Please avoid this place at all cost!!!!! I wish I could give this place zero stars! This place is literally trash! From the management to the maintenance! Wish I never would've lived here. Car was broken into more than once and was held at gunpoint. Management is accusing me of this being false accusations when I clearly have a police report.! I felt very unsafe here afterwards and let management know and they never responded. Also, after I gave my 30 day notice. The maintenance guy was caught going through our personal belongings. The front desk receptionist was advised, and she tried to justify why he was going through our belongings. When we clearly have proof in the email saying, we weren't gonna be out until a certain date. And she tries to brush it off and apologize, saying she thought I would've been out sooner. My privacy was invaded. Please don't let me forget the little front desk receptionist which goes by the name Rocio. She is a very rude individual. I don't see why they have her as manager. Also, she lives on the property and makes people feel very uncomfortable !!! She's very unprofessional and gets out of line and does not know her place!! read more

My family lived here for a year and during our walk through we asked the manager if we were allowed to drill holes in the wall to hang things and she said we could "drill as many holes as you like". When we moved out we later got an email stating that we would not get any of our deposit back, and that we also owed them an additional $600. Upon further reading they said this was due to "multiple holes in the wall" (interesting), as well as the smell of dog urine on the carpet. They claimed that they now had to install new walls with new paint and put in new carpet. The new walls is hilarious considering we got the green light to drill holes in the wall. I even patched them and painted over it with matching paint you could hardly tell it had been touched. And sure as hell there was no dog urine smell. My dog is 8 years old and very well trained. He has not had an accident in a home since he was a puppy. The apartments are decent and they are in a nice part of town. The management is just apparently willing to rip people off. read more

I have lived here through the management changeover from Ave5 to Sunrise. Both companies seemed nice and attentive. I believe Ave5 had declined on their service leading up to the transfer. As far as Sunrise goes, they are on the ball and have done quite a bit of cleaning up/upgrading the property in the short time since tgey took over. It is a welcome effort. With this level of attention, I wouldn't mind renewing my lease when it come up. read more

My review went from 5 stars to 1 just because I want to point out how trash the management has gotten ever since Emmy (prev. Manager) left. For one, Emmy was intentional about her tenants! She was genuine with building relationships with us despite her busy schedule! For any problems inside the home, Emmy would respond within the same day and have someone come in to check within the next day. Jennifer isn't that great. I emailed her that we possibly had fleas or bed bugs in the apartment and she sent Travis to our apartment to set up mouse traps? Really didn't help at all and it also took her a week to notify someone about the pest problem. There was a time that my mom went to the office to ask Jennifer how much she should pay in advance since we were going to be out of the country for a vacation, gave us an amount, yet once we were on vacation, said that we still owed after already visiting her so that we wouldn't have that problem. She also doesn't even remember mine or my moms name each time we go to the office. It just goes to show how much she really cares about her job. read more

If I could give 0 star on Yelp I would. This apartment is a nightmare on it own. This is the first time I've ever written a review on Yelp. I'm not the kind of person who likes to share my feedback with others. However, I feel obligated to warn you about the outrageous things me and my husband have encountered throughout the 3 1/2 years we lived here. Just to be fair, it is a nice community. It's secured and the neighbors were very pleasant people. But, the is the but, everything turn upside down when Avenue 5 Residential took over. The management company change each resident a steep price to make sure that the company still stays profitable. If you are going to charge a premium price, you better keep up your maintenance accordingly. Unfortunately they didn't. They said they are going to start building a gill area last spring and will be ready in summer for the residents to enjoy. It was an empty promise. All they did was tearing down the handicap ramps, leaving a pile of mud on the ground and a sharp corner from the ramp for months. They probably ran out of money to complete the project. And just before we left, we got a notice saying that they will resume the grill project. They struggle to rent out the newly remodeled units. They denied my request to change to hardwood floor from our old carpets when we were renew our lease. They increased the rent by 18.7% in 4 years. That's a huge jacked up on the rent that is almost count as illegal gouging. Plus the utilities, we were paying utilities for $40. Ever since the company took over, the utility bill went doubled. Our last utilities bill was almost $90/months($89.69). We were ask to pay $46.73 just on the sewer because the property manager said that Redlands up there sewer tax for the year of 2020. We were paying on average of $20-25 a month for sewer for last year. It cannot be true that the city decided to up the sewer tax rate to 100%. We payed almost $4,000 to buy out the lease. Not only did we not get any of our security deposit back, but we received a bill from them asking for $81.88. How is that right!! I called the office and asked the property manager about the bill, and she told me that they could have charge us more based on the things they have to do to recover the apartment. They charged us for $145 just on the clean fee! Anyways, there are so many more things about that apartment to complain about. I just want to warn you about the horrible experience that my husband and I had. read more

I've been living here just over 4 years now. The new management team led by Emmy is nothing short of amazing! She is communicative, professional and downright pleasant. I have never had and issue or concern that was not addressed within 24 hours. She actually takes time to get to know her residents. I couldn't complete this review without a HUUUUUUGE shout out to the Maintenance Manager Travis.The property overall is always well kept. If for any reason one of the on site amenities is out of service, it is communicated clearly, and repaired quickly. He is always friendly, and professional, not to mention kind. Best of all his appearance is an excellent representation of the Avenue 5 brand. I felt it was necessary to add this because often times people in is his role can become "relaxed" with their appearance. Thank you both for all you do. We have lived here at Cypress Villas for the past five years and find the amenities, neighbors and management to be the best find in Redlands! Maintenance is handled efficiently and professionally by Travis and Henri, who are both extremely knowledgeable and do not cut corners with repairs. The property manager, Jennifer, is very friendly, helpful and proactive. I appreciate the attention to details and the amount of time and effort the management and maintenance put in to making the resident's experience as pleasant as can be! read more

Warning: under new management. I've been a resident here for two years and half way through my second year, new management took over. I don't know why, but what I DO KNOW is that I'm very displeased with the new management. There is NO communication between staff so therefore, maintenance requests get lost time and time again. Don't expect to get something fixed and don't expect a returned phone call. Every time I call, no one answers. I miss the old management. Whoever managed the complex PRIOR to Avenue 5 were always there when I needed them and maintenance issues were resolved promptly. read more

I returned as a tenant last week because I liked living here better than a home locally. Plus, it felt good to downsize during a pandemic. Found the hot tub hot as ever (favorite feature of Cypress) and my view just as beautiful. Neighbors even more friendly (I think a pandemic has us socially distant but verbally closer as a result!) Jennifer is amazing, and also, she's like an RA in a college dorm, protective and assuring and accommodating. Vincent is the man of the hour with his skill and speed in maintaining our beautiful environment inside and out. Openings here are worth any wait, and snag it fast! As with negative reviews here? On Yelp, they tend to reflect poorly on the writer, rather than the place. So take those with 10 grains of salt. Also, it depends upon what you value. I look up at the snow capped mountains and the resort trees we can see, from whence my help cometh. And I hope the coins in my pocket follow. I also don't sweat the small stuff. Negative reviewers sweat big time in life in general. During a pandemic, we have to lower our expectations of others and increase our helpfulness to humankind. People who have jobs, people who can stay off the streets, people who can stay more with their families at home now, and whatever money to pay with whatever we can. I found Avenue 5 to be far superior to the former which managed the first year I was first here. Trust me, in my research comparing apartment complexes, as a former journalist, this is to me the safest spot for a young or old family or single person you could find locally. At least make an appointment to see what I'm talking about. And don't forget to dip a finger in the hot tub to test the temperature. That will seal the deal. read more

I was recently looking for a friend for a nice reasonably priced apartment in the area. I did my research and visited several newer properties before coming to Cypress. Out of all this was the most affordable clean and impressive unit. The property is maintained and you can tell the staff cares. The manager was super helpful! I agree with Katie, It was great here until new management took over. The grounds are not well maintained anymore. It is dirty. The night patrol company sucks. I have reported loud residents in the pool after 10 p.m. hours and they never show. The patrol we had before use to always punctually lock pool at 10 p.m. Just last night there was residents in pool until midnight. read more

We found ourselves needing to move in a hurry. We were a bit worried due to the current pandemic. We called Cypress Villas and spoke to the Manager Jennifer. Even though the offices are currently closed to the public, Jennifer guided us through the entire application process online just as if we were right there. She is fantastic. read more
