I've been living here since fall of 2025. My experience since the beginning with the manager Denise has been great. Denise, is always approachable, organized, and fair. She was quick to respond to all the questions I had prior to applying for the unit. I have small children and had questions about the area, schools, and safety and she was overall friendly and informative. The assistant manager Star was also very helpful and made our application process run smooth. She was quick at answering any questions I had from the documents that needed to be filled out for the application approval to random things about my unit. I am pleased to have them as the apartment manager and assistant manager of Kendall Brook apartments. The unit I'm in came with stainless steel appliances which made the unit appearance better. I also like that there's a laundry room on site with upgraded washer and dryers. I haven't had any issues with neighbors everyone usually keeps to themselves. If I have one complaint is that the outside hallways appear to be dirty but could be easily fixed with a pressure wash. Overall experience is good. read more

I've lived here for over 11 years I have never been harassed the way I did yesterday. The new maintenance told me I couldn't park in the handicap parking when I'm a handicap person. Also showed my handicap placard. He also said he would tow my car. I've never had issues with the managers nor the past maintenance. He also told an amazon delivery worker that he was going to tow the poor woman car when all she was doing is delivering a package. I felt so embarrassed of the whole situation because I had my nephew and his fiancé in the car. At that point I asked him what was his title he said maintenance I said to worry about repairing unit and doing his work orders because if the managers had any issues with my vehicle they would let me know. We lived at the Kendall Brook Apartments for about 3 years. I'll give my experience a 3.5. The reason it isn't a 5/5 is because: 1. Management could be better. Denise, the property manger barely spoke to us the entire 3 years we were there. She was hard to get in contact with and although she lived on our side of the apartments, she rarely spoke to us. Even if she walked past us in the parking lot, she wouldn't smile or say hello, complete opposite of Estrella. The Assistant manager, Estrella was really helpful the entire time we were there, she was responsive, and answered any questions we had and she wasn't even the manger on our side of the apartments. Estrella was also usually the one who would answer the phone when you would call the leasing office, so we were able to communicate with her easily. Even when we would have complaints of the residents that were being loud or were fighting on our side, Estrella was always the one who would come and handle things. We could never really rely on Denise, for years I thought Estrella was the Property manager since she was the one always helping us. 2. The amenities weren't always up to par in my opinion. For the majority of my time there, not all the washer and dryers would be working on our side of the apartments. We eventually did get new washer and dryers but that was only because there was a fire in the laundry room and so therefore they replaced all the washer and dryers thankfully, which was long over due. The pool and Jacuzzi weren't always clean. The bottom of the pool needs to be painted over so it looks cleaner but also when we first moved in and got in the pool there were all types of bugs and bits of trash in the pool that we had to try to clean ourselves. After that we never got in the pool again. 3. Some of the residents on the 1250 side. This isn't necessarily management's fault but it still affected our experience while living there. The first year we lived there we had these guys above us who would party and blast their music all day and all night long. It would be 4am/5am in the morning and the music was still blasting. They would have parties and someone had vomitted on the mail boxes while partying, they would scream and just disturb the peace. The second year we experienced a family across from us and on the second floor who were always loud and yelling outside. One of the girls would always walk around the complex and be on the edge gone cursing someone out. How the layout of the apartment is, if you are talking outside everyone can hear the conversation, so if you're cursing and being loud we can all hear it. There was also an abusive couple who I believe was on the second or third floor and would yell and curse each other out and we could all hear them. The third year we had an another abusive couple move in, one day they busted their window and there was blood on the concrete that we had to walk over to get to our apartment. * I also suggest not getting an apartment unit that faces the street. The street kendall is a pretty busy street so you're able to hear the cars all day and night. The windows don't conceal the sound so it sounds like you're outside. I lived at these apartments for 7 years, and the biggest problem here is the management. The buildings and units themselves could be fine, but the way the property is run makes the overall experience feel low-quality. The on-site management team, including Denise Alvarado (Property Manager) and Star Ramirez (Assistant Manager), consistently showed poor communication and unprofessional behavior. Management was the main reason we decided to move out. Issues were often taken personally instead of being handled professionally, and getting clear answers or follow-up on basic concerns was a constant struggle. There were many times during posted business hours when the leasing office was locked while staff were inside, leaving residents ignored when they needed assistance. We were also told by a former neighbor that management spoke negatively about us after we moved out, including judgmental comments such as 'good riddance.' While we cannot verify every private conversation, the fact that multiple residents have shared similar experiences speaks to the lack of professionalism and boundaries within the office. When we moved out, management did not follow the legal 21-day requirement to return our security deposit, and we had to escalate the situation to receive what we were owed. No tenant should have to push this hard for something required by law. This property has potential, but the management team is what makes the experience frustrating and unappealing. Their lack of professionalism, poor communication, and dismissive attitude toward residents are the main reasons I would not recommend living here. read more

I've lived here for a while, and the management has been terrible for a long time. The two managers on site, Estrella and Denise, do nothing to help residents. They stay in the office, ignore calls, and when you finally reach them, they give attitude instead of solutions. The maintenance guy, Fidel, acts like he owns the property and blames tenants for everything instead of simply fixing things. The place is dirty, with spills and trash left around, and it feels unsafe at night with constant noise and people arguing. This complex used to be so much better when Teresa was in charge she kept everything clean, organized, and truly cared about the residents. Now, it's overpriced for what you get. It's not worth the money or the stress. Don't move here unless management changes. read more

So much to complain about but here's 3 I think k you should be aware of. The laundry room machines don't work half the time. Elevator past its inspection by 2-3 years dont know if you'll get stuck in it. The smoke vents above the stoves dont actually have ducts going outside. And expect your car to be broken into better off parking down the block. read more

They truly care about their residents and our work orders are taken care of as quick as possible within there reach. I've never dealt with car theft or stolen laundry clothes. I am a tenant for the Kendall Brook Apartments and I been living here for about a year and a half. These apartments are nice and well taken care of. There are always technicians and other people who work towards the apartments throughout the day. I've had a couple minor things that were damaged in the apartment that were taken care of right away. The pool is always clean and it's a great place to just relax. Our managers Denise and Teresa are the best managers we could have asked for. Great personalities, always in a great mood with smiles in their faces. We definitely love to call this place our home. read more

Been living here for almost about 2 years, cheap and affordable and also pet friendly. I would give it 5 stars but my only concern is the time restrictions on the laundry mat. Other than that this place has been a good experience for me and haven't had any problems. GO SOMEWHERE ELSE. There is a reason why it's so cheap and most utilities are included. LOOK AT YOUR AIR VENTS PEOPLE, is this the kind of air you'd want to breathe? Mold, Mildew, Dirt, and Dust? Yeah, me either. I have extreme sensitivity to allergies and asthma and explained my medical condition to the leasing office before signing the contract and they told me it was in good condition and the filter was replaced prior to my moving in date. So I signed, and after 3 months of living here I had to replace the filter so I opened it and was horrified. This is what they do, they don't clean, they just paint over it to hide it. I don't know how they are not even SHUT DOWN. FILTHY LIVING CONDITIONS. Constantly repeating myself to leasing office and they are not taking me seriously, going to reported it to the Department of Health to have an inspectioner visit and run a test to verify the level of health hazards. DISGUSTING. Go rent somewhere else. Also one night I woke up one night to water falling out of my lightbulb on the ceiling, terrified I called maintenance and they said they weren't gonna do anything to clean up because it wasn't an "emergency". It can lead to mold and softening the ceiling but I'm sure they'll just paint over it to cover up whatever went on with previous renters. read more

I've been living here of a little over a year now and I've been very happy thus far. I have a pet dog and they've been very understanding and accommodating and that's very important to me. Management is very nice and professional they do anything in their power to resolve any issues you may have in a timely matter. I had a issue with my downstairs neighbor and Thania the property manager did her best to solve the problem to make both of us happy and she did she offered to move me to a different unit to better fit my needs and I'm beyond happy with the outcome! Lived here for one year and could not wait to break my lease. Although their rent is the cheapest in the area it is not worth it...our apartment was full of bed bugs upon moving in and the leasing office took weeks to clean it and wanted to charge us before we had even lived in the apartment! On top of that our apartment flooded and it took over a week for them to send someone to drain out the water. My roommate and I literally lived in a puddle of water for a week. Worst part was after we decided to not renew our lease the office kept out whole security deposit when out apartment was left in better condition than we received it. They would refuse to return our calls. It was horrible. Make a smart decision and look elsewhere. This place is a roach motel. read more

I lived here for a tad over a year now and I do not recommend for anyone to come here unless it's a last resort. Poor management who seems to not keep copies of receipts (i've had to show up with my own copies so they couldn't charge me for extremely old prorate fees that I handled with Thania a year ago), I have mold in the restroom that they looked at and haven't done anything about, i've called about the broken toilet roll holder when i first moved here because it fell out of the cheap ass wall job they previously did (never got fixed), and people break into car windows here often even though it's gated. And their laundry room time says 8am, but its rarely ever opened on time on top of dryers and washers not working properly. They need new machines and new management or management needs to be retrained and systems to be updated to keep better records. Hope this helps. read more

I have lived here for almost five years now & I would definitely recommend this place. The maintenance guy is wonderful and I don't even worry about him being in my apartment without us. The managers are also very sweet and give gifts during the holidays. The only downsides I have ever had living here is my car getting broken into once (but that can happen anywhere) & my biggest complaint was the washers and dryers. For a long time they would take your quarters or just not turn on but I feel like this has definitely improved. Other than those two issues this apartment is worth the price. It's not super fancy but it's perfect for a starter apartment. Super quit & I have never had any problems with the manager or tenants. read more

Lived here almost a year and didn't like Management at all! They suck at communicating with you! They won't call you back or email you back. When I moved in I got a 1 bed because that's all they had. They said I could always transfer after a year when my lease was up. 3, 2 bedroom apartments were available & I inquired about them al they said they were unable to do transfers per covid-19 but they were still doing move-ins. If you expect to be transferred to another apartment while already living here you don't have a chance. Someone new has a better chance at it then you! On top of that mine and a couple other neighbors get their walls banged on and you're expected, by management, to tip toe and not be comfortable in your own home. I regret getting this place and although I recommended people to move here & they did, I wouldn't do it again. Their wash room sucks btw, 6 washers and 5 dryers for each building side! read more

I've lived here on and off for many years. I've seen the apartments go through many changes. The awesome thing is that the manager really cares about her tenants and property. We also get gift cards and small gifts for the holidays. They hold regular events in the office to help tenants get to know each other and just to give us a treat. Sometimes it's almost a full on meal. It's quiet here, but every once in a while a bad tenant sneaks in and messes things up for a while, but it doesn't last long. Complaints regarding other tenants are handled quickly and maintenance issues are handled very quickly as well. The maintenance guy is very friendly. I completely trust him in my apartment when I'm not home. I do think that there are some improvements that can be made in the apartments, such as the cabinets and the unit pricing. If you move in with a special, you will get a decent deal, but if not, you can find apartments with washer dryer hook ups and balconies for the same price, give or take. Sometimes I think about moving, but I definitely feel safe here and I know that the management cares and I know that there is never any drama. It would be lovely to get more comparable pricing for the amenities offered. Oh, I forgot, for those of you who really don't like hearing kids running around screaming and hitting your car with balls, etc., this is a good place for you. Kids are rarely outside here. I would give these apartments a 5 star if there were washer/dryer hook ups, balconies and dishwashers in the 1 bedrooms. read more

First and worst complaint is the water during summer! Water will be HOT and not cool down during the summer due to piping running through attic, you literally will not be able to shower during the day even if you only run the cold faucet. Don't think that issue will be disclosed during your lease either. When we signed our lease we signed for 6 months, management at from office made the mistake to submit it for a year so we didn't get the "complimentary" renew lease message. When we called to say we were thinking of continuing our lease manager at front office wanted to charge us the price increase. We had to push back due to it already being submitted for a year due to their mistake. I will say place is clean, maintenance guy is nice, and professional. Place was quite, no yelling, loud music, or kids playing outside. Overall what you have to be most careful is front office, they will lie to you, and/or not disclose everything properly. Very welcoming at first, but that can change quickly. read more
