I tend to dismiss those reviews since they don't really have much skin in the Yelp game. There were just two elite reviews and that was a red flag to me as well. Nonetheless, I decided to give this company a chance and got a same day appointment to rid us of our carpenter ant issue. We've had carpenter ants running up and down our garage exterior for a long time and in the last few days we've had flying ants show up in our living room. It was time to bring in the pros. One thing you need to be aware of is that you can schedule an appointment for this service, but like most pest control companies, they will insist on a quarterly service agreement on top of the initial service. Our initial service cost was $134 which included a $75 discount that came with a $53 monthly payment for each quarterly visit. That comes to over $700 a year ( not including termite issue) for the basic service which does not apply to fire ants. Since I accepted the discounted initial service I had to sign up for a years worth of service before I had the option to cancel. That's something you need to keep in mind because that's a lot of money just to snuff out a few ants. The one and done service doesn't really pay the bills, it's the subscription service that drives the business. My same day appointment was scheduled between noon and three, they ( tech +trainee) showed up shortly after two. I let the tech know about the ant issue and we walked around the perimeter of the property while he swept away wasp nests. Inside he sprayed some powder in the upstairs attic while looking for any possible rodent infestation. The tech did spot some termite activity at the corner of the garage. After spraying the perimeter and infected areas with poison, he then treated the yard with ant bait that looked like Andro. We decided against spraying chemicals indoors due to sensitivities. The discovery of termites greatly added to the bill as pictured below. I'll go ahead and get the termite service and the quarterly check up during the contract period. I thought I would include all the bills and pertinent information so that you can get some idea of what you might experience. One thing that did catch me off guard was that after they left, I received a brief survey which then led me to a tip screen for the tech. It's not that he didn't deserve a tip, it was just the first time I had seen this form of online solicitation. Overall great experience with knowledgeable and friendly techs, not real happy about being funneled into a monthly payment plan for quarterly visits, but we'll see where that leads. Check out the photos. Possible updates may follow.....perhaps leading to a 5th star.

    On August 1, 2022, I contracted with It's Bugs or Us, represented by Brandon Swartz, to exterminate…read morethe rats in my house and remediate the damage that had been done. See attachments "Attic & Crawlspace Proposal - Insulation Install Only" and "Attic & Crawlspace Proposal With Out Insulation". The remediation, of course, was not to begin until the extermination was complete. The extermination proposal ("Attic & Crawlspace Proposal With Out Insulation") states that 1. Rodent entry points will be sealed off and traps will be installed on an initial visit; 2. After 12 days, there would be a follow up visit; 3. Follow up visits would occur every 6 days thereafter. After each service visit, It's Bugs or Us would send a completed service notification detailing what had been done. Each of these notifications are attached. The initial visit was on August 6, 2022. Per the contract, the first follow up should have been August 18. However, it did not occur until a week after that on August 25. Follow ups every six days should have begun after that. However, the next follow up was 13 days later on September 8, 2022. The next visit after that was three weeks later on September 29, 2022. By the terms of the contract, there should have been eight pest control visits to our house by the end of September. There were a total of four. On the first visit, entrances to the house should have been sealed. As the completed service report shows, that never occured. During the course of all of the above visits, no rats were caught. During this time, the rats were running amok. They would walk out into rooms in broad daylight, only leaving if people chased them or yelled at them. They are a constant source of anxiety and annoyance. On October 3, 2022, It's Bugs or Us made a final trip to our house. There was not a completed service notification for this trip. On this trip, there were finally rats caught, though only seven juveniles, none of the full size rats that were regularly appearing around our house. Following the visit, my wife and I told Brandon Swartz about our dissatisfaction with the work to date and that we had decided to hire a different pest control company and rescind our contract with him. He told us that if we were dissatisfied, he did not want to be paid. I presented him with updated copies of his contracts, where he agreed to cancel the contract and that all prior charges would be refunded to us. In exchange, I agreed to pay him $1,500 for the work done to date and gave him a check in that amount. He signed the agreement and stated that he did not want to be paid if we were not happy. I disputed the charges with my credit card company, as the agreement had stated. It's Bugs or Us fought the dispute, and kept the entire $12,000 deposit. They had not done the work promised. They had not gotten rid of the rats. They had not done the remediation. However, they kept $12,000 for five visits to our house.

We hired Brandon Swartz, of It's Bugs or Us, at the beginning of August. We paid him a $12,000 deposit for the extermination and future remediation of the damage that had already been done by the rats. He told us that it would take time to truly eliminate all the rats, but he would be actively involved the whole time. The contract we signed stated that he would seal their entry points into our house, set traps in the attic and crawl spaces, leave them be for 12 days, and then check afterwards regularly every 6 days. He did not seal the house, and each visit was roughly a week to two weeks later than specified in the contract. No rats were caught in any of the traps placed in the attics or crawl spaces. For two months, we lived with rats coming into our house in broad daylight on a daily basis, despite the children loudly playing. Multiple rooms in the house were contaminated with feces and urine, and I could not go into the pantry without hearing the rustling of rats. They ate into much of our stored food, and immediately after I sanitized anything, I was greeted with fresh feces and urine. Towards the end of the two months, we called Brandon asking for him to please come, as there were literally rats looking at me through entry points in our pantry and kitchen and even standing in the middle of living spaces looking at us. He tacked mesh over the holes in the kitchen and asked me for steel wool to plug up the entry point in the pantry. The rats then busted in through the floor of the pantry. They also began appearing in our bedroom for the first time. We called Brandon again, and he set traps in our pantry. These traps did eventually catch several baby rats, much smaller than the ones we had seen around our house. At this point, I began calling other exterminators to find out whether it was normal for us to be living in this kind of constant filth and fear after two months of professional help. The general response from the multiple places I called was shock. The final straw was when I watched a rat make a flying leap across my bedroom into my wardrobe. We asked Brandon to please sign an updated contract stating that he would refund the $12,000 deposit but that we would pay him $1,500 for the work he had already done. He told us that if we were unhappy, he did not want us to pay him anything, but we insisted on paying for the time and equipment he had already invested, despite our concerns that his inaction may have allowed the rats to multiply in our house as well as allowing two months of extra damage and contamination (not to mention the demoralizing effect on us, never knowing when we would be met by a rat or its excrement). We hired a different exterminator, who did seal up all the entry points, and showed us pictures of all the various places before and after he closed them up. He also mentioned seeing only a fraction of the number of traps that Brandon claimed that he placed in the attic and crawl spaces, as well as only a fraction of the damage that we were originally going to pay Brandon to remediate. He put in repellant as well. From that day till now, no rats have entered our living spaces. It seemed as if the rat nightmare might finally be over. However, also from that day, Brandon and his wife have each been contacting us with further requests for money as well as claims that more rats had been trapped that he had not told us about, and also the claim that he did seal up our house on the first visit. We have tried hard to understand where these claims are coming from, but if he had sealed the house as he claimed he did, how were the rats entering on a daily basis for two months, a fact he was aware of? Our original deposit has still not been refunded, and today, Brandon informed my husband that he plans to sue us. If you want to get rid of rats, I highly recommend choosing another company.
