We rented a house in Nags Head from 8/8-8/15. The pictures on the Joe Lamb website don't do the property justice, and I mean that in the worst possible way. The house was a slum. I have pictures if anyone is interested: 1. Ceiling fan in one of the master bedrooms was hanging by one wire (to be fair we did request this be fixed and it was) 2. Freezers need defrosted throughout and there is water damage on the walls and ceiling - extensive damage by the 1st floor freezer that could now include mold 3. Furniture was ripped and stained 4. Vegetation is over running the pool 5. TVs were missing from rooms 6. Shower curtains were ripped 7. Ants in the bathroom and kitchen 8. Silverware for 9 people in a house that can sleep 16 9. Cockroach infestation (4 killed in the house and more seen on the deck) 10. Ripped screens on several windows 11. Etc. This is my family's 6th trip to the Outer Banks. This is by far the worst house we've stayed in. There are plenty of houses to chose from in OBX. Don't pick this one. read more

House # 426 named Jay Jones. The house was dirty upon arrival. Surfaces sticky and floors sandy. Windowsills and baseboards dust coated. There is a large amount of fuzzy mold growing on several windowsills. IMO the cloth furniture is stained to the point of being disgusting. The washer and dryer did not work and it took a week to get it repaired as they showed up Wednesday of our second week-a week or more after we reported the problem. If we hadn't been renting for 2 weeks we would not have seen a repair man. All paid up ($5k+) in advance so not leaving but truly IMO a horrible place. The Sands, Kill Devil Hills Definitely not worth what we paid, considering there was a filthy closet space with heating units that were covered in dirt and a hole in the wall, unsealed, around the shower unit. Best of all! Cockroaches, BIG ONES, on the top floor nonetheless! When we contacted the building supervisor we were told that the Outer Banks has a problem with "palmetto bugs" and "they are everywhere". After a quick Google search, I found that "palmetto bug" is just a fancy name for cockroach. I would think carefully about renting here, especially on the top floor since a room full of "palmetto bugs" cut our family vacation in half. I understand that a room could have spiders, mosquitos, ants, etc, but these are cockroaches, that carry germs and can infect food and personal property. Currently, still waiting for "owner" to contact us about getting reimbursed for 1/2 the vacation we didn't have. Like I mentioned, I would think very carefully before renting here since we saw "palmetto bugs" all around the property. read more

Our beach vacation rental was filthy. We personally visited their office to report this and to request it be cleaned. They told us someone would be out the next day to clean but no one ever came. So we spent time on our Vacation on which we had spent $3000 vacuuming, sweeping and cleaning dirty windows. The previous week's tenants dirty laundry also sat out in our driveway the whole week. One of the showers curtains was completely ripped, so we had to purchase one ourselves and replace that. We have attempted several times for the past few weeks to contact them and receive a partial refund, and only got a rude email reply back. We will Never rent through Joe Lamb Realty again, and hope that you choose to do the same. read more

In response to Jodie H., regarding our staying at Brigadune on September 27, 2020. I did not complain about the toilet not flushing but your response indicated that there was a problem with the "drain fields". Did you already know there was a problem? After we realized there was a problem flushing the toilet, we used the toilet upstairs which worked fine. But the water running through the pipes in the bedrooms was very annoying making it very hard to sleep. Also, we were there at 3:00 pm. We were told that check in was at 4:00 pm. We received a text at 4:00 pm with the key code number for entry. We tried for about 20 minutes (using # and the 6 digit code) and were never able to get the lock to open. At the same time I was calling to report that we couldn't get in, we were able to gain access to the downstairs front door by just turning the knob!!! It was unlocked!!!! Since you seemed to be wondering how we like our stay in May of this year (different location), I will tell you now, that it was great. The house was clean and well equipped for a weeks stay. But I did not leave a review because the website does not have a way to leave a review. The reviews on your site are dated and not indicative of what you we experienced in September! I know that this has been a tough year but we paid for a clean house which means you paid someone to clean it. You need to have someone inspect the properties before you make them available. Doors did not operate correctly and boards loose on steps and deck. Cracked walls in shower! And many other items. Rental company was made aware of all this. Review of Joe Lamb Jr & Associates - BEWARE We stayed at the Tides Inn (212) - very disappointed The following was submitted to the standard Joe Lamb email survey and multiple emails were sent to the staff without any response or acknowledgement. Of course this review is not posted on the Joe Lamb website because. The unit master bedroom bathroom was clearly either not cleaned at all, or not cleaned very well. Upon our arrival the shower in the master bedroom had a long women's hair hanging on the wall of the shower and used soap still in the bath tub ledge. We were immediately uncomfortable and concerned about what else may have been missed that is not visible. We arrived early at the house at 11am to beat the traffic and the cleaners finished sometime before 11am. We know this because we could look through windows. So obviously there was not a deep cleaning unless they started before the previous renters left. Needless to say we were horrified and disappointed. And to think that we are in a once in a hundred year pandemic is mind boggling how this can happen. Is there no quality control? We were not comfortable in the unit knowing it was not properly cleaned and are concerned about the virus. If we had an option to leave on Sunday we would have if there was another option. The second major problem was the Wifi did not work. Multiple people staying were counting on that for work purposes. Our daughter is a teacher and had to be able to be on line at 8 Monday morning. She was panicked and had to call multiple people to arrange coverage. Needless to say her vacation started out not as planned. It took two days to resolve. Other factors that contribute to our disappointment and dissatisfaction was the door on the upper level did not close, an old moldy soap dispenser was left in one of the bathrooms and was used and discovered by one of our guests. We have pictures to document these issues. Owners should be required to make basic upgrades each year to justify the rates they charge;i.e. new shower curtain liners. We understand that human error is possible with anything, but given we are in the midst of an unprecedented pandemic, this is really unacceptable and would be the last thing to expect. read more

NEVER AGAIN. We rented from Joe Lamb for the first (and last time) a property called Daisy's Dune, 1907 S. Virginia Dare Trail, Kill Devil Hills, NC 27948 for Thanksgiving week 2019. The process was straight forward and the communication was appropriate and timely. The place was a dump! We were so very disappointed at the run down house. We could not see out of the super dirty windows. The house looked like it has never been maintained and all of the furniture was old and disgusting. The bed covers were nasty. The window blinds mostly broken and some did not go up not allowing for us to see the ocean. The kitchen appliances so old and nearly non-functional, the cookware and all kitchen stuff was old and broken. Wow, I can go on and on. I must mention it was a pet friendly house and they charged us $100/pet and there was not one thing pet friendly about the house. There was a broken gate to keep dogs on deck but it had to be held in place by a chair. DISGUSTING experience. WASTE of money. I filled out the guest satisfaction survey and provided this feedback and never heard from anyone at Joe Lamb. DON'T RECOMMEND. read more

It's a shame that people keep using Joe Lamb because that is what they are used to doing. There is always an issue with a Joe Lamb managed house. Two years ago a vent cover fell on my daughters' head from the ceiling of "Driftwood" property. They did send someone that day to fix it but the house was old dusty and rusty. Last year was a flooded driveway and basement in another Joe Lamb house near Driftwood (can't find the name). And this year we stayed at "Sunnyside" at 8533 S. Old Oregon Inlet Road. We thought at first that they house was good.....then we found the soiled carpet, lights that didn't work and yes, the roaches. "Those are just water bugs" says Barbara at Joe Lamb. Well, I guess Barbara failed exterminator school because the actual exterminator confirmed that they were German Cockroaches......LOTS OF GERMAN COCKROACHES!!!! Joe Lamb has set themselves up nicely to never give or have the owners give any type of refund. I will be more than adamant to refuse to stay in a Joe Lamb house anymore; so much so that if a member of my family rents one, my immediate family will skip vacation. In conclusion, please do not rent from Joe Lamb, there are many other companies to rent from in the Outer Banks. read more

While we are coping with the Covid 19 pandemic this year, I thought I should finally write a review about the FANTASTIC customer service provided to both me as a homeowner and my rental tenants. Joe Lamb communicated with me as requests from our renters came in for moving their weeks (even though the OBX was open). We worked together to refund tenants and accommodate their requests as best as we could. My family has been renting from joe lamb for about 20 years. Unfortunately, every year it keeps going down and down. It's almost as if they will represent and rent any home in any condition. We had loyalty to them, but that seem to be coming to and end. Here are some things to consider/look out for prior to renting: 1.) beware of the nicely done photography. They make the homes look way better than they actually are. The home we are in this year had the picture of a nice spacious pool... when in reality it is very tiny. The photos also have off the impression of a clean home, however the carpets are disgustingly dirty and half of the toilets in the home are not working. 2.) after you make a reservation and pay, expect to get transferred to 3-4 people if there is an issue without reaching any type of solution. Very bad customer service. 3.) check if the home has a fire extinguisher... our home 2 years ago did not and when we used the grill (which was extremely old and uncared for) a fire started and the only way to put it out was with an extinguisher from the neighboring rental home (also owned by joe lamb). Joe lamb made us pay for the neighboring fire extinguisher... 4.) lastly, don't expect quality for the HUGE quantity you are paying. Mattresses will be so firm they are like box springs, drawers will be broken, TVs won't work. Cigarette butts all around the pool area. But.... We all had fun; weather was great; close to restaurants & grocery stores & beach was right across the street. My family and I have been visiting the Outer Banks for over 10 years and recently used Joe Lamb, Jr. Realty for our May 2019 vacation. We do not normally use this realty company but decided to get a different house, a house on the beach this time due to a handful of our quests being older and not being able to access the beach. It became clear that this house was not properly inspected or maintained prior to being rented out. It should not be the responsibility of the paying quests to be the property managers. We had to initiate all of the repairs with phone calls and numerous follow up calls that took away from our vacation. It got to the point that we were calling for repairs so frequently we were told to "stop complaining" about the house. We offered numerous times to allow a representative from Joe Lamb, Jr. come walk through the home so that we could be relieved of our property maintenance duties but it was stated that that was not possible. On May 11, 2019 my sister arrived to the Outer Banks early. She went to the realty office to see if the house was available to rent a day early so that she could get into the home and get things situated for our other guests. She was able to rent the house for the extra night. Once she arrived at the home and toured and looked down to the beach she discovered that, the beach access for the rental home "True Friends 022" was completely blocked due to the beach nourishment. (Please see photos). At no time prior to the early check-in or at ANYTIME were we notified as quests that this was taking place. The beach nourishment project literally stored all of their equipment at the location directly at the bottom of the beach access stairs. What a complete and utter disappointment, a disgrace that we were not notified prior to our arrival. (I am completely aware that they beach replenishment is at temporary locations throughout the beach but this area was different. This is where they stored their air conditioned units, equipment, dumpster and piping.) If we were notified our house was in the 10 mile radius while booking we would have chosen a different house. We had multiple guests that were not able to get to the beach at all. On approximately, May 12th we discovered (after a plumber finally arrived) that there was a pipe under the sink that was not even connected causing us to not be able to clean up or use the dishwashers. It took two calls before a plumber was dispatched and we were able to clean up the mess. The following are a list of other issues that were reported to the realty company, which caused members of my family to lose precious vacation time to assist, meet and discuss matters with the multiple maintenance that had to come to the home: - The Wi-Fi did not work- had to meet with a contractor from the cable company who made necessary repairs by replacing pieces of equipment. The elevator got stuck between floors- had to call the police and fire department to have them assist in obtaining emergency access to rescue guests from the elevator ; also had to take time to meet with elevator mechanic to repair the elevator. The repairman stated maintenance was not done recently and a backup battery was installed improperly. Bathroom toilets- plumber had to fix toilet after it was running constantly. Hole in wall in family room- The owners had electrical and plumbing work done prior to our stay. Joe Lamb Jr. employees told us it's not their problem when owners don't finish work. Joe Lamb Jr employees aren't required to inspect properties each week. The hole left electric and plumbing exposed. We had kids and 2 dogs with us. 2 breakers had to be reset all week. The electrical panel was labeled wrong from the work that was done so the fire department couldn't even turn off power to the elevator when getting people out. Septic alarm- the septic system alarm went off in the middle of the night ; was reported twice to the realty company and we were told to take "navy showers" and to limit toilet usage. The repairman said the owner set the septic pump flow rates way down for the winter. The 8 bedroom oceanfront house should be prepared for 8 bedrooms being used in May. It should not be the renters responsibility to take care of it. We have been renting houses on the Outer Banks for over 10 years. We have had small maintenance issues with houses that the realtor always resolved without issue. Never have we been lied to and disregarded like we have with Joe Lamb Jr. Be very careful if you chose to rent with them. Do not believe the description of your house because you are not getting what you pay for. There are plenty of other rentals companies to chose from. Joe Lamb Jr. does not operate like the other rental companies. read more

We have been trying to call for a week now to see the status of a Fitbit and earphones that our daughter left under the pillow in the room she was using. We realized it fairly quickly and ran back into the house. But that was after the cleaners had cleaned the house and before the next people came in to rent it. We know this because we were at my parent's house two doors down. We have yet to receive a call back from Joe Lamb's establishment or from the 'lost and found' person in charge. I was told that I would receive a call back by Monday and it is now Friday. We assume at this point that Joe Lamb has thieves for cleaners and it is long gone. So frustrating that we can not even get a call back to let us know that fact. read more

We stayed in a JLJ property recently. The booking process was easy. The house was very clean. Originally I was upset about the later check in (5PM), but with the pandemic going on, I'd rather have a clean house. :) I loved the online check in. The Hospitality app made it easy to share important information with everyone going. I just booked a house for next year with JLJ, specifically Jody Herman. She has been incredible through the whole process and all my questions. She went above and beyond to make sure the house was what we needed/wanted. Major kudos for JLJ! read more

We checked in on a Sat., reported a malfunctioning refridge on Sun., several times, but to no avail..With the help of neighbors, we stored our food (well over $100 worth)..Thanks to our 12 yr. old and youtube, we realized there was a frozen vent..No one from this company called on Monday..When we called in the afternoon, we were told it was our responsibility to advise if the status..Horrible customer service..They even blamed us for putting food for the store into the fridge (??)..Never again!! read more

Over spring break this year, April 2022, my family and I rented a property through Joe Lamb Realty in the Outerbanks, NC. We ran into several issues which I will list out here and when attempting to seek compensation for the issues, we were low balled by Joe Lamb and the owners of the property. We ultimately decided to accept because it was the easy route. However, they attempted to have us sign a non-disclosure agreement - barring us from sharing our honest opinion with others or leaving any review, if it were negative. We refused and feel these are practices others should be aware of. We have rented several times (usually 2x a year) in the OBX and this is by far the worst property manager/owners we have encountered. It was also not conveyed someone would be by. Especially when we had items stolen earlier in the day. Jamie attempts to fix internet, but not able. Troubleshoots and swaps out boxes at Spectrum. o Leaves info of neighboring house wifi, but we were not in distance to connect. o Said someone will still be by tomorrow, confirming what we were told by the Joe Lamb office. Tuesday: Continued During this time Jamie was going to Spectrum, I visited the Joe Lamb office and was referred to Jeffrey. Jeffrey looked and sounded considerably ill and admitted to being sick. Despite this invited me and my small child into his office... Odd to say the least. We discussed the issues we were having in the open lobby. Stated Joe Lamb could enter the property at any time without reasonable notice. That it's in the contract. Seems off to me and I did not see this in the contract. Regardless, most renters want their privacy, want to relax and enjoy their time and not be concerned with randoms walking into the house. To bear with them and their staff because they have a small staff and a lot of rentals They'd get internet and TV working and work on the other issues Jeremy did listen to my concerns, but was not helpful in having them resolved. He ultimately advised I send this email to advise of our grievances. Wednesday - Sunday Nobody makes contact with us or shows at the house to address any of the issues Here are the issues we encountered: Some bottom locks on outside doors not operational (Deadbolts were operational) Internet did not work the entire visit Most of the bedroom TVs did not have access to cable the entire visit Several remotes without batteries First drawer in fridge broken - falls out easily and has sharp edges Urine smell at top of the stairs before top floor Back bottom door did not have pool door alarm and was never fixed as we were told it was to be on Monday (contractor never showed) Pool service on Tuesday; we were not notified of and in turn had items removed from the backyard by them Joe Lamb employee (Jamie) entering the house while we were sleeping. Nail pops and dangerous elements throughout the deck (my son actually injured himself on one) No (available) garage access (on the listing as an amenity) No (functioning) fireplace (notified right before arrival) No pool access (despite most pools being open in the area at this time and despite someone being by and taking stuff) Small fridge at upstairs bar was not working (on the listing as an amenity) read more

I usually don't review businesses on Yelp, but since I've been using Joe Lamb to book my family vacations for that last ten years, I figure it's past time. There are a few reasons I come back to Joe Lamb year after year. 1st - selection. They have a wide variety of homes they manage, oceanfront to soundfront; large groups to single family. As we are a smaller family of four, I sometimes find it difficult to find something near the beach that doesn't sleep 20. The variety means I can find something in my price budget. As the economy has fluctuated, it's been nice to not have to sacrifice family vacations. 2nd - no security deposit. Now I don't know about you, but I am tight with a penny. I certainly don't like having to pay a security deposit on a vacation rental if I don't have to. Joe Lamb does not require one so that's extra money I can spend on my vacation. 3rd - service. One year I had to call because the dishwasher wasn't working. They came out that day, determined they couldn't fix it, so they had a brand new one delivered and installed the next day. More than what I experienced, was what I observed. We were lucky enough to be able to rent a small oceanfront home one year. To the left was the walkway the home across the road would use for beach access (also a Joe Lamb property). The grandfather in that home was in a wheelchair that was too wide for the walkway. The second day we were there I watched the handyman rebuild the entire path so it was wider and had a platform so the grandfather could come down to the beach and watch his grandchildren play. It's the small acts of human kindness like that that made me a Joe Lamb customer for life. read more

We rented Petes Retreat (#178) for a week during Aug 2011. The owner obviously took pride in his property, a pride not shared by Joe Lamb. There were light bulbs burned out on our arrival and it was like pulling teeth to have Joe Lamb replace them. Simply a matter of quality control on rental turnover. The shower drains were clogged with sand and took minutes to remove the water. Although we knew beforehand, the lack of WiFi was inexcusable for the amount of money we paid. All in all, a rather disappointing experience. Would probably not use Joe Lamb again. read more

Overall I would use Joe Lamb again, but I would not book during prime time like we did this past week. We rented "Oh The Places You'll Go" #655 in Southern Shores. I could go on and on about the traffic and the time to get there to avoid it but I won't. Suffice it to say we were 4 hours early, we went to the beach, it started to rain so we found ourselves in a restaurant/bar waiting out the 3+hours to get in. We meet some local guy, he calls the office for us and boom, we get the call to come get our keys, so we did. Then we got back into the shitty traffic to make the trek a few miles to our house. The house was pretty much what I expected cleanliness wise as these rentals turn over once a week 9 months a year. We paid top dollar for this house and with insurance it was about 8K. There were 18 of us in my family!! 18!! The rush job cleaning was noticeable, the bathrooms were pretty much gross. The shower curtain liners were disgusting, all 9 bathrooms needed a deep cleaning and shower curtain liners replaced. We wished they provided toilet brushes and cleaner but we went out and purchased our own so we could clean the toilets throughout the week. All the flooring in general was worn and dirty in the corners, if you are the type to notice that like I am. The hard surface floors are laminate hardwood and they are showing wear. We found out that this particular house was almost dropped by Joe Lamb two years ago and they made the owner redo it. The carpets are in desperate need of replacing. The house has a huge round wooden dining table that sat about 15 people, we absolutely loved being able to sit and eat together and the table was gorgeous. We loved the pool and the hot tub and the pool guy came during our stay to clean and we did appreciate that as you cannot help sand accumulation no matter how well you shower off. The outside showers were a treat for us NY'ers and my brothers showered outside every day. We had to call to have someone come fix the sound in our theater room and they came out on a Sunday and did that...and he had to unclog bathtub drains as well. He was very nice and said to call if we needed anything else, which we did not. We loved the air conditioning as each floor had it's own zone. Perhaps the best feature for me was the location of the house. I would not want to be staying in Corolla and sit in that move in day traffic for hours like a lot of people do. Our house was central to shopping, restaurants and the beach road. Know going in to bring your own food for move in day as you do not want to get stuck in traffic to go grocery shopping. Shop the next morning. Have fun in the OBX, we did and I hope to return next year in less expensive accommodations. read more

After a great experience renting from Seaside Realty two years ago - there's no comparison - we will never work with Joe Lamb Jr. & Associates again! The people at rental facility where we secured our keys (at 4pm on Saturday - no earlier) were rude and disrespectful, which was a sign of things to come. Our group of 27 in a 12 bedroom house (#647: Safe Harbor) was thrilled to get settled by the pool in our house...until we realized that more than half of the chaise lounges and adirondack chairs were broken and we had a total of 7 usable chairs (3 chaise lounges, 4 adirondacks). In a 12 bedroom house, this is just unacceptable. Later that night, we discovered that a number of the wooden adirondack chairs on the upper decks were falling apart and unsafe to sit in. I called immediately and two days later, we had a few replacement adirondack chairs and a notification that we would not be getting any replacement chaise lounges. 3 chaise lounges for 27 people? Seriously? I submitted a written reimbursement request to Kim, their property manager, and she never responded to me but we did get replacement chaise lounges five days into our vacation as a result. After dinner that night (Saturday), we started the dishwasher and water immediately started running onto the floor. I called once again to leave a voicemail and alert them that the gasket on the side was broken, and and we were able to fit most of the dishes into the alternate dishwasher. Finally on Monday some kids came out to "repair" it - they diagnosed that we needed a new gasket (yes, I already let you know that...) and said they'd need to come back with a replacement part. By the following Saturday we still only had one working dishwasher in the kitchen - better than none, but certainly not the level of service I'd expect when we were paying more than $15,000 for this house. The house was decorated in decor from the Dollar Store (literally - some still had tags on it) and the kitchen was outfitted with items from tag sales (the blender had a $3 price tag on it from a tag sale and looked like it was from the 1970's). The comforters were not high quality, and one of the outdoor showers had water pressure that can best be described as a trickle. If you are looking for a top notch vacation rental, this is not the house for you and Joe Lamb Jr. & Associates does not provide the level of service you deserve. read more

Rented 016. House was OK. Good location. I'd give the house 3 stars and the staff at JL five stars. Hate to see reviews complain about JL when issues were not directly related to JL. I checked in and out in less than two minutes. I'd certainly use Joe Lamb Jr. again but may get a different house. P.S. - Nice care package when you arrive. SINKING SPELL property rented 6/23/2018 - 6/30/2018. More often than not the third level was hot and stuffy. It never cooled down under 78 degrees. I understand it was extremely hot this week, but we never encountered this at the other property we rented. The rest is about the DIRT ISSUES ... probably never had a pre-season deep cleaning and was DISGUSTING !!!!! Large vent in main living room was dirty and black; Stain on floors in the room with twin beds. The stains were on the comforter and sheets as well; On all doors going outside, there is black dirt. This is easily cleanable as we tried with just a cleaning rag; Both refrigerator freezers were not cleaned. We had to duct tape the freezer door shut on the third floor upon arrival as the door would not stay shut and we didn't want our food to go bad; In the bedroom on the third floor you could actually see dust hanging from underneath the nightstand; Grill out side was never cleaned, still had old charcoal and grates had stuck on dried food; The pool area lights only had two operational. There is a sign stating someone would come midweek to clean the pool, but we never saw anyone; The furniture on the patio is white and ALL the nails are rusted. When you look at the pictures advertising the house, this is not what is shown. No one wants to sit on benches with rusty nails. The blue furniture also is rusting and could actually fall apart. The list could go on and on and gets more than frustrating. I understand things happen, but when a person invests a significant amount of money for a vacation for their family ($6,000 range), no one should have to encounter and be expected to deal with all the issues above. There are pictures to validate these complaints. As we also discussed, it was truly frustrating to be told by the head of the housekeeping department they would make sure all of these issues are addressed and will be taken care of for the next renter. I felt this was a slap in my face and was dismissive of the issues I was trying to discuss. My family and I rented a home with Joe Lamb Realty. My car, (which was approximately 2300 miles old) was hit by a golf ball and the golfer did not claim responsibility. I called the property management to get the Homeowners Liability policy information as the car was parked legally in a spot in the driveway as instructed by the rental agreement. I was called a day later by Jeff (I believe) and he told me that the Homeowners policy does not cover it. He also said if I had purchased the insurance protection option I would've been covered. I disagree. I investigated both claims and was LIED to. #1: A homeowners policy does cover this liabilty. #2: The optional insurance I was told to purchase covers medical emergencies and trip interruption and not personal property damage as posted by Red Sky Trip Insurance. I have filed the insurance claim with my car insurance because I'm well aware if I were to sue, I would win, but the hassle of collecting what is owed to me would take months to a year. I believe they know that. I will NEVER rent from this Realty again. I do not accept it when I am lied to by someone who is simply trying to placate me over the phone. Renter BEWARE!! read more

The pictures on the website of 640 sandy bottoms were spot on. Gorgeous house, well maintained very comfortable for the 19 family members we had there. Easy checkin/checkout, easy online payments. The house was close to beaches and shopping and national parks. We had a slight problem with the pool filter and the maintenance man was out immediately. I am recommending every one use Joe Lamb Jr. for their trip to the OBX!! read more

Very poor customer service. Joe Lamb Jr did not respond in a timely fashion to a urgent problem and left us with an inappropriately functioning fridge/freezer for the entire 2 weeks of our vacation. Property 950 - Nags Head is located on the soundside near Jockey RIdge. The home is lovely, but unfortunately not up to par in regard to working appliances. The description of the house indicated that was a fully functioning gourmet kitchen which included a bar area with an ice maker. We were a family of 4 adults and 3 children. We brought enough food to assure we would not have to bring in food or go to restaurants. Unfortunately, within 24 hours the refrigerator/freezer was not functioning correctly and we called maintenance. The appliance did not maintain appropriate temperatures. The freezer ran hot so the food did not remain fully frozen and the fridge also ran above the appropriate temp. Because the food in the freezer did not remain frozen there was concern about bacteria. We ended up discarding hundreds of dollars of food and were forced to bring food in or go to restaurants. This tremendously increased the cost of our vacation and pushed us way over our vacation budget. The water and ice dispenser in the fridge was not functional at all. Initially, that wasn't an issue because the ice maker in the bar area provided ice. Within a day the bar ice maker started making loud noises, was running hot and not making ice. Maintenance suggested we buy bags of ice to put into the fridge and the freezer. This was not at all helpful. The freezer was still not cold enough and ice melted and dripped all over the kitchen floor. We called many more times and finally after over one week of calling a repair person did come to the house. He looked at the fridge and said he couldn't fix it because it was too big a fix, he didn't try to fix the water/ice dispenser and refused to look at the bar ice maker. We continued to call and finally on the final day of our trip 2 repair people came. They fixed the water/ice dispenser, said the thermostat was an expensive and specialized repair which they were unable to address. They didn't know how to fix the bar ice maker. I wrote to Joe Lamb and requested a partial reimbursement of our $12,000 rental fee based on the fact that we had to discard $100s of food and purchase $1000s of dollars carry out and restaurant food for 7 people. My request was denied and I was offered a fraction of what I requested. The amount offered didn't even cover the amount spent on the food we brought with us. Joe Lamb, Jr claimed the contract was not with them but with the home owner. I dealt ONLY with Joe Lamb not the owner of the property and the owner of the property contracted with Joe Lamb to clean and maintain the property appropriately. The lack of an immediate and appropriate repair for something as important as a functioning refrigerator is not acceptable and very poor customer service. I would think twice before renting from Joe Lamb, Jr again. read more

This is so far from the truth, it's honestly amazing. I called at least FIVE times, got no answer & no call back. I spoke to someone I believe named Faith and actually have witnesses to her disrespect on the phone and that she told us that the house wasn't completely cleaned before the next people went to stay at the house. We Leased a home from Joe Lamb Jr. and Associates this year. It was absoutely the vacation from Hell... we found this rental on Joe Lamb's wesite.. the pidctures were beautiful. The home had everything we thought we would need for our 2 weeks vacation. We got to the house the 2nd week of October. When entering the home, we thought, wow, it is not like the pictures we saw. There were roaches, water buges every where.. Bedrooms had mattress covers that had used more that I wanted to think about...every closet was completed packed with junk... baths had meldew and mold.. floors dirty, shower curtains riped.. window screens with big holes... 4 out of the 15 can lights in the living room/kitchen only worked (11 lights were out)... looked on the endtable in the living room and the lamp was there, but had no light bulb and the plug in cord had been cut off..kitchen cabinets had mice droppings in them, silverware drawer had lettuce and food in the trays... stove top was so black and the drawer in the bottom had the cookie sheets with old oil or butter left on them. The refrigerator was so old, it should have been in the trash... rusted, no ice maker, dirty. Now you can see, this house was not what we saw on the website. We called Joe Lamb Jr. and Associates the minute we got to the house.. they said "we are sorry, but we work for the landlord.. there is really nothing we can do unless the owners allow us to". So we as renters were left out in the cold. We spent 3 full days cleaing, buying matress covers, scrubing the stove... by the end of our first week we were so sick of finding roaches on our bed pillows... we left. We spent $6000 on this rental and it was not worth $100... Jo Lamb JR and Associates and the home owners should be ashame of themselves. They would not want to be treated like we were. If you are thinking of going to the outer banks.. DO NOT CALL JOE LAMB JR AND ASSOCATES.. We were also told that they were taking extra time to clean because of Covid 19... They did not do anything to clean for Covid..... It was so bad that we called our family members that were coming to join us and told them to stay home.. we were so embarassed. We just got back from a perfect family vacation in the Outer Banks. And the house we rented through Joe Lamb played a big part in our experience -starting with with the smooth and helpful reservation process. My dad has some health issues and the lovely people at Joe Lamb helped us find a great house with an elevator that met all our needs. It was such a lovely house! My boys, ages 9 and 10, were blown away. They ran though the house exclaiming, "This house is incredible! Can we move here forever?" Joe Lamb left a lovely welcome packet and just set the tone for a wonderful week! My family has been coming to Nags Head since I was 4 now at 45 I still go down and when renting a cottage go with Joe Lamb. They even remember us. We have had issues with houses before but in my opinion it wasn't Joe Lamb and Associates fault it was the homeowner. The only time that we were upset was a security deposit taken for cigarette burns on the furniture when none of us smoke and the next year we stayed in the same home and guess what was still there. Overall, I adore the company and have since I always came in with my Dad when we got the keys. Saw Mr. Lamb's bulldogs at times. That's another highlight. To note on some other reviews. Bring your own linens it says this on almost every property there. And towels too. Most places have washers and dryers so it's an easy thing. Home at the beach. read more

We have not even been on our vacation yet and already there are issues. The charges for linen service and trip insurance were not authorized by me and I only discovered it on my invoice when I went to make my final payment. When I called they refused to allow me to cancel the trip insurance for $380.00 even though my vacation was still over 45 days away and it covers NOTHING! rip off... read more
