Overall, I would recommend liberty square to anyone looking for a fun, social apartment complex. It's close to campus and they do a great job of trying to throw an activity probably every month. The price may be a little high and their flat rate cost for utilities is a little steep but they have everything you could need, such as an indoor basketball court that you can reserve, a clubhouse, outdoor basketball court, pool, hot tub, weight room, and laundry room. I have to give a shout out to the maintenance guy because I've put in a work order to get things fixed like refrigerator door handle, the freezer, and a backed up sink, and he's there to fix it within hours. On the other hand, could only give this place 4 stars because of the problems I've had with management. They messed up pretty bad on my contract, but I won't bore you with the details. I've heard of a lot of others having problems with them and at one point, 4 of us in my apartment had 4 different rent payments one month. I'm not sure how that happened.... They did kind of remodel the apartments 4 or 5 months back but I don't feel like it really improved it much. They replaced the carpet in the living room and floor in the kitchen with laminate flooring which has resulted in more failed cleaning checks because they get dirty pretty easily. The door handles on all of the lower cabinets are also in the wrong place, they should be at the top of the door and not in the middle. The remodel consisted of just painted the cabinets, the walls in the living room, kitchen, and hallway, and replace the flooring there too. The bedrooms remained the same. The A/C isn't wonderful, it really doesn't get that cool. I've you have it running all night, the rooms don't change much but the hallway is always freezing every morning! read more

Definitely a place to avoid! This is the last of my kids to live in provo and Liberty Square is by far the worst of the apartments. Very dishonest. So many extra fees- rent, internet, utilities, parking, garbage, credit score, insurance-, cleaning fees-be careful and opt out of what you can. Very poorly managed and so run down. If you do choose to live there take pictures and DOCUMENT EVERYTHING when moving in and ask for a mold check. We had to clean the entire apartment top to bottom before moving in and still paid cleaning fees out the nose. The carpets haven't been cleaned in years. Filthy! read more

Sincerely the worst living conditions of any complex. Our roof fell through (yes, literally, pictures attached) with a person and landed on our kitchen table while we were in the apartment. They then tried to fix it, leaving paint on all our food and making another hole in the bathroom they had to fix. Any applicable medical bills for either us or the people upstairs were not covered, (or offered) and they made the people above us sign an NDA for undisclosed benefits. We did not sign one. This place is a joke and needs to be reconstructed, both managerially and physically. Rent and surprise fees they throw in for no good reason (that still break contract if not paid) are worth probably an extra thousand dollars per year. The bathroom mildew is unbearable and scrubbing it doesn't help and then you get charged for being the problem. I have cleaned for hours to make sure the apartment was ready to be moved out of and somehow failed the cleaning check. Not to mention, when I moved in the apartment was disgusting. The management also makes unreasonable charges for failed cleaning checks, blaming tenants for issues that are clearly due to the building's poor maintenance. They refuse to address these issues properly. If you reach out, they are not willing to help you. I have emailed and they were not willing to work with me at all. They fee you for anything and everything they can. They will even charge you for problems from the previous tenants. We have tried to get them to show some kind of detail or proof as to why they took that money but to date no one has responded. Please do yourself a favor and do not live here. When I first moved in, the apartment had not been cleaned. There were crumbs everywhere, dirt and boogers on the walls, mold covering every inch of the bathroom ceiling, etc. I scrubbed the apartment for hours and it was still dirty and they claim it to be "newly renovated" which is absolute BS. Sure it might be social, but it's not worth the expensive rent you pay for a shared room. The parking is horrendously expensive and if you don't have a parking pass it's impossible to find anywhere to park within a half mile. The worst part though is how unpleasant the front desk people are. They are extremely incompetent and lied to me several times about payments and sending maintenance in. The only helpful person is Bayli, the manager if you get ahold of her. The whole place needs to be inspected for mold and probably be bulldozed due to the fact that it is literally crumbling to the ground. read more

Would love to discourage anyone from living at liberty square. Specifically Washington 3. There have been constant issues since they day we moved in but I would like to specifically mention the water damage and mold that they have ignored. They found standing water in the vents after one of my roommates had to leave for two weeks because of mold poisoning. After the initial discovery of visible mold they came and said they sprayed for mildew. Another request had to be submitted to get them to come clean the mold, violating their contract that says they have to take care of it immediately. They are currently claiming we are not living in deficit conditions. They are refusing comply with the Utah Fit Premisise Act (which they are violating in multiple ways) and let me and my roommates out of our leases. read more

This is the worst managed establishment I've ever experienced. You can not get anyone to return phone calls, text messages or emails. There is no mailbox to leave a voice message. If you call the "emergency line" for a maintenance issue or if you get locked out of your apartment no one answers and the call drops. I've also called their management company, Redstone Residential, and it's just the same. The apartment itself is fine, but if you have any concerns, specfically as it has to do with rent payment, security deposits, etc, you will NEVER get a hold of anyone who will help you. It is VERY frustrating and our kids are trying to adjust to college don't have time or experience to deal with this kind of mess. It may be the social place to be but stear clear if you don't want a headache like this to deal with. Just takes a little customer service to turn it around! read more

I cannot emphasize enough how frustrating my experience here was. Management was very unhelpful and unaware. Sadly, they do not seem to care about their residents. I had many very unpleasant experiences here. I don't want to get too into things, but I think it's helpful when reviews give details. A few of my difficulties were getting flooded out of an apartment, needing to go into the office almost everyday to remind them to transfer my lease, had lost mail, filthy carpet, broken kitchen counter, broken toilet, etc. Which these are things that can happen at any apartment complex, but the problem was how little the management helped or cared about these issues. It was very frustrating and in the end, I strongly recommend living somewhere else. Maintenance crew is great... and that's about it. Office is slow to get things done. Their constant emails and texts is absolutely annoying and got out of that quickly. I had to call the city to report an overflow of trash in the parking lot last year that the office refused to acknowledge. Stairways were crumbling and were left that way for months. Parking here is horrendously expensive when the parking lot itself is practically vacant. Even then, they changed their parking lot queue policy multiple times in my year here. Office is not an inviting place- almost like stepping in there to talk to them is an inconvenience. Buildings are so close together and there are so many people that when you are trying to sleep, you can hear everyone in your little block either moving their car or watching a movie. read more

They talk up the fact there's a gym and a hot tub, but the hot tub is literally open like one weekend every 3 months and then is locked the rest of the time. This is the best place I have lived in my entire undergrad experience. This place is less than others but also not much more than cheaper places. Here are the pros - maintenance is very fast - super social - great amenities and events - great parking Cons - there is only 1 fridge for 6 people - you do have to pay for laundry and parking - if you want fiber your also have to pay for it - overall there are things that should be included in the overall price but are not. I am an easy going person, but living at Liberty Square was absolutely one of the worst experiences of my life-- a total nightmare. The management was absolutely a joke, and refused to work with me and the other tenants during the Covid-19 pandemic. Among other things, there was no insulation in our walls (we could hear our upstairs neighbors and downstairs neighbors constantly), the management refused to fix our dishwasher after it leaked into the basement downstairs... ended up just turning it off instead of fixing it or replacing it. I've called the office on 3 separate occasions and every time they promise that someone is coming out that day to take care of it and we still have no hot water! Parked here for 20 minutes, got a boot written not 30 seconds after I got out of my car. Ridiculous

So, liberty square is a great place to live if your major and your work don't require you to be very busy. There are fun activities going on, the pool is relaxing in the summer, and the clubhouse is sweet. However, if you don't love a hard to work with staff, washing machines that only work on certain days, constantly having no hot water for your shower, and loud music keeping you up at night, this may not be the right fit for you. I go out of town often, and they seem to let us know we have cleaning checks after I'm already out of town. Because I don't sign up to clean, and haven't cleaned, they fail me and charge me. Due to this happening a few times, I asked the staff if there was a way I could avoid the charge due to being out of town. They informed me that there is no way that happens because there is only one day a month that they check to see if the apartment is clean other than the recheck, and so they have to fail and charge me. (Thanks TJ for being so kinda and accommodating on the phone). But don't worry, if that doesn't make you just love liberty square, you'll constantly bring your clothes to and from the laundromat without getting them washed because at random times none of the washing machines seem to accept your card, which happens about half the time. Luckily there is also an app you can get to pay for the machines, but you'll be pleasantly surprised when it works a whole 3/10 times you try it. This great way of saving cash makes liberty square a more affordable option as you'll continue to wear the same clothes without washing them for up to a month at a time. But if you aren't sold to live there yet, anytime you try to catch up on sleep before 11PM, there will be someone playing music and basketball right outside your window! If you love the sound of an egotistical Provo bro talking to you about summer sales, then just wait until you hear him on the basketball court at 1:30 AM! It may be the best wake up call you've ever heard! And are you trying to lose weight? Are you trying to go to heaven but sometimes lack the motivation? Well liberty square takes the liberty of having treadmills that don't work and instead, they turn off your swamp coolers so that during the first part of the summer, you sweat all excess weight of your body! This also keeps you awake on the nights when your Provo bro isn't up playing basketball! While they eventually turn them back on, there are two weeks that get you repenting real quick because you now know how hot the afterlife is if you don't. While you may be working and paying for rent on your own, liberty square also takes care of you by making your parents sign a lease agreement that ensures they will pay if you can't. Sure, you're over 20, but you can't be treated like an adult yet. That way, if you lose your job and can't pay the rent, that has a contract that is thankfully difficult to sell, you can stay at liberty square as you put an extra financial burden on your parents who hoped they'd stop paying for everything of yours once you turned 18. This way, the contract is so hard to get out of, and if you try to leave, they'll leave you a nice fine that you were just wishing they'd charge you. Oh, liberty square, all the great things I could say about you! I could go on all day! EDIT: After giving this review, they've decided to charge me for cleaning checks, claiming I did not clean areas of the apartment that I did, and then afterward coming and failing me again, charging me 35$ an hour for "someone to clean it" after I deep cleaned it; however, I wouldn't mind this if they were consistent throughout the apartment, but with rotting vegetables that have turned to liquid in our fridge and that roommate passing the first time through, it seems that I've been had! read more

Liberty Square truly is the biggest scam in Provo. They claim to have a wonderful social life but I found myself at someone else apartment every single weekend because there is never anything going on at Liberty Square. The office staff is always rude and they act like they hate you. Worst of all Liberty Square will do whatever it takes to charge you extra money and they do not care about their residents, they only care about the money. They closed all the amenities for over a month and still charged the same price and they will charge you absurd amounts of money for whatever excuse they can come up with. They will not help you with anything... in fact Liberty Square will do everything they can to avoid helping you. My brother and I lived here and we loved it. Rooms are nice and big (there are lots of floor plans to choose from) and the amenities are great - Fire pit, basketball gym, workout room, hot tub. Like most areas south of campus parking is hard to come by, but due to the location, it is only about a five minute walk to get to BYU. People here are fun to hang out and do stuff with. read more

Its a great place and a great social hub. The management is a lot better than what everyone says, despite all of the old reviews. Yes the place is older, its been here for a while now but the new renovations are amazing! They constantly are doing fun things for their residents and trying to organize social events left and right. The only thing i didn't really like was the price. Potential Liberty Square Residents: Liberty Square is the biggest scam in Provo. They claim to have great social life, which for most people is true. Yes, they have a hot tub and pool. Yes, they have a BBQ. Yes, they recently remodeled some apartments with wood flooring. But, in this past year at living at Liberty Square I have been scammed and hustled by Red Stone Property Management and the onsite managers at Liberty Square numerous times. Incidents: 1. My truck was blocked in by an onsite construction man's truck around 6 pm. I was unable to get ahold of liberty square all night, and then when I woke up in the morning with a boot on my truck, they refused to help or take care of the situation. I had to pay the 65$ fine to the boot company, and Liberty Square simply said they would tell their construction man to never park there again at night.... Thank Liberty Square for that 65$ 2. After months of waiting for a parking pass, I finally received on in the last week of January. The parking pass is 10$ a month. I was charged 10$ for all of January because that was when it was issued. I was only able to use that pass 3 times in January, but had to pay 10$... Thanks liberty square for ripping me off 10$ 3. In February, we received a notice of they'd be remodeling our apartment. We had three days notice. Remodeling that was said to only take two days, Took five. During this process we caught the remodeling workers looking through our fridge and eating our food. After reporting it to liberty Square, they simply said we are sorry. They did nothing to take care of the situation. We did not have access to our own apartment for five days. During this remodeling a worker broke A hole in the sheet rock. Later after the cleaning check which took place three days after remodeling, we were all failed on our cleaning checks, and they do not take into consideration that the house had just been newly remodeled. We were all fined a cleaning fee, individually, that was $30 an hour. We have six people living here, so that was $180. Also, our broom was stolen by the workers and used as they continue to remodel other apartments. Liberty Square told us that if we do not replace the room ourselves will be charged....Thanks for ripping us off $180.. 4. Also in February, we had sewage backing up through our bathroom sinks and shower. This obviously left a foul odor in our entire apartment. We were unable to get a hold of liberty Square until 10 PM to come and clean it on a Saturday. The sewage had a leak from the bathroom into the carpets in the bedrooms. They did not send out a carpet cleaning crew until the following Wednesday. We had to live in a sewage spilled apartment for three days. After talking to management hoping they would compensate us in someway for this hassle, they refused saying that it was our fault. In the end, we were compensated in no way and liberty Square continued to blame a sewage backup, that did not come through a toilet, but through the sinks, on us. This also happened to three other apartments on our floor. 5. I have continued to have the parking spot downstairs even though I ripped off in January. I do not get off work until past midnight on most nights, and when I get home and there are zero parking spots downstairs even though I have a guaranteed spot because I pay the $10 monthly. Liberty Square is told me that there is nothing they can do about that. I asked if I could park upstairs if there are no spots downstairs because parking upstairs costs less and there are always spots open at night, but by the manager I was told no, and if I did I would be booted, and they would not negotiate. 6. Recently, I had many problems with liberty Square trying to sell my contract. I paid you $275 security deposit when I moved in here, and was told $175 of it would be refundable. This is what was in the contract. After switching my contract over to a new buyer, I was told I would only receive $75, because there was a magical $100 transfer fee because I sold my contract. When I questioned the manager about this 100$ fee, she looked around to the other managers on duty scrambling for an answer. After stumbling over her words, I was just told that because it's a hassle for them to change the contract from my name to someone else's they would be charging me $100. Yes you heard that right, just for them to switch the contract out of my name into someone else's, A 10 second task on a computer, they would be charging me $100. Thanks liberty Square for again ripping me off $100... At the end of this semester I will have been scammed out of a total of $355. I WOULD NEVER RECOMMEND LIVING HERE. read more

Don't. Rent. Here. PLEASE READ THIS BEFORE SIGNING. I guarantee you and your friends can finds somewhere better for cheaper. Plus they force you to sign a year round contract. If you object, they like to encourage you by saying it will be easy to sell the spring/summer part of the contract because these apartments are so popular, but that is a bull-faced lie. About 3/4 of the guys in my ward wanted to move out in the summer for internships or job opportunities outside of Provo/Utah. 1 or 2 guys got lucky enough to sell their contracts (by paying the guys who eventually bought them.) A bunch of guys moved but weren't able to sell and they had to just pay the remainder of the year's rent as sunken costs, and the rest of us just had to suck it up and live here for the summer. Also, they kick you out a week before finals for the summer term, so even if you resign to staying in Provo and you want to take classes, you are screwed for finals week unless you want to give up even more money just to stay just a few days longer. And to make things worse, the wifi went out during one of the finals weeks, and they took 48 hours to get it fixed. Also, the walkway/stairs leading up to our doors is very disgusting and never clean. And if you fail cleaning checks, they will charge you to send a professional to clean your apartment, but they will never actually send a professional to clean your apartment. Very crappy ownership that takes advantage of students ever since Liberty took over. Renting here is a bad financial decision. read more

Listen people, and listen closely: liberty square blows. Last night I received a $65.00 boot for supposedly, "a tire over the line." The company is Parkway Authority and they are under mad heat right now for excessive booting and a too aggressive approach. Two months ago I received another $65 dollar boot for being a minute past midnight at Village on the Parkway in Orem. Parkway Authority is the company that boots their apartment complex as well. I tried to reason with the "booter", AARON, and he was completely uncooperative. Word on the street is he likes to boot and he likes to boot excessively. I am taking him, Parkway Authority, whomever to Small Claims Court to get this resolved. This kind of madness is called abuse of power and it has got to stop. Liberty Square, Parkway Authority, and most business in Provo a like, seek only for the student's money and gain. Its beyond me, and lets just pray we get Aaron off the job and a better system so our money can stop being sucked from us without reason. read more

Well managed apartments at a good price! They really do their best to make sure the apartments stay clean and taken care of. Many of them have been recently remodeled! Plenty of opportunities to be social and involved. I loved using the gym, the pool, the fire pit and the laundromat. So many perks to living here!
