    Poor communication with tenants. Phones calls rarely returned. Rent increase was outrageous

Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

    Our experience with Good Life Property Management was defined by delayed repairs, canceled…read moremaintenance requests, poor communication, and an exhausting amount of effort required simply to get serious problems addressed. We first reported rat activity outside the property in May 2026. Good Life canceled that request as "Not maintenance issue." A second rodent request was also canceled. By July, we had specifically reported holes around the rear deck and asked whether conditions at the property were contributing to the problem. On July 31, a rat ran through our kitchen, and the pest-control technician found evidence of rodent activity in multiple kitchen areas. Good Life acknowledged that the owner is typically responsible for structural conditions allowing pests to enter. It also told us that it had received a report from Thrasher Pest Control and that the owner was reviewing it. Nevertheless, the response continued to focus primarily on trapping and monitoring while permanent exclusion work remained unresolved. Good Life later admitted that Thrasher had advised it that entry points needed to be accessed and sealed beneath the rear deck. When our dishwasher was eventually removed for repair, we discovered extensive apparent rodent droppings and debris concealed underneath it. We photographed the condition. The air-conditioning experience was similarly unacceptable. We submitted the repair request on July 22 during significant summer heat and reported indoor temperatures exceeding 85 degrees. The system was not repaired until September 3--43 elapsed days later. We purchased a window air conditioner and fans because the provided system remained unusable. This was not a matter of submitting a request and allowing management a reasonable opportunity to respond. We repeatedly had to send emails, seek updates, contact vendors ourselves, preserve records, and challenge inconsistent explanations before meaningful progress occurred. A Regional Manager eventually apologized for the "frustrating timeline," but an apology after months of preventable disruption does not restore the sleep, comfort, time, and peaceful use of the home that we lost. Good Life markets itself as providing proactive maintenance, attentive tenant communication, and stress-free property management. Our documented experience was the opposite. Based on how it handled serious rodent-entry conditions, a prolonged A/C outage, appliance problems, and communication throughout the process, we cannot recommend Good Life to either tenants or property owners.

The Bad: - The heater in the house did not work no matter degree setting, only blew cold air - Toilet in guest bathroom leaked a puddle across the floor whenever flushed, wrapped towel around base in order for my mom to use during our stay - TV in living room did not work - Unable to sign in to TV in master bedroom due to no remote - All windows were very dirty - Blinds were thick with dust - Furniture was dusty - Unable to use drawers in bedroom due to dog hair and dirt - Previous guest's toothpaste residue left on toothbrush holder in bathroom - BBQ was filthy - Filthy door channels in sliding glass doors out to backyard - Refrigerator froze our food, wouldn't hold higher setting  - Floors dirty - Had to pick up 15 dog piles left in the backyard. Clearly not adequate service from the cleaning company, for which guests are a paying fee. The Ugly: During our 3 night stay, communication with host/property mgmt was terrible. Took unreasonable lengths of time to respond to our concerns/questions with multiple attempts to reach them. They did have a handyman come out on our 2nd night but he could not fix the heater or the toilet at that time, and confirmed TV in LR was not working.  After our departure, I texted host/mgmt pictures, along with our concerns, and they have never responded.

Getting…read morethrough every step was a painful experience, as his communication and follow up skills were awful. I was in a rush to get my application approved and provided 100% of the required information on day one, but it still took nearly a week for him to process everything. Considering the unit had been listed for 4 months, you'd think there would be more of a sense of urgency. Once I moved in, I asked several times for referrals to various service providers and was told I'd receive copies of documentation, but he never followed through. After 6 months in the unit, for various reasons, I made the decision to move out and find a new tenant to take over my obligation. I quickly found a qualified replacement and offered to have my own real estate agent handle the transition, but Edward insisted on doing it himself, despite being extremely annoyed that he had to take on the work without being paid for it, since I found the replacement tenant myself and opted not to hire him. (Perhaps his previous lack of service had something to do with it...) Well, it should come as no surprise that he was, again, EXTREMELY slow and unresponsive to communication, both from me and the new prospective tenant. When I would text him to inquire about progress, he was very rude and told me to "let him do his job." If he was doing his job, I wouldn't have to text for updates! His rude behavior continued throughout the entire process, and he was even so unprofessional as to CC the property owner on his rude emails. I provided a full review of his awful service to the property owners, but feel that the rest of the community should be aware as well.
