Randy was punctual, professional and polite. What more could you ask for when going through one of the more stressful parts of the homebuying process? Our offer was accepted, and we entered escrow late on a Friday afternoon. Our realtor was able to schedule an inspection with John Robinson's Group for the following Monday at 9 am. We chose to be onsite for the entirety of the inspection - partly because we always want to hear the initial report first-hand, but mostly because we *really* wanted to a chance to visit the property we'd fallen in love with the weekend before. I actually had to work that morning, so I tried to keep my little workspace in a contained area, while also staying out of Randy's way. My husband was able to take measurements, walk the space with our realtor and ask Randy some of our random questions as the morning rolled on. Randy was thorough and efficient, taking his time to inspect all the things within the home, crawl space and garage. As I mentioned, he answered the questions we were flinging at the realtors (listing agent was also on-hand) and each other and stopped to address the questions we had specific to the inspection and the property. Setting the appointment was easy as it was all done online and even showed me days and times of availability. The company responded back with confirmation and the direct email to the inspector, Randall, which I appreciated in case I had any questions before the inspection. Flexible and great customer service. On the day of my inspection for new construction, the builder acted like I did not advise them I had brought my own home inspector and made a big deal about it. Randall was totally understanding and patient, and he even went to the sales office to complete paperwork so the inspection could go through. I was worried this time delay would result in an extra charge, but Randall did not hesitate and got to the inspection as soon as that mess was cleared up. Auto-pilot inspection. I owe these people so much!! Saved me a huge headache and lots of money! It was my second inspection on a property that I was close to buying. Within one hour, these inspectors , Randy specifically , found a HUGE leak from the plumbing by running the showers in all the bathrooms. He didn't make a scene, was clean/neat (he even wore booties when he was inside), and was so polite. But he wouldn't even wince - he'd just nod and answer as gracefully as he could. Then pull me aside to give me a more thorough assessment. He goes over his findings via his computer when he's done. Then a report is emailed out to you in PDF form. You can pay online (and also get a yelp discount) so that was helpful. I'd only wish they could send out a hard copy of the report to the customer as 90+ pages can be a lot to print on a home computer. For our inspection we had Wyatt. This Wyatt was better than Wyatt Earp. He spent hours on our potential home and went through every nook and cranny. Most importantly he was personable and educated us on the flaws of the home and gave us a run down. It was almost like a 101 class. It was getting dark and he didn't leave until he felt he gave 100%. I am too late to regret for selecting them. After we bought this house, we found the visible water leakage and mold in the kitchen after moving in. (they just did the home inspection two weeks ago) The floor damage and mold is never found by them. They gave me a "professional" report- tell me what is the temperature of the air conditioner and so on( I don't care) but never speed any time on the serious and important problem. Now they said they don't have any responsibility and we should find the mold company to detect this house before we bought it. I have the allergy of mold and I have told them several times. The weekend of August 11-13 my girlfriend and I went out of town to Dallas. Our house is in escrow to be purchased by a couple. They had this group do the inspection. When we returned Sunday night the power was off in the kitchen, and all the food in our fridge and freezer was bad - INCLUDING about $300 of kid-friendly probiotics for our son. We found the kitchen breaker off in the electrical panel. The only logical conclusion we could come up with is the inspector was inspecting the panel, flipped the breaker, and left it off, ruining all the food. We were not sure until we received the inspection report and it contained photos of the panel, first with the breaker on, then with the cover removed, and then with the breaker off. IN ORDER. We called John Robinson to report this, and try to get the money back for all of our ruined food and probiotics. This is all we want. Instead of taking ownership of the problem, which was documented in their own report here is the excuse they went with (get ready): A neighbor, or someone else, broke into our house after they were there, went straight to the laundry room, and switched off our kitchen breaker. The fact that it is switched to off in their own photos is merely a coincidence and we "must not be able to understand" how this could happen. read more
