    Under house pier/post & girder repair and strengthening for foundation stabilization on a 100-year-old farmhouse

    I contacted Jim Lopez of Pinnacle Home Services after receiving a home inspection report that the little 100-year old 2 bed/1 bath farmhouse I was buying had foundation & related issues. He was very prompt in responding and following up with an appointment for a quote. (We liked them so much, they also handled our subterranean termite mitigation.) He came to see my Colusa home pretty fast (within a week or so). He was very kind and personable and offered a quick turn around on a comprehensive quote for services complete with options for installment payments upon major milestones in the project which would take ~45-60 days, as permitting was required and we would be at the mercy of the City of Colusa (who actually moved things along nicely). There were many issues with the foundation & surrounding area, including: 1) previous excessive moisture conditions in the substructure with water entering from the outside; 2) hair line cracks in interior wall plaster; 3) sloping floors throughout the house; 4) displaced girder system & pier/post support structure systems (caused by long-term settling, excessive water intrusion into subarea, under-sized footers supporting the pier/post, and lack of seismic hardware [plus the main girders were also undersized]); 5) exterior stem & basement stem walls in substandard condition with settling and deterioration to the stem walls; 6) cracking/deterioration to the concrete stem walls & basement walls; and 7) foundation spalling in several areas. Jim put together an agreement to: 1) install three (3) 4" x 6" x 20' and two (2) 4" x 6" x 6' Girder systems and support posts mounted on 12" x 12" x 12" footers in between the existing stem wall foundation and girder systems to relieve pressure from the perimeter stem wall and failing girder systems; 2) install a support post with seismic hardware; and 3) install Simson Crack-Pac® to stem wall cracks to basement walls. (All while working around existing [or moving or rerouting] plumbing and HVAC ducting.) The price quote seemed fair so we contracted with Jim, who started the project within a couple of weeks of executing the agreement. For us, it was a significant investment, but we knew that having the foundation stabilized was going to be vital to the long-term value (and our peace of mind). The project went pretty perfectly. Jim was so good at assessing the details of the work, there were no major changes or deviations from the plan. We started early to mid-February and the project, including follow up inspections, concluded the first week of April - so somewhere between 45 and 60 days all said and done. Communication was excellent and they were very reliable and timely. The work was nicely executed and we never worried that the house was going to fall in on itself (particularly during earthquakes in neighboring areas). Fast forward a year and we decided to sell the home and a foundational pier/post concern came up on the buyer's inspection report. I called Jim to ask if he would come out and take a look at their concern. Not only did Jim remember me and treat me with unbelievable kindness, he expedited the no-cost follow-up / fix and ensured the house sale didn't get held up or renegotiated. I cannot recommend Jim Lopez & Pinnacle Home Services enough! They are wonderful humans with high integrity - and offer such an incredible, unique service for homeowners. In fact, my realtor called me for a referral for another home in Colusa recently and I was so pleased to refer them. This is a 5-star company ! Call them for a quote - you will definitely be glad you did!

    This is a true account of my experience in dealing with Pinnacle Home Services and Jim Lopez. Jim Lopez is now resorting to more lies in order to prevent me from telling the truth in the form of a review about this experience with his company, which I am entitled to do as a consumer. He falsified findings from his inspection in order to sell me a service I did not need. Misrepresented the result claims from said services. Damaged my home, created thousands of dollars in lost income, breached his contract, then after all that placed a lien on my home. Unfortunately I was not made aware of his contractors license until after the fact so I was unable to properly conduct due diligence on him beforehand. Turns out he has been involved in two lawsuits, both involving fraud/misrepresentation (Case No. 2010-81, Case No. 2017-38) and 12 violations with the California State Licensing Board which I am sure that number will soon more than double since I've contacted them.It's unfortunate that people conduct business in this manner, but homeowners need to protect themselves against these types of business practices. For a sinking foundation/stem wall, they said raising my sub-floors with crawl jacks would handle it. Any engineer, professional foundation company or anyone who knows about structural weight distribution would tell you that is not possible, but how was I supposed to know? I trusted this company as the "expert" and I lived out of State.My floors were level and ready to lay flooring down, before they distorted the flooring and caused it to become un-even by installing crawl jacks. Then he claimed they needed to lift them more! The room that was the worst was a huge bell curve in the middle of the room, causing about a 3" slope from the center of the room to the outer wall. How can this guy claim he wants to raise the floors more? LOL Said they would fix cracks, bait and switch to saying half of cracks from inside. I have contacted the CSLB and recommended a license suspension. Caused thousands of dollars in lost rental income and delays in the project costing more money.Jim Lopez (Pinnacle Home Service/Foundation Fixed) either knew beforehand that this cockamamie idea of his would never deliver what he promised because crawl space jacks are NOT designed to lift the foundation but to support sagging floor, or he had no business working on foundational structure work. What he sold me was a lie and I was duped.

    Part one of a two part foundation project Recently we had…read moreour house foundation repaired by Groundworks out of Fairfield. One bedroom had sunk by almost 5 inches as that part of the house had been built on fill. In order to restore the house to it's proper level numerous foundation jacks and floor leveling screw jacks were required. In addition some landscaping bushes and pvc sprinkler pipes had to temporarily removed. Groundworks had informed me prior to starting work what would be required to successfully complete this project and had my full approval. The house is now level, the doors no longer swing on their own and the interior cracks between the walls and ceiling joints no longer exist. Prior to the crew leaving the yard was cleaned up and the pvc pipes replaced. Best of all Groundworks will come back annually to the next 5 years and make any necessary adjustments. The Groundworks crew that made this happen was Andrew, the site supervisor, Charlie and Allen. Their performance and daily communication was superior on all levels. This is part 2. The Groundworks Poly crew of Anthony & Brian were very fast and efficient in completing their part of the foundation repair contract which was to level our family room slab floor. Fast, yes, but Anthony did take the time to not only explain what they were going to do but also walked me through the process as they were working. I have no problem in recommending them & Groundworks to other home owners who need to have their foundation repaired.

    I spent approximately $30,000 with Groundworks, and I deeply regret hiring them…read more I called Groundworks for one reason: contractors working on my floors noticed a slope and told me the beams underneath my house needed to be stabilized before they could continue. Groundworks assessed my crawl space and recommended a system they represented would address the problem. I relied on their expertise. That is the ONLY reason I agreed to spend approximately $30,000. When the project was about 80% complete, Groundworks suddenly told me I needed to call a carpenter. They did not explain that there was significant dry rot underneath my home or that the condition of the wood needed to be addressed before the work they were performing. I learned that later, after hiring an independent home inspector. By then, Groundworks had already been working throughout the same crawl space installing stabilization and encapsulation. My inspector identified significant dry rot and explained that it needed to be addressed first. Had I known that before Groundworks performed approximately $30,000 worth of work, I would NEVER have moved forward with their recommended system before addressing the underlying damage. And here is the worst part: THE ORIGINAL PROBLEM WAS NOT FIXED. The slope remains and appears to have increased since their work was completed. I am now facing additional repairs and expenses, and some of Groundworks' work may have to be undone or worked around to properly repair the underlying damage. The encapsulation has also been problematic. It was supposed to help keep my crawl space dry, but it was not properly secured, leaving openings that allowed rodents into my crawl space. I also later learned that the dehumidification equipment installed did not cover the entire crawl space as I understood it was supposed to. Then there is the customer service. Once they had my money, getting meaningful help became incredibly difficult. I have contacted corporate and have gone more than a month without a meaningful response. If Chris is assigned to your project, based on my experience, I would be extremely cautious. My advice before hiring Groundworks: GET AN INDEPENDENT INSPECTION FIRST. Do not rely solely on the assessment of the company selling you the system. Get everything in writing and ask specifically whether anything underneath your home needs to be repaired before their system is installed. I trusted Groundworks to identify the problem and recommend a solution. Approximately $30,000 later, my original problem remains, the slope appears worse, I discovered significant dry rot that should have been addressed first, I am facing additional repairs, the encapsulation allowed rodent access, and corporate has been unresponsive. I would NEVER recommend Groundworks based on my experience. $30,000 spent. Original problem unresolved. More repairs ahead. That speaks for itself.

    "Our Man in Rio".... ....er, I should say, our man "IS" Rio,…read moreas in Rio Morales, owner-operator of Montgomery Structural Lifters. The first thing you should know, is that Rio is not just some guy who only shows-up at your job site to collect the bag-fulls of money you will likely need (regardless of who you hire) if you are unfortunate enough to need structural foundation repairs; but on the other hand, Rio was there every day on our job directing/orchestrating his crew and swinging a hammer with the best of them. That said, even if you don't know didley about foundation repairs, but are freakin'-out enough to start calling foundation experts, I can tell you from my experience of having no less than 13 contractors/foundation companies coming out in the past year before hiring Montgomery, Rio was the only one who instilled in me any confidence that his job approach was the right one for resurrecting the listing /crumbling foundation of our otherwise structurally sound 1920s Land Park garage. I initially emailed Rio pix of the deteriorated slab/foundation/dramatic leaning of the garage before he came out for his extremely thorough evaluation; and yes he did charge a fee (which was applied against his bid), but I can tell you it was the best investment I could have made. I have been in this home 43 years and am pretty handy with repairs/general construction, but I do leave the complicated jobs like foundations/roofs/HVAC to the pros, and I do know enough to ask the right questions and know the right answers when I hear them. If you don't have that kind of knowledge yourself, DON'T WORRY, Rio will give you the "straight-story" and you WON'T have to worry about getting ripped-off by shoddy work or un-needed repairs to "jack-up" a repair bill. Upon accepting the bid, Rio arranged for his structural engineer to draw-up the plans and took care of all the permitting, which went seamless, and on one occasion during the project while the city inspector was meeting with Rio on the job site, they were both on the phone with the engineer to discuss some of the foundation plans; which obviously made the "passing" inspections proceed without delays. Our job involved actually lifting the entire garage on steel beams and demo-ing the shot slab & foundation/re-racking the entire building with "come-alongs"/new internal bracing/seismic bolt & plates for the upgraded footers/headers, all which was brought up to current city code. Rio initially gave me two bids for my choosing: one to generally fix the foundation issues by repair or the second option, which I chose, to completely renovate the garage, and I couldn't be happier with Rio's attention to detail. He estimated 6 weeks from start to finish and Office Manage Dana always kept me advised of scheduling to keep Rio and crew from being in 14 places as one time! The crews always let me know beforehand what was scheduled for the day and ALWAYS showed-up on time and were a quite pleasant competent crew (Thank you to Travis, Rick, Jessie & Jesus for the great work!) OK I could go on and on, but I will say I am pretty picky who works on our house and Rio is as honest and competent as you will find, right alongside other top-notch contractors I have used ie "Fargo Construction" (now retired Land Park remodeler); "Sierra Pacific" for HVAC; and "Cal Vintage Roofing". To sum it up, we were extremely grateful that Montgomery took on our project and couldn't be happier. Thankyou Rio, Dana and the rest of the crew !!

I read the yelp reviews for Montgomery Structural Lifters. they had great reviews so I called the company to schedule a home inspection and bid. The office gave me Rio's email and I emailed and then spoke to him on the phone. He said he would contact me to schedule the appointment. he never contacted me. I called the office and they kept saying he would contact me. i also emailed him again. He never responded. if he was to busy to do the job, he should have let me know that right away instead of wasting my time. I think his lack of follow thru was very unprofessional.

    We removed a wall in our two story house a couple of years back and started to notice uneven floors…read morethroughout our house. I was worried that the beam supporting the roof was not adequate and that was leading to foundation issues. Most online advice suggested to hire a structural engineer to inspect the foundation, as contractors may blow minor issues out of proportion an suggest unnecessary repairs. The structural engineers quoted me $500 for an inspection and they wanted pictures from a foundation repair contractor anyways, since they wouldn't go into crawl spaces. I was losing sleep thinking about my uneven floors, so I decided to reach out to NorCal Ram Jack for a free estimate. What was there to lose? After filling out their online request form they reached out within a couple of hours and scheduled an appointment the following week with Adam, their Foundation Specialist. Adam showed up early and I was easily able to communicate my concerns to him. He measured the elevation differential throughout my house, asked about details of the removed wall and installed beam, and answered all my concerns. He walked us through his thought process and what signs of concerns we should look for that would warrant a foundation repair. We are lucky that our house currently doesn't have issues of concern, but I wouldn't hesitate to contact Ram Jack again with the peace of mind they gave us.

    The work was repaired, the void under our slab has been filled(a total of i believe 8holes or more…read morein 2 rooms). They peeled the carpet back,drilled the holes and re-installed the carpets to the best of their ability (which actually isn't bad at all). Fence+gate have been fixed as well. They aren't fence guys or carpet guys so leaving a review about those not done to the quality of someone who does it professionally isn't necessary, although they did do a good job with both. We appreciate the 2nd visit, no one had contacted me to change my 1star review, this is of my own doing a week later. No refund,no pay out, no negotiating, we didn't sign anything stating the review would come down after work was done. We appreciate all your guys hard work and cheerful attitude. Hope your guys liked the cookies! Thank you !

    I contracted Norcal Foundation Support in July 2025 for what was supposed to be a two-week, $52,130…read morefoundation stabilization project at my hillside home. What followed was nearly a year of mismanagement, broken commitments, and financial consequences I'm still dealing with. They no-showed on the agreed start date. I called them at 10am to find out why -- they told me they were stuck on another job. No warning, no proactive communication. It only got worse from there. The job stretched into months of sporadic work. Midway through, they told me they needed a subcontractor for core drilling -- something that should have been identified during scoping -- then let months pass without scheduling one. My property sat in a hazardous state the entire time: open holes covered only by wood boards, piles of excavated dirt, debris, and equipment surrounded by caution tape. My homeowner's insurance company conducted a routine inspection, found the condition of my property unacceptable, threatened to drop my policy, and ultimately imposed a $2,000 surcharge. Resolving that took significant time and effort. Faced with no resolution in sight, I was pressured into accepting a reduced scope of work -- specifically, no tiebacks. Tiebacks were explicitly included in my signed contract and shown on the job drawing. Without them, there is no guarantee my home will remain stable on the hillside. I paid $52,130 for a project that does not solve my problem. After agreeing to the reduced plan, it took more months to redraw plans and pull permits, then more weeks to schedule the final visit to seal holes and reconnect drainage. On that scheduled day, they no-showed. Again. When they arrived the next day, they left without finishing. Their excuse: my gardener had told them not to proceed. My gardener -- someone I know well and trust -- told me he said no such thing. Norcal did not just take direction from someone with no authority over my contract. They fabricated an excuse to walk off the job. This company demonstrated the same pattern of behavior from the very first day to the very last: no communication, no accountability, and no follow-through.
