I have booked 6 different homes with Parrish Kauai for a total of 10 visits. I have nothing but positive things to say about Parrish. They always get back to me promptly and have always taken care of any needs I might have. The houses have always had what we needed and been clean. Two years ago I booked a house inland with 5 bedrooms and a pool as we were taking our 2 sons and their families. A week before we were to go the house had damage done to it as a result of a storm. Parrish booked a different house on the ocean with a pool for us at no extra cost!! The kids got to watch the turtles from the house. My husband and I were coming back in 2 weeks and asked Parrish if they could keep some non-perishables in their office until we came back. They said sure and then even had them at the house when we arrived. This last trip the internet wasn't working and I messaged them on Sunday not expecting to hear back until Monday but they got right back to me and said someone would be out that day to check on it and that we didn't need to be there. In the meantime one of the umbrellas on the lanai broke off the stand due to rust. I was going to mention it to whomever came out for the internet but we were gone. When we got back I messaged Parrish and let them know about the umbrella. They sent someone back out on Sunday to take care of it. Again I wasn't expecting to get help on a Sunday. Parrish is great to work with and I would highly recommend them. I've already booked my house for next year. read more

Parrish -- Do Not Trust Them With Your Special Trip We booked Poipu Sands #521 through The Parrish Collection for our 25th wedding anniversary -- a milestone we'd planned carefully, choosing a building 5 unit specifically for its unobstructed view of Shipwrecks Beach. We are not naive renters: we owned a condo at Poipu Sands for over a decade and know the property well. Parrish still managed to ruin our trip. The problems announced themselves immediately. Every screen in the unit was torn, with gaps large enough to invite insects indoors. The portable AC exhaust ducts were sloppily routed through louvered windows, creating additional entry points. The rattan headboard in the downstairs bedroom was visibly embedded with dust and grime. The window shades were moldy. And the twin beds making up the "king" in the downstairs room were fully made up as individual twins beneath the king bedding -- meaning the next guests would sleep on sheets a stranger had already slept in, separated by a single layer of fabric. Charming. But the detail that stopped us cold: ten roach traps scattered across both floors of the unit. Not one or two tucked discreetly in corners -- ten, throughout the property. Parrish's website had described this unit as clean and well-maintained. Ten roach traps tell a different story. We had been traveling since 6:30 am and had specific reasons for choosing this exact unit, so we attempted to make it work. We shouldn't have. On night three, our son found a 3.5-4 inch cockroach in his bathroom. We immediately texted Parrish -- the contact method they told us to use for concerns -- and waited. And waited. An hour and a half passed with no response. We packed our bags, found rooms at the Marriott, informed Parrish by text that we were leaving, and requested a refund for the two nights we would not be staying. Parrish refused. Parrish had every opportunity to inspect and maintain the property they were charging premium rates to rent. They had every opportunity to disclose that the unit had an active pest problem requiring ten traps. They had every opportunity to respond to a guest text - as they had instructed us to do. They did none of these things. Then, when a cockroach the size of a small rodent drove a family out of the unit on the eve of a 25th anniversary, they declined to return two nights of rent. This is not a property management company that takes care of its properties or its guests. It is one that takes your money, sends you a glossy description, and hopes you don't look too closely at the headboard. We looked. Don't make our mistake. In response to JP: You're still fussing over the request for a refund - complaining about what we told you and when we told you. We should have complained right away about the condition of the property. But that's the catch-22 for the traveler - you want to make it work because you have limited time...until you can't. The parrish collection is a very poor rental operation. They rent property through vrbo partnership. We rented a property on the 4th hole tee at kiahuna golf course for 8 days. This beautiful home had a heated swimming, jacuzzi and all very nice accommodation. But be careful what you see in photos. Problems were a screeching noise for 48 hours outside the master suite, that got fixed 2 days later. A heated jacuzzi that never got heated, even though i needed this because of many back and neck surgeries. Calls were made to Parrish for corrections, but they never found the problem that the heater was broken until the day before we were leaving. Other issues that had to be fixed during our 8 night stay. Fire Pitt, primary bathroom fan, refrigerator freezer was not working and the frig alarm keep going off. This was a beautiful home & it's too bad that Parrish didn't do a more thorough job of making sure everything was working properly Before we arrived. Would you want to arrive at your rented condo to find 10 roach traps covering the floor, and to see later a roach crawling out of the bathroom wall? No, I don't think that's anyone's vacation plan.  We booked 4 nights at Parish's unit 521 in Poipu Sands. When we arrived at 3 pm, it looked like they had just started cleaning the unit. From what we saw, only the floors were vacuumed, and the trash was taken out. After the cleaning crew left, we looked around the unit. We immediately noticed 10 roach traps, 2/3 in each bathroom, and another 4 around the kitchen. That was the first red flag. The bedroom headboard was filthy. The AC units were installed in the molding plywood. The shower curtains were also molding. Large holes were present on all the screens. I took a wet towel and rubbed it across the bathroom floor to find it totally black when I pulled it up. The screen to the deck fell off the rails and almost trapped my mom outside. The final straw was finding out the roach traps were actually necessary. When I was getting ready for bed, I turned on the light in the bathroom to find a 3-4 inch roach on the floor. It scurried away from me and tried to go back into a hole in the bathroom wall. We contacted Parish about what happened and let them know we were unsatisfied right away. When we didn't hear back from them for an hour and a half, we decided we didn't feel comfortable staying any longer and were leaving the apartment. We asked for a refund of the two nights we did not stay in the unit. We did not hear back from Parish until the following day. When they called, there was no apology or discussion of how they could improve the situation. They just wanted to inform us that they would not be refunding any of our money. They decided to flip it on us and blame us for leaving and not letting them "try and resolve the problem." They refused to admit they were at fault for renting an unclean and roach-infested condo. My family owned and rented a condo at Poipu Sands for 10 years. We have never had a roach problem in those years. For a company that used to be the gold standard for rentals in Kauai, it has surely fallen far. Updated in response to a 7/21/2025 post by John Parrish. Truth is a defense to defamation, John. To be clear, Parrish Kauai charged our credit card $15,500 late on a Friday with no explanation. Our own contact, Patty Ka'iakapu, had no idea that this had even happened when we called her after noticing the charge. She also told us that the deck was re-surfaced the day before we arrived. We still have no documentation to support the $15,500 charge--no invoices, evidence of cleaning, or any other support for this made up charge. We have requested this from Parrish Kauai and its attorney, but we have received nothing. I am posting a picture that we obtained after we left on July 15 that shows the true state of the deck. All of this over an overspray of Trader Joe's mineral sunscreen in a literal beach house. We sprayed this sunscreen all over our own unsealed teak furniture and let it bake in the sun for days. It came off with a white sponge. I stand by my claim that any rational person should avoid Parrish Kauai because it, along with its affiliated homeowners, is engaged in an ongoing scheme of fraud, concealment, and bad faith. read more

I had the misfortune of an accident and surgery which prevented me from traveling 2 weeks before our stay. There were no exceptions to their no refund policy with less than 30 day notice. Most disappointing was the poor communication from staff and no follow-up with regard to their "efforts" to rebook the condo we rented. I'm so disappointed to have to write this review. We have stayed with Parrish Kauai homes four times, but this last time was horrible. We rented a very expensive house in Kukui'ula. Not only did they send people over to the home on five different occasions for alleged "maintenance," but after we left the home, they claimed we "damaged" the wood patio lanai from Trader Joe's mineral sunscreen. We sprayed the sunscreen on our daughter and were unable to wash it off given that the property had no hose. As an aside, and from my own experience, the sunscreen easily removes with a hose and white sponge or hose and soft brush with dish soap. When we disputed that the sunscreen was "damage" to the property, PK charged our credit card $15,5000 to refinish the entire wood lanai instead of every trying to clean the 2x3 spot. Their attorney, while friendly, is of no help. BEWARE-this is a scam they are running over there. They told us the homeowner is insisting on a refinishing of the entire patio, which is approximately 1,000 sq ft. Unbelievable they are trying to get away with this. Isn't this what the $675 cleaning for was for??!!??? *the comment below from the business owner is full of lies. First, as of 7/15/25, there was no cleaning of the patio (nine days after we had left). The photo from 7/15/25 shows absolutely no "discoloration" from cleaning it off. Instead, it just shows that the sunscreen is still sitting there, waiting for a white sponge. Second, the charge was made with absolutely no information provided. PK told us not to worry about the sunscreen and three days later, charged us for $15,500! No quote was ever provided and no cleaning info was provided. It has been 7 days since we spoke with their attorney and we have received no information. Again, all lies by the business owner above. I'm confident that a competent housecleaner and a white sponge would easily remove the sunscreen but PK is more interested in stealing ungodly amounts of money from their customers. They breached their contract and acted in bad faith. Gross overstepping and fraudulent activity. I am happy to personally send someone to clean it off, but was told "that would be up to the homeowner." Clearly because they won't return the money. read more

Arrived to our supposed "smoke free" house for a family of four on 17 Apr 2026. On initial entry after 12 hours of travel with two small children we walked in to a wall of cigarette smoke smell. We immediately requested an alternate option or a refund. The company sent someone out to open windows and spray a chemical to clear the smell. After hours on the phone the company told us they'd find us a different property the next day and if we stayed somewhere else they could not ensure a full refund. The next day they told us no other options were available and they would not fully refund us. Terrible customer service. We slept with windows wide open and we still awoke with headaches. The company said no one else had ever complained so it must be "us." I understand that logic if we attempted to stay for a few days and then get out of our commitment but we requested an alternate solution on arrival. Ruined the beginning of our holiday. We've been coming to Kauai since 1995 and have used MANY rental agencies. Typically everything goes well and if there is an issue it's taken care of right away. Unfortunately, Parrish does not care. I'm one that normally checks reviews etc before I use an agency but because of their large presence across the island I naively trusted they'd be outstanding; I was wrong. As a matter of fact they receive an 'F' rating on the BBB apparently because they never responded to two claims. Typically if you arrive at a unit and things need to be attended to, they are, no problem. Not with Parrish. We stayed at Sealodge G5 where the views spectacular, if the windows and screens are clean. This unit's windows had clearly not been cleaned in years. They sent someone out and said they'd be there by noon so we waited until 2pm to get back and that's when the guy showed up and stayed for 2.5 hours. The kitchen had zero spices/condiments not even salt and pepper. Also there was no means with which to store leftovers; no saran, no foil, no baggies and not even locking containers; it felt as if they didn't want you to cook in their kitchen. The upstairs bed was made sideways (see photo).There was no beach umbrella. In the 30 years and many units we've stayed in there is ALWAYS a beach umbrella between the hot sun and the passing rain it's a standard amenity. I could list many more things but these and their lack of Aloha and interest in helping is very off-putting. I even responded to their survey where they ask if there was anything they could do to make the stay better and 'would you like us to call you' of course I said yes and of course they did not. I even emailed the owner JP and received no response from him. You have many choices on island and I always recommend using an agency that is actually ON island but I do not recommend Parrish. I gave them two weeks to respond before I wrote this. Sadly they don't care. read more

Just returned from a week at the Parrish Poipu Kapili Condos and it could not have been any better!! The location was great and the unit was outstanding. Everything that you could possibly want, when staying in a condo, was there. This property is extremely well kept up and we appreciate that. The unit was fully furnished with upscale furnishings throughout and I can't imagine there being anything else you would need. Well, maybe there is one thing and that would be beach towels. You have only one beach towel per person and for us, we would like to have at least 2. There are lots of beach things here, chairs, umbrellas, mats etc. so no shortage of beach supplies. The kitchen is extremely well supplied and not full of a mix of junky things like we have experienced in other condos we have stayed at. The bed was very comfortable and it was convenient also having 2 bathrooms. Parking was marked for the unit and parking was right in front of our unit, so nice and close. This was the second time we have rented from Parrish, different properties, and we have nothing but good things to say about them for both of our stays. From the time I first booked the reservation, to the time we checked out, all of our communications were excellent. We were always kept informed of any notices and information needed before arriving, during our stay and when ready to leave. Excellent service for our rentals. For what it is worth, I would not hesitate using Parrish again for our next rental. read more

I was disgusted by some of the bad reviews. What a bunch of whiny bitches. These condos are owned by individuals who have mortgages to pay. It's not a Holiday Inn, where you can go all Karen on the staff when a lightbulb goes out or you don't like their cancellation policies. What an amazing stay. They have everything we needed, and then some! They had stuff that we didn't think we needed until we got there. Like a mini-cooler and ice packs! Reading the rules was a bit daunting: seems like a lot. But after our stay, we realized these rules are pretty standard and easy to follow. Example, there was one about using certain rags for your feet since most everyone will be visiting Waimea Canyon which has red soil and they didn't want the clean white towels to be stained red. It says "No A/C" and I was worried it would get too hot, but they have a cooler that works just like an AC if you need it. Which you probably won't because you're practically across the street from the ocean! Walking distance to the beach! Free and large parking lots! Check in and check out process were easy. FYI, no elevators. So make sure you book the right units if you have anyone in your group that won't be able to climb three flights of stairs. I would totally stay again!! First of all, read the negative reviews with a grain of salt. We are coming out of a pandemic, and everyone is still trying to get their businesses and services up to pre-COVID standards. Second, I believe some of the negatives are exaggerated or written during a time of frustration or by simple-minded jerks that can never be satisfied. As for my family and me, we can't recommend Parrish enough. We stayed at Kalipi, and the buildings and property were well built, well designed, well maintained, and with friendly, responsive staff. Our booking was straightforward (Book direct - NOT through VRBO and save on their fees). The check-in was uneventful, and the staff communicated with us at all points of our stay. A couple of minor issues with the property were immediately taken care of, and the unit was as advertised and then some. We have absolutely no complaints and will be booking with Parrish again for summer 2023 and can't wait. And to all the haters, suck it, overspend and get under-served at substandard properties elsewhere, or better yet, stay at the Hyatt. I can rest easy in that you will still contribute to the revival of the local economy. read more

The PARRISH COLLECTION OF KAUAI made us sign a contract so no refund in the last 30 days before the rental began. We paid it all out Oct 5, 2024. for our stay Nov 5-18, 2024. On Oct 18 they sent an email than only the bbq area of the amenities would be available. Picket Ball area would be having construction Tennis court area would be having construction Pool open but there would be machinery and noise from 8AM to 5PM daily. so no quiet use of the pool One of the two bbq areas was beside the constructon. Oct 21 we cancelled. Could not even have quiet pool use. or sports. They refused to return our money. only sent back $435 clean up and damage deposit. We have been RIPPED OFF by the Parrish Collection. They refuse to talk to us or answer emails. They also refused to talk to the Mediation Center of the Pacific. They offered nothing in the way of a settlement and KEPT OUR $8,669.39. BEWARE of this company. They are not a fair or honest company. read more

We rented one of their beach front properties through AirB&B for3 days. And starting off things seemed great.............Then we found the top of the refrigerator was completely rusty, the chandelier over the kitchen table was rusty also. To be fair we did notice some newer kitchen appliances but at the cost of a 3 nights stay anyone would expect NOT to have any rusty experiences. read more

Back slider lock to lanai broken, fridge ice maker not working, carpet stained upon arrival (photo documentation date/time stamped available), overhead fan in bedroom randomly turned it's own light on even in middle of night, filthy shower (see photos), grimy furniture. Needs a deep clean! We gave 3 pm checkin. Not land on island, checkin. It's their standard time. Condo not cleaned yet. An employee gave us permission to sit on lanai while cleaners arrived. After a long travel day, we sat quietly on lanai. Got a call from Parrish office, must get off lanai. very non customer trained office clerk on phone being course and impolite about this. Said we could take condo "as is" no clean. Outrageous behavior! Went to front stairs, sat there with luggage. Called another Parrish agent, please explain what is going on? Got a text after an hour "profusely" apologizing and gaslighting, they say "we made an exception for you to sit on lanai". What a joke! Had a week there, never again. Had more service from Suite Paradise, and that is not the bar you want to measure up to Parrish. No Aloha, No Mahalo for you. Only we documented everything, even the towels we would not want for a $25 penalty. If you don't like your customers, get out of the business. read more

Thank you Parrish Collection!!! We had a wonderful experience on our family vacation! There were 14 of us and we stayed in two of the Parrish Collection Condos! They were fabulous! The complex was in a great location and easy, by car, to get anywhere. We were within walking distance of Keoki's Restaurant and the shopping center it was located in.nThey were so very spacious and clean! Modern kitchens, and full size washer and dryers. The beds were large and comfortable! The Master bathroom was HUGE and had GREAT WATER PRESSURE in the shower! It was a very quiet and relaxing complex. We also went to the pool and had a wonderful afternoon. Mary Jane at the Parrish Collection office was very prompt in returning emails and txts about any questions I had. They also kept me informed of any issues or changes at the condos so that I was aware prior to my arrival. In one condo, the main refrigerator went out but there was another one there on the day we arrived! We will ABSOLUTELY use the Parrish Collection condos again! read more

For our family vacation we needed a big house that can accommodate everyone. Plus, I wanted to be so close to the beach that you can throw rock and it would land in the water. That is exactly what I got. There was no misrepresentation at all. The house was gloriously beautiful. DO NOT RENT WITH THIS COMPANY. My husband (an endodontist)& I have been renting from Aloha Vacation Villas for years with no issues. We are fortunate enough to bring friends and family with us a few times a year. We just had to cancel a reservation 5 months in advance and were advised that our deposit would be refunded less $150 for time and trouble. In response to JP- Although I do appreciate your response "Six Months" after the fact, I do understand that bugs are a factor on an island. However, if you know that is the case regardless of how many times they come out and die, do you expect your guest to sweep up dead roaches off the floor??? Especially if our price tag never changed due to your negligence? We were traveling with my 14m old grandson who picks things off the floor and puts items in his mouth. So it is not reassuring that my grandson could possibly eat a dead roach or ingest some of the chemical residue left of the floor. Totally unacceptable!! The gentleman ( bug exterminator), who came and sprayed again, stated he just sprayed last week. Meaning, that there was indeed an infestation in that place. No where, ever, is it acceptable to have roaches in your bathroom, bedroom and kitchen counters. Not just one, but multiple- (Pictures enclosed). These were baby roaches, meaning they have spread throughout the condo. We are from the South, Louisiana to be exact. So we are fully aware of humidity and wet climate however, I never had issues with an infestation of roaches. Not like your location. This is just completely unacceptable. To be clear, this was my second Parrish interaction. I was really disappointed because we had worked with Parrish before and enjoyed our first stay. We ended up staying at a one bedroom, one bath at the Hanalei Bay Inn Resort, that was not advertised as an adjoining unit. On the first night of this day, we heard every word for word with our neighbors. By the way, his name was Steve, and he and his wife argued about who was doing the dishes. Tapping into someone's dyfunctional communication patterns on vacation, is not only frustrating, but not a very relaxing experience. When we called and emailed, our concern was met with contempt and sarcasm. Patty with a Y was extremely unconcerned with our concerns, and told us we could leave and find other accommodations. We weren't looking for a refund, we weren't fishing for anything, but the lack of empathy and poor communication will definitely ensure we will never stay with them again. It's a shame, we come to Hawaii, at least three times a year, and they could've had a long-standing client! Also, they mark all of these reviews as fake. We are real people, with real feelings, experiencing a poor experience with Parrish, and feel compelled to tell others about it. Would not recommend. read more

Where to begin, I booked through VRBO which I have used many times. Two days before my departure to Kauai my Mom passed away. I immediately reach out to the Parrish Collection and VRBO for help. Hoping they had a bereavement policy, of course no they didn't. I asked for any compensation or even a different time to stay so they wouldn't lose out completely. All that was offered was let's cancel and see who will book the unit.(Hanalei Resort unit 3305 & 3306) if someone books we'll credit you that back otherwise the cleaning fee will be refunded. I mention the unit because that owner has no bereavement policy either. This is very unfair and shows no compassion. I realize that industry has been badly affected throughout the pandemic, but this is a new level for me. Every other industry involving my trip canceled and refunded me. I was given a supervisor named Simone to speak with. She couldn't even return the call. She cowardly sent me an email. Very dissatisfied with the Parrish Collection. I decided to add to my review. The reply from The Parrish group to my review I find disgusting. Yes I did send an email about Covid as Omicron was spiking. We try to be a part of the solution instead of the problem. For you to imply that the death of my Mother two days before I was to travel was possibly tied to my question about Covid is absolutely disgusting. In addition to say I was rude and belligerent is a complete lie! Your representative was actually very kind and sweet. Just a lame excuse on your part. We have rented from the Parrish Collection in the past with great results and that was in 2018. Things have changed. We rented one of their Elite properties called Kauai Kai for $22 K for the week with disappointing results. Once I had paid for everting I was informed that the clothes dryer was gone and they couldn't guarantee it would be replaced by the time we arrived. They had almost one month to solve this. The benefit of renting a property with washer and dryer is you can pack a lot less clothes for the family. After numerous calls and follow up we were informed on the eve of leaving that the dryer will be installed on the day of arrival. For these prices the customer did not need to get involved with this. Upon arrival a picture of Mai Tai's were appreciated and some sorbet of island fruits in the freezer that was thawed. I thin the freezer was just turned on because it freeze eventually but the ice maker was broken. I called the office and they sent a bag of ice but never fixed the ice maker while we were there. Did I mention that Kauai Kai cost $22K for the week. The next issue was the pool which was filthy dirty and had not bee cleaned for some time and there were no chlorine tablets. The literature in he house said that the pool was cleaned every Tuesday and we arrived on Wednesday. Called the office again and again. Finally a pool man shows up and cleans the pool. There is more but I think you have heard enough. I also spoke with three associates who were very nice and I requested to speak to a management person on three occasions and the never happened throughout the week. If you have $ 22K burning a hole in your pocket Kauai Kai is probably not the place to spend it. I forgot to add that Parrish asked me to review my stay at Kauai Kai and I did. It was never posted so I suspect they screen any negative reviews. If you go to the site for Kauai Kai they are all 5 stars! As of today no review. read more

Our experience with Parrish Kauai ruined our family vacation at Anahola Palms! Smoke alarms didn't work or were non existent, ceiling fan in kitchen didn't work, exhaust fans in the kitchen could not be turned on because it sounded like a jet plane was taking off, all four glass sliders didn't have screens which meant no ventilation, roaches in kitchen and bathroom, only one of five burners worked on the gas BBQ, teak patio table was unsafe and held up by a rope, when glass sliders were opened feral cats came in and were eating off the kitchen counters, kitchen had a double sided rusty refrigerator, one slide could not close properly to keep food refrigerated. Prior to arrival I called to ensure this property came with 12 beach chairs, only three were on site. Obviously lots of deferred maintenance issues! Each day we made efforts to resolve these issues which were unsuccessful. Patty and Simone at Parrish, were less than empathetic and communicated poorly. I asked several times to have JP the owner of Parrish call me but he refused! This was a premium beachfront property we rented and was NOT maintained well, so disappointing. Do not use Parrish Kauai because of poorly maintained properties, lack of communication, with their only response to you is; to find another location after you have checked in, during the busiest month of the year, August! This place was incredible! If you are looking to come to Kauai look no further! Princeville is its own paradise within Kauai with everything at your fingertips: shops, restaurants, and a grocery store. Ten minutes from Hanalei Bay, which was our absolute favorite beach spot. The condo itself was clean, with beach chairs and umbrella, a washer and dryer with detergent, and then there was the view. Breathtaking! The view was worth every penny, and we ended most nights eating poke on the patio, listening to the wind and the waves. Highly recommend! read more

Update to management response: I am not exaggerating. I notified you of the broken tv on Thursday night when we arrived and we didn't get a new one until Tuesday. And you knew of the broken tv two weeks before our arrival. The Parrish collection screens their reviews and does not post bad reviews. We stayed at Poipu Sands #428 in November and our review has not been posted. We had a broken tv for half our stay (the tv had broken two weeks before our stay per the maintenance card sitting there when we arrived). There were no lounge chairs to enjoy the upstairs lanai (the whole reason I booked this unit. There were comfy chairs in the photos). The second bedroom had no artwork but nails sticking out of the wall where artwork should be. I notified the Parrish the night we arrived of our issues. This was Thursday night. I got a response that a manager would reach out to me. Did not hear a word by Monday so I reached out again. Got the same response. I didn't hear anything by late afternoon so I reached out again. I finally got someone to call me. They said they would look into it. We didn't get a new tv until half way through our stay and was told there are no lounge chairs on the island to replace the ones that were in the photos. This was supposed to be a special treat for my parents and they ended up with a room with a broken tv and couldn't enjoy the lounge area. We stayed at Pili Mai in Poipu (unit 08F) and I can't recommend it enough. The condo was stocked with everything we needed and then some. The Parrish Collection sent multiple texts to check in and ask if we needed anything. The only slight snafu was that our AC stopped working during the last 24 hours of our stay. I was slow to let them know as we were busy getting ready for our wedding and getting married the night before, but let them know right before checkout so they could address. if i could give zero stars. i would. we booked this property through airbnb. we planned a very long overdue vacation for feb. 2024 and had to cancel due to my 92 y/o mother breaking her hip and having had surgery and then rehab. we contacted the host and tried to reschedule and/or cancel. during this time of extreme hardship for our family, airbnb requested multiple documents and passed us around to multiple agents during which time, we noticed that the same unit had been re-rented out during the time that we were supposed to have been there and cancelled. all said and done, they have not returned our $2500 and we will be pursuing this through our credit card company. this place is a money grabbing and expect to get paid twice for their shit property. airbnb sucks. read more

Parrish Collection- Hanalei Bay Resort 3305/3306 We have stayed on Kauai every year for the past 25 years for 2-3 weeks per year. Hanalei Bay Resort (HBR) in Princeville is one of our favorite places. We have stayed there 6 times. The timeshare units are always clean and up to date. We were unable to make a trade this year so we booked a private unit through Parrish. We ended up very disappointed during our recent Feb 2024 stay in unit 3305/3306. Initially, we were excited to choose a third floor unit in the Guava building. Unit 3305/3306 that has arguably the best view in HBR. Vaulted ceilings on the top floor with a stunning view of Hanalei Bay. We were so thrilled to walk in and realize we have this unit for the week, even though all in, it was over $600 per night. Then, each day, like peeling an onion, the magic went away, layer by layer. Day 1, we realized the unit was very dirty and pretty dated. We were still so thrilled with the view, we decided we could live with dirty corners, and actually booked it for the same week in 2025. Day 2, we discovered the washer was broken with a detached drum that rattled like thunder. We reported this to Parrish and wondered how the housecleaners inspection had missed it. We were told by Parrish they would reimburse us to use the central coin operated units. A real inconvenience. We initially rented the unit based on it having an in unit W/D. (I told them I had already reserved the unit for 2025 and I asked them to waive the $150 cancel fee if I wanted to cancel) Day 3, we saw all of the cobwebs in the vaulted ceilings and finally figured out how to navigate the ancient lighting system and switches that made no intuitive sense at all. The TV and WiFi didn't work and the router and modem was in an ugly rat's nest of tangled cables behind the TV. We rebooted it a couple of times to no avail. ( We realize this is an HBR issue but it was still very messy looking and a nuisance.) We also noticed it wasn't really the shadows on the once beautiful Travertine floors- but ground in stains and dirt at the entry way, deck doors, in the kitchen and around the toilets. You don't put Travertine in a condo!!! Stained, dirty, and very unattractive. However, we still had not hit our limit and thought "just maybe we can live with all of this in 2025 because of that unbelievable view. That View! Oh those Sunsets!" Day 4, the dam broke!! Roaches in the cupboards, bathroom, kitchen floor and running along the top of the lower freezer. Five ran inside the freezer door's worn and broken rubber gasket holes-- obviously, their nest. My job, the next 3 days, was to not let my wife discover what I had seen. What a way to end a 26 day vacation in paradise. A nightmarish and exhausting 24/7 job I was paying $600 a day to do. I reported this to the Parrish "front desk" and I must say they are very are very courteous and well trained. They are very nice and great listeners. I appreciated their respect and they complimented me on mine through our interactions. I was told I would hear something "right back". I did not for over 24 hours. The problem is not with the courteous reps that work on the "front desk". Their hands are tied by the irresponsive and detached property managers who don't get back to the front desk reps. I asked to speak to the Parrish property manager on when it was last sprayed. I was told I was not allowed to speak with them. I was eventually told by Parrish that the unit was sprayed the day before by the timeshare HBR. Firstly, I saw no posted notice of a roach treatment, I saw no dead roaches, only live ones. Secondly, the on site HBR management (not Parrish) told me that they are not responsible to spray privately owned units. I finally received a message from the front desk manager over 24 hours later. We finally connected the next day. She was again respectful and personable. I explained how frustrated I was. I offered to send pictures of the unit and ideas on how Parrish and the owner could perhaps remedy this very needy property. I volunteered that I was not looking for any reimbursement. I sent the pictures and ideas. She seemed happy that I would take the time to offer constructive input. More than a week later I have not heard back anything. Not a thank you for the pictures or an apology for what happened. Zero. My experience with Parrish is they are trained at listening and very lacking on action. Listening without a response is hollow. The reason for a Two Star rating rather than a One Star is again, THAT VIEW!!! (A new private owner and/or management company could make this into an island jewel. Having stayed over 60 weeks on Kauai over the past 25 years, and only seeing roaches or a condo this dirty, one other time, gives us the experience to rate this the way we did. Maybe our first trip to Kauai, with little experience might have seen us give it 5 stars as some have done. A stunning view can hide a lot.) read more

I wouldn't stay through them again. So much easier to book through the resort directly, I just wasn't aware I was booking through a third party initially. The resort had a flexible cancellation policy but Parrish collection did not. We accidentally booked an extra night and Parrish collection wouldn't let us change the dates of stay outside of the 30 day window but we weren't aware of this mistake until checking in. The resort thought this wouldn't be an issue because they said if you don't stay you don't get charged, but of course that wasn't the case with the third party. They also were zero help with check out and we ended up getting charged $50 for beach towels that were left in our room. What is the purpose of the third party if they do not help with checkout? The resort said they legally cannot enter the room if booked through a third party so Parrish collection is who does the cleaning and returning of items but I guess they were frustrated with our complaint about the extra night and would not assist in the check out process. The floors were also extremely sticky, my husband was so grossed out he wouldn't walk around in the room without shoes on. Horrible customer service so I've learned from this and will make sure we do not book through a third party again. read more

This is a crummy, owner-oriented, money-grubbing company. Owing to a family emergency in mid September--my mother was in hospice--we had to change our travel plans at the very last minute. The airlines were surprisingly flexible (no change fees, full flexibility on dates and times) and initially Parrish thought it shouldn't be a problem to change our dates; the Emmalani Court unit we reserved was available for our new dates in November. But then, no, it wouldn't work out--fine print is fine print--and we lost $2700, which, when you read the fine print, is what happens if you have to cancel at the last minute. Understood, but oddly unsympathetic, considering that we wanted to rent the same unit for the same price. We were told that if someone else rented the unit we would get our money back. That never happened and there has been zero accountability for this offer since. Even more odd, after reading KF's review below I wonder if they were visiting the Emmalani Court at the same time we were supposed to; they could have taken "our" AC equipped unit. Happily, the story ends reasonably well for us: we reserved a different unit at the Emmalani Court through a different real estate company and had a wonderful time in late November. When I tried multiple times to visit the Parrish office in the Princeville shopping center to determine if I was owed a refund, they were always closed. I suppose I could have attempted to change my reservation prior to arrival. This company has an elite collection of homes that it claims is their best offering. While the locations are great, be careful because homes on the water are old. And the owners do NOT keep up on maintenance. Further, if something breaks like a door lock or the a/c, there's no way to get parts quickly on that island. It happens that we had a door broken the entire week we were there with no security. The landscape lights were broken in half of the yard. The a/c broke on day 2 and never worked again. They told us to stay in the spare bedroom. Which didn't have a/c anyway. They told us landscapers came on Fridays so we booked outdoor massages on the beach on a Tuesday. Surprise. Weedwhacker noise through the entire 90minutes. Wasted $600. There is not one single cabinet in the kitchen for your food so you get to spread it out on the counter. The poor guy we called when something went wrong tried his best. Management felt we were being unreasonable. It was our 10 year anniversary and we paid $1800 per night. For two of us. We expected better. We have rented on the island of Kauai for 10 years. Try Kukui Ula through the Hyatt. It is unforgettable. As for Parrish, I'd forget it. read more

I would like to respond to the owner regarding our stay in late October/early November - if we had gotten ANY kind of an empathic response from ANYONE on your customer service team, or an effort to diffuse the situation - the disappointment and anger would not have escalated to the level it did. When a client has a complaint - whether it be a bug on the bed or over the top, foul mouthed music across the street - the management needs to respond in a positive manner - not with just "hey, we didn't know - so just deal with it" attitude. I'd warn against staying here. We checked in on 4/3/22 to a condo and then at 2am the light in our bedroom flicked on. We turned it off. It came back on. This continued ALL NIGHT. It was awful and exhausting. Light just wouldn't turn off. I called 4/4 when office opened and left a message. No response. My family left for beach but I stayed behind for fear of having a second sleepless night. I called again at 1130am and then agreed to send someone. They said I could give permission to have him come in my absence, but my family had already left for day so i was stuck. I asked a manager to call me back and refund me for previous night. Repair person came, confirmed the problem, noted how impossible it must have been to sleep, said it had happened before, and fixed it. No manger called me back about my request for a refund for our sleepless night. So I called again two days later and was assured a manager could get back to me, and that they agreed lights going off and on all night is not good or part of rental agreement. And here I am, 5 days later - no call, no apology, nothing. After three attempts to reach a manager. I understand things go wrong. I dont understand their indifference. Do not stay here. They are not invested in giving a fair experience for your money, or making sure you stay is decent. They fixed problem - but the sleepless night? Indifference. They need to replace windows/screens in unit. Insane about of flies and other bugs got in. First thing noticed on arrival... at least 20 giant flies buzzing around. Killed them, shrugged it off and figured someone accidentally left a door open too long. went out for dinner and came back to more flies and tons of smaller mosquitos and bugs... inspected the windows and many screens on windows are broken or just not flush to seal them from critters... read more

We've booked our stay on the island of Kauai twice now with Parrish Collection. Our first stay was perfect everything went as planned and our rental was exactly as we expected if not better! On our second trip we were notified that there would be ground work going on at our resort and it turned out to be right in front of our condo. We were given 2 options by PC, they would give us a a very decent discount or try to move us to another location. We choose to be moved. Now this work was ordered by the county and PC was notified the day before we received the notification which was 4 days before we were to leave for Kauai. They found us a condo on a golf course with central ac (amazing) 3 bdrms & 3 full baths at no extra charge. We did lose our ocean views but it's quiet and super comfortable and very clean! We can see a bit of the ocean from our balcony. The condo is very well appointed. I could not find any knives other than butter knives so I called the office and spoke with Patty who said she would have some delivered today Well I guess I didn't look hard enough because when the person delivering a knife noticed there was a full knife block on the counter in the corner. I felt so bad but Patty took it all in stride. I highly recommend using this company! read more
