Highly recommend Aztec. I appreciated that they offered transparent pricing and example of their reports online and that they offer a way to book appointments online. We were able to get the appointment date and time we wanted (upcoming Saturday at 9:30am). The inspector Scott was efficient, honest and thorough. He gave us an estimate of how long he would take (2-2.5 hours) and was finished just before 2 hours. He gave a thorough walk through around the house and sent us the report the next day with even more thorough descriptions and accompanying photos with arrows and tagged each with different urgencies for repair. Aztec did a property inspection in anticipation of valuation for a divorce settlement. Their two-man team did a very careful job and provided a detailed report the following day. They arrived on time and were very neat in their work. The property is an older house and they called attention to numerous minor issues that would need to be addressed if the property needs to be sold as part of the settlement. I'm a Realtor and have been working with Chad who is a very seasoned, experienced and knowledgeable inspector. Chad and his brother own a construction company so really understand the inner workings of a home. Because of his experience he doesn't overly or underly alarm you if an issue is present. He will be direct and honest whenever a major item is present but if it's something that isn't major. He won't make a mountain out of a molehill. IE: recently he found a water stain in the drywall in the kitchen (bathroom is located above where active leak was) and he said he was recommending a licensed plumber come out to inspect and that they will need to open the wall to find the leak & recommend repairs. This was an example of a high priority item that needs to be addressed. No question. There's been other occasions where there is a dry stain that appears to be old. He still recommends a licensed plumber inspect (that we also request more info. from the seller to see if they know why there is a dry stain etc.) but the buyer can better determine/discern if they want to pay the extra expense of having another inspection done when it appears to be an old leak... and perhaps keep an eye on it. Over the years I've experienced working with great inspectors but because they didn't have the general contractor/ construction experience they didn't know how to present some of the major vs potentially minor issues. It all appeared to be major which causes undue concern to a homebuyer. Especially the first time homebuyers. Chad is very thorough and takes more time, attn and detail then any other inspector I've worked with. My clients are often surprised on how much time he takes on an inspection, how thorough and detailed he is. Especially in the report. Aztecs reports also include video for relevant items. I highly recommend this company & Chad. Cameron is the office manager and either always answers the phone to schedule an inspection or answer any relevant questions. Overall very pleased, but I am removing a star.... I was buying a fairly expensive house in Fallbrook. I interviewed three other companies and selected Aztec because they seemed super competent and a competitive price (not the lowest, but less than some). On the positive, they did exactly what I needed. They came on time, had two people (one for pool, but he helped with the house). They did as rigorous a job as I think any of these inspectors do, and were very good about talking with use about what they saw - distinguishing major from minor. They promptly gave us a full report. Their conclusion was that the house was in good shape, typical for a 20-year old house. We asked the seller for a minor discount to repair a few things (most of which I, or any competent homeowner can do themselves, like trimming bushes near a propane tank), but overall everyone concluded the house was in good condition. On the negative side, I have one and only only one criticism. The report is filled with disclaimers and advice to hire other experts to do inspections. In fact it makes the recommendation to hire A DIFFERENT INSPECTOR 92 ("ninety-two") times! (pest control, mildew specialist, grading contractor, fencing contractor, landscaping contractor, roof contractor, qualified vent cap contractor, skylight professional, fire suppression specialist, propane tank specialist, waste line video scope, septic pumping company, plumber, etc., etc.) The report also is full of limitations about what the inspectors can't do. In fact, it uses the word "limit" or "limitations" to describe what the inspectors aren't doing 54 ("fifty-four") times. Because the report is absolutely dominated (essentially every page, a majority of paragraphs on many pages) by things the inspectors didn't do and advice to hire an army of additional inspectors it reads as though I was buying some 19th century hotel building. Like many people who are buying a house I am also selling a house. I recently received a copy of the report done on my house. Content-wise the report is similar - there is nothing major, just handful of minor things. But the report only has a disclaimer at he beginning, not on every page, and nowhere does it recommend different inspectors. It is readable, and causes the correct emotional response - pretty good house, inspection is done, a few things to repair. You be the judge of how you feel about this. I do think they did a good job inspecting and I liked the inspectors and the guy in the office, but unless you are able to compartmentalize lawyer-talk from reality you may find yourself very nervous and hiring an army of additional inspectors. read more

If I could give more than 5 stars I would. Cameron was super easy to get ahold of and made the entire schedule process easy. Chad ended up being our inspector and he was extremely thorough! Very personable and professional and explained a lot of what he was doing as he went along. They had some pretty cool tech too (thermal cameras, meters, etc...). He addressed every little question I had while staying very efficient, which I appreciated . I feel very confident with the inspection and feel like he didnt leave any 'stone unturned'. The very next morning I got the report and it was organized with all the notes/pictures we discussed. They clearly know what they are doing and I would highly recommend them to any of my peers looking to get an inspection. read more

I selected Aztec based on Yelp reviews and the recommendation of a friend of a friend. I had a great inspector in LA, so expected something similar. Boy was I disappointed with this inspection. Justin seemed nice enough, although I was surprised that he looked so young. He missed a lot of items that he should have found and reported on, such as: 1. The GFCI outlet was in the wrong location in the kitchen. 2. The garage door was bent. 3. No dishwasher air gap, although his report says there is one. 4. Inoperable/barely functioning windows. 5. A crooked concrete slab for a HVAC system. 6. Dripping shower head. I really wish that I had waited for the other inspector recommendation that I received to become available, but I guess hindsight is 20/20. read more

Don't bother reading the rest of the review...just make the appointment! but if you must...and should :) I was referred to Aztec by my agent for a flipped property we were looking to purchase. Chris and his team were very professional and arranged to meet my agent for the inspection. He told me to come 1.5 hrs later so that I did not waste time while they went to work. This was a great time saver. After his review was done, Chris went over everything (good and bad) that they found. The list was comprehensive and explained in detail exactly what was recommended. It outlined things that are REQUIRED and those which were RECOMMENDED. By doing this, our seller had a clear list of repairs to be done. The biggest was a HVAC problem. The seller refused to fix it and it killed the deal. But it did save us from buying a bad property. I will always recommend Aztec Inspections. read more

I have recently embarked on my first foray into the world of home buying. I hear from everyone that before you buy a home, you need to have it inspected by a 3rd party. In our case, we were thinking of buying a home that was almost 90 yrs old, so an inspection was especially important. We opened escrow on a property and needed to have all of our inspection and appraisal contingencies removed within the first 8 days, which is a really tight timeline. On day one of the escrow I started looking for good home inspection services and was attracted to Aztec because it was the highest rated service I could find on Yelp in the San Diego region. The reviews also looked like they were written by actual customers and not members of the company posing as customers (some reviews on other company profiles looked a little phony) I emailed Chris (the contact form on the website is broken) and received an immediate response saying that he was available to inspect the property that weekend (which was 2 days from when I first contacted him). He assured me that I would be receiving the "Rolls Royce" of home inspections and that he and his partner would spend about 2 hours giving the house a very thorough going-over. His service is a little more expensive than rates offered by similar companies but after reading the reviews and seeing the sample report that he has on his website, I was pretty sure that the extra $70 was going to be worth it. Chris and his partner showed up 10 minutes early and had begun the inspection by the time I showed up. They thoroughly inspected every portion of the house and paid particularly close attention to the roof and the foundation which is where most severe problems are often found. At the end of the session, he gave me the highlights of what he found and said that I would have a formal report in 2 days. 1 day later, I had the report sitting in my inbox and was really impressed by how clear it was. There were detailed descriptions and photos of all of the issues that he uncovered. The report highlighted some concerns with the roof and the foundation that I did bring up with the seller. The seller (in this case an investment group that had flipped the house) was not willing to negotiate on any of the issues that were uncovered. At that point I concluded that the sellers were going to be a difficult bunch of jerks selling a house with a questionable roof and foundation so I backed out of the deal. I am sure that Chris's inspection and report helped me to reach that conclusion and I am glad that we used him. When I find another property that I need inspected, I will definitely be calling him up. I highly recommend these guys. read more

Used Aztec for my first escrow home inspection after being recommended them by a co-worker. Could not be any more pleased with their thoroughness and honesty. Chris was able to find very concerning problems with the foundation and recommended we get it checked out by an engineer, which we did and found out that there was about $50,000 of repair work needed to be done. In my second escrow we used Aztec again and found no waiver in the quality and thoroughness of their inspection. Aztec property inspections is the model of what a home inspection company should be. It's our first home and he was so willing to answer all of our questions, be followed around, take us back through his process to see certain things, etc. My husband is the handy one in our family, so when Justin would tell us something that I didn't understand, he was so patient going back to the remedial level to explain it to me. I really appreciated that he was never frustrated about it, and calmly and thoroughly explained it until I understood. He was extremely professional and thorough throughout the process, definitely taking his time and giving our home his full attention. He came out on a Saturday, which was fantastic for us, and had the report to us Monday night. This was a much better experience then we have had previously with our other house. Excellent job! Dallas was highly professional, experienced, and easy to work with. He sent out the report the same day of inspection. I was impressed with the tech used such as moisture meters and IR. There was a patched spot on the sealing that supposedly had been repaired from an old leak, but the drywall was still damp and requires further investigation. I appreciate that he took the time to be thorough and provide a verbal summary at the of the inspection too. I am a first time home buyer and very risk averse by nature. Chris came highly recommended as a home inspector by my real estate agent and I am so grateful for the quality recommendation! Chris was punctual, professional and thorough. After he completed the inspection he walked me through some of the highlights that would later appear in the report. Another successful yelp story. I found Aztec home inspection based on my friend's recommendation and then read all the Yelp reviews before I contact him. These reviews are all true!! I called Chris for my recent condo purchase and mentioned the online special offer. No problem. He then talked to my realtor to find a feasible time frame for all of us. He shows on time and checks my condo in great details. He is professional and is willing to explain the potential problems he discovered. He also describes the severity of the problems so I know if it's a big deal or not. The final report is prepared and e-mailed within 24 hours after the appointment.
