TL;DR: Slumlords I rented through them twice. I have 15 years of perfect rental history and 4 years of homeownership. One of my last landlords passed, but I still had several years combined from the two before him; one was a University professor and the other was a large apartment complex by the University. I provided detailed contact information for the two living landlords. I had just under $4K in my bank account. Not only did I provide pay stubs, but a letter of recommendation from my employer stating my career was stable and my income could be relied on, as well as my bank statements. They told me that since they couldn't verify I had an established rental history since one of the landlords had passed, they needed all $4K in my account rather than first, last, and deposit of ~$1.5K as had been written on the application I signed. That was my first clue. Immediately I cut my losses and found a place with housemates instead who weren't requiring additional payments beyond rent as it was a sublet. I let Kerr know I wouldn't be moving forward. They changed their tune and leased the place to me under the original terms, so I thought things were squashed. I got my next place through them as well. The sewage from the city pipes backed up into the duplex and caused a huge sewage flood. I had to vacate for almost 2 months which they didn't pay for. About 2 months after the flood, everything had been replaced at the cost of the owner and I was able to safely return to my duplex. My lease was up about a month later and I had plans elsewhere so I wasn't renewing. This is when it gets shady for the third time. They took my whole deposit which was a couple thousand dollars and charged me an additional couple thousand dollars claiming there was animal urine in the carpet pad and floorboards which they could detect. I didn't have a pet, I didn't have guests with pets. I suspect it was either left over from the sewage and they had me just living in that and charged me to do yet further repairs on the duplex, or there was no damage at all being that it had been fully remodeled a month prior, there was no pet and was almost never home with my work schedule, and they were trying to recoup their losses on my dime. They were pretty aggressive regarding juicing me for about $4K this time though. I folded and didn't choose to go to court over it which I'm sure they were basically counting on. Please don't get caught in the same scams I did. Go through John L. Scott instead, the whole team is terrific there and they are working for you rather than against you. If you need to hear it from the horse's mouth, read any one of the not-great Google reviews Kerr replied to. Notice in every single one of them, the owner has a nasty attitude in their tone and tries to find ways to blame the tenant for Kerr's slummy behaviors. It confirms what all of us have been saying, they're there to scam you. Clearly unprofessional responses for the world to see... toward the tenants whose payments put food on their and the homeowners' tables. Gross! read more

The owner is a cry baby who gets bad reviews taken down. Literally will charge you for things you didn't do. and in his reply he'll likely deadname me too. They will try and charge you for normal maintenance not specified in your lease and then act like you're in the wrong. Notice the good reviews are from homeowners and not renters. I'm literally allergic to legumes and the maintenance guy told me the disposal was full of beans. But please enjoy the owner gaslighting me below. First off, I'd like to say, be careful and research property management companies before signing a lease. There is a reason why there are significant "bad" reviews from renters and of course, great reviews from the owners who HIRE Kerr Properties. (hmmm) The beginning was great, then came the regular pettiness and just plain rude and disrespect. Regardless of them being wrong about something, they would argue with you nonetheless, and get more money out of you. I was just blessed to have found a place to buy during the pandemic. I have always been a good tenant and NEVER dealt with anything like this. My household was quiet, clean, paid rent on time, didn't break anything, and actually enhanced the outdated, moldy, in need of plumbing updates... unit while there. I was dealing with a divorce, moving to another part of town, working full time and going to school PT and a couple of the employees at Kerr, made my experience of 2020 even worse. Unfortunately, many don't have the resources to purchase a home and be rid of renting, but that is no excuse for the treatment many of us have received and will receive. In the end, most management companies have the "power" because money and resources mean power. Stand your ground and talk to an attorney if you can and DOCUMENT EVERYTHING!!!!!! I originally made a review years ago, but I still had people I knew living in the rental after I left and didn't want my review being taken out on them, after an employee from Kerr reached out to me after reading the review. I SAVED ALL OF MY EMAILS from Kerr. I ALWAYS make sure to have things in writing or recorded and if you rent from Kerr, you should do the same. Sure, there are a few but if you read them, they are coming from people that seem to have a lot of personal issues to begin with. Moved out June '17. My in laws, who are immigrants and work very hard to make a living and just make ends-meet, we're harassed by owner and Kerr Properties. They are bullies! Pushed through my mother in law to gain entry to home and walked around the house including bedrooms with sleeping family including children both boys and girls. Came unannounced and unauthorized. Felt harassed during the stressful time of moving. Mike from Kerr properties hung up on me while expressing my concerns. Charged for pre-existing damage to home. Even charged for "removal" of patio we installed that was complimented during routine inspections. House is now for sale and the patio is still there, 23550 NE Holladay CT, wood village, you can see it in the pictures! Multiple absurd charges for work that wasn't even done to the home as seen on any realtor website. Run from Kerr Properties. It was a nightmare renting from them. I saw a duplex Kerr properties had listed online on Cleveland in Gresham that seemed like a good deal... Upon arrival we were shocked. The adjoining duplex had items scattered all across the front lawn. Children's bicycles, a cooler open and upside down, a HUGE bbq/smoker, wood, camping chairs. Etc. It was extremely trashy and unsightly. Not what a possible renter wants to see and it's irresponsible of Kerr to allow those tenants to have such items near the shared walkway... Upon entry the smell of marijuana smoke was intense. There was some odd hardened brown stuff on the hallway floor, almost similar to old cat poop? The backyard is NOT private and "fully fenced" as the ad listed it was, half of it is separated with chicken wire! Funny how in the photos they deliberately don't show the neighbors unit. Really clever and shady. I was also immensely put off by their crazy amount of fees. $25 to screen my ESA pet online and an additional $15 for the other? Are you kidding me? I've heard horror stories about Kerr and I wanted to try anyway but it appears they live up to their bad reviews. Clean up your properties. This listing has been up almost 3 months. I can understand why. I am also appalled by Sean's responses to people. Digging through their rental history and bringing up completely irrelevant things simply to shame them and berate them. As a company, you should maybe do some hard thinking as to why your reviews are so poor on nearly EVERY consumer site. Wouldn't you want to fix those? Bring ratings up? Etc. No wonder your properties remain on your site for months at a time. I saw a listing on Junction in Gresham start at $1600 3-4 months ago and was recently lowered to $1295. This property management groups is quite unique. I submitted an online application through their website then was asked approximately 5 times to resubmit because of missing information that was not required to be filled out prior to being submitted. After the multiple submissions, I was asked to create a pet profile for my cat, pay an additional fee of $20 for the profile, enter in all the information on my cat and a letter from the vet with letterhead proving he was neutered. I submitted all the information and was told that I would be contacted after 2-4 business days. I waited without response about my application. In the meantime, I was approved for an equally priced unit elsewhere, where I did not have to create a pet profile and the application fee was 20% less. When I notified Kerr Properties, I was told they wouldn't refund my application fees- then I was notified that I was denied on my application because of their credit threshold. As I mentioned earlier, I was approved elsewhere that was similarly priced. I asked the Kerr Properties representative about my pet profile and they said they were not in charge of that and I would have to get ahold of the pet profile company directly. I reached out to the pet profile company and they reminded me that I couldn't get my refund, which I was not asking for. I asked for them to delete my profile and they said I could keep it and have it be transferable to find local groomers and other pet services. That seemed scammy to me because I was not looking for pet care, I was looking for a home. I would not recommend the hurdles set by this company. They are not quick or helpful. read more

I would rate this 0 stars if I could. Living at one of Kerr Properties was the worst living conditions I've ever been subjected to. I could go on and on about how they don't respond to maintenance orders unless you repeatedly fill them out/contact them about it. We had a bad mouse problem last summer, we kept our rental so clean we couldn't understand why this was happened to us. After weeks of contacting them about it they finally sent an exterminator and he put a few mouse traps and then left. Thankfully our neighbor noticed our dryer hose was one inch off the ground with no cover over it, the fact that they sent us someone who couldn't do his own job and that they were that negligent with our dryer hose vent baffles me. We of course paid for a new hose and vent cover, with no help from them. We also had a dead possum right outside our back door. On top of submitting a work order, we called and followed up every single day and it took one week for them to come get the dead animal! They even suggested on the phone if we were in a rush that we could call pest control ourselves and pay out of our pocket. Anytime we had an issue or needed assistance, they were rude and unhelpful so we would end up paying for things ourselves and fix it ourselves - which isn't something you should have to do when you have a landlord. UPDATE: I haven't lived there for over a month and they just sent me an email that was FOR ANOTHER TENANT at a different property they own with some of her confidential information. As I write this review, I am sitting out in my rental car, out in front of one of their properties. My wife and I scheduled an appointment with one of their property managers, and he did not show up. No phone call, no email, and to top it all off, we've no way of reaching them. Their phone message indicates that they aren't open today, despite it being 75 minutes after they open on a Thursday. Calling the maintenance line was of no use whatsoever, as the maintenance department has no way of reaching a property manager. I highly recommend that you STAY AWAY from these folks. If they're willing to blow off an appointment with potential tenants, they're not worth your time or mine. For the record, the individual we were to meet here was named Mike (we weren't given a last name). Here's to hoping this gets back to his superiors. WHAT CAN I SAY..DO NOT RENT FROM THEM. They are rude and condescending. The office staff doesn't seem to know what they're doing half the time and the few time I've been in there, they gang up on families- especially older women and minority women. They do that awful thing where they speak loud and slow to people might not speak English very well. It's so degrading. You ask simple questions and get snarky responses back. It really frustrating when you're just trying to "follow the rules" Their rental agreement is 20 pages long and pretty much can be summed up in this one sentence: "If you more than breath in your apartment, you will be charged" They painted the bathroom with non-bathroom paint that kept chipping away due to the fact that the fan installed caused lost of moisture but then charged us for the damage. There was also no splash guard on the sink. They charged us for batteries in the smoke detectors. We never replaced them or touched them. They also claimed we drew all over the walls which we didn't. They were slight pencil marks from hanging photos. We spent 4 days cleaning our apartment and got 320 dollars of 1,100 dollars back. They should get new vendors because I have a friend who does apartment clean up and he told me the whole thing should cost half of what it cost them. Just don't deal with them. Avoid them. read more

STAY AWAY! Worst management company possible. Disregarded our concerns about billing for utilities for several months. They then tried back billing us for the period they weren't giving us a monthly bill. They tried blaming the homeowner (whom we saw almost daily and friends with). Fast forward... We bought a home in May. Completed the entire move out process and even got a letter from them saying our business with them is concluded and there is nothing further to deal with. On Sep 19th 2018 (4 months after moving out) we get a bill telling us we owe almost $530! They even billed us for cleaning when there was no cleaning to be done. (I have video to prove it). Another warning has to do with an employee with a serious attitude problem. The tone of her emails and phone conversations were just nasty. I'm amazed that she was even employed by anyone with that attitude. read more

My husband and I are long-time property owners, retired empty-nest professionals with flawless credit and impeccable references. Five years ago, we spent 6 weeks in a shabby, 90+ year old Kerr-managed house (rented sight unseen, as per Kerr policy) while we were looking for property to buy in Portland. Our brief tenancy began with an application process that appeared to be based on the assumption that all prospective tenants must be hiding a criminal background, and ended with a list of extortionate charges for "damages" incurred during our 41-day occupancy. Our negative review joined dozens of other 1-star reviews across various online sites. Five years later, W Sean Kerr responded. Think about why it took 5 years, and why now. Kerr's consistently abysmal online reviews over years reflect a broken business model. There is no rational reason to run a business in a manner that consistently generates such ill will. In more than 4 decades of buying and selling properties on both coasts and in the Midwest, I've never encountered another real estate-related business displaying Kerr's lack of courtesy, transparency, and professionalism. I would not recommend Kerr to property owners seeking the kind of professional representation that attracts and retains a stable tenant base, nor to prospective tenants looking for well-maintained, well-managed rentals to call home. Addendum February 2021: it is typical of Kerrs lack of professionalism and apparent unconcern for the enormous ill will generated by its poor business practices to wait nearly 5 years to respond. Owners and renters, read the reviews and consider why, five years down the road, W Sean Kerr decided to respond with a series of excuses about age of property and the background check laws they take such "pride" in fulfilling. There needs to be a similar screening process for property owners; the owner of the house we rented entered the house illegally during our brief tenancy. Both my husband (physician) and I (communications director) underwent through deep State Department security checks and at no time during the process were we treated as rudely as we were by every Kerr representative we encountered. Sorry Sean, it's a lame excuse. You can perform background checks without treating people like criminals. Yelp, please allow us to give no stars... Pretty please! These guys are seriously not worth your time. I've been looking for a new house to rent and my experiences so far with these property management companies has been hugely frustrating. This company tops all of them so far. I contacted them originally about a week ago in regards to a house I was interested in viewing. I spoke to the phone representative and she explained to me some basic info about the house and how the property management company works. After our conversation I told her I was still interested and she patched me over to someone's voicemail so I can make an appointment with them and left a message for them to call me back. A week goes by and not a single call back. So I make the effort and call them again. I nicely explained to them that I was never called back and if this was normal procedure. The phone representative states to me that she could have possibly been busy or if the house they are showing reaches more then 3 groups its too many. This to me seriously made no sense to me. The rep asks if I want to leave a message again and I reply to her "Only if she'll call me back whether or not if its still available or not for showing" The rep tells me "no" she doesn't have to. So I told her that I really don't want to work with a company that has no follow up whatsoever with potential clients and I hang up. I'm totally blown away by this level of customer service in this particular industry. I'm especially disappointed by the fact that you would even talk to someone the way I was talked to. You guys are the armpit of this industry and if there is anything redeeming qualities I'm sure you guys have none. My 73 year old mother rented from this company for just over a year. Their website flaunts "Customer Service" . Hardly. Everyone we came into contact with was rude, turse, and impatient. When we had to drive out to their office in Gresham, the manager there couldn't even come out of his office to talk to us- he just barked replies at his secretery who relayed them to us. None of the messages I ever left were returned. Unless someone actually answered the phone, I got no help. My mom waited weeks for someone to come out to fix the front door that was sticking- when they did finally come out to "fix" it, the door was still sticking, it just scraped the floor now, too. They also had a 6-month walk-through, where they actually took detailed notes on the condition of the apartment- I know it was in the lease, but still seemed crazy and intrusive. And the move-in and move-out process was ridiculous. No one was "allowed" to be present during the move-out walk-through. They could just say whatever they wanted- and they did. TAKE PICTURES after you clean. I had the apartment cleaned professionally- it was cleaner and smelled better than when she moved in. Despite this, my mom got charged $25 for the "removal" of a tiny container of Miracle Grow, which we forgot there under the sink. They charged us for "spotty window sills" ($25) and an allegedly cracked light fixture ($25) on the 10 foot ceiling we never touched. Apparently, the carpets also needed to be deoderized due to the outdoor cat my mom had for about a month ($25, in addtion to the $150 for the carpet cleaning for a smaller 2 bedroom). My mom is a little old lady. She is clean, tidy, and treads lightly on this planet, and certainly in her apartment. If you ever have the misfortune of renting from Kerr, be sure to have the blinds and carpets cleaned professionally yourself- thier vendors over-charge and also nickle-and-dime- they must have some kind of deal worked out with them. I will never rent from these people again. Horrible experience, rude, unprofessional condescending people. read more

My wife and I called to talk about a home that had a 6 month lease requirement, since our custom home isn't ready for use to move in yet. After 2 different people called me to talk about the requirements and really not have a clue on how to talk to people we have decided to move away from them. We asked very simple questions and the so called leasing agents, couldn't even answer them or sounded like we were speaking a foreign language. The agent had some of the worse phone etiquette I have ever experienced with pausing for a minute after every sentence or after I was asking a question. During our conversation I had to ask if anyone was there because it sounded like the line went dead! The owner of the home we were looking to rent is missing the boat with a rental company that turns down extra money for rent from renters who are only using the house as a temp house while their custom home is being built. We were willing to pre-pay the rent for the last two months of the lease that they go to keep and Kerr could get new renters in the property but the leasing agents just could't comprehend that idea. I think that Kerr primarily deals with people who lie, steal, and can't qualify for housing because that is how they treated me on the phone. I don't know why anyone that had to use them would. My fiancé and I changed our minds very quickly about renting from Kerr. First of all, they charge on the very high end of rental prices even for rentals that are lower in quality. Second, we were approved to rent, but they decided to double the deposit, and require lots of paperwork that had to be submitted within an hour or 2 during working hours. The final straw was making it sound like there were lease options, only to find out right at signing that they only offered annual leases. We felt very good about walking away from Kerr Property. I will say that their office staff was mostly friendly, but extremely condescending at times. read more

I have used this company to rent out my previous house for five years and now am renting a property from them several years later. They have been professional at every turn. When they managed my previous home, they found wonderful tenants. The house was in great shape when I placed it on the rental market and in the same condition when I placed it on the market to sell 5 years later. I found their management fees and agreement very reasonable. Now I'm renting from them and feel very fortunate to be renting from this company. I have not rented a home in many years. I chose to do this because I currently do not want to buy another house and have to handle all of the repairs and maintenance. The maintenance requests are handled swiftly and efficiently; always professional. They do have a detailed lease but I understand the need to have the specific provisions in there. The Kerr team is always friendly and helpful when I call and their online portal is so easy to use to make requests and pay rent. Very convenient. read more

Kerr Properties is horrible... you can make 5 to 6xs the rent, no criminal background, great rental history, no evictions, great recommendations from all previous landlords, but if your credit score isn't that great they deny you to rent a house, but have no problem taking $250.00 for application fees and refuse to except a co-signer... REALLY... I just looked at the property again and the lowered the rent 100 dollars and it's very close to 60 days of not being rented.. you would think the owners would want it rented quickly. My boyfriend and I decided to move out, but our roommates wanted to stay. Went through all of Kerr's bull to get us off the lease and new roommates on. By this point Kerr had over $3,000 in deposits. We heard a few weeks later that our old roommates were evicted. Our neighbors told us that family members of the owner moved in after that. Kind of effed up. read more

Kerr properties has been a great landlord for me. I see other tenants complaining but they are only stating one side of the story, most likely to benefit themselves. Kerr properties screening is rigorous but people have to understand they are hired by property owners to protect their rental properties. If you follow he rules of the rental agreement you shouldn't have any issues. Most of these negative reviews just appear to be from bitter people who didn't get their way. read more

November 2017, they tried to charge my new roommate an increased deposit several days *before they would provide us with a new rental agreement*. I fought them, and they backed down and agreed to take the new deposit at time of signing. November 2017, they tried to charge an illegal $250 convenience fee to add a new roommate to the lease. Do not rent with this company.
