They use service requests to manage maintenance and repair. Five service requests of mine were closed although the problems were never addressed. They involved damaged gutters which had standing water and hatching mosquitos. Over five years. Although I pay more than $5000 per year in homeowner fees.I feel they are not providing the service for which they were hired. Several others have added that they also had service requests that were closed without service. read more

Brittany Godfrey, a realtor with JB Goodwin, attempted to enter our home without a confirmed appointment. She contacted us the day before asking for a time confirmation and that she would be in touch with us 15 minutes before they showed up. She gave us a range of time and we asked her to confirm a more concrete time as we both work from home and need to schedule meetings out of the way so we can leave before the showings for privacy. Brittany ghosted us. We tried to contact her again asking for a time confirmation to which we got no reply. We assumed she backed out and did not rearrange our schedule or prepare the home. The next day she shows up unannounced with prospective buyers trying to get in. She called our landlord asking for the lockbox to be put out, which it would have been if she had confirmed with us. Had she given us the 15 minute heads up she promised, we could have accommodated her. However, had the lock box been outside, she would have accessed our home without warning which is strictly against TREC rules. I reached out to her agency about the incident and they got her information from me but I never got an update. We never received any kind of communication from Brittany either. I would not recommend this agent or agency, as they are unprofessional and predatory. read more

Jack Shanley is the best realtor I have ever worked with. I used him to help me find a rental property while I was moving to Texas. He asked for our specific needs and showed us rental homes that met our criteria. We had only one weekend to finalize our decision, and he worked with us to quickly get it done under our timeline. Then, he stayed in touch with us and showed us several homes for purchase or build as we moved out of renting and into ownership. After finding the area we wanted to live in (North Austin Area) he showed us some potential new home builds that met all our needs and wants. I did not think I was going to need Jack much after that because we decided on a new home build but I was wrong. Jack ran interference on any issues we had with the salesperson and helped review some of the builder's paperwork to make sure we understood the entire process. We ended up living in the home of our dreams. I do not think we would have found this home without Jack's realtor expertise in the market, Austin area, and Texas regulations. Since then, we referred him to our parents to use and he worked hard to make sure their dream list for the home was met. They moved into their new home last December. Jack did a stand-up job for them as well. So, both my parents and I referred him to my brother. He is just starting to work with him, but we are confident he will do a great job again. The market is tough right now and knowing you have a realtor that will go above and beyond is so important to find the home of your dreams. I would use Jack again if we ever decided to move and give him five stars as a realtor. read more

I inquired about a listing that JB Goodwin has listed, and in doing so the agent to whom I dealt with was a Marcie Lowery. An innocent inquiry for my mother in-law on a two bedroom one bath house, turned into a self-righteous, egotistical, endeavor. Not only was Marcie adamant that she have the last word in our conversation (which made me laugh) but then she spoke to me like how dare I question her about a listing that she has posted. If I could share the correspondence here, I would, but there isn't an option to do so. Just know that her inability to be professional in a customer service type atmosphere (which is one of two qualities that is essential as a realtor) will ultimately move my business with JB Goodwin elsewhere. Customer service isn't that difficult of a task. In fact, it is one of the easiest job related qualities to master. Nothing should ever be taken personally because you work for someone else, by way of representing them and their company/business. By Marcie taking my inquiry personally, she is saying that I offended her in some fashion, and then feeling superior in her 'best of luck, I won't be sending an invite to view the home' comment. Like other good realtors, she knows plenty about what a line in the ceiling means if it's jagged or when a water heater is in good condition. She also knows to get experts to come take a look when she doesn't know something. When I get anxious about aspects of it, (often) she immediately calms me down simply by sharing her knowledge. I was trying to get in contact with JBgoodwin to lease a house from one of their listings. After calling multiple phone numbers of theirs and leaving messages, I received a TEXT response the next day. In the text they offered to show the house to us that weekend (this was Tuesday) and I assumed they were busy so I agreed. They never responded to my texts or questions after that, so we called them that weekend on the day that we scheduled the tour, only to learn that they had already leased it the day before. If they had someone who was already signing papers they could have picked up the phone and just said so, or at least texted me that. They especially shouldn't have offered to show us days later when they knew it wouldn't be available. I'm going to avoid this company from now on. read more

Avoid this company at all costs. I had a terrible experience with them. They are an unscrupulous company with bad business practices and don't care about providing good service, the just want your money. I contacted them to find a tenant for my condo, which I was renting out. The first tenant was constantly late and then one month decided he didn't want to pay his rent and I was forced to evict him. The second tenant they found, bailed after her parents didn't like something about my neighborhood. They gave me one months rent and then broke the lease. I then went almost 4 months without a tenant. Finally, a good friend of mine asked to rent my place and I signed a lease with him. However, since I was still under contract with JB Goodwin by a month or so, they demanded payment. I tried contacting them and asking them to cut their fees, since they had, after all, not found me a tenant that had worked out. I told them that I had rented the condo to a friend. They told me that there was no evidence he was my friend and that I could have just rented it out to someone I found and that I needed to pay the full fees, even though when I had used them to provide a tenant, it had gone badly both times. They were unmovable about working with me on this. I refused to pay and they have now hounded me for two years, unwilling to come to any kind of arrangement or compromise for providing me with such bad service. If you are looking to rent or sell or anything involving real estate, I would avoid this company at all cost. read more

I was in a pinch with my current lease ending when I found Bryan Treat. I was not only running out of time, but wanted to live in a specific part of Austin that my budget was just barely an option. In less than an hour after our initial phone consultation, Bryan had identified two properties that reflected my needs perfectly. Due to travel, I was unable to see the first property on the same day it was discovered and had Bryan schedule a walkthrough for the following day. Unfortunately someone beat me to the punch! Recognizing the aggressive market, he recommended I submit an application for the second property immediately if I liked it enough from the pictures and could make a hasty decision. I took the gamble and wanted to see it first... Unfortunately, I never got my chance. The property had an application submitted the next afternoon. I quickly realized how desirable this area was and that I was running out of time. Bryan was extremely proactive though and maintained consistent communication while he canvased his resources to find the perfect place. Two days later, I had an e-mail waiting for me at work with the details of a property that hadn't even been listed yet! It was scheduled to be posted online the following day and Bryan was able to secure a walkthrough that same evening! This particular property was in a better location, had an extra bedroom/half bathroom, bigger yard for my dog and was considerably cheaper than both of the other properties we were previously viewing!!! Bryan really went above and beyond in helping secure a home for me and the furry kid on such short notice. Our Realtor, Risa Kim, was a huge asset to buying our first home! She was very helpful throughout the entire process and flexible with our schedule. After seeing the homes online, she was able to help us see the homes in person and even organized them in the order she expected us to like them (which was accurate). I worked with Michelle Mohr and Norma Mantz. All I can say is I'm absolutely thrilled with these two and with JB Goodwin. Many people these days are going the "for sale by owner" route, which is understandable, and if you're up for it, a personal decision. Personally, I'm glad I chose to use a Realtor, but what I'm really happy about is that I got Michelle and Norma. With these two, everything went liquid smooth. First, they found us our dream house in our ideal neighborhood, in which there were scant available and houses were selling fast. They got us an appointment the first day of showing for the home and even set up the opportunity to meet the homeowners and tell them how much we loved their home. Then we rapidly decided to make an offer. Offers were already reportedly going to come in at any minute for this home. Michelle however stayed up late and worked overtime to complete our offer as quickly as possible, and is just sweet and pleasant and a joy to work with. She submitted our offer that same day by midnight, we had the privilege of making the first offer. Through Norma's coaching we made a very attractive offer, but not overboard nor did it destroy our budget. These two hit the nail on the head, the homeowner loved our offer and readily accepted, even before seeing other offers! We can't tell you two how thankful we are to be in our home now and what a pleasure is was to work with you. My wife and I were in an emergency situation. Our apartment had flooded and we had to find a new place to live within two weeks as the apartment complex we were living in was unaccommodating. We had to find a place FAST. Not only did we need to find something in two weeks, which was hard enough but we also had two dogs, a cat, another person who would be living with us. We were looking for very specific features such as a big yard, nice size rooms (not just the master bedroom) and a nice size house for a reasonable price for rent. These stipulations to anyone sound nearly impossible to accommodate in such a short notice. Not for Bryan Treat. He responded immediately to our inquire with JB Goodwin. We told him our situation and right away he sent a list of houses to go look at. we picked five of the best options, he showed us each one, and when we chose one he did all the mediating with the property owner. That should have been it right.? Nope. The property owner was weary and very cautions due to his last tenants. Bryan did some sweet talking, communicating with us the whole time on the property owners needs. Within TWO days before we had to be out Bryan made it all work out for us. We were able to move out and into our new place which is AMAZING! Great location/neighborhood, reasonable price, and awesome property owner. There is no way we could have done this without Bryan. You will not find a more attentive real estate agent than Tenchita Marr. Tenchita helped me a find a great deal on a Lennar 2-story, new construction home in the area I wanted. Tenchita offered a very professional first-time home buyer meet up at the JB Goodwin offices. I missed the first one she invited me to, but she recognized my interest and reached out again even asking me when I'd be free and planning around my schedule a little bit. She presented to a relatively small group but did it so professionally and with such great enthusiasm that she could have been presenting to a room of hundreds of people. She had not done many new construction homes when I purchased so there were a few questions she couldn't answer. But anything she couldn't answer she was quick to contact her team at JB Goodwin for help getting me answers. A few quick reasons why Tenchita was the best: * She knew I was interested in buying a home and kept an eye open for deals, specifically for me, even when I wasn't actively looking or utilizing her services. We had only talked briefly about my interest. * She was responsive when I texted, especially when I was actively looking. She has been responsive even after when I have had questions about protesting property taxes and been willing to run reports for me. * She had good people to recommend for home inspections, lending, etc. * She has done her own rental properties and so she is very familiar with the buying and managing processes. * She knew the Austin market well. * She was kind and patient. * She was honest and trustworthy. * She genuinely deeply cares about helping you find the best place for you and not what gets her the best payout. * She helped answer questions about lending, mortgage payments, renting to roommates. * She offered to stay and work through paperwork with the Builder while I went back to work. * She spent a couple hours with me taping all the defects to be addressed before closing on the home. * She helped me move quickly on a special deal home that was highly discounted. * She left me a small plant for helping her business grow! Good thing we took good pictures when moving in. He also tried to charge us for wear and tear items like light bulbs! He plays both sides when it comes to arbitrating these types of disagreements. I recently had the most horrible experience with this company. Specifically with Kim Smith. This woman is the most unprofessional person I have ever dealt with. She was extremely rude to me and my fiancé. She does not care about providing good service, only about squeezing every little penny out of you. When I attempted to let her know I wasn't happy, she hung up on me! I wasn't yelling or cussing at her. I was just letting her know that I felt I was not bring treated fairly. I will never use JB Goodwin for anything...ever. It's sad that one bad employee can ruin an entire company's image, but that is what she did for me and my family.
