We stayed here for one night in the "off-season" because we were just passing through flagstaff. I really liked the foresty feel to the place with tall pine trees everywhere. Not many people were here and I did not even encounter a staff member - so I don't have much to say about that. The spaces were wide for my 32ft Class C towing a honda and simple to navigate. Im writing this review as a current resident. I'm hoping to be leaving asap. I moved here in November 2015, 4 days after I had my daughter. Things were going good, but since around September 2016, I was single and moved in with my mom who lives in the same park. My grandmother and my uncle were living with us too. The manager Diane knew and was told several times before they arrived that my grandmother and uncle would be staying with us as we are finding an apartment. Anyways, 8 days later, The manager Diane told us that we have 1 hour to get out of the park or the cops would be called. In the park rules there would be a fine for any guests staying longer than 14 days. She illegally kicked us out as we were a permanent resident, paying rent every month. I ended up homeless for a few weeks in the trailer with my daughter who was 9 months old. She has grandchildren that stays with her during the summer months and does not pay a fee and gets away with it, but the rest of us have to have approved visitors or else the cops are called on you. The employees do not follow the rules. Anyways, before that happened Diane wasn't telling us that we need to pay rent (my brother worked for the park at that time and earned free rent) and we were charged a late fee as we weren't notified before rent was due and put us in a tight situation. Anyways, my BF and I got back together and I moved back in. Since then, my mail has been going missing, I have to have a paper signed to get my packages. I'm pretty sure they cannot keep your mail from you? Between the months of October to May they have winter office hours from 10am-2pm. Winter doesn't last that long so the hours shouldn't be inconvenient for that long. Not all of us have evening jobs or able to drop everything just to go pick up our mail or drop off the rent money between those 4 hours. Another thing is that they don't even open the office on time either!! At 10:15 I went to attempt to pick up my packages and they were closed. If I have to be on time to my job, they need to too! It snows a lot here in Flagstaff, and the roads go unplowed for days. I have 4WDin my vehicle and we kept getting stuck. It's nearly impossible to leave or enter the park. Employees will stop in the middle of the roads in their vehicles talking preventing others to get by. The manager has also harassed my family members several times, accessing my mother of not talking care of my brother (who is currently 15) saying that she starves him and neglects him which is not true one bit. The bathrooms are disgusting and not properly installed, the washers are constantly broken and it takes days for them to be fixed. This place looks like trash, the employees treat people like garbage, and doesn't do their job. The owners rarely stop by to check on how things are running. I would not suggest this place to anyone and will be filing more complaints against the manager. read more

I stayed there over Memorial Day weekend in our 26 foot class A and am myself the owner of a smaller RV park in a different state; so I have a basis for my perceptions of parks like these. The park was full but not crowded. There is a mix of full time residents, weekenders in various types RV and park models as well as overnighters including tents. The people who ran the place were a touch scattered, but not unpleasant. The full time residents and weekenders we met over the course of our 4 day visit were all older people/retirees and generally of good disposition. There were a few shabby coaches or trailers, not many, not too derelict, a couple residents I think I wouldn't really be fond of on a long term, but no issues to speak of. It's a very quiet park. Even during this, a holiday weekend, we were totally undisturbed even by the park social butterfly who was in the space next to us and had small groups at his RV frequently, his guests were polite and friendly, always kept the noise to a very reasonable level. He even offered to drive me to town when I was going out to rent a car for the weekend. At least while we were there we encountered no trouble or disturbances. Our space was close to the highway but there was two rows of campers on top of an elevated area between us and the road. As a result I didn't hear any or at least much highway noise unless trucker hit their jakes or some dufus with a badly open exhaust was racing by; but by and large, this wasn't an issue for us and I'm a very light sleeper. We are self contained so I didn't use the rest rooms and had no desire to inspect the laundry facility. It's clean. They seem to employ a fair number of maintenance workers. Lots of trees. There's a gas station/mini mart across the street that has a good selection of various items including terrible coffee. The lay out of some of the spots are a little weird, because of the some of the trees, your mileage may vary. It's pitch dark at night, I have a large dog who needs lots of walking, not all of the ground is even so a flashlight or a headlight is a good thing to have. That said, the spots are level-ish I had no problems leveling my RV. It's close enough to town, within walking distance of a Home Depot in case you need a tool or fluids, something for your rig. Be careful at check in how many days you pay for. When i made my reservation they charged me for a day and at check in they charged me for my entire stay. When I got my credit card bill I realized what they did and called to get a refund. The story I got is that their records magically showed the extra day. Just double check the number of days your paying for and if they charged the extra day at the time you made your reservation. read more

We've stayed here three times now instead of Woody Mountain, twice because the weather just didn't allow our normal stop. Since we're fully contained and don't use the facilities i have to say that it's a normal layover and the staff has made things easy with our last minute calls for availability. Our only tough night was a woman who banged on our door insisting that we give up our assigned spot for their larger RV - they arrived a night early for their planned stay and assumed they could bully us out. We called the after hours number and the woman was lead away to another site; can't blame the park for a rude and self-important guest. read more

Wow, I just can not believe the negative review! I have just spent a week at Kit Carson and it was a WONDERFUL experience! The rustic park is in the pines, the site was very neat and clean, and the manager in the office went out of her way to be helpful. She was a very cheerful, friendly and kind person. DO NOT STAY AT KIT CARSON RV PARK!! You will be greeted by a very unhappy person named Diane Aguas (the property manager). She will continue to act as if you are just a bother to her time and a pain in her neck. This park is packed with full time residents who act as if they own the place. We were asked to move spots because the local "weekenders" who come up every weekend didn't want us next to them. So we left. Decided to come back a couple weeks later and they put us in a more "family" oriented side of the park. That day I took my 1 year old son and our 11 year old dog on a walk around the park. One of the MANY full time resident's opened his door with his 3 BIG dog's. All 3 dog's saw us and immediately charged straight at my dog tackling her to the ground and viciously attacked her. Luckily my son was in his stroller and I was able to push him away as I jumped in to break up the dog fight. Over $500 in Vet bills later and absolutely no sympathy or help from the very unhappy manager Diane Aguas we decided to leave.. This park is littered in glass, the bathrooms are small and dated, the sewage lines were put in in the 40's and haven't been touched since and your nose can tell.. I could just keep going... I've read the reviews and came anyway! Been here a week and am loving it. There's an element in most, in many RV parks, if you're looking for it. This is a nice, mostly quiet (let you know after the weekend) place. Full time residents appear to be good, hardworking people or that were good, hard working people. After reading the review on this park, I was a little skeptical of bringing my wife and grandsons. But I believe there is always a difference of opinion in reviews. To each his own. I found this RV park to be a pleasant surprise in view of the negative reports. We booked for one night only, May 25th, but liked it well enough we decided to stay another night on our trip across eastern and northern Arizona. The facilities are basic. The grounds are kept up as one would expect for an RV resort in this price range. True, there are technically "better" parks, but unless you are willing to pay a much higher cost for the stay, this is a good value for the price. Especially if you are in a self-contained RV, such as ours. All we need is a level site with water, sewer, and electricity. Everything else, we have on board. I walked the entire park and did not encounter any distasteful patrons, nor were the park personnel unpleasant. In fact, just the opposite. On Saturday morning, I enjoyed the company of summer and full time residents over free coffee and donuts at the meeting tent. My grandsons had a good time to, exploring and playing ball. Our space was No. 803, which is near the highway outside the park, but we did not have any traffic noise issues, either from the highway or the railroad. You just have to expect that from staying anywhere other than your own home, where you are used to the noises and comforts. The only negative issue I observed is the dirt roads. While they are not "just dirt" there is some dust blowing in on windy days. Still not a big detriment, simply close the windows and door, and turn on the AC if warm. The summer temperatures in Flagstaff are quite comfortable. So, all in all, I would stay at this park again if the situation arises. This was a horrible experience from day 1 of 5 days. We were told we would have wi-fi service in the park and could access our satellite TV(Direct TV). Wi-fi did not work, satellite service didn't work and no antenna service in park. On our last afternoon we had left to do laundry and on returning was told we were late in leaving and someone was waiting for our spot since they reserved it every year. The trouble was we had paid for 5 nights and June 15th was our last night, pulling out on Saturday June 16th. We had receipt attached to window of Motor Home! After all of the trouble with no one listening to us about wi-fi or TV service we told them we would gladly leave if they would refund us for our last night, which they did. I wouldn't recommend this RV park to anyone who wants to enjoy camping and have a few conveniences for the price paid. Owner lives in California, not Arizona and people at office don't really care what you want if they have already gotten their money. Travel all over the US, one of the worst experiences we have ever had. read more

I agree with and back-up what Courtney says. I moved here for school and to live in the mountains. I hate leaving my front door. Rent keeps going up but nothing improves. Lived here over a year and never seen the owner though i hear he stops by. Criminal manager just replaced by idiot manager but they keep on the staff that's been setting up the meth labs and moving the stuff through-out and out of the park. I have been openly extorted and intimidated. The week I moved in SWAT raided the trailer next me. The trailer is owned by the park. My leashed pet was attacked by an unleashed pitbull owned by staff and they actually screamed at me. Have never felt welcomed. The owner and staff are rotten. I wanted a cheap place to live while i went to NAU. Now I am leaving school early and getting out of Flagstaff. The worst! read more

i stayed here in a 40ft motorhome. I read the negative reviews and should have listened. This park has so much potential, but unfortunately, it is run by unprofessional staff. When driving into the park, there are several old RVs. One was burned and another had a cat cage extending out from the back of an antiquated rv. It is such a dump. I paid for 2 nights, and we took a day trip in rv only to come back to find another rv was parked in our spot. The management stated you weren't there so we assumed you left. They then moved us to another spot that only had a 30amp hook up. Such a joke. Would never stay here again. read more
