Aloha! This was our second stay in #104 at the lovely Prince Kuhio. Unfortunately, management knew our toilet was broken before we arrived and did not fix it after we requested it on day 2. For 8 days, our commode would not flush properly, and the seat was sliding as if it would fall off at any moment. Then the sliding screen door kept blowing open because there was no latch or lock mechanism. Geckos, lizards, grasshoppers, and crickets were constant guests in the condo. Not only was my partner scared to death of these creepy critters constantly roaming the room (a gecko in bed), but the crickets chirping in the wee hours of the morning inside the condo kept us up, and me on the hunt to give my girl peace of mind and some shut-eye. We either kept the door closed (which kept the room hot/no AC) or propped it closed with something, but it always seemed to find its way open. I chose #104 after a lovely experience during our first stay in 2025. In May of 2026, to celebrate my 60th and my partner's 50th birthday in #104 at the Prince Kuhio made perfect sense. After all, it was a very special occasion, as two milestones were to be celebrated. We may as well have slept on the beach. I asked for some compensation, and all we received was an "I'm sorry." I asked for a follow-up and received none. If this were you, how would you feel? Exactly. We provided Kauai Exclusive Management plenty of time to respond before letting them know I'd leave a review, because it was the right thing to do for a business to make something that was wrong, right. They did not care. And of course, they will likely reply with some, "We're so sorry you had a bad experience during your stay and... blah blah... blah blah blah. We've all been there and know the feeling of frustration afterward when their words subtly mock our words to smooth things over, reassuring future customers that they really do care. They did not care, and they don't care now. If I were the owner of #104, I'd be ashamed to have this place manage my condo. Next year, we're staying at the Prince Kuhio again, though in a different unit, booked through VRBO. In fact, I already booked the room! As I said, The Prince Kuhio is a lovely place, and I encourage any visitor to stay there. But I will never use Kauai Exclusive Management LLC again. I booked a condo at the Waipouli Beach Resort about 8 months ahead of time. Before booking, I called this management company and asked what happens if someone in my family is sick and is not able to travel. The person on the phone told me they would allow us to move our dates if needed. Of course, 2 of my young kids came down with a virus 3 days before my trip, I called to change dates, told them we were flexible, but they would NOT let us change dates. The manager, Sean, told me "All of my staff knows our policy and they would not tell you that." Essentially calling me a liar. They had no compassion or empathy and said "We aren't doing anything wrong, this is our policy." We were going to lose out on $3000 so we ended up still going but it wasn't the easiest or most enjoyable. We also called to request a late checkout the day of leaving but they wouldn't honor that either, 10am sharp. Update: After reading Sean's response, I would like to make it clear he is incorrect in a few details. 1.I did not ask for a cancellation, I wanted to move dates. Prior to booking, I called and the person I spoke to said if I had a sick kid they would be able to move dates. This led me to book, feeling I had insurance from them. 2. I was not upset on the phone when they told me I couldn't late checkout. I told them I understood, but I just wanted to mention on the review that there was no late checkout. 3. I did not have 3 separate people call and threaten them with bad reviews. The other person who called was my mother in law who was going to book with them if they let us change our dates. Even after reading Sean's response, I still feel no empathy from him or the company. I really wish we could have changed dates. This was my 40th birthday, and having to deal with 2 sick kids on vacation was tough. They were not able to enjoy the beach or pool at all. Not to mention, I was shaking and in tears on the phone with him and he just kept saying "this is our policy." read more

Pros: the condo was super spacious with great amenities. Cons: Shawn Allen the manager we have contacted for 4 days with multiple calls made each day and messages left with no return call. We were calling him in regards of a return due to seeing cockroaches in the unit and they were getting into personal items such as shoes and purses. We moved out three days in on a Saturday when we found numerous ones. We took pictures and immediately contacted them to let them know we left the unit. They told me they contacted the pest company and they would be there sometime Tuesday (4 days after us leaving the unit). ADDRESSING TO MY POST AND REPLY MANAGEMENT....yes the property is beautiful and condo. We booked in full in June 23rd. We NEVER received a call back or messages from Manager Shawn Allen since the day we left. We had told them we had many cockroaches in our items. Yes as far as noise from the tenants above us is correct but when we noticed all the cockroaches that was a done deal. We won't stay in a place that we would have the chance of taking them home. I have all the conversations recorded that were sent by text even where they said they had sent out pest control and that was four days after we left the rental. NOBODY SHOULD STAY AND LET COCKROACHES ROAM IN THEIR STUFF AT NO COST. They call customers liars so who would wanna deal with a company like this. I wish I would have read alot more reviews on this company before we booked. We don't want a full refund just a refund for the nights we didn't stay which was 13 nights worth. Own up to your mistakes not make customers the problem. We have visited th Islands for the last 13 years and never had a place with cockroaches. read more

While the condo we rented had a wonderful view and a nice layout, the air conditioning was out four of the six days we were there. I called repeatedly to the property management group who repeatedly made excuses that they didn't control fixing the AC and that was done by the HOA/resort. I asked for compensation given that we paid $4000 for five nights and three of those nights were miserable. Further, I explained to them that we had purchased food to cook in the condo and instead because of the sweltering heat, we were unable to stay inside and cook (adding more heat) and ended up spending a lot of money eating out because our accomodation was so miserable. They gave us a $400 credit which doesn't nearly begin to cover what we had to pay to eat out nor does it help with our inability to sleep leaving our very expensive trip exhausted and disappointed. The Kauai property management company doesn't care at all. They kept saying it wasn't them. I explained I paid them so it is their responsibility. They didn't care and hung up on me. read more

Beware vacationers from this scam company. They do nothing but lie to you and give false advertisement. They will do anything to trap you and take your money (non refundable no matter what occurs). Found multiple cockroaches in the condo crawling on my luggage and belongings. They down play it and their review said (a single cockroach) oh no I had no less than 15 roaches in the kitchen and bedroom. You don't want to accidentally take one of those fast breeders home in your luggage. Management said they called me and left messages. I pulled my phone records to prove they are LIARS. I never received a single call. But oh yeah they charged me for my entire stay of 2.5 week even though I left immediately after seeing them. Beware they lie in their reviews and comments back to people. They will lie to keep getting business. Don't give these scam artists your hard earned money. ***WARNING: DON'T BOOK THE KAUAI CLIFF HOUSE APT IN LIHUE*** This place has a great location, view, and access to Marriott but the lack of cleanliness and customer service truly outweighed this benefit. I originally booked this place for 5 nights for my honeymoon and had to leave after 2 because I began waking up with bed bug bites and felt very uncomfortable staying there. Upon arrival, the condition of the place was dirty, stuffy and overly damp and had a strong musty odor kind of like staying in a basement. There was definitely water damage everywhere, like the walls and vents, potentially caused by flooding and it had not been fixed or replaced. We discovered a dead cockroach in the corner where the crack in the wall was plugged up by some paper napkins, probably to prevent more insects from getting in. The worst part was when I reported the bed bug bites to the management team, they allegedly sent a pest expert who claimed there were no sign of bed bugs even though it was pretty clear I was getting bit each night and the bites were in clusters and zig zag lines and I even discovered red stains on the pillow and the musty odor all point to a bed bug infestation. No details of the report were shared with me and when I asked if the place could be checked for mold, they told me it was something I had to pay for myself and provided no reassurance that the house was tested for mold previously. It took them another day just to send cleaning people but by that point I was so uncomfortable and upset, we had to find a hotel to stay in. I was never offered any refund or partial refund or credit - just flat out nothing to make up for what happened. We ended up booking 3 more nights in hotels and for the amount we spent, in retrospect we would have opted to just spend more for a resort room or any other place where people actually care about our comfort. We were very disappointed to have to deal with a situation like this during this very special time of our lives. This is in response to the owner's reply below. I'm not the type of person to leave bad reviews for vengeance but I feel the Yelp world needs to know the truth. I was offered no refund nor have I received any refund as the owner states below. If I did, I obviously would have reconsidered writing this negative review to begin with. They never sent me a link to review the property and that's why I came here to Yelp. They are obviously making a conscious effort to keep my experience from hindering future business. In reality, the Owner is lying but of course you can believe him if you wish. I will share some photos from my experience since he claims there is nothing wrong with the property. You can look at the photos and judge for yourself if you'd like to stay there. I felt completely victimized by false advertising and lost over $1,700. In contrast, my stay in Maui at an Airbnb was far superior and I urge everyone to be weary of vacation rental companies and trust Airbnb more bc the ability to openly peer review prevents owners from treating customers this way. We stayed at a nice condo in the Waipouli Resort over Thanksgiving 2018. We paid extra for a unit right on the beach to take advantage of the view. Unfortunately, the window shades were inoperative in the master bedroom. I was promised this would be addressed during our stay but unfortunately it was not. After leaving a similar review on TrustPilot I was called by someone at this company who apologized, and said he would get back to me in a couple days about a price adjustment. Going on three weeks now with no return calls. You had no trouble taking my money. Was it that hard to keep your word in return? I am disappointed. My memory of the vacation, albeit positive, was negatively affected by having to deal with a dishonest rental company. read more

So this review is specifically about Outrigger Waipouli rooms C303, D40, and D104. These rooms are rented through Kauai Exclusive by the owners. Being that all condos were booked through the hotel this was our only option. We booked all 3 rooms for our group of 12, received a confirmation email, and paid a deposit on all. Seems like smooth sailing huh? After weeks of this being done we all received emails from Kauai Exclusive stating that our reservations have been cancelled by the owners and our deposit will be refunded. No explanation. Of course we called them. But here's the fun part. They assumed we were part of a "baseball tournament"?! Apparently a few years back during Memorial Day weekend they had people attending this tournament and ran into some room issues with them. Basically the owners wanted to cancel our reservations just in case we were part of this "baseball tournament". It sounds more and more stupid every time I say it. Anyway, now we have these plane tickets & have to find a new place to accommodate our large group. read more

I keep reviewing them because I know how important it is to find the right place in Kauai. Update for 2021 is that our unit was perfect. I think they have an outside cleaning company now. It was clean before but missing a few details. Now everything is super clean everywhere, under the mattress, in the lip of the wash machine, the dishwasher filter, the whole place super clean. And they improved the bedding. It appears to be all cotton now with a proper mattress protector, sheet, and cotton covered comforter. And the Waipouli Resort is as amazing as ever. Just returned from a great trip to Kauai in one of Kauai Exclusives condos at the Waipouli Beach resort. My wife and I were extremely pleased with everything. The pics and room was as described. Very nicely appointed. Just know the "garden/mountain" rooms over look the parking lot. Not very slightly, but not a huge deal with the beach so close. Check in/check out was all as described. Very simple. Joshua helped out a few times, letting us know he didn't think the towel/trash service was necessary and refunding us. We had a very noisy neighbor for a few hours, and they handled that with ease as well. The resort was well very well maintained. Great pool, grounds, etc. Note the beach is not very swim friendly -- but you'll. have plenty of places to explore and swim in the ocean. All in all I would definite gel recommend booking though this company. read more

We booked the Nalani Palms through Kauai Exclusive for a five-day stay in December 2015. It's VRBO 767055 or listed as Nalani Palms on the Kauai Exclusive website. I found the Kauai Exclusive website through a Google Search and booked the house directly through them. Booking was easy enough; I called the number on the website, a human (Patrick) answered, took my information, put a hold on the house and called me back a few days later for payment. From there out, we dealt with Josh Rudinoff, the owner of Kauai Exclusive. He set us up with Sonja and Thomas, the complimentary concierge service for our stay. They recommended some great activities for our group, which we booked and loved. The house was gorgeous and perfectly stocked. There were flashlights for early morning/late night walks, more beach towels than we could use, brand new laundry machines (yes, two!), so much beach equipment, a perfectly stocked chef's kitchen, the list goes on and on. The bedrooms were as described with brand new king beds in each and lovely linens. Each bathroom had plenty of towels and great hairdryers. The house had great living spaces; enough room that we could spread out for quiet time but also large, open spaces where we could all gather and be together. We had a few hiccups during our stay and Josh and the team were always accessible and helpful. They gave us a number we could text; that was great! This was by far the best house rental experience I've ever had. Our whole group is looking forward to returning to the island and booking through Kauai Exclusive again. Changes reservation without notification, then sells unit to different management without notification, then fails to respond. I booked a condo at Waipouli Beach Resort for this upcoming March. I put a lot of research into lodging and hand selected a specific unit within the resort to best accommodate my family. My booking was finalized in April of 2021 (11 months before my planned travel). I paid my deposit on that day of booking and kept copies of all email communications and confirmations showing exactly which unit I had booked. I even have their RentalHost app which also shows all of my reservation information. Two weeks ago I received an email from a different management company stating that they have bought my unit from Kauai Exclusive and I would now be working with them. But it was not my unit number that they bought so it seemed this other management company had the wrong person. It was rather coincidental that they had my email and that they stated that they bought from Kauai Exclusive so I thought I had better follow up. I sent multiple emails to rent@kauaiexclusive.com and reservations@kauaiexclusive.com to try to confirm my reservations for my correct room were still intact. After many days with no response I then sent a message on the App. The App host said they couldn't help but would get my discrepancy over to management for review. In the meantime I received an email from concierge@kauaiexclusive.com offering to assist in booking activities. I then asked them to conform my booking and they also said they couldn't help but instead forwarded my email on to the same email addresses that were already not replying to me. I then started leaving voicemails. No replies to ANY form of communication!!! At this point I had to continue calling until I got a hold of a live person. I asked this person to confirm my reservation, and they did. Dates were still as expected. I then asked them to confirm which unit and they gave me the number of the NEW unit that this other company stated they had bought. Obviously frustrated at this point I had many questions as to why I was moved and why I was not notified. This receptionist had to call her manager then call me back with answers to my questions. It was FINALLY admitted that they moved me to a completely different unit without notifying me of this change. Note - My App still shows my original unit number. I then brought up the other management company to this receptionist to see if the email from them was legitimate. I asked if they sold this unit that they moved me to. The receptionist said they did not. She said this new unit number was still managed by Kauai Exclusive. Obviously this didn't jive with the communications I was receiving from the new company so I had many more questions. The receptionist had to hang up and call her manager back once more to get answers to my follow up questions. Obviously at this point after messing up so badly, the manager should have been dealing with me directly instead of making this poor receptionist be the in between! The receptionist called me back again and now admitted that they did in-fact sell the unit that they moved me to in December of 2021. I had multiple follow up questions as to why I got moved without being notified, why my reservation was transferred to another company without being notified, why I am still being contacted by the concierge at Kauai Exclusive if my reservation was no longer with them, why my app still shows that my original reservation is intact in the original unit number, and why nobody is replying to any form of communication. Poor sweet receptionist said that she will ask her manager these questions and get back to me. This was last week. Still no reply!!! Avoid this company at all costs!! On the positive side, the new management company that is handling my reservation is very polite and responsive so we can still come have a nice trip now that I am not working with Kauai Exclusive. read more

WOW!!!! We just got back from our honeymoon! We stayed in a condo at the Waipouli beach resort and Josh and Sonja were amazing hosts!! We seriously can't express how happy we are. The resort was amazing. We loved the pool and the bar/restaurant attached(Oasis). I really enjoyed the location(right in the middle ofthe island so easy drive anywhere). Sonja went above and beyond to book us activities. Amazing luau, priclncevill ranch adventures off road excursion and the most amazing helicopter ride. Both Josh and Sonja were extremely punctual and got back to us very fast whenever we had questions or needed anything. We WILL be back! Thank you so much for everything! read more

My family and I stayed with Kauai Exclusive Management at the Waipouli resort and it was so seamless and easy to book. The staff was friendly, knowledgeable and what I really liked was they were all based on the island of Kauai. They have a free in-house concierge team that helped us book a zip line tour, helicopter tour, and a luau which was the highlight of our trip. After spending 12 days at Waipouli Beach Resort I was relieved that I used Kauai Exclusive Management. Josh, Patrick, and Sherri are an a amazing professional vacation rental team. Every email, phone call, repair, question, and concerns were addressed immediately. The resort is about 15 minutes away from the airport. My gorgeous and immaculate condo, G301, had an unblocked private ocean view 150 feet from the beach! I had a gourmet kitchen with a huge private lanai. I loved the resort grounds, swimming pools, and Poi Pond. But there is more! Safeway, Starbucks, Longs, and a big health food store is across the street. Plus the location is the 1/2 point to Princeville and Poipu. Perfect great vacation. I loved it. Thank you. read more

I would recommend the properties at Waikomo Stream Villas and Waipouli Resort but go through another management company. There are many others that rent out properties there. Kauai Exclusive Pro - They were friendly and thorough up to and through booking. Con - When we had to move to another complex, I asked if we could drop off our luggage in the new unit and leave as we had quite a large gap between check out of the old place and check in of the new. We had a small car so all our luggage would be in plain view while were were out and about. Sherrie said, "it frustrates the cleaners to constantly have to move the luggage around and sometimes they don't stay the whole time." I thought that was a ridiculous response. Would you rather have frustrated clients or cleaners? And how much would they have to move around if we put the luggage in the closet? Also if you know the cleaner doesn't stay the entire time, maybe it's time to switch. I thought they would offer for us to drop it off at their office but they didn't do that either. Nalani Palms on Kauai - it's a mixed review and I share here because we rented this home directly through them and they are not posting our review they request at the end of a stay. Apparently, our review did not meet their criteria. This home is also listed on VRBO and Airbnb FWIW. We had great communication with management during our stay which was multiple times a day for the first 4 days of our 10 day stay. We had a family group of 12 staying for our daughter's wedding in Hanalei bay. My husband and I had 24 hours to make this place ready for our crew - of 10 ages 1 year to 83. PRO's: Big house with a pool. Decent sized kitchen to cook for your crew. Plenty of kitchen ware as well. Nice neighborhood - lots of space to walk. Management was very available for all concerns and needs. Several umbrellas available and... use them - it's the rainy part of the island. Lots of fans to keep cool. Lots of beach chairs, toys and boogie boards, along with a few beach umbrellas and endless beach/pool towels. 2 washers, 2 dryers - fabulous for a large group! A nice walk through the neighborhood to the local market, Food Land. CONS: The house is not as pristine as the pictures portray. The pictures are also "drawn out" to make the pool area look much larger. Just not as clean as we had expected and for us - we reserved this property for specific amenities that were not present as advertised. Upon arrival we were quite taken back and the condition of this home. The list is lengthy - · BBQ was not working - THEY CAME TO FIX IT. · Cockroaches - MANY. I realize it's the tropics, but this was bad. THEY BROUGHT TRAPS · Loose pool deck tile that had been incorrectly repaired and flipped up when stepped on. could have been quite the accident with small children and those not being aware. THEY FIXED IT ON DAY 2. · One bed had crumbs in the end of it - gross. So, we ended up washing all the bedding (5 BEDS) because we just weren't sure what was actually clean. Not how I wanted to spend an entire day of my trip. · TV remote - no batteries. THEY BROUGHT SOME OVER · Pee around the base of the toilets, hair, dust - generally dirty bathroom - floors mainly. · No cleaner in the kitchen for counters and sinks · No cleaner for bathrooms · No dish towels in kitchen to dry dishes - · Window screens and sills are very dirty· · Sticky spills on kitchen floor · No working vacuums. Two in the garage however, one with no bag and the other was JAMMED with hair, candy wrappers, twist ties and garbage that I spent 30 minutes cleaning out - Still wouldn't work. (THEY BROUGHT A BRAND NEW ONE OVER!) · Closet shelves down stairs were dirty. Closet doors (sliding doors) completely off the tracks and just laying inside of the closets in 2 bedrooms. THEY FIXED IT. · No broom/dustpan for the floors - especially the kitchen. How have people been cleaning up after themselves? THEY BROUGHT SOME OVER. · Just general uncleanliness · Patio could have easily been hosed off before our arrival to remove dirt/mold at the drain and dirt/bugs around the patio. · The garage is terribly moldy and smelly due to some major water damage on the property. Due to the amount of laundry we were doing, we left the garage doors open for ventilation. · The sofa's in the "game room" were so dirty and stained. Sadly enough, when we made our reservation the room that was advertised as a wonderful mirrored weight/exercise room downstairs off the pool with free weights and a couple of machines had been turned in to a GAMING ROOM (video games). EXACTLY what we didn't want with our grandchildren. yes we battled them all week to keep them off it. Also, a ping pong table, along with adult and kids bicycles was advertised - No bikes at all. Ping pong table is so warped from water damage that occurred from a brokenwater pipe above the garage that it was completely unusable, and it was broken. One of our major concerns was that there had been a HUGE water leak in the upstairs of the house - which is where the kitchen and family room are. The big areas of gathering and foot traffic. The wood floor was EXTREMLY warped - a HUGE bow 2 feet wide, running right through the family room. Quite the hazard with a newly walking baby and an 83-year-old. My lesson for everyone - rent from VRBO or Airbnb so you can leave an honest review that won't be sifted and sorted out by the owners or management company. And take screen shots of what the accommodations are as advertised. Our 10 days had lots of hiccups and the management company did try to make amends - and I appreciated their efforts. Josh did work hard to take care of all he could and due to the fact he was out of the country, he connected us with a very energetic and accomodating property manager who worked hard to handle concerns. read more

Our stay in Princeville's Nihilani 12A Paradise Found was excellent! The unit was clean and luxurious. There are 2 beautiful water fall fountians right outside the patio, so sitting on the comfortable outdoor furniture listening to the birds chirp was so nice. They provided beach chairs, umbrella, boogie boards, large towels, and toys for our ventures to the beach. Interior was so clean and luxurious, high end everything. The unit was right across the road to the pool and bbqs too, which our kids loved! We had everything we needed and then some. The concierge and KE staff were so wonderful ! We would highly recommend this unit and company. North Shore Kauai is one of the most beautiful places to visit and stay. You can't go wrong with Nihilani 12A , it was perfect for our little family. And it meet my clean freak standards ! Just can't say enough nice things about the unit and staff, absolutely wonderful :) read more

We loved our stay at the Waipouli Beach Resort! Room F302 was great!!! In room laundry was extremely handy. The furniture and bed were comfortable. The resort has a nice pool. Our only complaints were the unit didn't have a broom to sweep up with and although the kitchen is well equipped it needs scissors. read more

My husband and I just returned from Kauai where Josh Rudinoff and his team helped us to enjoy our time at the Waipouli Beach Resort. With all the adventures we had there, Josh was always on top of the situation and was extremely helpful and professional. Everything which was in his power and time, he provided, and we can't thank him enough. We were able to reach him by phone or text messaging any time needed, and he was always enthusiastic and cheerful. The Resort itself is beautiful and worth staying. We had Unit D-304, with two well-organized bedrooms, two full bathrooms, and three toilets, fully furnished and air-conditioned, and it feels like staying in your own house which is definitely prepared and quite welcoming. Getting up in the morning to the singing of the birds and a stunning view of the ocean is a treat by itself. The pool area with a lazy river is charming though the beach itself is not much of anything unless you are a professional swimmer. But with restaurants across the street and a big Safeway within a 3-minute walk, it is really a wonderful place to stay in Kauai, especially if you (as I am ) in need of central air-conditioning. The team from Josh helped us to move to another unit for the last two days, and they were very efficient, and the move went quite smooth. The last place where we stayed, G-301, is stunning and huge. It is a corner unit with a great lanai (size of a room), so well prepared for any demanding traveller.
