We are currently in the process of renting a home with them. we work long hours, and our bank is far away. So, we have been trying to get the funding to them, but the story has changed on how they will take the money every time. During the housing crisis, everyone was very flexible and scooped up any property they could. I found a place at kautz and quickly tried to secure it. I explained the situation I was in and no other options were provided. Lock into a 1 year lease, or stay in your rv park. I understand the market, but when a company doesn't even list it available until months later, it's a little frustrating. I moved out in September. For over a month, it wasn't even listed as available until January 2023. I had to say something in October before they finally "fixed" it. This happened again in December of 2022. I paid the $2095 reletting fee with no problem, I understood that. I have been paying a full lease for a house I don't live in for five months., over two of which, it was not even listed as available. My deposit was billed for 5 days of rent for when they finally found a tenant and billed for the difference in rent until the end of my term($100/month for five months). I didn't choose the lower lease payment, they did, I had no idea. The realtor I used when we bought our place reached out to help market the home and was met with silence for a very long time. I guess as long as they get their rent, they don't care if you're trying to get into your own place. I'd pass on this company if I were you. I have spent almost $12,000 over the last five months between their fuckups and my agreeing to keep making payments. They don't give a damn as long as you pay. I was in the market for a rental home. I came across a nice property with this management company. I was able to get in touch with Brooklyn over the weekend so that she could show me the property. She was very pleasant and assured me that the property hasn't been toured yet, so since I liked what I saw, I paid my deposit and submitted all of my information the exact same day. Dealing with the company: Upon calling Monday morning, I spoke with Hanz and Michael. Michael initially answered the phone in a professional manner, but when he had to put me on hold to check on the update of my application, Hansz (sp?) and he was very careless and quite rude. I was taken off guard by me just calling for a status and being greeted with such bluntness. Our Conversation Him: "Did you read the application? Yeah... I have applications that came with deposits already so i'm going to run those first. " Me: "So are they (the applications) not run in the manner that they are received? I can bring the deposit today" Him: "If you want, I can refund you your application fee?" Me: " But i'm still interested in the property." Him: "Did you not read the application (see attached photo)? There's came with a deposit. Look, I got about 30-35 or more emails on this property alone. I don't know what to tell you. I suppose if I can call you back?" Me: "Thank you.... PS: Will be uploading a special Kautz EXCLUSIVE disclosure that states that a deposit is not mandatory, but if there is an applicant that come in and has one, they will take that one first. Look them up. When viewing the property, I was assured I was the only person submitting an application or even have viewed the residence at that point. I WILL NOT be dealing with this company going forward, which is unfortunate because the showing agent and receptionist were genuinely nice people. I also wanted to support my local agencies instead of going with a super chain, but I won't be recommending them. Again: Eileen, Brooklyn and Michael were super supportive. I'm so grateful for this company. I went from dealing with the worst apartment management company I've ever experienced to this amazing property management company and its night and day. There were only a couple issues with the house when we moved in and its all already taken care of within like 2 days way faster than I was expecting and it wasnt a big emergency or anything. The people at the office are also very nice and helpful. I am blessed and thankful for Kautz Property Management. If you have the opportunity to rent with them DO IT!!! You will be so happy you did. I know finding homes to rent is hard at the moment so make sure your ducks are in a row and they will make everything else easy. read more

It has been a frustrating experience with them. The landlord of the home has been great, but we've had a lot to deal with during our time leasing from them. We have had an infestation of mosquitoes and sewage flies due to cracks in their house they are leasing us. Hundreds to thousands of them. All they did is send pest control which doesn't work. It is a foundation issue. We have had 45 maintenance request in 56 weeks. Many of those are repeated because they were not fixed properly to begin with. As a property manager, unless your house is in tip-top shape, I wouldn't trust them to handle maintenance requests at all. If you're a renter, make sure to add into your contract specifics about timeliness to fix all issues and what to do if they won't (remedy and repair law). read more

I've been working with Kautz Property Management for 3 years while my family was on military orders in Germany. They were OUTSTANDING. I knew my property would be well taken care of. I met with Hans a few months before putting my house on the rental market and he gave me great advise on on what I should do so that it will rent better. The property was rented out the first month after I left and continued to have a tenant. Unfortunately I had to sell the house last month and again, thanks to the team at Kautz Property Management, it sold within a month and at a great price. I couldn't recommend their service enough. Horrible management. DO NOT USE KAUTZ!! The house we rented was NOT taken care of. When we expressed concern over anything, Hans, the owner, just dismissed it and wouldn't listen to our case at all. They don't care about their properties and they don't care about their tenants. When we moved out, they charged us for things that were there before we moved in and didn't have anything to do with. They took a huge chunk out of our deposit and refused to respond to our email requesting them to reconsider. I think they're dishonest. Keep looking - it's not worth renting from them. **Update. So they did come back and reimburse the unfair charges, so I'll give them that. My opinion is still negative, however. I definitely don't recommend renting from them. read more

Elaine is EXTREMELY unprofessional and unpleasant.. I called on behalf of my father Craig to as a referral from our neighbor Paul Kautz (Currently retired). She thought I was trying to sell something and immediately got rude with me and wouldn't let me finish my sentence due to her rude remarks and slammed the phone down in my ear. I did not know our point of contacts name due to me not having the information in front of me at the time. I called back and explained to her that Paul Kautz referred me to do some graphic designs and she got really chipper and she left such a sour taste in my mouth I decided to not even pursue due to her unprofessionalism. The only reason there is even one star is because I HAVE to choose... These people are scammers. Please do not use them . They are the most irresponsible company I have ever come in contact with. I have never been spoken to so rudely. 1. They are all smiles and friendly faces when your searching for properties, but the second you sign on the dotted line, they do t give a crap who you are. So long as you leave a check every month. 2. One day after move in, I realized they did not disclose everything that was wrong with the house. Non working garage doors, broken fire place, ALL the screens needed to be replaced, stove not working, no fire alarms.. Etc. but I guess it's my fault, damn me trusting a company to be honest.... 3. Two months after moving these things STILL weren't fixed plus there was a leak in the guest bathroom. Warm water dripping constantly... My electrify bill was almost $400 because of this... After countless emails, no response...finally after I looked up the property codes for Texas I threatened to terminate my lease according g to property code 92. Then magically I get a phone call from the old moron of a woman saying " I sent it into the repair guy..." Sure you did... 4. They never answer your phone calls, I swear they wait for you to leave a message and then decide whether or not they will call you back. 5. Once I sent in my 30 days, I emailed them ( since phone calls don't work) asking a) if they got my email because I had received no response. And b) if there were any papers or forms I needed to sign, c) when do we do the walk through d) and how do I get my deposit back? 6. When I still received no response I called back to back to get an answer and the front desk woman transferred me over with our explaining anything so I had to go through my whole story again, just for him to be extremely rude. I have a very sweet person who works in customer service. And you don't talk to people that way. He insisted that his schedule is so busy he could not make an appt to do the walk through, and that I didn't have to be there... Well after these people do business I am not going let them trash the place and then charge me. So I told him politely that I preferred to be there, his response word for word.. " I don't understand when you feel the need to be there it won't make any difference but... Whatever... I guess I will try to meet you some time Monday." I asked if we could do it Monday around 10, his response " you just call me and I will get there when I can..." ARE YOU KIDDING ME??? These people are con artists who use and abuse.... We were looking for rental properties for ourselves and another family that will be relocating to the South Dallas area, and called to inquire about several properties, left a message and when the "Drucilla" called back, she was cold, unfriendly and extremely unprofessional! We had an AWFUL experience with Kautz Property Management. At first glance, the house we rented was a cute, yet older little house, but after we moved in, problems started coming out of the woodworks! After our first couple of days there, we started noticing awful pet smells coming from the carpet. The more we walked on it the worse it got. There was nothing we could do to get rid of the smell. The neighbors told us that previous owners had multiple pets in the house, including several great big dogs. (This was supposed to be a pet-free house). We tried to talk to Hans about the problems we were having with the house but he would take forever to get back to us on any of our issues, and when he did, it was very unhelpful. We spent tons of money trying to clean and fix up the house to make it more livable, and when we moved out, they nickel-and-dimed us out of a fourth of our deposit. This whole experience has been absolutely miserable. I have never been more dissatisfied with a property management. My advise to renters.... Stay far away from these houses! read more

My houses were rented quickly and renters usually renewed their leases. I avoided all the landlord headaches while they did all the work. We did not have a good experience as property owners. Constant repair bills ate up our profits (some things were repaired repeatedly). We got cited by the city of Arlington for unkempt yard w/debris in it and a broken garage door. Kautz told us they would pay this fine, but it was never done. We would call & email repeatedly, but they were really hard to contact. Heard from neighbors about problems w/the property. Called repeatedly, then gave them an ultimatum - call in 24 hours or we would terminate services. Never did hear from them. Since switching to another property manager we have new tenants, the property is well maintained & we are finally realizing a profit. Don't do business w/these people. read more

A very non-responsive company. Does not take care of rental properties they way they should. We had to clean our way into the house. Upon leaving we left the house spotless and steam cleaned all the carpets. We asked for a final walk-though inspection and they declined saying they were sure everything was fine. Got our deposit check back with over $200 deducted for carpet cleaning! Called to talk with them about it and their rep said he'd check it out and call me back. Now they don't answer my calls. We stayed at one of their properties for 2 years. They are a small company, however, whenever there is an issue they send someone out immediately. I wish we could've stayed longer, but we had to relocate. They made every process as smooth as possible. They answer their phones and respond to emails promptly. I would definitely recommend renting through them. read more

From start to finish I did not have a satisfactory experience with this company. When I tried to see a property they said that I had to go through their realtor which they only have one. She didn't return my calls or the emails the company sent over. When I told the receptionist that I have called multiple times with no luck she basically said "I don't know what to tell you keep trying" Against my better judgment I moved forward, putting in an application with the $70 payment. I had to call the company to receive the status and even then it was a chase. I didn't receive a yes or no, until I went up there. When I spoke to the manager in person that's when he told me we weren't approved and it was still in a round about way. He made a really quick "I'm sorry you felt that way" comment when I said that the entire experience was a bit unprofessional. Long story short this company will only deal with you if you have all the money upfront, that means security deposit and app fee. I gave them two stars because this was my first time dealing with a Property Management Company. I know the economy is rough and rental properties are a big gold mine but I wish this company had just a bit more empathy read more
