The second pic is the copper the new roofer installed (the same work that Lorenzo was referring to in the text message string). The new roofer also confirmed that was one source of water leaking in my attic. He also found another leaky section where the roof was caulked instead of flashed. More cutting corners. These resulted in water leaks in my attic, entry way and garage. And in response to Lorenzo's comment on what's included in the 30-page insurance estimate - flashing is on the list, including step flashing, which my new roofer commented was completely original and not replaced when Mr Reliable replaced the roof. Another thing he was paid for that didn't get done. READ YOUR ESTIMATES CAREFULLY - I didn't and Lorenzo took full advantage. Bottom line, my out of pocket cost to fix what Lorenzo didn't was $2,700. This doesn't include the dry wall repair and painting still needed in the interior. Not to mention potential mold remediation. If you're read this far - move on. Find someone else.

It was plastered before but needed retouching since it was missing something. I searched for a company that does exceptional work with proof and years of experience. We prefer wet plaster over dry, so did checking and found ZMartin Plastering on Angi. The company had high ratings and the work looked great, so we scheduled Brian Zmuda to come out and look at what needs to be done and gave me an estimate and went over what the issues were with the ceiling in both areas and explained it thoroughly so I could understand and told me what materials as far as the paint, plaster, and more, and how he was going to do it, and even showed me this insurance and then quoted me a fair price. I was happy and then scheduled him to come out in three weeks. Brian came out three weeks later on 05/23/23 after we were finishing stucco painting and he began to work. I could tell he knew about doing plaster work for an older house. He started with the two ceilings and did it in order and was clean using the right materials. He plastered it well leaving no mess and with wet plaster, and then once he finished he explained that the plaster dry's in less than a week and told me to house spot primer first in the area before applying paint which where are doing for the whole apartment's unit. I was happy and knew he was skilled and explained what materials you are supposed to use and he also does stucco is great to know since we have some stucco repair on our main house to do. I can highly recommend ZMarting for any paltering work he seems very honest and did not take long to reduce the price since it was a simple job. We will be working with him in the future. His work is fantastic. Could not be any happier.

While JJ wasn't the lowest, they were the most comprehensive. For example, all of the other quotes quoted the shingles and work, but JJ Construction quoted shingles, tiles, gutters, and all hardware (new fans/vents/gutters). They are highly skilled. They did not rush the project (who wants a roofer who rushes?) and cleaned up every day. Communication was excellent. They installed Class 4 shingles, which lowered my home owners insurance by 20%.
