UPDATE: I used Jim again this past week to do some random things in the home- put in a safety film on a window, fix a dripping spout and my garage door, install GFCI outlets and a hand rail, and inspect my attic. Once again, he delivered! He worked on my timeline for a fair price- this time doing almost all the work himself. He was great with my dog and kids, came by on weekends when needed and was fine with several last minute requests. We're moving to Alexandria and I'm glad that's in his service area because we will definitely use him again! ------------------------------------------------ I have to give this crew 5-stars. I could not be more pleased. Jim is the owner of the business. He's really friendly and really responsive- he answered my frantic texts and calls on the day of his daughter's WEDDING! But his worker Mr. Miguel is really where it's at. Mr. Miguel is so friendly. He pets my dog, talks to my kids and is really responsive whenever I inquire about a specific task. They have done about 5 days of work at my house and nearly everyday, Mr. Miguel is here until 8 p.m. or later. As I write this, he is on my porch fixing some dry rot by the light of a spotlight and my porch light. Don't worry, I fed him pizza. :) one day, he and the crew worked for an afternoon in the snow! I hired the crew to paint all my outdoor trim and fix a pretty significant amount of dry rot on my window sills and chimney. It's almost all completed and it looks really nice! They worked on a tight timeline too! Their rates are really great... not the cheapest, but still about 300 dollars cheaper than two other companies we got quotes from, and they were able to start just a day or two later. Jim came by today for a final walk-through and I pointed out a couple sections of the sills that I thought needed replaced and not just painted. Mr. Miguel was out here less than 3 hours later to fix it. I wouldn't hesitate to hire this company. read more

I put my down deposit in October and the 1st renovation for granite tops were completed within a few weeks. However other renovations took 5 months to complete and the workmanship was either rushed or not completed. Subcontractors didn't use a tarp over the AC/electrical box. The deck had a birds nest on it before/after it was painted, indicating that it wasn't power washed before the paint job. We agreed to use paint that would seal the wood splinters for the deck, he used paint that made the chipping worse. I paid to have the AC unit leveled, he placed a block of wood under it versus use gravel like agreed. The tile job was uneven, so he had his subcontractors redo it using spacers. When it was addressed again that the tile job was still uneven, he realized that the tiles were not the same size and would not fix the issue. Then my bathroom door wouldn't close and the tile job lifted the carpet from the master bedroom. I paid for him to fix my roof, but did not provide me with the contact information of the roofer. After another inspector came to check the work, it was discovered that no repairs were done. When confronting him about this, he did not respond and he kept my money. I waited 5 months after the work was supposed to be completed, it was terrible workmanship, some of the work was never completed, and he kept my money. read more

March 5, 2016 - Jim Weiss (Contractor) Arrived (9:00 am and was gone by 9:45 am "Jim Weiss did not do the work he promised") at my home with a crew of (4) men to finish the work that he did not complete from our February 4, 2016 Contract. Jim Weiss wanted me to sign another contract (please see attached) which he wanted me to agree to pay him an additional $2,000+ for fees and materials. I told Jim Weiss " I did not understand because we both had agreed that I had already paid and that he was just finishing up, moreover, I would sign the addendum after he completed the work".. When I did not sign the attached (3) page addendum, Jim Weiss stated "I cannot do the work" - he and his crew of (4) men packed up their equipment / got in their cars and were gone. The (4) items that Jim Weiss was supposed to complete that morning where as follows: 1) install kitchen backsplash (not done). 2) install under cabinet lights (not done). 3) install electric plates over (15) receptacles (not done) 4) install electric outlet receptacle in cabinet for microwave connection (not done) February 4, 2016 - Jim Weiss (Contractor) I signed a contract JMW Construction LLC, Jim Weiss (contractor) which stated the job would be finished within 8-10 days. February 10, 2016 is around that time that I gave Jim his 2nd installment and then he was hard to find, didn't pick up the phone....As soon as I gave him the 2nd deposit. He stop showing (always missing). That's when I noticed he was not being honest. If he asked to change the payment about - don't fall for it. Only pay him 1/3rd at each phase of the work.. He didn't think it was important for him to be present when the cabinets arrived. He left holes in my ceiling and walls.When I discussed the holes he acted as if it didn't matter. Jim Weiss breached our contract and did not complete the following work in which I had already paid him to do: 1. plumbing - extend water line (which was in the contract) 2. did not put toilet & vanity back in 1/2 bathroom after installing the new flooring - Jim Weiss stated "It would cost an additional $2,100 to reinstall because it is like doing a complete bathroom remodel)", 3. did not install electric outlet in cabinet but installed an electric box for microwave connection 4. did not put electric plates on over (15) receptacles leaving exposed electricity 5. refused to put in shoe molding in the 321 square feet of new flooring 6. did not put in kitchen backsplash under cabinets (which was in the contract) 7. left holes in ceiling and walls were electric wiring was done 8. did not cover my stove, refrigerator, or dishwasher (dust everywhere) 9. left back door open and unlocked on the coldest weekend in February of 2016. Jim put in 321 sq feet of flooring (kitchen, den and 1/2 bath) but refused to do baseboards - "he stated its an additional charge". But he put the old baseboards back, which look hideous with gaps and scrapes, does'nt meet the floor and does meet the wall. Who puts in a new floor and does not include shoe molding? He put in 1/2 bath floors but refused to do baseboards. Refused to put toilet and vanity back - stated "that's like doing a whole new bathroom" and gave me a bill for $1,200 (but I've already paid for the floors - so how is that like doing a new bathroom? If you take something out -- you should put it back...daaa :( I came home from work...His workers left my backdoor wide open and unlocked (this is February 2016) very cold. Jim Weiss did a great job on our bathroom remodel, completely gutting the old one and turning it into a modern, state of the art bath. There was a lot of custom work, and a lot of the materials were difficult to work with. The results are beautiful and get a lot of compliments. Jim himself was a real pleasure to work with, extremely knowledgable and committed to doing a great job. I was a pretty demanding client (to put it politely) and he worked patiently with me to make sure everything turned out perfectly. Just one example -- when faced with an unexpected problem in the shower, the tile installer suggested a work-around solution. It sounded ok to me, but Jim thought about it and said, "It would be ok for ten years, but you might have problems after that." So he jumped in his truck and drove for two hours to get the proper replacement piece. Not many contractors will go the extra mile, like that. He takes pride in his work. Jim was pleasant to speak with but was completely unreliable. Could never be counted on to show up when he said he would. Sent several different crews to our house whenever he felt like it without notice and after several weeks of no one showing up, a new crew just barged into my bedroom early in the morning unannounced. In the end he just stopped showing up for the job despite his constant promises and left several tasks incomplete and left his equipment cluttered around my house. We fired him and had someone else complete the job. He left owing us $5000 and although he signed an addendum to the agreement saying that he would pay us back the full amount, he has yet to pay a dime in over 2 months. He lied an claimed he had put a check in the mail over a month ago. Never trust anything he says!! read more

Where to begin? I just bought a 50 year old house in Alexandria and had a bathroom and laundry room to renovate. I received a few contractor recommendations from friends whom I promptly called as I was anxious to get the work started. None of them even returned my calls. So, I turned to yelp. I called Jim immediately after reading his reviews. He answered the phone (which in my experience never happened) and we set up a time to meet. Upon meeting him I felt very comfortable and provided a fast and fair estimate. Hired! During the course of the next month, Jim and his guys performed a complete demo and remodel of my 1961 bathroom, and finished my previously unfinished (and pretty scary) laundry room, including building me a wall to support a beautiful granite remnant counter that Jim helped me select and had cut to my custom size. They also took care of numerous other jobs around my house in the process, including an emergency plumbing job (thank you!!) that could have gotten extremely expensive had we had to call in a plumber. The finished product is beautiful and we couldn't be happier. In fact, we have been so pleased that he is now back here painting the outside of the house for us, replacing all of our windows, installing landscape lighting, replacing interior doors and a few other projects. We plan to have him back next year for some other big projects as well. And I have to say we will miss him once we run out of work - especially my ten month old son whom he is constantly making laugh! Overall, Jim is knowledgeable and experienced, totally versatile and has very fair prices. He is a great guy too - can't wait to have a beer when we are all wrapped up (for this year)! Update: Since my last review, Jim completed the exterior stuff I listed above, and in addition we decided to replace the roof which was about 30 years old - yikes! Once that was complete, we went ahead and did our basement. It was a scary old unfinished space full of spiders and crickets, but had high ceilings and lots of potential. Jim helped me plan the space, and Rico and the guys made it come to life. We added a full bath complete with a beautifully tiled stall shower. They built me a huge toy closet with shelves for all of my son's stuff, a huge storage area complete with built in shelving and a new painted floor to make it a little less reminiscent of the old unfinished space, and added an egress to keep with Alexandria's code (which not only provides an emergency exit, but also adds a ton of natural light making it feel less "basementy"). Finally, we added an awesome quality carpet (which Jim helped me pick out from a local wholesaler) to finish the space, and it was so nice that we tore out the family room carpet and carried it right up the stairs. During the process of the reno we realized we needed to add a second sump pump in the basement (we are at the bottom of a hill in front and back) and Jim made it happen without any bumps in the road. I was stuck in a bit of trouble with a interior home improvement project. In a frantic sweep of yelp I asked Mr. Weiss if he could provide me a quote the next day. Mr Weiss agreed to fit me into his schedule and was on time. While going over the project Jim was very thorough and honest about what it would cost and did not dress anything up but what direct. Although we did not pick Jim for this job, the effort Jim put into providing a potential customer the information they needed to make a good decision is not only decent but admirable. read more

Similar to another reviewer, I can't speak for the workmanship of JMW Construction, but only to the professionalism, which is lacking. Back in February, Jim came by to give us an estimate for a temporary wall we wanted to have constructed to add a 3rd bedroom. Jim did get right back to me when I contacted, and even stopped by that day, but we never heard back from him with an estimate. I even reached out to him twice over phone and email, but never heard back. I hear this is common among contractors in the area, but I definitely feel like it's really unprofessional. It's fine if Jim decided our project wasn't a profitable one for the time investment, but it would have been nice to be told that instead of trying to chase him down and come to that conclusion on our own. read more

Have used Jim a couple times over the years. First time was to stain a deck, repair/repaint trim, fix attic exhaust fan, and various repair on a recently bought townhouse. Jim and crew did a fantastic job. Used him again last year to spot repair roof shingles and then again this spring to put on a new roof and flashing. Jim's crew, led by Juan, did an outstanding job. Jim's crews are very busy so the schedule sometimes doesn't go as planned, but the work is top notch. Jim is great to work with and prices are very reasonable. I ended up installing the shower I was having Jim give me a quote on with the help of my father (who just happened to be in town), so this review is NOT for the quality of his work. Jim and I had trouble connecting a few times--I had to chase him down for a quote I was waiting on, and we had to arrange a different meeting time since he was held up on another job...but otherwise, he seemed to be a solid solution to putting in the shower I was planning. He started our project immediately, carefully stained our deck and took extra care not to affect our neighbors (we live in a middle townhouse). We asked Jim to come back and to paint another wall and install custom shelving in our nursery. Jim did a fantastic job again! The whole process (from estimate to job completion was easy). We also asked him to add dimmers to some of the switches in the house. He was patient as we tried different bulbs to make sure we got the desired effect. He knows every element of renovation and construction, his standards are very high, he is an honest and very decent gentleman, and his patience for the challenging and frustrating retrofitting of the valuable old houses in the Washington DC region seems endless. And his prices are very reasonable. Before I go into more detail on Jim's stellar qualities, let me address the issue of his availability. Because he and his team are so good, they are in great demand. If you need some project done immediately, it is worth seeing if Jim can fit you in. He will do emergency work. However, clients must understand that these owner led high quality but relatively small construction teams cannot remain idle or they would go broke. The big firms can sometimes come immediately, but they may do that by charging high prices and also they subcontract extra work to temporarily hired workers: be warned that you could wind up paying a high price for work by non-committed temps. Nothing against other firms, I am just making the point that Jim Weiss is worth waiting for. Once Jim shows up at a home, most people begin to regard him as one of the family, a big brother who miraculously can fix everything wrong with their home. If a home owner calls him to redo a bathroom, for instance, it doesn't take the person long to realize that Jim can do the other hundred repairs and renovations that they worry over at night. So Jim Weiss's renovation and repair relationships grow, and take place over weeks and even months. You will continue to call him back! In my case, I was bringing my 1942 Colonial in northwest Washington up to my perfectionist standards. I consider my home in the heritage category, so painstaking retrofitting is required to preserve the fabulous old wood and so on. Jim, more than any other contractor I have used, is a problem solver. He can correct crazy repairs made by previous owners, for instance; he dealt with removal of a dishwasher for me that had been tiled in place under a field stone topped cabinet. This was so difficult without damaging the old structures, but he did it! His expertise and his patience are amazing. Jim and his team do the gamut of work: wood and carpentry, electrical, tiling, plumbing, windows, mounting shutters, etc. and they do it to the highest standard. In the fall, we had Jim and his crew demo our small downstairs bath completely, and update it from top to bottom. After reading the reviews on Yelp, I was very excited to reach out to Jim. We have a laundry list of repairs that we need done to our condo and was interested in building a relationship with a contractor that we could potentially use to renovate a fixer-upper single family home. I reached out to Jim and he came out the next day to assess our needs from replacing windows to filling in missing grout. He was friendly, seemed knowledeable and said he would send an estimate a week later. After two weeks, I followed up - he said he had sent it and said he would check that night to see what happened. Another week passed, I called again - he asked for my email address again and said he would check and resend. I never received an estimate. If he wasn't interested in the work or if the scope was to small, I would have preferred him just letting me know when he came on-site or perhaps after the first call.
