As promised here is my update and name correction, it was Jim that I initially spoke with not Craig, sorry Jim you called me while I was napping so I was not fully functional. Ken showed up today promptly, and when I say promptly, I mean to the second level promptly, at 09:00. He clearly had read all the notes about my unfortunate situation, but asked me to update him with all the work I had done since my initial call. He was forming his plan of action in his head as I briefed him, after I had finished, he went out to his truck, put on his coveralls and went under my house and did a very thorough inspection. I could hear him moving things around under there and every now and then banging on things with his metal probe tool he took with him. He explored every corner of my crawl space, took numerous pictures and had a surprisingly good diagram of my foundation mapped out on graph paper ready to show me when we sat down to go over the results. The results..... He took a deep breath and said, "OK, we got a lot going on here," and proceeded to explain a little about the general layout of my crawl space, which was, let's just say not your typical crawl space, then he showed me his pictures, ("they were much worse than I imagined") and said, "so here is what I would do, if this was my mother's house". That pleased me very much, I said "yes that is exactly how I want you to approach this, I want it done right." I will confess, I am somewhat of a perfectionist, a retired perfectionist, that takes naps during the day, and used to do all my own work on everything, cars, carpentry, welding, etc., etc., you get the idea. I LOVE to buy tools, and by doing things myself, I could justify the expense of any specialized tool I needed to perform the task at hand, then I just self taught myself on how to properly do what ever needed to be done. "If you want the job done right, do it yourself," was how I rolled, until my body decided to start protesting. Ken layed out his plan and I loved every bit of it, because I know, his plan is a good plan, it is the plan I would have come up with myself, I loved this plan. It is proportional to the level of damage, but logical and measured in response. I haven't seen the quote yet, but I know enough to be able to visualize what they are going to have to do to properly fix the damage, and the difficulty level involved. I contacted Jim Lopez of Pinnacle Home Services after receiving a home inspection report that the little 100-year old 2 bed/1 bath farmhouse I was buying had foundation & related issues. He was very prompt in responding and following up with an appointment for a quote. (We liked them so much, they also handled our subterranean termite mitigation.) He came to see my Colusa home pretty fast (within a week or so). He was very kind and personable and offered a quick turn around on a comprehensive quote for services complete with options for installment payments upon major milestones in the project which would take ~45-60 days, as permitting was required and we would be at the mercy of the City of Colusa (who actually moved things along nicely). There were many issues with the foundation & surrounding area, including: 1) previous excessive moisture conditions in the substructure with water entering from the outside; 2) hair line cracks in interior wall plaster; 3) sloping floors throughout the house; 4) displaced girder system & pier/post support structure systems (caused by long-term settling, excessive water intrusion into subarea, under-sized footers supporting the pier/post, and lack of seismic hardware [plus the main girders were also undersized]); 5) exterior stem & basement stem walls in substandard condition with settling and deterioration to the stem walls; 6) cracking/deterioration to the concrete stem walls & basement walls; and 7) foundation spalling in several areas. Jim put together an agreement to: 1) install three (3) 4" x 6" x 20' and two (2) 4" x 6" x 6' Girder systems and support posts mounted on 12" x 12" x 12" footers in between the existing stem wall foundation and girder systems to relieve pressure from the perimeter stem wall and failing girder systems; 2) install a support post with seismic hardware; and 3) install Simson Crack-Pac® to stem wall cracks to basement walls. (All while working around existing [or moving or rerouting] plumbing and HVAC ducting.) The price quote seemed fair so we contracted with Jim, who started the project within a couple of weeks of executing the agreement. For us, it was a significant investment, but we knew that having the foundation stabilized was going to be vital to the long-term value (and our peace of mind). The project went pretty perfectly. Jim was so good at assessing the details of the work, there were no major changes or deviations from the plan. We started early to mid-February and the project, including follow up inspections, concluded the first week of April - so somewhere between 45 and 60 days all said and done. Communication was excellent and they were very reliable and timely. The work was nicely executed and we never worried that the house was going to fall in on itself (particularly during earthquakes in neighboring areas). Fast forward a year and we decided to sell the home and a foundational pier/post concern came up on the buyer's inspection report. I called Jim to ask if he would come out and take a look at their concern. Not only did Jim remember me and treat me with unbelievable kindness, he expedited the no-cost follow-up / fix and ensured the house sale didn't get held up or renegotiated. I cannot recommend Jim Lopez & Pinnacle Home Services enough! They are wonderful humans with high integrity - and offer such an incredible, unique service for homeowners. In fact, my realtor called me for a referral for another home in Colusa recently and I was so pleased to refer them. This is a 5-star company ! This is a true account of my experience in dealing with Pinnacle Home Services and Jim Lopez. Jim Lopez is now resorting to more lies in order to prevent me from telling the truth in the form of a review about this experience with his company, which I am entitled to do as a consumer. He falsified findings from his inspection in order to sell me a service I did not need. Misrepresented the result claims from said services. Damaged my home, created thousands of dollars in lost income, breached his contract, then after all that placed a lien on my home. Unfortunately I was not made aware of his contractors license until after the fact so I was unable to properly conduct due diligence on him beforehand. Turns out he has been involved in two lawsuits, both involving fraud/misrepresentation (Case No. 2010-81, Case No. 2017-38) and 12 violations with the California State Licensing Board which I am sure that number will soon more than double since I've contacted them.It's unfortunate that people conduct business in this manner, but homeowners need to protect themselves against these types of business practices. For a sinking foundation/stem wall, they said raising my sub-floors with crawl jacks would handle it. Any engineer, professional foundation company or anyone who knows about structural weight distribution would tell you that is not possible, but how was I supposed to know? I trusted this company as the "expert" and I lived out of State.My floors were level and ready to lay flooring down, before they distorted the flooring and caused it to become un-even by installing crawl jacks. Then he claimed they needed to lift them more! The room that was the worst was a huge bell curve in the middle of the room, causing about a 3" slope from the center of the room to the outer wall. How can this guy claim he wants to raise the floors more? LOL Said they would fix cracks, bait and switch to saying half of cracks from inside. I have contacted the CSLB and recommended a license suspension. Caused thousands of dollars in lost rental income and delays in the project costing more money.Jim Lopez (Pinnacle Home Service/Foundation Fixed) either knew beforehand that this cockamamie idea of his would never deliver what he promised because crawl space jacks are NOT designed to lift the foundation but to support sagging floor, or he had no business working on foundational structure work. I took numerous pictures of the cracks and had Jim evaluate those cracks. The seller even provided a report that showed the cracks were minimal. Not trusting the seller's report, I had Jim review the findings. Jim had such integrity that he stated, after reviewing the reports, that I did not need to worry about those cracks as long as there was post-tension slab construction and the house was not on a corner lot. Thanks so much to the entire Pinnacle Home Services Team we interacted with (Jim, Rick, Charles, Alred, Zsuzi, and Wendy) for stabilizing our new foundation with a 5-year warranty using EVER-JACKs! Not only that, they suggested better drainage in the backyard to prevent further erosion, which we are acting on. They did not recommend seismic bracing (1972 home, so been here with many far away quakes) in a non-seismically active area, but may recommend crawl space moisture barrier and/or sump pump (not likely if drainage solves the problem) when they come back out in June to check on the 10 EVER-JACKs that were placed during a rain storm when it was a bit muddy down there in some of those areas. They did not suggest or offer products or services that were not needed even when I asked if they would be desirable. Speaking of the inspection and install, Jim did a great job talking with me about my non-to-mild foundation issues and suggested the only real way to know for sure would be to schedule a free inspection. Rick did a great job inspecting and explaining the mild issues the foundation has experienced and the best way to stabilize and possibly raise the floors in the back a bit (0.25-0.5 in). Charles and Alred did an AMAZING job of installing and explaining the work, how wet it was in certain areas they were installing the EVER-JACKs and of course keeping the inside of the home clean! They even came back with a hose (we did not have at that time) to clean the front porch where they cut some of the wood for the jacks. Charles explained the work, process, and jacks to me and suggested we may need a moisture barrier and sump pump, but they also said we can see if the drainage does the job (which they and landscapers agree should provide significant benefits). Thanks so much Charles and Alred for your hard work under (literally) non-ideal conditions!! The bottom line and one word that encompasses so much is Pinnacle Home Services is PROFESSIONAL (on time, clean, explanatory, warrantied, licensed, bonded, and more)!! All levels of the company were here for me, the customer, before, during, and after! I had a crack in the marble in my kitchen floor that extended to the patio. I was concerned about possible foundation cracks. Rick came out to take a look. He was very thorough. He went to every room in the house and the exterior to measure to find out if the house was level. After spending 45 minutes he informed me that he did not find any issues and no work needed to be done. The foundation was fine. He suggested that I contact a landscape company to check that the water was draining away from the house . What a relief! R I had two other companies look at cracks. both said I needed work to the tune of $22,000 and $32,000! For now I've decided to take Rick's advice and have someone check for drainage issues. We spent thousands of dollars in the past 7 years remediating mold issues and ongoing high humidity levels in our crawlspace. Our "last resort" was full crawlspace encapsulation. Before signing the encapsulation contract we set up appt with Pinnacle for one last ditch effort for encapsulation alternative. We did not have high hopes. BUT they identified the problem immediately!! We had several crawlspace specialists inspect our crawlspace for source of humidity and none of them caught this. The previous owner's home improvements had sealed off four crawlspace vents preventing proper ventilation. They came out to my house and checked the foundation of the house by measuring around the exterior and then the technician went into every room in the house and checked the floors to see if they are level, and they didn't charge me anything. The technician was really nice. Our first quote for the repairs came in at almost $100K! Jim came out for a second opinion, actually crawled under the house (which the first guy did not do), and came back with an estimate for about 1/3 of the original quote.
