***STEER CLEAR OF PACKAGE DEAL OFFERED BY THIS COMPANY*** My family and I recently attended a home and garden show and found the deal offered by one of their "owners" to be a perfect opportunity to take the kids to see Colonial Williamsburg. How wrong we were! We were told that for the low price of $298 (when booking 2 families, my husband's mother and father) we would have 2-2 bedroom units for 4 days and 3 nights. Seemed perfect! We would get 4 free tickets to Busch Gardens (chosen from many other options as well) also. My husband and father in law very specifically asked about any kind of time share thing (having done them in the past) and was told by the "owner" that no, there was nothing like that, they didn't allow timeshares in their resort. He did mention that there was an introduction tour to their facility (performed by his "mother", who stood with him, reeling people into their booth) and it was solely about their property and its amenities, that included a continental breakfast. Upon calling to make the reservations for this package deal though, my husband was informed that not only was this in-fact a time share situation, but that we had to attend a mandatory 90 minute presentation. Ok, we could handle that much for the deal we were getting, although we were blatantly lied to. He started inquiring about the facility we were shown on the pictures and the slideshow we were shown while at the show. We had gone online to see exactly what were getting but none of the pictures online matched the places we were shown. Bits and pieces of the units were just lumped into a slideshow but advertised as the 2-bedroom units we wanted. We were informed by the "owner" that the 2 bedroom units had 1 King in the master and 2 queen beds in the second bedroom, a wrap around porch and were individual units. Yet another lie by this so called "owner". My husband called the telephone number listed online and spoke to someone who passed us off, saying she was unable to help and that the only people who could was the marketing team, who were unavailable. His next call was to the front desk there at the resort. She was by far the most helpful. She explained that none of the units had 2 queen beds, there were only twin beds, and while yes, there are individual units, they are all lumped in, in some form or fashion (ie. 1 cottage has a 2 bedroom unit on the left with a door that can be used to access a 1 bedroom unit, or the estate 2 bedroom could be joined with a 1 bedroom in the same fashion with a separate 1 bedroom loft that has no access to the other 2 units) No wrap around porches at all. Tiny decks available on some units. She apologized for all the trouble we had already been through and did tell us that the marketing team was the only department that could remedy this situation. We finally settled on what the front desk woman suggested would be the best for our group of 8, and that was the Townes. My husband calls this morning to book, and is told that there is an addition $45 dollar fee for each unit as well as the taxes due. Ok, we kind of expected that (although the "owner" didn't bother going over any of this). So he inquires about who can attend this presentation. He thought, with all the kids being with us that he and his dad could just attend it, well it turns out that the husband and wife of the 2 units we purchased have to attend this presentation. My husband and I have 4 children (that were present during all of the conversing that was being done with this "owner"), so what are we to do with them?? All in all, we were lied to numerous times, crucial details intentionally left out of what this "owner" knew was going to be a family vacation, out $600 dollars, frustrated beyond belief, and the worst part is that my children, who were beyond excited to go see all of these places, disappointed. I have never written a review like this in all my life, nor have a ever had such a terrible, emotionally draining, frustrating experience when it came to trying to book a fun, family vacation! Just a heads up for anyone thinking about this. Pardon all the quote marks, but I really am quoting a letter I received from these folks. Two days ago I received a letter from "Toyota" containing "winning" 6-digit "VIN" number that "matched" and to call a toll-free number to see "which of the following gifts you have won" (not MIGHT have won, WON): a Toyota Prius or $25,000 cash, a Samsung 51" 3D Plasma TV, an Apple iPad Air or a 7-night Royal Caribbean cruise with airfare for 2. The fine print on the back spells out the ridiculous odds of winning. Wait.. I thought I already won? The letter is signed (illegible scribble) General Manager, Toyota. No printed manager name, dealership name, address or phone. This is clearly a fraud, but they are stupid enough to say that "this promotion giveaway is sponsored by and given away by King's Creek Plantation, L. L. C." on the back of the letter. It's just me, but I wouldn't touch these people with a 50-foot pole. Good on ya for all the people who are satisfied; this is a "do your due diligence" heads up for everyone else. read more

Our family vacation began with me purchasing a 4 night- 5 day stay vacation package at Kings Creek Resort at a travel show in Chicago Illinois in 2011. I was promised the following: 1) A 4 bed room home with 4 bathrooms and 3 jacuzzi tubs 2) 4 tickets to Colonial Williamsburg 3) 4 tickets to Bucsh Gardens in exchange for participating in a 1 hour and 30 minute time-share sales presentation. What I received was: 1) a two bed room room that is clean and comfortable but not for 6 people. While there is a couch bed that is supposed to accommodate two of the six people, It is very uncomfortable. 2) four tickets to Colonial Williamsburg 3) Almost a three hour presentation with one of the hours over "lunch," with my sales agent. When I asked about the Busch Garden's tickets, I was told that they are not permitted to give out that many "gifts." When I asked about the larger home, I was told that they were already booked and could not accommodate me. I was offered a 4 bed room home, if I was willing to purchase it at that moment- for $46,000+. When I said no, I was then offered less space and less time in the space for $8900 and then $4900 with my final "no thank you." The lack of follow through with honoring it's promises is just one of the frustrations with this "resort." Further, it is not a resort. There are very few activities outside of the room. They do claim to have a selection of movies to borrow but when I tried, there were none available. The pool was so chlorinated that it burnt my eyes to be in the room, much less the actual pool. Finally, three of the machines that I tried to use in the fitness room were broken. The other posts which claim poor sound proofing are accurate and frustrating as it was difficult to sleep due to the noise. At this point, my family vacation has been marked with one disappointment after another. Cons: The 90 minute presentation to get a free gift turned into 3 hours and yes it is a high pressure sales pitch. (Turn the gift down and enjoy your stay). -Carpet was frayed and the furnishings were dated and scratched -Dishwasher didn't work -The A/C Heating unit (singular) is controlled by a thermostat in the living room. The downstairs was cold and the upstairs was unbearably hot. -The pull out coach is extremely uncomfortable and there is no spare bedding for it -The sauna didn't work nor did the emergency help button which I accidentally pulled -The steam room is just plain UNSAFE! Two settings low and super hot -The hot tub is hot, but only one jet worked -Noise level was extremely high. Our cottage was located next to the construction office -Grills are located everywhere. Be prepared to have people grilling late at night in front of your rental Overall the place is okay if you want to stay next door to a water attraction park and a place to rest. Beware potential buyers! Here's an email I sent after returning home from their presentation: To Whom it May Concern, I went to this meeting today - spent 3 hours when I was told 90 minutes. Had to be there at 11:15 and didn't get to leave until 2:15. Of course I got the cruise as a "gift" which was the last thing I wanted. I have "gift" in quotes because there is nothing "gift" about it. It costs $199 for both the airfare and cruise parts that have to be mailed to some PO box in Daytona Beach. None of the airports is remotely close to where I live even though there are 2 close-by in Richmond and Newport News. I asked the lady at the desk about changing/substituting gifts to which she replied that I could call the number in the pamphlet and ask about switching gifts but there is no number in the pamphlet. As a matter of fact, I'm supposed to hear from her supervisor on Sunday because I didn't even get my $25 gift card. I tried calling the office. Left a message asking for a return call today since I called about 3 hours prior to the office closing and did not get a return call. I'm so furious that I can tell you what I'm thinking: If I don't get a call from someone on Sunday, I will either drive back to the resort and make a scene inside in front of everyone (and you're just close enough that I can make more than 1 trip); warn people as they're going in about the rip-off this place is; and/or I'll report this place to the Attorney General's office for providing me with false information and not delivering what was promised. I'm so glad I'm not the kind of person to buy anything on the first day regardless of what the incentives are because after my experience today, I'm sure the condos and vacation plans are not what they seem to be. I'm looking for a response from you or a phone number or email to someone with whom I can speak about my gift card and substitution of this trip. I've never been to a timeshare I thought worth purchasing, but we have been to several time share presentations. They usually take longer than they say, and use high pressure sales tactics, but you generally get what they say you will get. Not with the King's Creek Plantation folks. We attended a timeshare presentation in Woodbridge after being promised a trip to Orlando with airfare, three nights hotel, and 4 passes to Disney, as well as a $100 gift card. The presentation took over three hours and they were very pushy. If I had known during the presentation that even the "gift" for attending was a scam I'd have asked the obvious question: "If this is such a great deal, why do you have to bribe people to generate any interest at all?" We finally left with our "gift," which has all kinds of restrictions and costs over $500 to use. They charge a booking fee for each person and even if we wanted to pay that it is for two adults and two kids, which we also weren't told. Our oldest is 18, so technically she doesn't qualify. It was a complete waste of a Saturday. Even the restaurant gift card is only good is you spend a certain amount of money to use it. These folks also had the audacity to say that Williamsburg, VA is one of the absolute most desirable places to own a time share and thus getting a trade for other locations at peak times is not a problem. Yeah. Cuz I'd rather go there than Geneva, Paris, Capetown, Copenhagen, and a whole host of other places. And quick review of the company online will show that this, too, if complete fiction, If you are reading this after buying a time share with them, I believe you have 7 days to change your mind in the state of Virginia. Don't wait to see if you can get the trades you want because by then it will be too late. I am really not sure how this company can get away with this. It's fraud. They must put a lot of money into lobbying in the state of Virginia and be careful about what they put in writing. They also take the letter they send you before they give you your gift, so make a copy of it in advance. Better yet, don't go. I really wish I could give them less than one star. read more

Let me start by saying i have never left a review before, my wife hasn't either. I've been an owner for 12 years now at King's Creek. I've had nothing but good experiences with this company. Very professional and the customer service is always great. It wasn't until recently when my brother was interested in buying a timeshare at King's Creek that i read all of the reviews online. There are very few positive reviews online for King's Creek. My wife and i were stunned to say the least. I quickly realized that people only leave bad reviews when they are unhappy and mad. So for everyone reading these reviews in hope to find reviews to help make up your mind, hear it from owners for 12 years. As owners; I will say when we first purchased in 2006 we were told the presentation would only be 1 hour. We were there for about 3-3.5 once everything was said and done. That was also due to our interest in the company and product our sales representative presented to us. It wasn't a huge deal for us, but looking at the reviews once again a lot of people are mad about that. If you are not interested just tell them simple as that. We also believe it depends on who you talk with because our salesperson was not pushy at all. We bought into the tomehomes, we own a 2 bedroom. We recently upgraded to the points (highly recommend) and our maintenance fee is right at $700/yr. We live fairly close to Williamsburg so although we have stayed there multiple times we usually exchange and go other places. We have been to Orlando, Hawaii, Scotland, Ashville, San Diego, Denver, Grand Cayman Islands, Aruba, and Cape Cod on exchanges. We have also done hotels for long weekends recently using our points. Also, i am a golfer and get extremely good golf discounts all over and i can book my tee time online or with kings creek. My wife unfortunately does not golf but when i go on a guys trip my golfing discounts extend to them as well. King's Creek has built new amenities and units since we purchased and we have stayed in the cottages and the towns and we've never had a "bad" unit. My girlfriend and I bought a 3-night package in one of their 2-bedroom townhouses for $289 plus tax (to be paid at the "resort"). The package included two tickets to Busch Gardens AND we were required to attend a 90 minute timeshare presentation (something we weren't told about when we purchased the package at the DC Travel Show). We felt scammed even before showing up because we found out about the timeshare presentation in the fine print. We decided to make the best of it and enjoy our time. The unit was ok but not in great condition. The walls are paper thin so we heard lots of noises from neighboring units. The decor was a bit dated and furniture was showing wear. The sheets on the master bed were also very stiff and uncomfortable. We switch to the smaller bed in the other bedroom because the sheets were softer. We also found out our stay didn't include housekeeping service even though we saw housekeeping done at neighboring units. We went to the timeshare presentation the next morning. These guys are pretty pushy. Don't believe the hype that they don't pressure you. We had to firmly tell them several times that we aren't interested and were told that we will never get to see the waves and beaches if we don't commit to vacation. They drained our energy from that presentation. Once we made them realize we definitely weren't buying into the program, we were directed upstairs. We were asked to sit at a desk to answer a quick survey and receive our free gift (the tickets). This wasn't really a survey. The guy showed us a form with several questions but he only asked us how we were treated. After answering, he wrote nothing down and said "there's so much to cover here, let's just skip to the end". He proceeded by trying to sell us his "best" offer. We told him we really weren't interested and he pointed to our envelope with the tickets and ignored us as we left. If this place was cheaper and we didn't get hassled for the timeshare program, I'd probably give 3 stars. I see other reviews on here saying they paid much less than we did for longer stays. The timeshare presenters claim the unit we had normally goes for $300+ per night. If that's true, I feel sorry for people paying those rates. I recommend looking elsewhere for lodging. Williamsburg has some good things to offer but Kings Creek Plantation isn't one of them in my opinion. read more

We have had a nice experience. The rooms are not luxury- not as nice as Marriotts' time shares. But if you are looking for a homey place near the main attractions of Williamsburg this is pretty decent. We got to stay here for the cost of a swap- we are moving and needed a place to stay for a week and this fits the bill. Our unit is a two bedroom two bathroom and there is a couch in a sitting room next to the master for extra space. The kitchen is full sized with regular fridge and stove/oven. The washer and dryer are the small combo types. Another Yelper mentioned the grill being outside by the trash cans, this is true. I didn't think much about it but I guess that is quite odd. We are staying in the Townes and we don't have a deck- balcony at all. My complaint is more about the lack of activities and luxuries giving it a resort feel. The bathroom for instance is single sink, small jetted tub (ours with cracks) and the shower has the cheapest shower head offered on the market! We did go to a presentation where the salesperson worked really hard to sell us a unit. We just were not interested in owning points or whateveer else the guy talked about. The sales guy made us feel like we were one of thousands and asked us at least 4 times if we golfed. He never listened to us, just kept pushing his pitch. He took us to breakfast to start off- that was unusual. And we did finish with a $100 gift card to the outlets. Anyway, I would recommend this place with words of caution. It's homey and comfortable. It's not luxury. It's roomy. It's close to the action. Stand your ground with the sales people. If you do want to buy- keep telling them no. Once you hit the last guy- guy three- he asks what js the lowest price you were offered. He takes a few thousand off of that offer. Just a tip. Enjoy. read more

I had spent some time here with my family about five years ago (a free trip as we had won a raffle drawing). I had nothing but good memories of our stay here, so we decided to spend a few days here during the summer. I have always loved Williamsburg too. The rooms are clean and spacious (even the 1 bedroom Estate). The resort itself is what you would expect: plenty of amenities, etc (multiple pools, gym, minigolf). The major disappointment was the Concierge's need to hassle me during my stay. When I first booked my stay here, I paid the full amount rather than receive a "discount" for attending one of their sales pitches (the one where you are required to "bring a major credit card" and photo ID, and sit through one of their "Exchange Updates" in which they attempt to sell you a timeshare. They try to bait you in with a "free" $100 Visa card or another "prize" of your choice, such as tickets to Busch Gardens or Water Country USA). Despite the fact that I paid the full rate amount ahead of time in order to avoid said hassling (I have a wife and three young boys, so attending one of these would be impossible whether they like it or not), they decided to go ahead and hassle me some more upon check-in and throughout my stay at King's Creek. It caught me completely off guard, and being that I was tired and had my family waiting in the car, I decided not to cancel any proposed "meeting" with their resort sales team after check-in. The next day came and as we were busy vacationing, I decided to skip the meeting they had scheduled and hope that they'd just forget about me/leave me alone. I was wrong. When I came back to my room with my family later in the day, there was a note on my room door (!) with a rescheduling of the "appointment"/Exchangers update/Sales pitch, for the very next morning at 9 am. Yeah right. So the next morning, we avoided that meeting too. Come back to room after some breakfast and site-seeing, only to see a waiting voicemail message on our room phone line. I called back to let them know that I don't want to buy any timeshare and had paid full price so as not to be hassled, but could only leave a voicemail as the Concierge extension line was busy. After my voicemail, I did not hear back from the Concierge (though by that time, our visit was nearly complete). This is a very nice resort but I didn't appreciate the aggressive nagging on the part of the Concierge/Visitors desk. I probably won't return for this very reason. read more

We stayed in a 2 bedroom cottage. Upon first sight, it was very nice....beautiful granite counter tops, fire place, deck.....then we started noticing things, walls marked up, front door had kick marks on it, the curtain hooks in the shower were the cheap plastic dollar store type. Tried to make breakfast in the "full" kitchen. ...one frying pan. We ended up making scrambled eggs in a sauce pan (not easy lol) If your just looking for a place to crash, it's not bad. But if your looking for a nice place for family and friends I wouldn't recommend this at all. read more

The Good, The Bad, and The Ugly We came for a golf package where you sit through a 90 minute sales presentation, and in return get a cheap place to stay and golf (paying only cart fees). There were some really good things about this place, but some concerns as well. The good: Nice layout to the facility. Good amenities like multiple pools, much better than average fitness center, outdoor gas grills to use, tennis & basketball courts, and more. The suite included two nice sized bedrooms, each with its own bathroom, plus a full kitchen, living room, and sitting room. quite a bit more spacious than a regular hotel. The staff for the most part was friendly and helpful, and the location was convenient. The bad: When you sign in, they are quite paranoid! You have to initial about a dozen items such as agreeing that if you cause paint damage, you agree to a $250 minimum repair fee, or that if you get a virus from their wifi, you release them from all legal responsibility. Huh? And each guest needs their own towel card for the pool, and you can't have any towels unless you have a card. Kind of strange. For the size of rooms they had, the TVs were very small. And they did not have HBO or any movie channels for that matter. The ugly: I have traveled on business for over 25 years. I have never been in a bed that is so loud, making noise if you move at all (enough to wake you). The pillows were hard as rocks, perhaps the worst I've ever had. But that was nothing compared to the real problem: we were in a ground floor unit. I could hear the TV from the people above me as I tried to go to sleep. Then when they got up at 6:00am and started to walk around, it was so LOUD! I don't know how they constructed the floor, but it might as well have been an amplifier to maximize the volume of the people above. I've never stayed anywhere with such shoddy construction! When it came time for the sales pitch, all I could think about was the bad bed, the hard pillow, and the noise coming from above. Would I want to buy into a time share when I'm not going to be able to sleep? (Note: they do make a good sales pitch, but make sure to ask yourself: if it is such a good deal, why do they have so many open rooms that they can have 20 sales reps with 20 couples staying for 'free'? And the same number of people there the next day, and the next. That doesn't quite add up! I would also dispute what the our salesman said that Williamsburg is the #5 most frequently visited site in the USA. All sorts of online lists don't show it anywhere near the top!) read more

This resort had great amenities and very nice condos in comparison to many of the others in the area. It easily accommodated my party of six for a weekend. Although we loved it, no one from our group will ever return here. We went to the timeshare meeting and told them that we weren't interested. They very nicely said we didn't need to stay for the presentation so we left. After we returned home, our card was charged for double the price. The company informed us that the charge was because we didn't go to the meeting. We have tried everything to get our money back but they just kept putting us off. It seems like they will cheat you out of your money, whether you go to the meeting or not. read more

Not terrible, not great. We exchanged using RCI for this week. The location is great for getting to Colonial Williamsburg, Jamestown, and Yorktown. The accommodations themselves are average compared to others where we have stayed. The construction of the units seemed cheap, the room layout was odd to accommodate combining with other units for a larger space, the dishwasher was loud, and there was no mid-week room service which we were used to from other timeshares. read more

They call it a resort but I'm sure motel 6 Would probably treat you better. Whoever heard of a place "resort" that has the guest wash their dishes and take out the trash before checking out?? First of all our very first night after we checked in we came to this small little room that didn't even have towels. I should have checked out and asked for a refund immediately after that but I called and they apologized and brought some towels. Then we were told that we had to attend some kind of interval update. We thought that this "resort" was connected to another resort that we had been at and we just needed to update our information. Nope they tried to get us to purchase there. The entire time we listened to the presentation and the man Robin Dill kept telling us about this luxurious place and how we would be given gifts at the end of the presentation I was like wow where is this place because I know they couldn't possibly be talking about that crappy cottage in staying in. The salesperson Ray took us to the site which were the estates and they were very nice but the cottages are run down and very outdated. We had the place for a week but only stayed their 3 days and this is because we just didn't like the accommodations. At check out I asked if there was anything else I needed to do and I was told that I needed to wash the dishes and take out the trash! I'm like excuse me isn't this a resort? I was told to wash the dishes and take out the trash! I told the clerk that there wasn't even a dishwasher there and she told me I had to do them by hand. I asked if they would be run through a dishwasher after and she said no. I told her how disgusting that was and she just looked at me. Imagine going to a vacation spot and being required to hand wash your dishes and take out the trash before you check out. I'm not housekeeping. At a motel they even take out your trash! I went back to the room to find that just like I was not provided towels, I also was not provided dish soap or a dish towel. I had to was the dishes with shampoo and since there is not a dishwasher to sanitize the dishes the next person will be drinking a drink from a disgusting dish that was not sanitized and was washed with shampoo. This place is the worst! I spoke to the manager Chaimaa and she apologized but I WILL NEVER GO TO KINGS CREEK PLANTATION AGAIN! read more

It's a very nice gated community with amenities that I took full advantage of, such as the gym, aquatic center and outdoor swimming pools. It was very nice and clean, close to the outlet center. We had a great stay, the only thing I would change would be the time the pool opens. I'm a morning person and love to read, and the great outdoors. I wanted to sit poolside and read but couldn't because the pool doesn't open until 10 a.m. which is too late for a morning person. Ugh! Overall, I enjoyed my stay and will return soon. read more

I just received several calls tonight telling me if I do not attend a presentation she will call me everyday until I do. Nice place to stay but it definitely not call for vacation. You will have to pay extra to get more fresh towels. You will have to empty all your trash before you left. You will have to clean all the dish. And no maid come to clean anything during your stay. And they will try to convince you to buy their timeshare. I really enjoyed staying here during our visit to Williamsburg. The location is perfect because it's about 10-15 minutes away from anything in Williamsburg, and even closer to Water Country USA and Busch Gardens. Check-In was okay. I felt like the front desk could have been a little more pleasant, but I had just spent six hours driving so I just wanted to get to my room. We were given a map with directions on how to get to our place, she wrote on a map where our room was, but she directed us to the wrong place. After 15 minutes we figured everything out and found the place we were supposed to be. It didn't help they had parts of the pavement closed off because of paving. We were in the "Townes". We had a beautiful place. Two bedrooms, two bathrooms, kitchen (with all the cooking supplies you need), a dining room/living room and a sunroom. It was also equipped with four flatscreen TVs, an electric fireplace, air conditioner, ceiling fans, washer/dryer and a jacuzzi tub. It was very clean and we had no problems with things working. We didn't have any problems with hearing the neighbors. You could hear them a little at some points, but that was expected and didn't bother me. During the day you could hear people in the pool (it was right outside of our window), but we were never really home during the day so it also wasn't a problem. My boyfriend opened up one of their soaps in the bathroom and found it to be moldy. That was kind of gross. But other than that, everything was great. Our only issue was when they were paving. We got a notice on the door one night that said we would have to move our cars "across the street" for the next morning because they were going to be paving our side. We did just that and still got a phone call at 8am the next morning about moving our car. I found this to be irritating, and so did everyone else in our area. Overall the place was very nice. Great location and it had everything we needed for our "home away from home". I would recommend this to anyone visiting Williamsburg and I would come back. read more

Stayed here for a week while we visited Washington DC and surrounding sites. We do not own a timeshare here, and thank goodness for that! Our stay was part of a package we purchased last year at Cancun. The staff was very nice, and they were able to accommodate an early check in since we flew in at 0800 and check in wasn't until 4pm. Knowing it was a timeshare, we knew we would have to sit through a sales pitch. I scheduled the presentation for 1130 the day we flew in so we didn't waste any of our vacation time there. The presentation was horribly long and annoying. And afterwards you go off with an assigned sales agent. Knowing we weren't going to buy anything, I informed the agent in order to not waste more time. He wasn't happy, and understandably so. When asked why, I said you can buy all inclusive packages, to include airfare, much cheaper than anything they could offer from several websites now. He sent us off to another gentleman that attempted one more time to sell us something that was "too good to pass up"... Hahaha. Afterwards we got our" gift" that we never used. At first glance the cottages are cute. But when you take the time to really inspect the unit, you can see where they skimmped on the upkeep... which sucks for the people that were duped into buying here and pay the maintenance fees. The decor was very dated and cheap looking. Everything was dingy and worn. It was very convenient to have a kitchen and a washer and dryer. We had a 2 bedroom, 2.5 bathroom unit. It stayed a decent temperature upstairs, but downstairs where the rooms are were very cold. A lot of the lights and outlets didn't work. The outlets that did work, the plugs would slide out...that was wierd. The wi-fi was constantly disconnecting. The cable is just basic channels, no premium channels. The little shop has the bare minimum. There is no linen service, you have to pay for linens if you want to replace what you used. Didn't use the pool or gym or any of the other amenities. There were bugs inside the unit. In one room it was large stink bugs, in the other it was tiny centipede looking things. Overall gross, and never would we stay here again! I feel sorry for the people that are stuck going to this place. It is anything but luxurious or a resort! read more

These timeshare units are nicely appointed with blenders pots pans etc in the kitchens. The walls are thin and you can hear every noise that the neighbors make and listen to their TVs too .The pool was fine with adult only areas not enforced at all.The Hot water was plentiful and the AC kept us cool with no issues in the 100 degree heat . The internet service was spotty but free I called for repair to the jetted tub and had a man come to help with in 4 hours . The tub is quite small and about 18 inches deep so not much to write home about .It is in the one bedroom side of the cottages and I would not make a choice of accommodations based on that feature .We had the 3 bedroom cottage which is a one bedroom (1 king )small kitchen down stairs opening to the 2 bedroom large kitchen cottage where the 2 bedrooms one king 1 twin rooms are upstairs with 2 baths and a half bath downstairs off the living room with it s large flat panel TV ...Nice and roomy with a couch and 2 armchairs . I would visit again but not own. read more

Great service on check- in. Warm and friendly. Our unit was clean and comfortable, almost seemed like it was recently renovated. Met with Gus, found him to not be too pressured, but he was effective in getting us to upgrade. We have not had buyers remorse, rather happy to be a member of the Kings Creek family. We have been to 5 or 6 different time shares, and many other destination resorts, and we are sure in our appreciation of this facility. Beware of the Timeshare Sales Agents at Kings Creek. They are not licensed agents. They do not practice ethics. I was duped into believing I was to receive week long vacations of $199 and $299 when purchasing a timeshare. Kings Creek uses "deceptive sales practices" to market their timeshares. I was stupid. The cancellation period is 7 days. You cannot find out details on the vacations until 4-6 weeks after purchase. Name should be changed to King's Crook Plantation. read more

Ugh. Where do I start? I arrived here with my family after a long drive from Michigan. The first thing we wanted to do was shower- but the bathtub was FILTHY. I am talking black grime. We called housekeeping and they came and cleaned it right away. The room was the smallest room I have ever stayed in at a hotel. The bed did not have a fitted sheet on it-not kidding. There were huge cobwebs in almost all of the corners. The DVD player was broken. There is a $50 fee for checking out late, yet they deliberately set the clocks 20 minutes behind, so make sure you check your own clock in order to be on time and avoid the fee. We stayed here for 5 days and when we called for housekeeping we were informed they do not actually provide housekeeping. So we asked if we could at least get clean towels-not unless we want to PAY FOR THEM. Are you kidding me? I am paying over $600 AND I CAN'T GET FREAKING CLEAN TOWELS? No thanks. If you are going to spend this kind of money on a resort do yourself a favor and go to one where you do not have to clean up after yourself and can actually relax on your vacation. read more

My parents happen to be owners here so it makes it a convenience when I need to book for a place to get away for the weekend or whenever I need a week of solitude to get away from work and wine down. This place is next to Water country USA and you can just walk next door if you want to. I usually stay in the cottages, but decided to see what the Estate experience would be like this past weekend and I was not dissapointed. Kings Creek always delivers in my opinion. My 1Bedroom unit was clean, nothing out of place, no insects, (experienced at other resorts) and I had everything that I needed to accomidate my stay. I have stayed at other resports within the Williamsburg Area, and this is the best place for me when it comes to locality. read more

Terrible experience. Met with rude time share salesman. Room was dirty, fridge smelled terrible. Air conditioner was broken two HOT nights in a row. Someone was in our townhouse when we weren't home. Pool was nice. They never had fresh towels. Gym was too small. Location was nice, close to water park and Busch gardens. Would never go back again. read more

Awesome experience. Way cheaper and much more comfortable than a hotel. My kids wanted to visit Bush Gardens and we decided to take a mini vacation for Labor Day Weekend, rented a cottage with two rooms: Plenty of space, clean, well distributed, fully equipped kitchen, washer and dryer inside the unit, available gas grill at front, three pools, mini golf, located right besides Water Country USA and only a few minutes from Bush Gardens. All for a little over $100 per night, and great customer service on top of that. By the way the wifi worked great so I really do not understand all the complaints. It is an amazing place for the price. My parents joined us and loved it as well. We are definitely coming back every year for this affordable mini vacations. read more

The units are lovely, especially the newer ones, which are always shown during their sales presentation. Unfortunately, my husband and I, became resort owners. The promises made to us were just that-words meant only to sell as we later found out. If you go to this Kings Creek, go to enjoy but DO NOT become owners. Bought an unlimited golf package from work. We stayed in a two bedroom cottage. The rooms were clean with only a few issues: coffee pot did not work and a few lightbulbs did not work either. The location of this resort is actually pretty good, around 15 minutes to everything. The only thing that we did not know ahead of time or were informed was that there are 3 different carts costs for golf, depending on the course, $25, $35 or $45 per player. The courses were nice. The sales presentation which was supposed to last 90 minutes ended in 2 hours but the sales pitch was pretty standard, presenter on why to own timeshare, our sales agent to make initial sales pitch followed by a manager which presented discounted options with a final closer presenting a final low offer along with some survey questions. Since I own DVC timeshare, I have gone through similar sales pitch so this one was fairly routine to us. Although they did have a guard in the front entrance gate during the day, we noticed there were no guards in the evenings. Overall, a good experience. read more

We stayed from March 24-March 27 after buying a 3 night package with unlimited golf at a PGA event. We knew we would have to sit through the timeshare presentation and were fine with that. The golf was billed as free with $25 cart fee. In realty, one of the courses had a $35 cart fee, so that was a surprise, but not a deal breaker. Our room was not ready on time and the door lock did not work, so they swapped us. OK to that as well. The room we ended up in had not been remodeled in decades and "slept 6", though the sleeper sofa was circa 1985 and had a paper-thin mattress with the metal frame and springs that so many of us remember from our travels as kids. The thermostat ensured that the bottom level was comfortable while the top level was literally 84 degrees. When we adjusted it down, the bottom level was frigid, so my 14 year old froze on the sleeper sofa and is still not talking to us. I am sure the people that work there are great people, but the quality of the room and amenities was below even the most basic hotels in the area. My biggest issue was with the claim that it is a "resort" and then the timeshare presentation. There is no restaurant and the tiny convenience store was never manned and had less than an average camp store. After a late finish to golf, we literally had to drive down the street to Target to buy frozen pizzas to cook for the kids. We tried to play putt putt at 7:00 on a Tuesday of spring break and were told that the activities center closes at 6 and that is where all the golf balls are. The indoor pool reeked of chlorine and was anything but relaxing. The golf courses they are affiliated with are actually very good (Colonial Heritage is great, Kiskiac is definitely above average), the problem is that they are really not close to the "resort" and at least a 15-20 minute drive down I-64. The timeshare presentation was also ripped straight from the 80's. It was performance art at its worst and lasted at least 90 minutes and never actually covered the specifics of what you get with a timeshare. We were told how important vacations are, how the kids will thank us forever, and how great Europeans are for taking more days off. I honestly felt like I was being sold a used car, but being told it was not a sales pitch. After the presentation, you get the first price from your sales person, after saying no, you get the next price from the manager, after saying no and thinking we had escaped, we got a third price from a third guy. Of course, those prices were only good that day, no need or expectation for a client to actually think about a large financial decision, it is all about what they can do to put you in that car today. I apologize for the long rant, but we have done other timeshare presentations and it seems that most have evolved to articulate discussions that value our time and respect our intellect. The presentation constantly bagged on Massanutten, even though that resort has an awesome restaurant, awesome golf on location and great skiing. We have money to invest and as executives in our mid 40's, should have been the target audience. The presentation was honestly insulting and a waste of my time and therefore a waste of the salespeople's time and money. If you find yourself at a PGA event and walk by the Kings Creek Plantation tent and they offer you a great deal for 3 nights and unlimited golf, keep walking until you see the one for Massanutten. read more

If I could give this 0 stars I would. I own a timeshare location and traded into this one because my daughter was looking at a college not far from it and wanted to get the extended family together. I went there with the intention of considering purchasing here and selling my other timeshare in VA beach as it had the ability to handle larger groups than my company. We were told that the timeshare presentation would be an hour and to be there at 9am for it to begin. At 9:15 we were sitting with a salesperson reviewing our information and who advised that the presentation wouldn't start till 9:30 and that it would be another hour and a half from there. We told her that was not what we were advised and that we agreed to honor our one hour time commitment but expected her to do the same. We had plans afterward for family activities which we had already rearranged based upon the time they said they would have available. Then she for lack of a better term kicks us out and says we're refusing to go through the program. I told them that was not what occurred and tried to explain. It all when way down hill from there. We were told conflicting information back and forth and YELLED at when we told them we expected them to comply with their terms of the agreement which were some discounted tickets for the family. FInally one mgr. says she'll just gave us tickets "at cost" and during the course of that conversation that "cost" changes itself. In my opinion, this whole experience had the appearance of a bait and switch operation. STAY FAR AWAY. read more

Let me start off by saying the rooms are great, the pools are awesome, the location is central to Jamestown, Yorktown and Williamsburg with a huge water park nearby. So, why am I rating them 1 star?!?! Well, they have onging construction and there's NOTHING like heavy machinery (bulldozers, trucks, drillings, yellings, etc) going on at 740 IN THE MORNING...EVERY MORNING to ruin your vacation. If you stay here, make sure they don't put you near any future construction. We've complained to the front office, but they don't care and let the crews beep...beep....beep... with their heavy machinery from almost 730 in the morning until 5pm every dang night. In other news: They have WiFi, but it is real spotty and they will hassle you to no end to take their 90 seminar on becoming an owner. My husband own a timeshare at the Colonies of Williamsburg. We wanted to use it during the Christmas holiday, and were booked at Kings Creek Plantation. When we checked in, we were told that a meeting the next morning was being held for Interval customers to give us a chance to ask questions and learn how to better understand how to use it. We told the Concierge person that we already owned at the Colonies, and now interested in attending any sales meetings, and were told that it was strictly a question and answer with Interval. They compted us 2 admission tickets to Colonial Williamsburg. We showed up at the meeting only to be told it was a sales meeting for Kings Creek Plantation. We told them we already owned in Williamsburg and were not interested and did not want to waste the sales person's time or ours. We were told to return the "compted" tickets. Our complaint to a manager was not even addressed. I am so tired of being lied to by Timeshare people. Beware!! read more

We have owned an Estate week since 2010 and we paid over $14k for it. When we bought it we were sold on the fact that we would be able to use our week any time of the year that we want even though our deeded week was week 31. Today we just did our annual owner update and were told because we haven't bought their new point system for additional thousands of dollars that we can no longer use our week when we want to. Buyer beware of the bait and switch!!! The resort is very nice however, the timeshare concept is a gift thats set up to keep giving from you to the timeshare company. read more

Rooms could have been cleaner. A lot of dust around. was not the most pleasant staff. there were a few that were really nice and went above and beyond but majority was meh. the process of accessing the fitness center is insane. having to trade in my room key for key to fitness center can be time consuming. the concept seems simple but when you are waiting in line to trade in key during the busy check in time... the rooms had a nice setup and property is very peaceful and serene. there are better places to stay in williamsburg. my family will not be returning. read more
