountable to the rules and policies that the rest of us residents had to agree to (non-smoking policy, etc.) On that subject, this is a non-smoking community but there are several residents who smoke and try to hide it. They will be out on their porches and balconies blowing smoke on you if you walk by. One last note is that, after renting for quite a while and being very good residents, and having a generally very good relationship with the team here, the staff gave us an extremely hard time upon move out and made it absolute HELL. We did a professional move-out cleaning service and left the place SPOTLESS - better even than it looked when we moved in (when there was still construction debris everywhere). On move out they told us that it was clean, but that they were going to rip up and flip over the carpet to inspect the underside of it (you know, the side no one ever sees) and charge us for any damage to the underside of the carpet. This was a clear cash grab and absolutely uncalled for. Something I have never encountered in all my many years of renting. We never had a chance to see the underside of the carpet upon move-in so who even knows what it looked like in the first place? I do know they keep the carpet rolls in the parking garage, exposed to dirt and grime and animals and all kinds of things, and that the underside of the "new" rolls is therefore filthy, so the idea of them trying to hold me accountable for stains on the back side of the carpet is pretty hilarious. I actually consulted with a legal team who had a good laugh and told me to take them to court if they tried to do so because judges do NOT generally side with landlords trying to use move-out inspections to extort money out of tenants. So word to the wise - either skip living here or be prepared to stand up for your rights. read more

I've read all the reviews from alot of different apartments while searching for one and is pretty much the same problems. I mean you get what you pay for , it's lilttle more then other places but at least i have my own washer & dryer in unit and another thing i love is extra 1/2 restroom for guest .And i actually feel like is safer to live here , there's a security onsite and is gated don't have to worry about someone following you home . HORRIBLE PLACE! My restroom has been building up mold on the walls and we have called the maintenance to fix it, however they try to cover it up with plaster instead of fixing the actual problem. They will then get annoyed that we asked them to come back to FIX the issue. My family and I have been sick due to black mold therefore we moved out. They have been ignoring our requests to fix minor issues too. There was also another time they just painted over the mold in my other restroom as well. Chloe I believe is the manager, she's very unprofessional and refuses to fix the issue then gaslights how it is my fault. On top of that, she tried to charge me $200 for renting the clubhouse when we left the area clean after we used it. The apartment was cheaply built therefore everything will eventually break, they do not care about their tenants at all. They will try to milk you for your money, when we moved out we cleaned the apartment and they still charged us cleaning fee on top of that. BEWARE and DO NOT live here. read more

We are moving out end of this month but this apartment needs to do something about their bug infestation. Earwigs, silverfish, and decent sized spiders have been found inside my home countless times and seems as though many more are showing up. I can not wait to get the heck out of here. These bugs usually get in through cracks in the foundation and walls, and you can definitely tell the apartment was built without attention to detail. I post this because I found one crawling in my dogs bed as I was petting him and I was horrified. Please be aware before you move in this place and take a look at the discrete places where they cut corners like crooked cabinets, holes between the floor and bottom moulding, sealant around the bathroom fixtures was not even cared to be smoothed out and is raggedy, staples coming out of the carpet. Overall on first glance this was a nice apartment but overtime you begin to notice the bare minimum of effort put in to build this place. If that doesn't scare you enough, maybe this will from google. "If you see one silverfish, there is a good chance there are hundreds living in your walls." Yes some may say this is a nice apartment only because of the new appliances and modern look but they definitely do not meet the standards of luxury apartments! Very far from it. read more

If I could give this place less than one star I would.. I've stayed at different apartments before and this one has been one of the worst. For the price that you pay and the upscale vibe it tries to mimic, it's nothing close to a luxury apartment. Everything is cheaply made in the apartment and I expect to see the place fall apart within a few years. I mean hell, your front door doesn't even close properly and you have to pull the door towards you to get the lock into the hole before you can fully turn the key. This place is a nightmare for anyone that has a dog, because the only way to get your dog out for a potty break is through the front doors at the main entrance of the apartment. There is a courtyard in the middle of the entire complex that would be convenient if they actually made it pet-friendly but it's not. People still continue to let their dogs pee on the artificial turf because GUESS WHAT?! Not convenient. I'm not complaining though because I feel for them. There isn't any way back in through the back doors(yes please make it as convenient as possible for your residents) so you have to walk around the entire building from the dog run in the back of the building. Who the hell wants to do this at 10 PM at night?! I've heard it's because homeless people try to get in through the back doors, but what's the purpose of a key fob and a security guard that walks around doing ABSOLUTELY NOTHING every single night. Get a key fob program installed for the back doors! And get your security guard to start DOING SOMETHING instead of walking around with his hands in his pockets giving people creepy stares. Yes, the security guard does the opposite and makes me feel more uncomfortable than safe. The security guard is also shit because there have been break-ins in the garage, people from the apartments across the street that sneak into the pool, packages stolen, and a handful of other problems that you should not have to deal with paying $2500 a month for rent in a crappy apartment complex. Please do your residents a favor and hire a security guard that is friendlier and nicer. They couldn't even afford to buy new gym equipment and bought a bunch of used equipment to cram into a tiny gym. The elevators take forever, I've waited for up to 5 minutes for an elevator before thinking that it was broken. Everything looks like its breaking down and needs to be replaced. You can hear stomping from the floor above you like someone is going to fall through your ceiling and people talking in their apartments three doors down the hall from you. They refuse to accept packages for you, even though their apartments aren't safe for leaving packages in the front doors. I've stayed at apartments that give you the flexibility to leave packages in the leasing office if you like and gladly accept them for you. They have put up more and more signs throughout the year "available for lease" because no one likes living here. I guarantee that every resident that lives here for a year will NOT renew their lease because I won't. Even though they've offered to give a free month's rent and $300 off for the first 6 months of our new lease. If you are happy with giving away your hard earned $30,000 a year to live in hell then please, feel free. I have left my clear warning on here for all of you guys that can read this! read more

Lived here for 2 years, overall I would say its not the best since some of the rules enforced didn't make sense. I thought the bad reviews here about the parking structure was just bad luck for those people but I ended up getting my license plate stolen. There's cameras and security on the surface but seems to not care about the structure at all in terms of security. Very anal about little petty things like having a camera on your front door or welcome mat. So you really don't get to make it your home from the front or balcony. For being a pretty brand new complex, attention to detail to everything in the apartment itself wasn't the best. I'm only giving this a 4 star because of Elaine and some of the staff here were great! As far as living here it wasn't too bad. Neighbors were decent and area was good since its close to a lot of things I like so that wasconvenient. If I could give this place zero star I would. We've never experienced this issue and met property management team like this before. We provided everything possible including our personal information. Anything more is considered our privacy. We have excellent credit scores and bank statements with high balance that already meet their rental standard. We're supposed to be qualified. But the leasing office manager kept asking for additional documents again and again for a whole week. It seems that no matter how much money you have in the bank and how high your credit scores are it will still NOT satisfy them. They told us that our application was actually approved but they were asking for 2 month security deposit and 3 month prepaid rent in order to understand our income better ??!! It's a ridiculous and unreasonable term. Just because they want to understand our income well, it does NOT mean they can charge us more security deposits and prepaid rents. No one will actually try to apply for apartment and be not able to pay rent on time. BEWARE these greedy will scam you!! They also told us the property was 85% rented out and tricked us into applying for the unit by paying $70 application fee asap. However, we came to find out the property was only about 20% rented out. Imagine why this property opened up to residents in 2018 but it has 20% residents only in 2020? ?? They are trying to market themselves as a luxury complex but it's actually far away from it. Everything is made with cheap materials. You will need to pay extra $80 per month for the laundry rental when you move in. This place is a nightmare for anyone who is trying to apply. We've stayed at different luxury apartments before and this one is the worst. We've never experienced this issue before. This is a waste of our time. Don't be fooled by the positive reviews. Find yourself another better place. read more

I've been living here for a few months now and it has been quite wonderful actually. I'm surprised at the negative reviews, although I know they were made during the old management team. The current leasing office gals are super accommodating and friendly. They were quick to respond to maintenance requests and the maintenance team gets the job done quick. The only negative experience I've had (still do) is the lack of parking space. We're given parking space but the cost for an additional space is kind of ridiculous in my opinion. Also it's super difficult for your guests to find parking past 5 PM! I can tell parts of the units were made cheaply, but overall everything works the way it should! Hallways and parking garages are kept clean, trash chutes are easily accessible, and pool and gym amenities are great. I recommend this place for younger tenants with flexible budgets as it's definitely not cheap to live here. But you get what you pay for! read more

If you're tryna find a nice place to stay with proper management team this place isn't it. This place is infested with roaches bugs and ants everywhere, you got homeless sleeping on your balcony and people breaking in through your balcony doors. Rather spend 2700 on rent else where. read more

This is our first day moving in. We live in San Diego and we had to have a rush last minute move here. So I found this apartment thinking it's new so can't be that bad. We toured 1 unit on the third floor and supposedly turn in our application for that unit. Then they told us they gave that unit to someone else, and they have another unit with same floor plans on the second floor so we were ok with it. Our move in date was yesterday, and we didn't move in until today. When I came in to open the door for the moving company. I realized that they didn't clean the apartment prior to us moving in. The carpet was dusty with hair on it. The bathroom has hair on the floor. The refrigerator was dirty at the ice and water dispenser handle and food sauce inside the refrigerator. I called the leasing office about it and they said usually they have the carpet steamed and vaccum before we move in. But they didn't do it this time. I had to vaccum the carpet myself when I am pregnant and very close to my due date. I checked the living room and bedroom, there was no lights installed in the room and we were not informed about it so I can get extra lamps for it. It's too late now since we have signed everything and moved everything in. I don't know how it'll be for us here for the rest of the year since it's a 1 year lease. read more
