    Absurd $4,600 painting invoice for a 2-bedroom apartment has less detail than my mechanic's sub-$100 oil change invoice

    My unscrupulous ex-landlord uses JP Lim to paint after tenants move out. After I moved out, my ex-landlord presented me with an invoice from JP Lim claiming that it took 2 painters more than 5 full days to paint a 2-bedroom apartment at a cost of $4,600. No, there are no typos in that sentence. I uploaded a copy of this joke of an invoice, which contains less detail than I get on my mechanic's sub-$100 invoice for an oil change. It was used as the basis for a ridiculous $975 deduction from my security deposit. I asked a friend, a general contractor and real estate developer with 30+ years of experience building subdivisions and luxury estates, to offer his opinion on the invoice. He laughed. "You're being screwed." Remarkably, a few hours after I sent a letter to my ex-landlord demanding the return of my security deposit, she magically produced an updated invoice from JP Lim that included an additional $800 charge for unspecified "partial exterior painting" for my apartment. The other line items on the invoice indicated that JP Lim charged $800 for two painters for a full day, so this new charge implied that JP Lim's painters spent a full day working on my unit. The problem was that on the day in question, I observed JP Lim's painters very leisurely painting the front and garage areas of my old apartment complex, which, obviously, are not my unit. I took photos and videos documenting this. What's more, my ex-landlord sent me photos of my old apartment, which I determined were taken two days BEFORE the date on which JP Lim's updated invoice claimed two painters did "partial exterior painting" on my unit. It was clear in those photos that the fence of my patio, which was really the only exterior subject that could have been painted, had already been painted. All of this is compelling evidence that the additional charge added to the invoice for my apartment was illegitimate and was actually for painting of common areas, not my apartment. A licensed contractor should provide invoices that are reasonably detailed, specifying the number of hours worked, describing the work performed, material costs, etc. "Two painters did not work full day...$600" doesn't cut it. A licensed contractor should also know that invoices for work performed on an apartment unit between tenants could be used for security deposit deductions, and thus it would be unethical to add charges for work on common areas to an invoice for a specific apartment. I sued my ex-landlords for unlawful retention of a security deposit and the court awarded me the return of my full security deposit ($3,000). Prior to the court hearing, I was given the opportunity to review my ex-landlords' evidence, which included a written statement from JP Lim. The statement referenced painting of my apartment's balcony and rails. This is truly miraculous because...wait for it...being on the ground floor, my apartment didn't have a balcony with rails! Shady, shady, shady.

They were able to match the paint and make our outside wall look like new. I felt that they went above and beyond by getting to hard to reach areas and we are very satisfied with their work. We especially appreciated that Hugo came back the next day to touch up a few things that we had noticed. Both him and Jose were great!They also charge a fair price for their service.
