Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

If I had to describe Dineve in one word, it would be advocate. She genuinely had my back and made sure I was well taken care of throughout the entire process. She is professional, kind, and extremely knowledgeable, and consistently went above and beyond for me as her client. During negotiations, she positioned me strongly and ensured I was getting the best possible outcome--we even secured the home under the asking price. I truly appreciate how easy they made the transition from one home to another. The new home was clean, well-prepared, and ready as promised. Dawn was especially helpful -- she made sure all paperwork was completed properly and that everything was in order. First off, they falsified the ad, wouldn't allow anyone to tour the units they claimed were available. The units closet to the far side of the building ALL have NO kitchen cabinets. We have been dealing with ants, Black Mold, Roaches and other garden bugs FOR MONTHS! And don't get me started on the piles and piles of dog shit that is literally everywhere in the community, drug addicted people floating all up and through here, issues with the electrical, and they claim there's no problem. Basically, they won't FIX shit, but will damn sure charge you outta your eyeballs to live in a shithole and talk shit about you wanting them to fix anything. Save yourself the headache and RUN, DONT WALK RUN! I promise you, they prey on those who are desperate and will take anything...i.e. if you've been in transition or homeless, or you're credit is bad! And that's the catch right there. You get to spend thousands of dollars to live in squaller. Seriously, save yourself physical illness and mental stress and find something better, especially if you have children or animals. The units will ultimately make you very sick.

First of all, Eric will say anything and agree to everything in order to get the listing. Once we signed, he stopped listening to any suggestions or any questions we had. He does not like checking in and is not big on communication. We had him for approx 2 weeks and by the end of that, he was so incredibly rude and hurtful that I fired him and he acted infantile by firing me back. He made one of life's 5 worst stressors that much more stressful. I told him that if I knew he had a power washing company and wouldn't be putting his full attention into selling our home, I would've thought twice about hiring him. His response: "I made more money power washing this past week than I'll ever make selling your little trailer (up until that point he had been referring to our home as a manufactured home). #1 reason why I know Eric to be the worst Realtor ever is that we hired Maisie from Evergreen Real Estate Group and the difference is night and day.     I rented from Ross Pacific and was so happy to have them out of my life, or so I thought. Just…read morebought a home that was previously rented through them and they are still just as bad, if not worse. They will treat you as any other property management company would until 1) a homeowner brings something up 2) you decide to move (which you inevitably will) 3) you call them out for not following through with something on their end. On multiple occasions while renting we found them sitting in their cars outside of our house checking on the property (no notice given whatsoever, even though 24 hour notice is legally required), they failed to give the renters of the house we were purchasing proper notice regarding moving out, pushing back our closing date 3 weeks (even though the homeowners had notified them and the renters far in advance), they never followed through on their end regarding lawn care, but then harassed us and refused to re-rent the property we were in because we didn't realize that 'basic' lawn care included precisely edging the lawn, removing our vegetables from the garden weeks before we had planned on moving, removing grass that had grown between paving stones, and cleaning all surfaces of moss (we mowed our lawn on a regular basis). They will always side with the homeowner, blaming and harassing you for things without waiting to hear your side whatsoever. No matter how perfect a property is, run as fast as you can, do not rent from Ross Pacific, I guarantee you it will not be worth it!

I was on hold for the property manager to get more information! The manager answered my questions but she made me feel I was not qualified and ended the call abruptly! I was more professional and said ok have a great day! I wouldn't handle business with anyone who didn't have answers right off and be escalated to another and didn't sound confident! At least I ended the call with a positive tone!
