    Wanted to leave 0 stars . Roach infestations in every complex they own. They refuse to tent the buildings to get rid of the issue and instead hire cheap services to "spray" which doesn't do anything . Black mold everywhere . Of course you never see any of this when you tour the place because they paint over the mold and the roaches are hidden during the day . Ask to move the stove and I bet they will come out . Management sucks !!!! No one helps at all, they IGNORE all requests. Don't rent from them!!!!

    It would be a zero but they won't allow this company and it's apartments are all trash please be advised not to move here ever if they are the management for your property leave now !! I posted a few photos but there are so many more this place is roach infested and trash is everywhere they won't respond to you the worst of it is I got sick twice from the black mold and they won't come to fix or clean I will be suing !!!!! Virginia is a liar and won't respond to you ever also all of their places are like this BEWARE ILL ADD PHOTOS OF BLACK MOLD AND BATHTUB ASWELL THAT THEY NEVER FIXED !!!

    The. WORST. APARTMENT. COMPLEX (Westview Apartments 334 S. Westlake Avenue) AND MANAGEMENT TEAM (JK Residential Marcus Lee, Jeff Wu, Jessica (supervisor) and all communication staff YET!!!!!!!! I have documentation, photos, and videos! Nowhere is safe!!!!! Nowhere was safe! Homeless and gang meme era sleeping n the stairwell! Roaches meet u from the laundry room and beyond. Nowhere is safe. And now they want to charge $1200per unit when the elevator isn't even up to code and hasn't been checked with the board since 2015. I have proof. All I wanted to know was why was I being charged to renovate a unit that was not renovated when I moved in.

    They don't tell you the units have roaches until you start seeing them come out at night.

    THIS REVIEW IS FOR SUN TERRACE APARTMENTS AT 8437 CEDROS AVE PANORAMA CA 91404 ---- I currently live here. Moved in December 2021 and I signed a one year lease. The apartments are ROACH INFESTED and they don't mention that when you are looking to rent. Even when you view the apartment during the day roaches aren't out.The manager Magdalena is extremely rude and unprofessional, I had a call with her today and her supervisor VIRGINIA LESLIE was on 3 way. Magdalena told me to "Be Quiet" several times on the phone today and also hung up on me. This is all while her supervisor was on the line. VIRGINIA LESLIE didn't bother to call me back to apologize on behalf of Magdalena. The homeless are always in our building and I live on the 3rd floor. The homeless have been in front of my unit door on the 3rd floor. Also i asked my pet to be removed from the lease and the Magdalena (the "manager") said any time she sees my pet it will be $50.00 . SAVE YOUR MONEY, THIS APARTMENT COMPLEX IS NOT WORTH IT!

    To whom it may concern, I Jeffery Floyd live at 10800 South Main Street apartment, 111 Los Angeles, CA 90061. During my stay at this apartment building. I have encountered mold, bug infstation such as roaches and bed books. There is dog feces all throughout the outside of the apartment building. Multiple times the pipes burst underground given off an horrible smell of sewage. There is trash everywhere in the front of the building which maintenance does not clean. Three times I have been locked inside of the gate causing me to miss work. My apartment unit has flooded at least 5 times. Once from an upstairs neighbor, from the fire extinguishers inside of my unit, and multiple times from the rain. After the last encounter from the rain Chateau, the owner of the apartments told the manager Richard that he was going to refund me from my property damages. He asked for an estimate and receipt which were given. It has been months and I haven't received any word from chateau. Richard no longer works for evergreen apartments. But told me I can use him as a reference if need. I have contacted the health department on these matters and have documents if need it. Evergreen apartments

    Oh just driving to small claims court tomorrow so I can get back my $1200 deposit since they went a month without fixing my mailbox or properly addressing the roach infestation. The Civil Code violations are through the roof and I am shocked that they are allowed to still do business in the city.

    The parking garage at York Pointe apartments in Hawthorne. The pipes leaked all over people cars, leaving puddles of nasty water.

    First off, the only 5 star review is fake from A PROPERTY MANAGER IRENE HERSELF! All other reviews are spot on with what a scam this company is! DO NOT MOVE HERE!!!! This place was NOTHING but a headache and a slum for the whole year I lived there. I could not wait to leave! And to top it off, upon moving out, they kept over $700 of my deposit for "insufficient notice" when in fact I gave nearly 60 days notice that I would not renew my lease, the law requires 30. My move-out paperwork has the date they received my notice, yet they still wrongly charged me and at this point it's apparent they did it intentionally to take advantage, like they have done many others but(see reviews on JK RESIDENTIAL). I called 8 times over the course of 2 months to talk to someone about the blatant mistake. EIGHT. Not 1 single call was returned. The receptionist would "take a message and have the supervisor call me back" everytime. Surprise! They never did. They would have no problem calling tenants back if they were running a legitimate business. JK Residential has MANY BBB complaints and lawsuits filed against them. I wish I had been able to find this information prior to signing a lease, rather than after move in. I'm currently waiting to go to court to get my money back. Other issues I had to deal with while here: 1. No mailbox key for almost a month(illegal). The law states landlords have a maximum of 14 days to provide a key. In the meantime, I had to hold my mail at the post office and go several days a week to pick it up! 2. Extensive repairs were supposed to be done prior to move in. They pushed my move in date back 1 week. Then again another week!! And on move in day I show up to get my key, I was SHOCKED that nothing had been done!! What was the 2 week hold up then? At that point, I had no choice but to move in. IT TOOK THEM 3 MONTHS AFTER MOVE IN TO FINALLY GET THE REPAIRS DONE THAT WERE SUPPOSED TO BE DONE PRIOR TO MOVE IN!!!!!! 3. It took 3.5 months to get a copy of my lease. Yea, you read that right. I had to literally hound the "property manager" Irene to FINALLY get a copy of the lease. Again, THIS IS ILLEGAL!!! The CA law states landlords have days to get tenants a copy of the lease they signed. JK Resisential went well over that time with 3.5 months. 4. I would never get the proper written notice to enter my apartment. The incompetent property manager Irene would call me while I was at work and say "a maintenance guy is here. Can he enter?" Like WTF?! Not only is insufficient notice to enter illegal, it was a constant pain to get calls like this. Please do yourself a favor and avoid York Pointe and ANY property managed by JK Residential.

    stay away as far as possible!!!!!!!! mold, roaches, no care for tenants, extra charges for no reason. stay away!!!!!

When I finally let them go I hired Neena and her team, letting them take over the mess. Right from the get go I felt the difference. Honesty, communication, reliability and hands on approach are just a few of the qualities Neena at Designation properties has to offer. Neena also inherited a challenging situation from the previous management company and she took it on like a pro, putting the pieces back together while giving me a chance to some true Owner peace of mind. I'm so grateful for having someone to trust with my assets, especially in my delicate situation. From Ben, Neena, Olivia and the rest of the team each person I've dealt with listen to the requests made and immediately act upon it to ensure tenants are comfortable and secure within their living quarters. I've had experiences with other management companies that won't care to follow up with requests or issues but rather blame individuals or make them live with the inconvenience and just collect their monthly rent. Great to work but even better people!!

They conveniently did not know which parking spot was the one that came with the unit during the apartment tour. After signing a lease, they gave me a parking spot not up to LA CITY code. They do not respond to you and don't treat you as a human being should. They made me cry myself to sleep in apartment I couldn't cook in and felt disgusted in. They gave me an apartment with mold and peeling countertops and I couldn't park in my "assigned" spot. Samuel Perez ignores my emails regarding early lease termination. I have had to go look for legal counsel. This is the worst experience I've ever had to deal with.

    Nightmare property management…read more Aside from the constant entering of tennants units, countless safety concerns and lack of replies towards actual maintenance requests - I am counting down the days until I move out of an Adaptive Realty Property. My AC hasn't worked in weeks, maintence destroyed my flooring, you have to be strategic about throwing your trash out in the overflowing dumpster. You'll be lucky to fit one small bag of trash in the dumpster. I tried to terminate my lease just 3 weeks into living here after the previous tenant from my unit came banging on my door in the middle of the night but they didn't allow it. They are 'pet friendly', however the 3 foot talll unmowed patch of grass is filled with shattered glass and other misc paraphernalia. If you step over the tents to walk to the neighbors grass patch, you'll find every surrounding wall tagged by competing gangs. Serious safety concerns among countless other things.

    I am extremely disappointed with the level of service and communication I have received…read more For over a month, I have been reporting an irrigation issue affecting the HOA-maintained landscaping in front of my unit. Despite multiple emails, follow-ups, photos, and detailed explanations, the issue remains unresolved. The grass and landscaping continue to dry out and develop brown patches while I am still waiting for meaningful action. What has been most frustrating is the lack of urgency and communication. Responses often take a long time, and when I do receive a response, I feel that my concerns are being dismissed rather than properly investigated. I have personally tested the irrigation controller and documented that the sprinklers are not operating as expected, yet I am still being told everything is working properly. I also find it unreasonable that I was advised to hire and pay for my own plumber to investigate a problem that appears to involve landscaping and irrigation systems maintained by the HOA. As a homeowner who pays HOA dues every month, I expect the management company to thoroughly investigate issues involving common-area maintenance before shifting responsibility to residents. My experience with Angee has been frustrating because despite numerous communications and requests for assistance, I still do not feel that the issue has been taken seriously or addressed appropriately. I understand that repairs can take time, but residents deserve timely communication, accountability, and a genuine effort to resolve problems. Unfortunately, that has not been my experience.
