I used my warranty through American home shield to replace a hot water heater. K & S quoted me $1920 more in labor and parts that should have been covered by American Homeshield. I went by the shop and spoke to Chris who knocked it down to $1670. Still not happy but the Installer Matthew was great, he did a great job. This company was extremely unprofessional. The technician scratched the inside of my toilet while trying to unclog it with a tool he called a "snake." When I reported the damage, the company falsely claimed that he did not scratch the inside of the toilet--unbelievable. After persistent efforts and multiple emails, they finally agreed to replace my toilet with one they said was equivalent to the damaged one. However, the replacement was nowhere near the same quality or value. Despite my attempts to follow up via calls and emails, I received no response from their service manager, Steve, who initially was unwilling to replace the toilet in the first place. I even requested to speak with the owner, but no one has responded. This has caused a significant inconvenience and frustration. I would not recommend this company to anyone. I was willing to pay the difference to get a replacement comparable to what was damaged, even though it's their fault I shouldn't have to, but I was exhausted from the back-and-forth. I normally don't leave negative reviews, but after two separate experiences with K & S Plumbing through my AWR home warranty, I feel it's important to share mine. The first time K & S was assigned to my claim, I had a water leak that was causing damage beneath my flooring. The first technician stated it was a slab leak, and leak detection was scheduled. When the mitigation company arrived to place drying equipment, they discovered the actual leak themselves. It was a small water line behind my refrigerator--not a slab leak. They weren't even there to locate the leak, but fortunately they were honest enough to point it out. Had I relied solely on the original diagnosis, I could have paid for unnecessary work. K & S then informed me the repair wasn't covered and provided an estimate that was far higher than expected. I later hired an independent master plumber who repaired the line in less than an hour for a very reasonable price. Unfortunately, my second experience was no better. I had a complete plumbing backup, leaving every toilet and shower in my home unusable. K & S initially told me they couldn't come for five days. After I contacted AWR, they rescheduled for the following morning. Although I was told the technician would arrive between 8:00 a.m. and noon, I received a call at 6:30 a.m. saying he was on the way. When the technician arrived, he came without any equipment, looked briefly into one bathroom, and did not run any water, flush any toilets, inspect the floor drain, or perform any diagnostic testing. He simply stated that I did not have an outside cleanout, that the drain would have to be accessed from the roof, and that it was not covered under my warranty. He then left. When I later contacted AWR, I was surprised to learn that the technician had reported I was advised the repair was not covered and that I declined an estimate. That is not what occurred. I was never offered an estimate. Based on my experiences, I was left feeling that my issues were not thoroughly evaluated before coverage decisions were made. After reading many reviews from other customers describing similar experiences, I became concerned about the consistency of the diagnostic process and claim handling. My expectation isn't that every claim will be covered. My expectation is that the problem will be properly diagnosed, that findings will be accurately documented, and that customers will receive clear explanations before a claim is denied. Our home warranty assigned this company to our plumbing stoppage service request. After waiting a couple of days, the technician arrived. He stated that he would try one thing and if that didn't work it would be a vent issue. After attempting to unclog the stoppage a minimum of 15-20 minutes, he stated that it was a vent issue. He returned to his vehicle and was gone probably 10 minutes leaving us to wonder. He then returned and stated the home warranty denied the claim, and he quoted us $650 out of pocket costs to repair the vent. I told him that we would be in touch if we decided to use their services. We decided to get a second opinion to verify if the charges would be less. We had a contractor come same day. He told us we didn't have a vent on our home. He gave us several options he could try. He was able to unclog the stoppage through the toilet and no vent repair was needed. This issue would've been covered under our home warranty if the first technician would've done a more thorough job. This company was selected by the 2-10 Home Warranty I have that came with the house. Found out I had pretty bad leak into the guest bedroom that soaked about a third of the carpet and hardwood in the hallway. Cut off the main and called 2-10 to get a supposedly Supreme Coverage claim for this leak. Anyway, they assigned this company. The date the initially tried schedule was not possible, so someone came yesterday, 4/28/26. The young man came in, no tools, no notes, no bag. He walks in and asks did I shut off the main supply, which I did days ago when the leak was discovered. He went and turn the main back on. Came back and said, Oh Wow that's a slab leak. A slab what? What is that? And it was like blood in the water from then on out. Oh yeah, I just left another home right up the street that has the same issues. Don't see how he seen all of that without any equipment. Then he stated that a specialist would be coming out within the next 24-48 hours to pinpoint the slab leak. He stated that it's not that bad of a leak and I can leave the water on and do what I normally do until the specialist comes to pinpoint the leak, so I did (which helped proved the leak was actually coming from inside the walls and not the slab!) Have plenty of photos and videos (technology!) By the end of business today, I suddenly get a response from 2-10 stating that the report from the contractor was submitted to them earlier, wait what? What report? I'm under the assumption this so called report couldn't be done until their specialist pinpoint the leak. Red Flags!!!!! Then the only thing out of the entire estimate they were going to cover was $500 and I was stuck out of pocket for the remainder of a $4,600 estimate because they did not cover the equipment and labor of busting up the slab and repairs. Wait....what happened to the specialists? How did you blindly accept that outrageous estimate with hearing anything from the customer? Then a poultry $500 after 10 years of paying you monthly premiums! Clearly it is a grift, by both the warranty company and this contractor. When trying to get clarification, the ghost you. I'll be getting a second opinion in the morning and contacting legal counsel. I submitted a service request through American Home Shield and paid the required $125 dispatch fee for what should have been a straightforward repair: replacing a toilet flange due to normal wear and tear in an older home. The flange had rusted, nothing unusual and clearly not caused by misuse. The plumber, Pieter, came out and said he needed to order a flange repair kit and return. Shortly thereafter, the warranty claim was denied, with the explanation that the damage was caused by "excessive force." That assertion is completely unfounded and appears to be a pretext to deny coverage and instead push an outrageously overpriced out-of-pocket repair, $650, to return and complete the work. To make matters worse, Pieter did not properly reinstall the toilet before leaving. It is now leaking, creating a new problem that did not exist before the service call. This experience reflects poor workmanship, questionable claims handling, and a business model that seems designed to deny legitimate warranty claims after collecting the dispatch fee. This tub should have been fixed two months ago - but they seem to not be able to do any sort of repairs fast. The gentleman that came out was nice but that does not get the job done. Disappointing Experience with K&S Plumbing - HomeServe Warranty Repair I used my HomeServe Warranty for a sprinkler leak, and K&S Plumbing was assigned to handle the repair. Unfortunately, the experience was extremely disappointing. After the technician left, my neighbor noticed that water was still running excessively for hours, which may result in excessive water company fees due to the continued leak. When I called to report the issue, the front desk initially tried to schedule me for the next day. I had to be firm to have someone come back the same day. The technician ultimately had to turn off the sprinkler system and return the next day to finalize the repair. During that visit, I also reported that my landscaping light was no longer working, an issue that did not exist before the repair. Afterward, my flowerbed was left in poor condition -- mud on landscaping lights, windows, and bricks, and the sprinkler system no longer properly flushed. The repair area still needs dirt added to restore it to its original state. I called to speak with a manager to discuss these concerns, but no one ever returned my call. A simple returned phone call from the service manager could have easily resolved the issue and avoided this review. As a customer, I should not have to spend extra time and money cleaning up or restoring my property after a professional repair. I would not recommend K&S Plumbing. After trying to resolve the issue I called AHS back and they said K&s would come today because it was expedited due to both bathrooms being out of order. That was 7 hours ago and it's 9pm. It did take several visits to complete the job which was expected since there were numerous steps in the process. I've used K&S a few times because they are who my home warranty sends out when I have plumbing issues. The tech that has come out more than once is Skylar. He is always nice. They had to come out more than once to get the garbage disposal working right, which I didn't like. Recently, they couldn't find my PVR to fix a leaky faucet situation so my husband and I had to search for it. We found it and they came back to fix it. They were trying to charge quite a bit, but they came down on the price. Everything is working fine now. The techs can be a bit loud, but they have been apologetic when they realize they're being a bit of a distraction. I chose this company due to the "4.5 stars" on Google, but after doing some digging I realized they had awful reviews on every other site, as in this app, Yelp. I had someone come out to give me a quote on installing a water line from my sink to my new fridge, which is about 6 feet in width that would require drilling under the subfloor, but not hard whatsoever. This man quotes me $1,200 (basically what I paid for a new fridge) to install a quarter turn box into the wall, to run pex wire from that to the fridge. I don't know who in their right mind would pay that but I was livid because these things cost $35 at Home Depot, and wouldn't take 2 hours (at the most) to complete. K&S Plumbling came out to one of my properties to fix a water leak to a pipe connected to my water heater. I was uncomfortable with the high cost so I called a trusted company to review what they called modifications to the pipe. The company informed me they placed a 40 cent fitting with no modifications and the cost was very high for the service. I called K&S to ask what modifications was done and they were unable to explain. The company sent my money back. My home insurance plan AHS sent them out to service a water heater at another property and they sent me this huge bill for all the modifications that needed to be done. They don't seem to care about their customers! As with many of the previous review I was referred to K&S through our home warrantee company. The only difference in my experience is that someone actually went to their houses to "fix" the issue. I had a leaky pipe in my garage that was dripping into my air handler. The earliest appointment was 7 days from when I called...I took a half day off work to meet them. About 2 hours into my wait a nice lady called to inform me that my tech had a personal emergency and they had to reschedule. The "next available" appointment was 5 days later. Are you kidding me? I get that people have emergencies but the leak is so bad that I now have to turn my water off to the house. They should have rearranged their work force to complete the task they agreed to. She was "very sorry" but that was all I got...no manager was "available" to speak with me. AHS home warranty sent K&S Plumbing tech Cody and Dakota to fix the garbage disposal. Cody removed a top from the garbage disposal which fix it. He stated that a new faucet for the sink and a line needed replacing. He stated that the company would only allow $30.00 toward a new faucet and I would have to add $125.00 if I wanted one like mine; which was a nice thick Delta. He replaced it with a cheap thin Delta that looks like a toy. The water pressure will only go so high and the knobs are really thin. I would not recommend K&S Plumbing in Alabaster, AL to my worst enemy. I have contacted both companies. I think that home warranties company should check behind these types of companies, so that they will not do this to other companies. They should be held responsible for their actions. read more

I have no complaints about the plumber himself. However the women answering the phone at K and S are completely rude. I never write reviews! Good or bad! But my experience was so bad that I felt compelled to share! I have never in my life had customer service representatives be so rude to me on the phone. When the first thing that The plumber tried did not fix my drippy faucet outside, I called K&S plumbing to see if they could just send him back out to fix it again. After all, I had already paid for it! But instead they said I had to make another claim through the home warranty. These people do not stand behind their work. She made it as difficult as she possibly could for me to get this drippy faucet fixed again and forced me to be home when the plumber came back out so I had to take more time off work. We have a condo. The plumbers with K&S came out and said the problem was the main line, not our condo and there was nothing they could do. I asked if they could run the snake down the toilet just to be sure. He said this was an "insurance call" so they were allowed to snake the toilet (???). (He ended up running some kind of 10ft contraption down the toilet, and no it did not help.) We then spoke with a board member who lives next door and they approved payment to K&S plumbers to go ahead and fix the issue at the main line. The technician called his manager who said they do not do things like that. The HOA board member called the main office and was told again, that they ONLY do insurance calls and not plumbing jobs in an emergency or big jobs that involve multiple units. You may want to be aware of this before calling this business, it appears that they just have a company that comes out, tells you they can't do anything, and bills your insurance. read more

Would never use this company again. Our kitchen sink was backed up. Call K&S plumbing to have a technician come out to snake the line. He arrived to inform us that he couldn't snake the line and we need a whole new P trap system that would be $255.00 plus the $75.00 service fee. I ask there is no way to snake the drain he said no you need a new P trap. I told him that's crazy and told him to leave but still had to pay the 75.00 service fee. I called another plumbing company. The technician came out same day snaked the line from my sink drain the same drain K & S said they couldn't run snake through. Took the new technician a total of maybe 5 min To unclog the line. Jan 5, 2022 Company was sent out through AHS. I had a burst pipe, called them and they came out 2 days later. Of course the water had been turned off for those days. Appointment was between 8 am and 12 pm. He calls at 11:20 and says he's about 20-25 minutes out. This was after I called 5 minutes earlier to check his status. He gets here a little before 12, they turn the water on, he looks around the house and the area where I advised the leak was. I explained everything and how the numbers on the meter were racing before we cut the water off. He determined that there wasn't a leak and he found no issues. He was gone in about 20 minutes after arriving. Not even an hour after he arrived (about 30 minutes after he left), there goes the water spurting everywhere. No one to call and I'd have to wait another 3 or so days for someone to come out. Paid the deductible for the visit and had to purchase the part and my husband fixed it hisself. You would think he would've known that if the water had been turned off, he would need to give it time to build up the pressure before he could see the leak.
