Happy Camp. Very cute and hospitable town. The Klamath River Resort Inn is a Beautifully charming place. Beautiful view of the river. Just as the pictures show. And, the sound, just perfect. Theresa is very helpful, she extended a very warm welcome, and was also hospitable! The rooms are very nice and has everything you could need, except enough heat! They have a gas fueled fake fireplace to heat the room. Clearly not enough when it is cold there. The overnight temp had to have been below freezing. We also used a little heater fan that was in the closet area. That helped. We were even too cold to get in the shower. Just the right size room for the two of us. We did enjoy a full kitchen, to ourselves. With the bitter cold came clear skies and beautiful sites of a God's country.

This is a small, family style hotel. We were met out front by a friendly couple, their granddaughter, and her adorable cat. There is one full suite with a kitchen and all of the other rooms share small kitchens with one other room. The rooms are small but clean and have all of the necessary amenities including wi fi. But the best feature is the view of the Klamath River running along the property, beautiful trees, and mountains. There are Adirondack chairs and a porch swing out on a large lawn in front of the rooms and little table and chairs on the porch in front of each room (where we ate dinner we made in the kitchen), all of which look over the view.

    View from our room.

Obviously when you see the Majestree, everything else pales in comparison, which is their best property onsite, and the Pleasantree looked a bit small n not so spacious but it is what it is. Majestree is so spacious n luxurious. The view here is so gorgeous especially in spring. The staff are so amazing including ziplining staff - ziplining is expensive here compared to other places but the experience was simply amazing with their Big Dipper. One of their key highlights is their amazing spread of breakfast - the best I've ever had at a bed n breakfast. One of their chefs is a young girl Eden who is so skilled and talented and even willingly shared her recipe for lavender cake when I told her how awesome it was. All the staff are really friendly. In fact they kindly agreed to refund 80% of our ziplining fee when one of their coins kids were scared after the practice ziplining abd refused to continue. No one would do that. Some of us did horse riding, and they loved it as well. Would love to return sometime! My husband n I came back here after 13 years and none of our friends were disappointed.

There was wiring on the suspended walkways to our room that was exposed to the weather (and protected by a discarded Amazon mailer). Unfortunately, Lithia Resort chose not to respond at all. During our two-night stay, the entire hotel lost water at approximately 10:00 PM, and it wasn't restored until around 6:30 the following morning. This wasn't a minor inconvenience. My daughter was in the middle of a shower with soap all over her body and had no way to rinse off except with bottled water. We couldn't flush the toilet in our room for the entire night and had no choice but to continue using it. It made for an incredibly unpleasant and unsanitary experience. Things happen. I understand that. Hotels can't always prevent emergencies. What matters is how they respond. When we checked out the next morning, the manager acknowledged the situation and told us they would be applying a discount to our stay. That never happened. After returning home, I sent a courteous email to the hotel explaining what happened and simply requested that they refund the one night that was affected. I wasn't asking for both nights. I thought that was a fair and reasonable request given that one of the most basic services a hotel provides, running water, was unavailable for nearly nine hours. They never responded. No refund. No discount. No apology. Not even the courtesy of a reply. The complete lack of communication is honestly more disappointing than the water outage itself. Problems happen. Ignoring your guests after promising to make things right is a choice. Based on our experience, I would highly recommend staying in a different hotel when visiting Ashland.

My dad booked cabin 11. This cabin needed a lot of updating and repairs. The dishwasher did not work, the hot water only lasted for 3 minutes, the paint was missing on walls and the deck was also in bad shape. The bathroom floor was rotting away. The decor was shabby and the cabin needed a deep cleaning. Carpets were disgusting. The fridge froze our food. Many of the light fixtures were missing bulbs or the bulbs were dead. My parents and I were very disappointed in this cabin as it was over $400/night. My dad called during the stay to make complaints and the host did not call back. He made several other attempts to contact her to request at least partial refund and she never called him back. See photos.

To start, Rick and Carol are about the best hosts you can imagine. Carol seems to go out of her way to accommodate almost anything you could possibly need, and Rick has some sort of photographic memory in which he remembers things we talked about over a year prior. I'm always greeted with a personalized note on my cabin, and if Rick or Carol aren't around to welcome me, one of the other cabin guests is just as likely to hail me in. Rick and Carol are hosts in the traditional sense- they are sharing their actual home with you, and want to make you feel like you're at home too. The other host that seems to go under-recongized is Shadow, the neighbor's dog who seems to turn up whenever someone wants to go for a hike or fire up the grill. Everyone loves Shadow! And she even seems to get along *really* well with every guest dog I've seen too. The ranch itself is a seemingly endless 160 acres of riverside property composed of woods, meadows, hills, trails and beaches. It's basically nature, complete with wild flowers, plants and animals- land that was once used by Native Americans, homesteaded by Rick and Carol's own family in the 1800s and passed down through the generations. While the trails aren't marked, they are wide, very obvious, well maintained and crisscross the property connecting the meadows with horse pastures, barnes, and ridges with amazing views of the valley below. Most are very easy and accessible to people of all ages. The beach is a particularly good spot for relaxing and swimming, and chairs are provided for guests in a small wagon that remains about 50 feet up shore from the water. It's fun to wave at the jetboats as the zoom by too. Accommodations at the ranch range from moderate-sized cabins (all hand-built by Rick himself) that sleep 4 or 5 to the large house overlooking the main meadow that sleeps about 12. There are also a few extra options like the covered wagon, with room for two, or the wall tents down by the river at the horse camp. So far I've stayed in two of the cabins and they have both proven very comfortable, cool, quiet and private. The screen porches are a really nice touch too, and the WiFi works great. I frequently find myself wishing that I could just let it all go and stay Doubletree Ranch forever. We can all dream I suppose.

The desk clerk didn't go out of his way to make us feel welcome or anything, but that's ok given the age we live in. Noone goes oit of their way to be friendly anymore. One of the room keys didnt work when we got to the room, but that wasn't an issue really, since the second key worked fine. Upon entering the room, we were immediately met with a strong "mopped floor with dirty wet mop" smell. You know the smell i mean. The pillows (or maybe the sheets?) also smelled ....uncleaned. Not fresh at all. On our return home from a long day in the sun, neither of the room keys worked. We were also locked out of using the door to the elevator so we had to schlep our weary bodies around the length of the hotel parking lot to the front desk where we were greeted with a " I'll be right back sign" at the front desk. Yup. We had to wait in the non air conditioned lobby for the front desk person to get back. It was the icing on the cake of a bad experience. When we returned to our room, my husband racked his elbow on an obtrusively placed cabinet causing a bloody bruise to swell up. The cabinet placed, mind you, not at the center of the wall between two beds to allow safe passage into the room, but on the foot of one bed, in the entranceway. Picture below. This property has been our favorite for years. They recently changed ownership. The staff walks around like zombies and never crack a smile. If they dont want to be there, then why should we come back? Especially now that the property has had a blood sacrifice. Such a shame. Because I'd do almost anything just for the view.
