Do not expect a full service hotel here.There is no valet, no bellman, no covered entrance, no elevator. You're going to slog your luggage to your room yourself, perhaps in the rain or snow, from the parking lot, and most likely up a flight or, heaven forbid you booked one of the rooms on the third floor, up 2 flights of stairs. There always appeared to be just one staff person at the hotel, handling the front desk. The inn is very convenient to dock square. We only drove to dinner one night, the rest of the stay we had quite nice meals within a block or so of the hotel. We stayed in the perkins suite on the second floor. Nice sized room. Roomy bathroom, good shower, decent counter space and several drawers. Felt clean and new, like it had been remodeled not long ago. You knew you were in an older hotel, but the room was clean and well kept. Comfortable seating in front of the TV. They've upgraded to a larger TV than shows on many pictures. It was easy to pull out from the wall and switch out the hotel cable feed for our own streaming device. Plenty of convenient outlets. Good sized fridge. Bed comfortable and room can be kept reasonably dark and cold. A small missed opportunity not having a few more pieces of furniture in the room. There was plenty of available space where they could have put a small desk for working, a bench at the foot of the bed, or a floor lamp for evening lighting. All of these would have not crowded the room and would have made the stay more pleasant. Continental breakfast provided is very basic. If you want to be in the midst of Kennebunkport action, it's a good place to stay. But there are many other great options in the area, and the lack of service, especially around help with check in/out is enough to prevent us from ever returning. read more

The first room was claustrophobic ( very small ) We didn't eat there but that was just because of the mindset created by the lack of cleanliness throughout the rest of the building! Have you ever really been pleased with an experience and then they disappoint you? My wife and I have had great experiences at the INN. It is beautiful, pleasant and has added to our visits to Kennebunkport. We were recently scheduled to visit but my wife had a sudden and serious experience with her back. I called 48 hours in advance to cancel. The person was very pleasant and said she would check if we can get our deposit back. I replied that I didn't need the deposit returned just to apply it to a visit that we would reschedule. She called and said that they are keeping my deposit. We were so disappointed. Not in losing $375. But now a place that we enjoyed is now off of our lists. And certainly not recommended by us. I believe a decent business practice would understand our circumstances. Great experience last December dining in the igloo outside. Limited menu and was a little chilly but, overall had great service and it was such a fun and special experience having our own private igloo. There was a small space heater but, it really didn't do much. Bottom line: worth doing if you are in Kennebunkport in the winter as it's a fun experience and there are limited dining options in the winter. If any elderly in your party have issues with the cold then, this is not the venue for your group. Availability: Must make a reservation ahead of time. we usually have a wonderful time, however this stay was substandard. we asked for early check in (not always possible), but our request was ignored. The room was dirty. We were not told the restaurant was closed when we checked in, and we had to go elsewhere. I requested a surprise for my wife, i told them it was our Anniversary, and not only did we NOT, get it, but I was charged for it. The staff was rude and dismissive. For 4 days we have been trying to address our concerns with a manager and no one is available. It took 2 days and multiple calls, to get a copy of our bill sent to E-mail? and it was incorrect. In the heart of Kennebunk port, the location of the inn can't be beat. As soon as you step out of the hotel you are on the Main Street. The local shops , and restaurants are within feet. The Inn has all the New England charm you would expect. The staff are all exceptional, so friendly, and will help in any way they can to ensure a comfortable atmosphere. We did not get try have dinner at the inn, since they opened Wednesday thru sun, but we did have dessert and drinks at the bar, the bartender is so friendly, and full of helpful tips. The carrot cake was one the best i have had. The only reason I didn't rank it a five was due to our bed, it was a bit lopsided, not the most comfortable nights sleep. I love staying at this hotel, the hotel itself is historically traditional. The outside patio is beautiful with the fire pits. It's right at the end of the strip so it is quiet but close to everything on the main drag. The rooms are very clean and quaint. My room was right outside the patio area, so it was nice to fall asleep with the window open and the faint patio music playing in the background. (Too cold for people at night to be out there, so I am unsure of what the volume would be on a nice night with people.) the patio also has a really nice fireplace. The bathroom is stocked with shampoo, conditioner and body soap. In the morning they deliver a complimentary pastry to your room and have coffee on the bar of the downstairs restaurant. Check in was at 3, but since our room was available they let us check in sooner. I love coming to this place, and book when they have awesome deals. read more

In the past have been pleased with our stays at The Inn. But the new management etc it is poorly run and gone down hill. Booked a New Years Eve PACKAGE that included a room for 2 and dinner for 2. Parking at the Inn is minimal, very small spaces, and rarely available to guests. Check in was extremely slow. The gentleman Spencer at the front desk was doing his best, kind and courteous, but there should have been more than one person This was even worse at check out, he was working the desk alone, the line was 5 deep with guests trying to depart by the 11am check out time Rooms are very poorly equipped and in great need of updates. No USB outlets, No where near enough electrical outlets. Thin walls and doors, you can hear other guest easily etc. There is a butler station where you are suppose to be able to get your self a cup of coffee, water, Ice etc. Went make a cup of coffee, Kuerig was empty of water, had to fill myself. There was no cream for my coffee, had to go to the front desk and ask. In my opinion the way they advertised and invoiced the "package" was not done properly or professionally Overall, not worth the money. Bad experience. We are on our last night of a two night stay. The Inn is very centrally located and the room we have is spacious and comfy with a working fireplace. The bathroom is very small, but had the best shower pressure and blow dryer I have ever had in a hotel. The continental breakfast was fine for my husband, but having Celiac there were no bakery items for me which was disappointing. I was here celebrating a special birthday and they did give me a plate of macrons with a birthday note .There are three areas in which I think there could be improvement. The first is that there should at least be a microwave where the continental breakfast is served. I had to ask the front desk to heat something in their employee room to heat a frozen GF muffin I had to bring with me as they had already told me they had nothing for me. The second is having a fridge in the room. They did get me one for my dietary issues but it was not guaranteed. They are only in their suites. The third is an upgrade to their window air conditioning.Ours was extremely loud and woke me up through the night. The last thing is that when we checked in we were told we had access to a pool in two other places, but was not told this when I booked, so this was a wasted amenity. We stayed here on a friends recommendation and were not disappointed. The inn is located in the center of town. Walking distance to many shops and restaurants. the beds were comfortable and the accommodations are very clean. Our room was on the third floor. We picked the room with adjourning bedrooms with a shared bathroom in between. One king size and the other room had two twin beds. This worked out great as the room in the back was quiet. I could sleep in while my friend got up at the crack of dawn. The continental breakfast I couldn't comment on but we did sit in the tavern for a drink while listening to the music after dinner. I was impressed they hired a live musician to play for the patrons and the place was not all that busy. The tavern is in the back room while the front room has games set up at each table for individuals to enjoy. The bar is beautiful, classic new England wood work with plush comfortable chairs. Great place to hang out for drinks. On a side note I forgot to tell the bartender to put the wine on my room before I went up for the night. Kill me I forgot. I'm pretty sure the person at the front desk was unimpressed judging by the cold stare on checking out but I brushed it off. I realized it that morning but they had my dinner from some place else labeled with my name and room number in their refrigerator, they knew who forgot to pay. So don't forget to pay! The area was festively decorated for the month of February with red lights for Valentines Day. Very sweet. Glad we stayed, shamed for forgetting the wine but I have survived and so did the review. read more

Perfect location. Right in the heart of downtown Kennebunkport within easy walking distance to all the charming shops and yummy restaurants. Our room was large and well decorated with classic nautical colors. This combined with the plentiful water views the just shouted Maine coastal comfort to us. Amenities included:complimentary bottled water,in room coffee, and a nice chair for reading. The bed was very comfortable and we slept the night through, with no noisy disturbances. The Kennebunkport Inn offered a mixed experience. I almost feel like writing two reviews for two different experiences. First, the hotel and its location are really charming, but its hard to go wrong in that department with a beautiful old hotel on the water in a port town. We stayed in KB for five nights total at two separate times. Our first visit, we stayed on the first floor in room 222, which faced a very small courtyard/small backyard in the back. The room was kind of worn, threadbare and more than a little dated (in an 80's plaids and florals kinda way), but I appreciate that it is an expensive town and you take what you can get. It was also very small and the bed wasn't the greatest. All this I could have overlooked because it was otherwise clean and the amenities are solid. However...the courtyard that we faced was behind the pool, and they were doing some work on the pool deck so the courtyard was strewn with work equipment...wheelbarrows, tools, buckets, boards, bricks and plastic tarps. It was really, really ghetto. So when we left and they asked how our stay was, we were honest. (I don't know that we used the word "ghetto" ...but we got our point across.) So we came back the next week and were put in room 227. This room was considerably larger, more tastefully decorated (or at least solidly victorian), unworn, with hardwood floors and a lovely view of the port. Very comfortable, supportive bed with a pillowtop. I imagine we got an upgrade in terms of the level of room (we had ordered the cheapest) due to our complaints. We also got two free drinks at the bar, and (did I mention?) this town isn't cheap, so that was like $15. So-they certainly made up for the courtyard the first time around. So- the rest of the place. The breakfast buffet was just fine...I would have liked more high-protein non-meat options...but I know I'm being picky there. We didn't eat in the restaurant for dinner. The bar was very cool...very vintage with wood paneling and high-backed seats. Saturday nights are a treat at the bar...a local woman does live piano and showtunes and she is NOT to be missed. . I also didn't have the experience of most of the guests being over 70...over 40, perhaps. Maybe its the time of year. There were a fair number of older guests but hey, this is the Walker family town. You can expect some crusty conservatives here. Our first experience was a 2. Our second was a four. So- three stars. read more

This hotel is not worth the money. The rooms are dated , over priced and there wasn't even a phone that we could contact the front desk. The rooms also don't match what is shown on the website. When we called this to their attention, they tried to charge us an additional $200/night over the $700/night we were already paying to attend the Christmas Prelude. Kennebunkport Inn is perfectly located. Seriously. Right in the thick of it and in walking distance to everything. Parking right on the premises, bicycles available for use, gorgeous decor with Ralph Lauren wallpapers, crisp coastal accents and amazing attention to detail. We stayed in Room 238. The room decor seemed to have been lightly updated during the renovation 2 years ago. New wallpaper, coordinating window treatments, a Keurig machine and iPod dock alarm clock. Sadly, our bathroom seemed to have been forgotten during the updates...pink walls, ivy stenciled border, wall trim in rough shape. The continental breakfast is decent, with cereals, scrambled eggs, muffins, coffee, fruit. Upon checkout we were even given a little package with waters and saltwater taffy for our trip home. Overall, I was delighted by the Inn and any faults of the room were merely cosmetic and were made up for by the quality of the communal spaces. That fireplace on the back deck was great! The staff were very friendly and they had even accommodated my husband when he wanted to arrange to have flowers in our room when we arrived. read more

Enjoyed a nice afternoon during happy hour on the outdoor patio. One of the best burgers I've ever had and delicious roasted Brussel sprouts. The atmosphere was comfortable and the musical entertainment was enjoyable. They lost some stars because the service was lacking. The Bartender/Server was very inattentive to our party, we were never asked if we wanted a second drink, our water glasses were never refilled. We felt very ignored by her as if other customers were more important. We had to flag her down for the bill and a box for left overs. She dropped the bill and boxes off without a word. We were extremely disappointed with the service. Had a reservation for two nights at the Inn. Our reserved room was a suite ( Madison), downstairs. Arrived a day earlier than expected and desk people said they had the room available for us. One would have thought so since as we pulled in the parking lot was empty at 5 pm. Room was not a suite - exceptionally small with two Queen beds with one that could not be walked around and smelled of smoke. We quickly decided this was not going to be a relaxing vacation spot as the room was horrible and there was no outside sitting area except the gated pool area. We put our things back into our rental car, told the desk clerk we were checking out as the room was not acceptable and left. I have never been contacted by the Inn manager regarding this horrible situation nor given any credit. I WARN YOU - DO NOT STAY HERE! It is not near the water as it is alluded to, there is no daily maid service, rooms are not what the photos show nor is the outside of the building. Photos must be from their opening day. Go down the road into the actual town of Kennebunkport and find many charming places to stay. read more

Our stay at Kennebunkport Inn was fantastic and I'm glad we made this choice. The first thing to mention about this inn is the location. It is located right in the heart of everything in Kennebunkport. All the nice shops, restaurants, and meeting points are easily within walking distance. It's perfect. Having a place to leave my car in the center of town is incredible, however the parking lot isn't the best. You can't expect a sprawling lot with a location like this, but if the hotel is fully booked then there is a car for every spot. One bad parking job and you're out of luck. Thankfully we only lost the game of musical chairs once during our stay. The staff seem willing to help if that happens. The room was very nice. It was small but perfectly serviceable. The bathroom was large and had a large shower with room for two. Everything was nice and clean. The air conditioner was a wall unit so it makes some noise. The property was very nicely decorated and well kept. Our room was painted in a deep chocolate color. The staff at the front desk were able to provide us with beach towels, folding chairs, and a beach permit to use. We took advantage and had an enjoyable beach day. They also have bicycles available, which is something we were looking for. In addition to being right next to several restaurants and cafes, the inn hosts a restaurant. We didn't eat there, but everyone we spoke to raved about the food. There is also a full bar, but it closes at around 9:30. There is no night life in Kennebunkport. However they do feature a beautiful deck with comfy chairs, some tables, and a fire place. It's a great place to relax at night and maybe chat with other guests. They offer a complimentary continental breakfast at the bar in the morning. I found it to be underwhelming at best. My experience from overhearing other guests is that they either leave hungry and go out to breakfast, or skip it completely after the first day. It was toast, English muffins, and mini-bagels with no cream cheese. There were some hand fruits in a bowl, some yogurt, and scones. They had coffee and juice. It's obviously better than nothing, but I usually expect more from this kind of inn. Honestly, I would prefer to pay $8.99 for a more complete buffet. There is a french bakery two blocks away and an organic-looking cafe literally a few steps to the left from the front door. Try those instead. Overall I definitely recommend the Kennebunkport Inn and I will probably be going back in the future. read more

Location dicey when traffic is very thick almost like driving in Paris! Too many tourists at high season. Room was clean and tinier than a large room on a cruise ship. We stayed here from Friday 11/7 to Sunday 11/9 and it was a great experience. The room was a little tiny, but that was ok. The bed was comfortable and the people were very nice. The hallways smelled like apple cider....really nothing like a retirement center as noted. The construction mentioned was apparently done and the grounds were lovely. We had a dinner included as part of our package and it was OUTSTANDING. The food was incredible...and I'm a tough critic. I had a lazy man's lobster, the fiance had a steak and both were melt-in-your-mouth fantastic. The chocolate lava cake dessert was a dream. Really..I can not say enough good things about their food. We also both got hour long massages which were SO great. The girl was perfect, asked good questions beforehand (I didn't want my face done, she complied) and the whole experience was relaxing. We got a great deal on this place, because we went in the off season for a three day weekend. Apparently it can get to about 500/a night during the high season..we paid about 95. The staff was exceptionally friendly, besides the bartenders. The bartenders were a bit curt and the bar was not fully stocked by any means. The cocktails were watered down but still tasty. We stayed in room 103..there was an issue with the bathroom's cleanliness when we first checked in. My boyfriend spoke to the front desk and they were extremely apologetic and offered us a free drink. The breakfast was "continental deluxe" , it was very good and the morning staff was very kind. The rooms are a bit small, but I live in NYC so that doesn't bother me. I do wish my room had a tub (just a very small shower), but they have Malin & Goetz products (body lotion, shampoo, conditioner, soap and body wash). The restaurant is also great!
