We had a wonderful experience working with Jae and his crew. He was very easy to get in touch with over text. He did an estimate quickly and it was very fair. During the job, we decided to paint more rooms. He adapted very quickly and his crew was able to do more work than they had planned. Honestly, it would have been so easy for him to be irritated with us for changing the plan. I'm sure they had other jobs they had agreed to. Instead, he was very patient and calm. He gave great ideas of how to best paint and how to save money. When our landlady saw what a nice job they were doing, she had them paint the rest of the home. The crew arrived on time. We spent the better part of a month with Jae, Sol, and the crew. They painted our two-story (occupied) house inside and out and we added the refinishing/staining of a couple of arbors out back at the end. We appreciate that Jae's prices are fair and his crew of painters is very neat and applies a lot of paint. We had some logistical challenges trying to live in the house while making areas available while the interior was painted, but the crew was flexible and friendly throughout. We also a had pretty big list of paint colors, sheens, etc. that was no problem for the Sol and the crew. We recently had the exterior of our large 2-story house repainted by JP Lim Painting, Inc. recommended by our realtor. We highly and strongly recommend Jae (the owner) and his team (flawlessly led by Saul). They produced excellent work, offered value pricing, left our home tidy at the end of each workday, and were a sincere delight throughout the entire project. Jae and his crew use quality products and are very skilled, polite, and accommodating. A portion of our project was extra challenging due to the heights of our home's 2 sides. None of it, including the scorching heat, intimidated Saul, or his team. They even discovered rotten wood, replaced it in no time, and remained on schedule despite us adding more to the initial project (stair and balcony rails, and the front steps and landing.) It was such a genuine pleasure being greeted each morning by Saul's contagious smile, and the entire crew's good mood. As they were prepping, painting, touching-up throughout the 2-week project, many sang, many laughed; there was a strong sense of camaraderie and positivity - all while completing a very professional result. My unscrupulous ex-landlord uses JP Lim to paint after tenants move out. After I moved out, my ex-landlord presented me with an invoice from JP Lim claiming that it took 2 painters more than 5 full days to paint a 2-bedroom apartment at a cost of $4,600. No, there are no typos in that sentence. I uploaded a copy of this joke of an invoice, which contains less detail than I get on my mechanic's sub-$100 invoice for an oil change. It was used as the basis for a ridiculous $975 deduction from my security deposit. I asked a friend, a general contractor and real estate developer with 30+ years of experience building subdivisions and luxury estates, to offer his opinion on the invoice. He laughed. "You're being screwed." Remarkably, a few hours after I sent a letter to my ex-landlord demanding the return of my security deposit, she magically produced an updated invoice from JP Lim that included an additional $800 charge for unspecified "partial exterior painting" for my apartment. The other line items on the invoice indicated that JP Lim charged $800 for two painters for a full day, so this new charge implied that JP Lim's painters spent a full day working on my unit. The problem was that on the day in question, I observed JP Lim's painters very leisurely painting the front and garage areas of my old apartment complex, which, obviously, are not my unit. I took photos and videos documenting this. What's more, my ex-landlord sent me photos of my old apartment, which I determined were taken two days BEFORE the date on which JP Lim's updated invoice claimed two painters did "partial exterior painting" on my unit. It was clear in those photos that the fence of my patio, which was really the only exterior subject that could have been painted, had already been painted. All of this is compelling evidence that the additional charge added to the invoice for my apartment was illegitimate and was actually for painting of common areas, not my apartment. A licensed contractor should provide invoices that are reasonably detailed, specifying the number of hours worked, describing the work performed, material costs, etc. "Two painters did not work full day...$600" doesn't cut it. A licensed contractor should also know that invoices for work performed on an apartment unit between tenants could be used for security deposit deductions, and thus it would be unethical to add charges for work on common areas to an invoice for a specific apartment. I sued my ex-landlords for unlawful retention of a security deposit and the court awarded me the return of my full security deposit ($3,000). Prior to the court hearing, I was given the opportunity to review my ex-landlords' evidence, which included a written statement from JP Lim. The statement referenced painting of my apartment's balcony and rails. This is truly miraculous because...wait for it...being on the ground floor, my apartment didn't have a balcony with rails! I am very pleased with the painting job of J P Lim Painting. The exterior of my home was recently painted by this awesome company. On top of that, I also had all of my double pane windows and patio doors installed. J P Lim not only takes the time to help me do a final touch up work around the windows frames, they also discovered that the windows installation guy had failed to do all the necessary coking around the window frames! They did not charge me extra but did put in extra labor! The crew arrived early in the morning (Saturday) like 8:00 a.m. and leaving the job with satisfaction.
