I write this review as a warning to anyone who might be considering doing business with Kauai Pacific Real Estate. We rented unit 8233/8234 at Hanalei Bay Resort managed by Kauai Pacific Real Estate this summer and were extremely disappointed in our unit and how we were treated. Our unit had a broken air conditioner, broken floor tiles, broken shower, mold, cockroaches, etc. Additionally, there were some safety issues like hot electrical switches and lack of fire alarms and extinguishers. We paid for and spent 2 weeks in this unit because there was no option for us to move to another unit or find a different rental on short notice. Kauai Pacific Real Estate did nothing to help us during our stay and ultimately seemed dismissive of our concerns. This company took payment for a unit they knew was in disrepair, then acted like they would get it fixed for us, in the end they did absolutely nothing. I have to wonder how many other unsuspecting guests they have treated this way. Kauai is a busy place in July, it's not like we had the option to get another room, move to another resort, or come back another time. We wasted too much of our hard earned vacation time trying to figure things out with this company only to be ignored in the end. Kauai Pacific Real Estate is a predatory rental agency that couldn't care less about your experience once they have your money. They did not care we were uncomfortable, they did not care that we were not receiving the services we paid for. My family spent years of planning and a lot of money on this vacation and unfortunately our time was horribly impacted by the fact that we didn't have a comfortable place to call home and get rest. Do not rent or buy from Kauai Pacific Real Estate or any of their properties. My wife and I rented a condo from them and they went ahead and double rented the property and left us with our bags at the front of the building with nowhere to stay!!! Nevertheless, they kept trying to charge my credit card over and over. When I called to as for help because they took away our vacation rental without telling us, they said it wasn't their fault and were extremely sketchy and rude. MEANWHILE THE WEBSITE CONTINUED TO CONFIRM THAT OUR RESERVATION WAS STILL STANDING. This goes for some of the Sealodge properties in Princeville as well. BEWARE! People keep in mind that this company managed the property for 6 months prior to us putting it on the market. It was fine enough to manage then and fine for their agent to want to buy the property, "enough said". No threats, no lies only the truth spoken here, people do not be afraid to speak truth. It is with great enthusiasm to recommend Kauai Pacific Real Estate for your next vacation rental in Kauai. Since there is variation in each unit since they are often individually owned and furnished by the owner (not a hotel), I recommend reading the listings you are interested in thoroughly to see if it matches your expectations. We stayed at one of their penthouse condos they manage at Hanalei Bay Resort. The place was exactly as advertised in their listing. The lanai had an incredible view of the mountains and Hanalei Bay. The apartment was immaculately clean, well-kept with traditional Hawaiian designs and furnishings. The resort staff were friendly and helpful, had beach equipment to rent, and could book tours for you. The poolside bar was a nice amenity - we enjoyed drinks in the hot tub after each day's adventure. This was my third visit to the island and I would gladly rent with Kauai Pacific for future visits. read more

I wish I had read the reviews below prior to our booking our vacation rental with KPRE. While we have not yet completed our stay our experience has been less than pleasant and I find the nonchalant attitude of the staff to be offensive. We will be coming to Hanalei Bay Resort in September to stay amongst wedding guests. As such, we are limited to this property and we purposefully selected our unit (when at the time there were many to chose from) approximately a year in advance so we could have an ideal location for our family. We will be traveling with our young daughters who both require naps. As such, a quiet room with a decent view was a top priority as we knew we would spend more time in our rooms than most others on vacation. We also specifically did not select rooms or resorts that mentioned ongoing construction as we placed a high value on peace and quiet during our stay. Despite our hard work and efforts, KPRE had different plans. We were unfortunately notified on July 3rd that there will be construction in the unit (a complete kitchen remodel) below ours from 9 am - 5 pm throughout our stay. We were immediately alarmed and contacted KPRE who could only offer us "their apologies" and laughed at our concern saying "there was no guarantee [we] would even be disturbed." When I expressed my alarm that the lack of guarantee I would be able to enjoy the unit to the full advantage as I advertised during booking seemed not to phase the KPRE staff. Also, the fact that the unit has a severe diminished value based upon an unpredictable quality of the unit seemed to be of no concern to the staff. The only offers of accommodation we received was (1) to cancel our trip entirely or (2) switch to a unit over 20 minutes away from our group. We were also told that we would receive compensation should our trip be disrupted but at that point, with what is sure to be a screaming baby or two, I find the fact that we will further need to disturb our trip spending time requesting consideration we should already be allocated a waste of time in what should be paradise. I further am appalled that I was told via email that they hope that I do not "take a vengeful stance against our office" as if I am in the wrong by booking a unit at a full and premium value and expecting service that corresponds with that value. To say I am disappointed is an understatement and I wish more notice was provided to ensure we had appropriate alternatives to select from. read more

BEDBUGS!! We had one of the worst experiences at the Sealodge in unit (F6). We started out with hair in our bed the first night we arrived. We attempted to contact the rental company during their after hours on the emergency number they provided and the phone went straight to voicemail each time. We then contacted them the following morning to address that we had put the sheets in the washer and it was not a problem at all. We understand that things happen and it must have been an accident. We then advised the staff during the same phone call that we noticed a wasps nest right outside of our bedroom window. We again advised that it was not an issue and they were not bothering us. We only wished to inform them in case it was a safety hazard on their end. After staying at the condo for 2 nights, we continued to wake up each morning to bug bites. We didn't realize until later that evening that we were sleeping with bed bugs. We pulled off the sheets and found hairs on the mattress and a couple bed bugs crawling back into the mattress. We attempted to again contact the after hours emergency number that was provided and again it went straight to voicemail. We decided to try sleeping on the pull-out mattress in the living room and found more bed bugs. I managed to grab a video of one and a picture of another that you will see down below. We contacted the site manager (the only helpful person through this whole process) and he provided us with Steve's number. The site manager has been wonderful and even came out to help us open our door when we first arrived because we struggled to get in (we just need to give it an extra push) and the emergency line went straight to voicemail that day as well. The site manager has addressed every one of our issues in a timely manner and has guided us through this entire journey. We understand he is not technically affiliated with Kauai Pacific, but he still provided us with his services regardless. After 3 hours of attempting to reach Kauai pacific, we then contacted Steve and he moved us to G9. He repeatedly stated that "there's no such thing as bed bugs in Hawaii" and " I'm not saying I'm doubting you, but bed bugs in Hawaii are unheard of". We slept in G9 for the night and waited the following morning for a phone call on how they were going to proceed. After contacting Steve repeatedly, he referred us to Kau'i who then advised our room was fumigated and ready to go. I politely asked for an inspection form from the professional that performed the fumigation and was then advised that the room was bug bombed and not properly fumigated. I nicely asked Kau'i to move us to another condo because I have 67 bug bites and I feel uncomfortable going back in there until it is properly fumigated. She transferred me back to Steve and he immediately told us that the room was fine and that we need to leave G9 and go back to our room. I again asked nicely for another room or a refund so we could take our business elsewhere. He became aggravated and stated he would provide us with a refund for the 2 unused nights after we left. I asked him for a written statement stating he would provide the refund and he continued to repeat "my staff will email you". I again asked for the written statement prior to us leaving so I could guarantee we would get our money back. He eventually sent us an email but also threatened the police to evict us if we didn't leave in an hour and proceeded to hang up the phone on me. We have been staying at the sealodge for years. Our family loves it at the sealodge and Kauai Pacific has now lost a ton of business from us. Not only that but it was my first vacation I've ever had and it was supposed to be celebratory because my boyfriend and I got engaged. Terrible experience and I wouldn't wish this experience on ANYONE! Extremely rude and unprofessional. read more

Stay away from Kauai Pacific Real Estate and Puu Poa #409. Do not do business with them. They are not interested in maintaining their properties or fixing problems. We have stayed in many different Puu Poa condos over the past 20 + years. This is by far the worst condition we have seen in all the units. We rented this property during January 2019. We actually rented from another company but it is managed by Kauai Pacific Real Estate. The unit is very, very poorly maintained and in dreadful condition. All of the lights and lamps in the living room and dining room were broken or burned out. The drapes were falling off the hooks like a cheap motel. The floors were very dirty when we arrived. There were no instructions about how to operate the TV. It was so complicated, we could not even turn it on. We could only live in 1/2 of the unit after dark because the lights did not work. It goes on and on. Plus, the living room rug is worn out and filthy. It is winter time in Kauai and the nights are cold. There were no extra blankets. We had to take the cover off the second bedroom bed to stay warm at night. It is clear that KPRE is anxious to rent this unit out without spending anything on upkeep. For a rental that costs about $400/night you should not have to endure all these problems. We arrived late Friday and called KPRE first thing Monday AM when they were open to ask them to get the problems repaired. They said we were supposed to schedule an appointment with their maintenance contractor and work with them to get the problems fixed...on our own time. The contractor did come, but he said he had no tools or equipment to fix anything. Nothing was ever fixed. Renting a unit in this condition is irresponsible and is insulting to their clients. I am sure they will say they had no idea these things were wrong, but it is their job to take care of upkeep. read more

Our experience with selling our house in Kauai has been one horrifying nightmare with Kauai Pacific Real Estate. The property management company wanted to sell the property, we thought sure they know the property already. This was a bad idea, the firm monopolized the market. They had someone who works in the same office with them, who wanted the property. When we had a question/and or concerns, we never received a call back from our agent or property manager. We were basically pressed to accept the buyers offer as we were told that they would not manage the property due to the electrical panel needing updating. Now who do you think they were working for, the owner who they probably will never see again, or their buddy they see on a daily basis these past 15 years? We never saw an inspection report where even the filter on the refrigerator was listed as needing to be addressed by us. We were told that the appraisal report which was done one month prior was said to be $15,000 less than the agreed upon price, but the buyers submitted for financing the total asking price. First, we were told that KPRE did not own the report. Later, we received what looked to us to be a copied copy. The appraiser was the same one used when we sent the agent and property manager the report we had when we purchased the property. The agent that is supposed to represent us wanted us to give the buyer an additional $20,000 for repairs, and to replace the water heaters, given most things were done (new roof, garage door, gutters, security system), prior to us leaving. We gave them a $10,000 credit because we were told that we had to for cleaning and repairs. They demanded all of the furnishing in the house, but the downstairs was promised to the downstairs tenants. When the pastor and his wife was given the 45 day notice we were assured by the property manager he had found them another place, we later found that was not true, so when everyone had move out, the buyers decided to extend the closing date for two weeks. When we asked to be compensated for extending, we were told by the broker that the buyer did not have to give us anything (keep in mind this is our selling agent). Who is representing us the seller in this? Then the property manager had the NERVE to ask us to let the buyers move into the house early when they were the ones who extended it thru an email message from the property manager. From the beginning we feel we were lied to and deceived by the broker/agent and the property manager, they did not have our best interest in mind but their buddy the buyer. We have already reported this to the Kauai Board, and we are also seeking legal counsel. Most of the 5-star feedbacks listed on this post we notice are names we recognize from their office. If we had it to do again, we would not deal with Kauai Pacific Real Estate. We wanted to cancel/hold the sell, but was told we could not by the broker. What a mess! read more

We rented a spectacularly beautiful condo thru Kauai Pacific Real Estate in the Puu Poa complex (#212) right next to the Princeville Resort. It was the loveliest condo we have ever rented both in terms of location as well as interior decorating. The views were just amazing, the kitchen was fully equipped, the master bed was comfie... what more could you ask for? We have rented a variety of places in Princeville for over 20 years and now spend two weeks on Kauai in the spring and two weeks on Maui in the fall each year. We have finally found our forever Princeville condo!!! My husband and I can't wait to return next year read more

If I could give "0" stars I would. In dealing with Mr. Kennedy, I learned just how corrupt this company was. I do not advise anyone to work with this company or this man. He is not a man of his word. Never once did I meet this individual, despite the numerous amount of times we were scheduled to meet. Never got answers needed. In vacating property, was told not to worry about certain things, but when what was left of my deposit came, with zero explanations or warnings, it was a bit different. When asking to supply receipts/verification, it was never delivered. Basically this company does not care about you, they take your money. As long as they are filling hours for their paycheck, you mean nothing. Go else where to save yourself from being ripped off!!! read more

We lived in a 3/2 in Kapaa, the unit was newly renovated when we moved in, 1st renters since the renovation. We spent a lot of money and time keeping the furniture, fixtures, and over all unit in great shape, albeit we lived there for 3 years without the annual professional cleaning normally offered by a professional rental agency. We did not complain about the poor electrical wiring in the house, nor the pests which we personally paid pest control to handle monthly, again something we were used to our rental company paying for, considering that we were paying above market value for the home, there were a lot of "not includeds" in the agreement. Worst of all, upon departure from the home, which was in pretty great condition considering a 3 year uninterrupted stint in the home, Kauai Pacific charged $1000.00 for paint of the interior walls, citing the cleaning of the walls removed the 1st layer of paint, and that a professional needed to come in and 'repair' nail holes that were in the wall and repaint the entire surface. We went through a lot with this company, from the rotating door of management and accounting, to the mismanagement of the funds collected, and what we were being charged for, to the cesspool backing up at least 5 times, the inability for the company to fix our toilets, the roaches, and management's continual reimpressment to the very reasonable owner to charge us more annually. I'm sure that Kauai Pacific Realty makes money from their management contract by charging a 10% commission on everything that happens. I was charged 10% on all work done at the house, so I'm sure the same happens to our owner. We saw our long term property manager leave 2x in 3 years. I've seen at least 2 new accounting managers leave in 3 years. There is a reason for it. I am a property manager by profession, and the manner in which this company treats it tenants is poor. To be fair, for the most part the people when dealing with them in person or on the phone are fair and service oriented, but when things go sideways which, unfortunately they do often, more than often they can get nasty, defensive and rude. Unfortunately, they know you are bent over, so the lubricant is just to make the experience less painful. read more

My family stayed at Hale Makamaka for a week-long vacation in Kauai. The house was absolutely wonderful! Located in a beautiful, serene neighborhood with fantastic views of the towering jungle mountains off the lanai; it's a convenient walking distance from a beach, a shopping center and a community park and a short drive from all the best beaches and sites on the north side. It comes loaded with those extra special touches that make it instantly home - the kids (we brought five, ranging from 7 to 14 years) made immediate good use of the bikes and absolutely loved the ping-pong table in the garage. We borrowed the beach equipment nearly every day. In the evenings after the kids were in bed from a long day of playing hard, my wife and I enjoyed winding down to one of the hundreds of movies in the home. The modern appliances, beautiful decorating, and comfortable atmosphere of the home just helped enhance the feeling of being on an exotic vacation. We certainly didn't mind all the space either, the kids got to spread out and have their own rooms where they wanted to, and we didn't feel like someone was underfoot the entire vacation. Great location, and a great home. The rental company - Kauai Pacific Real Estate - was awesome to work with. At one point we discovered our bbq had run out of gas, and they had someone run another tank over immediately. We couldn't have been more pleased! 10/10 will do it again for our next trip - which the kids are already asking about J read more

The Broker/Owner, of Kauai Pacific sold us our present condo in Kauai. We were so impressed with him that we decided to let him manage our property. My husband has owned several condos in Hawaii, and this is by far the best Management Company we've ever used. The unit is constantly rented, and it is maintained beautifully. The housekeeping is outstanding, and the unit includes upscale linens and toiletries. We have 100% trust in the owner, and we even allowed him to handle an extensive remodel from start to finish. He is one of the most ethical, kindest, and professional people I've ever met, and we consider him a personal friend. He has an amazing staff and they all treat us like family. If we ever decide to sell , Kauai Pacific Real Estate is the only company we would use. read more
