King henry is and amazing place. There's a great place to hangout in the center and socialize. The staff were all amazing and very kind.

Beware! King Henry should lose their BYU housing status. They have massive mold problems, and they go to great lengths to cover them up to protect their profits. They are actively putting students' health at risk. Stay away and go rent a house or go to Liberty Square. read more

These apartments suck. They are falling apart and are not well taken care of. They clearly need renovations. The management charges you for random things all year (especially the cleaning checks, which are really difficult to pass and they charge you $25 if you fail them- which you will almost every time no matter how long you clean). They also charge you a lot of money if you sell your contract early. When I moved in the apartment was a disaster, stickers on the walls in my bedroom, trash under the dresser, muddy prints on the floor and walls, and stains all over my mattress. It was pretty disgusting. Parking is also a disaster here- they sell more parking passes than spots that are available. If you get back to your apartment past ~10pm on a normal day there will be no spots in the lot (and there's not any places nearby with legal overnight parking either). It's hard to have people over because of the parking situation too. I would not recommend these apartments to anyone unless you want to pay way more money than you should for a horrible living space and disrespectful management. read more

I don't live here. We went to visit cause one of our friends who was hosting a bbq as a goodbye party for our friend. He used to live there and has friends who currently live there. ANYWAYS... we had just finished grilling BBQ and sat to eat when 3 cops roll up on their lil bikes and tell us to pack up immediately because we don't live there and don't know anyone who lives there. One of our friends spoke up and said they lived there and the police told them to take it up with management. They told us that management had reported that we had caused problems in the past and to remove us from the property. Management didn't talk to us ONCE and the cops wouldn't tell us what the problem or complaint was. Management SUCKS and seems like prejudices may play a part. 1. never talked to us 2. never told us we were a problem 3. never identified the complaint 4. told the cops to look for 8 Polynesians by the grill 4.1: how did they know we were the 8 that supposedly caused a problem? 4.2: some of us were visiting for the first time!!!!!! 4.3:there were more than 8 of us, some non-polys, and more friends playing volleyball???? 5. Refused to identify which 8 and why. 6. Never checked who out of us lived there 7. called the COPS on us first We weren't playing any music near the grill, we invited all to eat and play with us, we had friends who lived there. What was the complaint? What was the issue? THE ISSUE IS THE MANAGEMENT. I would personally never live here after that experience, but it's your choice. read more

The most dishonest complex in Provo. I have lived in student housing all over Utah Valley and King Henry is by far the worst. they will absolutely take all the money they can from you which is ridiculous because it's already extremely overpriced for what it is. Their office staff is rude and undertrained and almost impossible to get a hold of. All my roommates and I got locked out of our apartment a week before we were supposed to move out because someone programmed the door locks wrong, I was given the wrong parking pass and got booted the first week of school, and they will keep as much of your deposit as they possibly can. Horrible people to work with and not even a nice place to live. Apartments are old, out of date, and almost every appliance is broken. Live anywhere else! read more

Terrible contract, Do not live here unless you plan to lose your deposit for nebulous fees for selling spring and summer, on the phone they tell you there is just a $125 transfer fee, but when you receive your final billing they add unknown fees like reconditioning fee ($80), rent recovery ($600), early termination fee ($50), Transfer fee ($50), all to just eat up the deposit and not give you back your "refundable" deposit", this is seriously insane. I have had kids and their cousins live there in the past and moved out easily by paying only the $125 transfer fee, but this year it is a racquet with the additional fees. This is a problem for students who are barely making enough money to pay their rent and then get charged an additional $900 for what? read more

One of the worst contracts I have ever seen whatever you do never have your children live in King Henry if I could give them a -4 I would think of Scrooge and time is it by three.they are the worst when your child graduates or is getting ready to leave the apartments they'll charge you a $700 fee for giving 120 day notice then on top of it when they leave they charge an additional $600 as recapture fee then charge you for two months more of gas and other utilities They are not helpful and find any excuse to keep as much money and take as much money as possible. have them stay anywhere else. honestly these owners and staff should be ashamed of themselves taking advantage of all these college students and or their families. just glad my son graduated and only wasted 1 year there. read more

I don't usually write reviews but I would love to save others the hassle we have had having to deal with King Henry. I wish there was a zero stars! The owners and management are dishonest and deceitful. When there was a misunderstanding with Amber, we called over and over and it took over a month to get ahold of them. When we finally got in contact with them, and began to address the situation, the owner Dee hung up on us. I've honestly never experienced such unprofessionalism, and it's really unfortunate because King Henry has such great students and wards. I highly discourage saving yourself the hassle and live somewhere else. read more

I lived here for a year, and King Henry isn't a terrible place to live but for the price you can find better. There were several things that bothered me, one of them being that King Henry charges $20/month for "Premium Internet" when all that they provide is the standard google fiber free internet available all over Provo, not the gigabit speeds that one has to pay extra for. Another annoyance was how much money they withheld from the deposit. All six of us moved out from our apartment and they kept $100 from each deposit while we left the apartment in excellent condition, even having done some minor repairs ourselves from previous tenants' damage. They oversell parking passes and if you get back after 10:30 you will not find any spots in the lot. On top of this there are signs in the surrounding neighborhoods warning that overnight parking is prohibited and violators will be towed, so overflow parking is nonexistent. Monthly cleaning checks were more in-depth than they needed to be, though this may have been at the discretion of the inspector rather than the management. read more

king Henry is a great place if you want a social, fun environment. the shuttles every 30 min makes it super easy to get to campus. apartments have 2 fridges but there's only one bathroom. Great parking (slots are pretty skinny in some places) but you don't have to worry about having people over bc theres a ton of space on the street. 5 stars for sure. read more

You pay a lot, and sometimes I feel like it isn't worth it. I am in the privates and the remodeling is very nice. Although for every month I'm here I always feel like I am getting pinched for every ounce of money I have. Every month you have a communications fee, which does make sense. TV is shoddy, channels are lacking, and wifi can be alright. $20 per monthX6 tenants = enough for Google Fiber. I feel like that's what we should do, if we have to pay for things. The units themselves, the remodeled private rooms, are nice. Ceiling fans, washer and dryer in unit and 2 fridges! Very nice to have, especially with the new tile and granite countertops. Maintenance Is slow, and often takes more than a week to address problems, even with safety. Parking is horrid and do not cut a deal for those only staying for F/W. Stalls are VERY small, so don't bring a nice car unless you want to get it dinged. If you're going to park, go to the back stalls. Those are normal sized. Office staff is nice, but can be lazy. They made our entire apartment move apartments and didn't compensate us, for having to move a month later. We asked in advance if we could just stay in the apartment we moved in, but made very little effort to try to keep us in there and save us until the last day. Made it very hectic and stressful for my entire apartment. A few simple phone calls a week before would have saved us from headache. They had the numbers, but the best they could do was "we can send them an email". For being the friendliest, I feel like they're not on top of their resident satisfaction game. The wards are very social and there is usually someone doing something every day and time of the month. Edit: 3/12 After reviewing the contract that I signed, they were supposed to pay my entire apartment $40 per person who moved when they relocated us. I called and it took about a week to get to mediation, though BYU. This is NOT okay. I always get the feeling that KH is trying to take money and hold onto it. I feel that they do not care about those who pay and the value of the dollar to us, rather they just care about doing what they think they can do rather than taking care of us. This definitely leaves a unpleasant taste in my mouth and I will NOT recommend them to anybody. I hope they see this and change a few things. If they really care about is they wouldn't be so against and throw up hoops when they need to satisfy a request. Also, I have noticed that they pay $5 per parking sticker at the end of winter semester but while I was reading their contract it states $10. Again, another example to short change us. read more

King Henry has been awesome, in terms of the social scene and amenities! Hot tub, fire pits, pool, etc make it catered to meeting new people. No complaints there. It is however much more expensive than places nearly identical to it in Provo, so it makes me ask if it's worth the price they charge. The only other issue I had was with cleaning checks. They charge 25 dollars as a recheck fee to just about everyone, even if it's spotless. When they have their cleaning ladies come in, they'll write "3 minute charge" on the paper. So you're not getting charged for them really cleaning up what you didn't do, just 25 bucks on top of the already over priced apartment... Seems to me like an easy way for them to take another $150 a month from each apartment. read more

Horrible place to live. They're constantly trying to find reasons to charge you more money. Watch out and read your contract because they'll try to short you on money you're supposed to get for moving, parking stickers, etc, theres another review that details that. My biggest gripe is the parking. They sell these stickers for $60 each but good luck finding a spot if you're not home by 10:30 every night, which for some of us who work is near impossible. They oversell these passes to make as much money as possible while not providing sufficient parking. If the parking is lacking (which is a problem in Provo in general) then they shouldn't charge such a ridiculous amount for a service that they can't guarantee. They offer private parking, but it's $60 per month and I've been on the waitlist for one for 3 months with no update. The amenities are average at best and for the price its just not worth it. I will definitely be moving out when my contract is up. Strongly would not recommend living here. read more

Lived here in fear of getting booted every single night. Friends/family couldn't visit safely without predators lurking to boot, even for 2 minutes with the car running to move furniture. Take away UPE and King Henry was great! read more

Awful experience. My biggest regret of the last year was moving in to King Henry. When we moved in the apartment was gross. Pee stains on the toilet, mud in the shower, sticky cupboards. Apparently there was a squatter who lived in our apartment for part of the summer and rather than having somebody clean the apartment they left it as a surprise for us. We moved in and soon had our first cleaning check. Our apartment was spotless and we put in hours and hours getting it there from its original state. They failed us. Don't ask me how when it was clearly cleaner than when we moved in. To add insult to injury they attempted to charge some of us in order to have someone come in and clean it up. We were frustrated and sat down with management to discuss our grievances. They made several promises about what they would do in order to remedy the situation. It is now several months later and they have not kept one of them. In fact they failed us once again this month for not meeting their ridiculous standard. We are going to head to BYU remediation but I would advise that you just avoid making the mistake of going to King Henry in the first place. read more

If your parents are paying for your housing in Provo, King Henry is a great option. If you're living on your own money and efforts, don't have a car, or have other things that might make you a liability to King Henry (ESA animals, etc) please THINK AGAIN about living here. They couldn't care less about their residents' wellbeing. I'm a good, respectful tenant and was threatened multiple times with eviction notices for minor issues that a private landlord might have been willing to discuss, but KH's manner of handling these issues was rude and intimidating. There are nice people that live here, but that was the best part of the experience. I am afraid of the KH management; they are straightup unkind and couldn't care less whether you live there or not, as long as you're giving them money. read more

This is the worst apartment complex I have ever had the displeasure of living at. They grossly over-charge for a 6 person room. $320 a month sounds reasonable but tack onto that the fact that there is only ONE bathroom for 6 people, they charge you for cleaning checks that were obviously completed ($25 every month), and it becomes ridiculous. Parking is a joke. They over sell their lot to the point that nobody can ever get a spot. People have to park on the street forcing either a ticket or a boot from their hourly rounds. They also go around and boot cars that don't have the right sticker. I was once booted after my friend had been there for less than 10 minutes. This is an extreme hassle and they charge you again. Not only do they over charge and penalize you every chance they can find, they also kick you out of the apartment a week early. I attend UVU and if you are not a BYU student the schedule they have for check in and check out is AWFUL. They forced me to move out during my finals with NO prior notification. I had paid for the entire month of April but they said that I HAD to be out of the apartment or they would charge me for May. This was on the 24th, nearly a week before my paid stay was up. This place is a sad excuse for an apartment and I hope nobody suffers through their school year here like I had to. read more

It's also a super fun chill complex and an amazing way to meet people with all the social events they have going on! I highly recommend King Henry!! Probably the worst living experience that I have ever lived. The management was not helpful at all. Every month the cleaning checks were along the lines of her pulling out a rubber glove and looking for messes that did not exist. The pricing was over priced. They charge you hidden fees that they do not explain. The location for parking was horrible. They oversell parking so you do not get the $100 parking pass and have to park 3 miles away. I strongly recommend not living here. I would rather live in Salt Lake and commute everyday to school. read more

VERY expensive, only $20 or so less than the Village. Rent does not include utilities. Parking is expensive, and that's not including the exorbitant amount of extra money you would have to pay a month in order to have a reserved spot. Without the reserved spot, the odds of you getting a spot in your lot every single night are VERY low. Spots are cramped and have barely enough room to get out of your car once parked. Office staff can be rude. "Exercise room" is three treadmills and a weight machine. Maintenance is quick, kind, and helpful. Private bedroom apartments are nice and comfortable. The Ryde shuttle makes access to BYU campus fairly easy, about a 20-25 minute walk from the Wilkinson center. read more

Very fun and social! I moved in with 7 of my best friends into the same ward and had a blast. It is what you make it! Ward 62 is the best by far! The staff is pretty nice. I never had a problem with them. I'm gonna miss it in the fall. Parking isn't great after 11:00pm, but some places are worse. read more

I lived at King Henry a couple years ago. I was told it was a very social place to live. I would consider it more of a party place rather than social, although alchohol is against the rules. I did, however, have an unforgettable college experience there- not a pleasant one. I would urge parents a word of caution if you hope for your college student to live here. After filing a rape report, I was told I had 3 days to leave or be evicted, and still have to pay for rent or find someone to cover my contract. The reason was that there was alcohol involved. What really troubled me was later when found out that the guy involved was a friend of one King Henry employee. The management showed little compassion and denied my request to have an extra day to get my things moved out. Also I was no longer allowed to attend ward activities that took place at the complex. I was actually realy glad that I left. I found that the people in other complexes were much more real, and less caught up in the popularity scene. read more

King Henry is a pretty legit place to live. It's super social, especially during the summer. The wards are great as well. There are a lot of amenities there, so it's worth your money. King Henry is an awesome place to live. With the pool, basketball court, volleyball court, and fire pit there are always people out, creating a fun social atmosphere. The wards are great, everyone is so friendly and inclusive including the bishopric. King Henry will add to your college experience. The only thing I don't like is that you have to do laundry in the clubhouse and it can get kind of expensive. read more

King Henry might look enticing from the outside, but it is a hellhole in disguise. Let's talk about hidden fees. None of these are in the original contract: $1.95 "convenience fee" just to pay your rent every month, $10 a month taken out of your security deposit just to "clean the carpets". Then there is the $20 a month for internet. I lived in an apartment with 6 people and the internet never worked. So, basically we paid them about $120 a month just to provide us with non-functional internet. Oh! You want your own internet or your own router? Well, that's too bad! Not to mention it is $340 a month to live in a really crappy apartment with 6 people to one bathroom. Especially when that bathroom floods your whole apartment... three times. Also, if you expect to pass your cleaning checks... DON'T! You'll never pass. You know why? Because it's a $25 recheck fee. Money in their pocket. Who could resist such easy money? The only thing that made living here bearable was that my roommates were nice. But I've had that at other apartments that were much nicer. I honestly came here hoping to love it and I left with a bitter taste in my mouth. It literally feels like they are just trying to steal your money in any way they can. DON'T GO HERE! read more

THIS PLACE SUCKS! I am so happy that I'm not living here anymore, my experience was horrible and I feel like King Henry just tried to suck all of the money they possibly could out of me. Here's a quick example, on one of the bogus cleaning checks that they do every month, the lady said that the air vent was dusty and needed to be cleaned, she explained that she would come back the next day to recheck it and if I were to fail to clean the vent again a fine would be charged. Determined to avoid the fine (I'm a poor college student and money is tight) I started cleaning the vent. It took me about 30 minutes to get all the dust off, dusting between each little slit in the vent. Only to have to lady come back when I wasn't home and say that it wasn't clean enough. Like what the heck!?? They charged me 20 bucks to clean something that was already clean. They didn't even clean it any more than I already had. The management is dishonest, greedy and not christlike whatsoever. I understand that the apartments must be clean, but this is ridiculous. Seriously, these guys suck, don't live here. Oh and another thing, they charge you 20 dollars a month for wi fi that doesn't even work. My roommates and I always had such a hard time doing homework thanks to King Henry. read more

After living here for a year, I received an email saying that I owed an high arbitrary amount and that I was late paying it. Seeing how I paid my full account balance each month, I asked the office what the problem was. They then said they made a mistake and lowered the arbitrary amount slightly less expensive arbitrary amount. I asked them why I owed this much, and they would not tell me anything other than I hadn't been paying the full amount each month. I asked them for an itemized account of my charges over the last several months so that I could compare them to what I paid. They would not give it to me but said I could see the updated balance online. I checked, and suddenly, there were charges that were not there before. My question was why these expenses if legitimate were not posted during the month they were for, and I received no answer. Why did I have a balance of $0 on October 27 and a $... balance on November 8 for charges I "should have paid" in May, June, July, August, September, and October? The office staff was rude, and I'm very happy I'm moving in a month. read more

Mixed review. We had a lot of trouble with our internet, it went out all of the time. Whenever we talked to the staff about it, they said they would send someone over to fix it, but never did. Also, the cable worked about 30% of the time. If you come home past 10, the parking lot is completely full, so don't plan on having a parking spot. It is even worse in the winter, where they don't plow the lot at all, so not only is it full, but covered in ice. The apartment is pretty decent size, which is nice, but the walls are very thin, so plan on hearing everything going on in the apartment next to you. The apartment next to us had a dishwasher that flooded every time they used it, but when they talked to the staff, they said it wasn't a big enough problem for them to replace, so they were stuck with a dishwasher that didn't work. The clubhouse computer center is a joke, the computers are ancient and the printer works 15% of the time. It was pretty social, which was fun. It wasn't too bad, but I would never live there again. read more
