Unfortunately, conditions declined significantly after the property was taken over by Dyer Management. The property is poorly maintained. Trash regularly accumulates around the complex, leaves are left piled up, broken steps go unrepaired, and lights in the breezeways frequently do not work. While tenants are responsible for some cleanliness, there is little to no visible effort from management to maintain the property overall. Maintenance response times are consistently delayed. I reported a leaking ceiling that was never repaired despite being told it would be fixed. My air conditioning went out during the summer and took over a week to resolve. My refrigerator was also broken for a week; while I was eventually reimbursed for food loss, both the repair and reimbursement were significantly delayed. There was also a serious safety issue when a fire alarm went off at 3:00 a.m. and continued for two hours with no response from management. It was not addressed only after I called, and even the fire department commented on the poor response from the new management. No apology or follow-up was offered. I've noticed management frequently responds to negative reviews by emphasizing that they are a "small Nashville business." While that may be true, it does not excuse the ongoing lack of care for residents or the condition of the property. If you are looking for the cheapest option, this may work for you--but there are better apartments and better-managed properties in the area.

So, as a group we decided to travel for a girls weekend and enjoy the property's pool. Then on June 10th, less than 72 hours before our booking, we a received a cancellation because "of everything going on." DO NOT GIVE THIS GUY YOUR MONEY.

    If I could give zero stars, I would…read more From the very beginning, living here has been nothing short of a nightmare. On move-in day, we were given the wrong apartment unit. When we voiced our unhappiness, management told us to "deal with it"--even though the property advertises that residents can break their lease within 30 days with no repercussions if they're unhappy. We brought this up during our first week, and they told us the policy "didn't apply" to us. Since then, the problems have been constant. We pay a premium for a reserved parking spot, yet our space is regularly taken by others--requiring us to tow vehicles almost weekly. Valet trash is unreliable, with trash often left uncollected. At one point, a broken trash bin caused garbage to pile up to the ceiling on every floor for months. The hallways reeked, doors to trash rooms couldn't be opened, and when I brought my concerns to the property manager, they showed zero sympathy or urgency. The elevators are also constantly out of service, adding even more daily frustration. The turnover rate for staff is extremely high, and it shows. Airbnb guests frequently stay here--despite management telling us at move-in that the property does not allow them. We later discovered that nearly half the property is Airbnb units. These short-term guests have stolen our belongings and damaged shared spaces, and management still didn't care. Communication here is almost non-existent. If there's a property-wide problem--like the Wi-Fi outage we've been dealing with for five days--you can expect zero updates, no acknowledgment that the issue even exists, and certainly no offer of compensation or apology for the inconvenience. Something as simple as a quick email to residents would go a long way, yet management can't be bothered. Our unit has had nonstop maintenance issues--from the dryer (which still makes a loud, alarming noise) to the ice maker, fridge, and air conditioning. The only positive here has been the maintenance staff, who try their best under difficult circumstances. The property is marketed as "luxury," but there is nothing luxurious about broken gates damaging residents' vehicles, elevators constantly malfunctioning, trash piling up for months, unreliable Wi-Fi, and management's complete disregard for residents' concerns. Even with video evidence of the gate arm damaging cars, management told us it was "our responsibility" to deal with it.

Mint House at the Reserve met our criteria and so much more! This is a US Mint building so the hallways still had the old vault doors and so much history. So cool! We stayed in a King studio and have ample room. The kitchen was fully equipped and our unit had a washer/dryer. We even had a small patio which made things easy with our dogs. Each unit comes with a parking pass so we did not have to worry about finding spaces or paying to park. A communal, outdoor space provided a fireplace and seating, while the inside area had a large table and chairs for working. The building also has a fitness area. They thought of everything! The location was within walking distance of all the attractions -Broadway, the Gulch, downtown. A Publix was a short distance away so groceries were also a breeze. We will definitely be back!

The only drawback back was that they were still renovating parts of the building and the gym temperature was set at 80 degrees. Apparently, the front office said maintenance could not fix it. ‍I absolutely loved the history behind this building and would have loved a tour of the different vaults.
