Horrible service!! We paid 2 application fees. Almost 2 weeks went by with no response. I called, left voicemails and emailed. No one answers the phone or responds to email. I finally saw on online that my application had been canceled. I located the office and went to it in person. The person that was there did not handle applications and could not help me. He did give me the # of his sister Shannon and said she could help me. It took me awhile to get in touch with her. She said that my application was put "on hold" due to the fact that someone had signed a lease while they were waiting on "requested information" from us. Through their 'Chat" system they requested our paystubs. I had the requested paystubs to them with 30 minutes of request. She then said we could put our applications toward another property. They have less than 20 to choose from and only one would possibly work for us, but it was currently occupied and not available for touring. I watched closely and when it was available I contacted her. She informed me that John was putting the lockbox on it and gave me his #. I called him He did answer and said that he hadn't put the lock box on yet but to call him later that day, I did but no answer. I tried for a few more days to call him, plus calling the office and leaving messages. At this point, I am done and will call it a loss on our $100 read more

They don't use the phones, everything is done cowardly through text and their voice mailbox for their business is always full. I applied for a house a month ago. Make triple the yearly rent, they had a move in date of 7/10. That was wrong and he asked if I could move in on 6/25, I sure. They asked for twice the deposit because of a divorce discrepancy, I agreed. A utilities company reached out to set up utilities.... Then 12 days before the requested move in date, I hear they chose someone else. I have attached the whole thread for you to see the truth. I've never been denied for anything, much less a rent house. Do not use these guys, looks like a disorganized mom and pop, and I cant imagine they type of people hiring these guys to manage their properties. They clearly have alot of issues. read more

One stars is too many. Never in my life have I dealt with such an unprofessional company. They keep their mailbox full, will take 2 weeks to respond but threaten canceling applications if they have to wait 24 hours. They Asked to change our move in date bc the house was ready sooner, and told us they wouldn't accept our application if we couldn't so we agreed. Got our welcome email and a third party called to set up utilities just to get a text saying they gave the house with someone else. Horrible property management company. We a currently renting at a property in Mansfield Texas. We have been here only five months and at first they got us in quick, had zero issues taking our deposit and rent but after that basic fixes became a serious problem. Backed up pipes with an unusable bathroom for almost a week. A broken dishwasher that occurred after a cheap ineffective fix on a caving in kitchen counters leaving cabinets and drawers hanging snd unusable. Never able to get an answer via phone or text. Horrible management property. Highly recommend NOT doing business with this company. read more

Scum led team of slum lords. All they care about is getting your money. They'll let the homes crumble to ruin. Maintenance requests are primarily ignored. They're in cahoots with their repair vendors, who are majority unlicensed. Disrespectful and unconcerned with anyone and anything other than themselves and they get off on being condescending. Extremely unprofessional, we wanted to rent out our home, the first consultation we set up began extremely late, then when decided to proceed despite the first instance of unprofessionalism. We scheduled time out of our day to meet on a Sunday morning for our property to be evaluated & John, the owner, didn't show, his response was "I didn't know what I was thinking when I scheduled the appointment for today, I have family in town". TPM is great! Known the team 10+ years. Great folks, great staff. When repairs are needed at properties, they are promptly taken care of. When we meet, the staff is always timely and professional. TPM does a lot in our community as well. If I could give ZERO stars I would! Have lived here a little over 2 years with these people buying the building a little over a year ago. Was great UNTIL they bought the building... Can't them to fix anything on a decent timeline and it's always someone else's fault in their office when the ball gets dropped. I literally have an oven catching on fire due to the insulation inside the door falling into the oven. (oven I'm guessing is over 10-15 years old). This is just one of many issues. But jeez, guess who gets paid if the building burns down! So frustrated! read more
