They use intimidation tactics gaslighting and threats to vacate if you don't like what's going on in their building for instance 1138 Corona St. is a trash property that's on the verge of collapse the roof was replaced five years ago and they used crappy material so much so that it expands and contracts 24 hours a day the roof in the attic both creak buckle and make popping sounds 24 seven is practically impossible to sleep in that property Apartments 303, 304 and 305 on the third floor of the 1138 Corona property are uninhabitable and they still rent them. They only give you a verbal notice that the apartment is noisy, but they don't go into great detail when you complain about the problems they turn around and throw it in your face and they accuse you of being accusatory, which was very bizarre not only that they use gaslighting and intimidation tactics. They threaten you to vacate the property if you don't like it and they accuse you of being accusatory when you bring up concerns about the property Being on the verge of collapse, there are visible craxks, doors are cracked and unlevel, There are visible cracks in the foundation in the laundry room and tenants on the first floor have said that their apartment creaks all night long and it's impossible to have any guests stay the night. This property is not only in the verge of collapse. It's dirty dilapidated and full of cobwebs. There's trash that blows all over the grounds Not only is it not well-maintained it's on the verge of collapse and it's a dangerous building that could hurt people if it does collapse there is an elderly man in 305 that's been pacified for the last five years by the owner and he is completely fed up with the building issues, but he is stuck there and he has no other place to go I lived in this property for two years having vacated on June 4 when I was sick and under a doctors care at UC Health I had 103° fever and it was forced to go to the property and clean it out four days past the date I was supposed to vacate , if I would've waited until I was completely well it would've been June 14 ; that I was no longer under a doctors care and I would've been subjected to late fines and I would've been responsible for the whole month of June's rent so I cut my losses and I left when I did because I was physically unable to fulfill the demands of the lease by cleaning the carpets so they in turn charged me $476 to clean the carpets which they say included the Excel payments For electricity which I already had paid directly to excel plus I left a money order on the counter, and removed my name with xcel but they still charged me xcel til end of June when I was already moved out. They nickle n dime your deposit and basically charged me for electricity payments I already made. THIS IS THEFT!!!! this is a corrupt and shady business. They: Didn't fix a leaky roof for 4 years Refused to fix a rat/ mouse infestation (we killed 30+ in less than a few months) the house smelled of dead mice for a year after we gave up and put poison around Refused to get a laundry machine that works for years, buying only the cheapest ones and not doing proper plumbing which has now flooded the basement with sewage and now mold. Refused to mitigate Bugs roaches, bed bugs and more (confirmed with state health biologist) I have mcas and this made me horrendously sick Were negligent w Plumbing issues which made sewage leak on my head! Verbally abusive: I was screamed at by klos bc I threatened to sue him for back rent. I also told the landlord owner how horrible he was and my rent doubling a few years ago and he called to scream at me Projection I was accused of throwing keys at them, when they actually did that to us. (With narcs every accusation is a confession) Haven't fixed up the building at all, creaky scary stairs, paint peeling and so many electrical and plumbing issues. Hired a shitty plumber who over time, broke my toilet that they then blamed me for. Did I mention the general invasion of privacy, barging in, gaslighting, lying and then projecting that they do? Yes they are so so fake, just look at their passive aggressive replies to bad reviews, THEY NEVER TAKE ANY ACCOUNTABILITY, and are super toxic. They will probably post some kind of canned bs response to this or try to say how I'm crazy etc. It's their mo and they are good at it, but I dgaf, and never will. As a survivor of narcissistic abuse I found living in their properties to be horrible both times and Tim klos will forever be in my contact list(and blocked) as "a*****e Tim klos ", because that's precisely what he is. If you're going to make the mistake of renting from them, be prepared and make sure you get plenty of evidence, a lawyer and a therapist... as they will undoubtedly use whatever means necessary to take your money and then not provide the service they are legally obligated to comply to. They will do what they can to stress you out, so you aren't in a good place to sue them. These people are predatory at best and a leech on society. I never would choose to rent from a company like this. They are so desperate for your rent that they forget that they are actively making lives miserable. Terrible value. Terrible behaviors. I do not recommend renting with Klos!! We didn't even rent with them for a full year and had nothing but issues. They gave us notice to vacate so they could sell the house we were renting. We are a small family and did everything to get out of the house before our lease was up to help with the sale. We were constantly asked when we would vacate, and then there was a huge issue with lawn care not being done when Klos was supposed to be sending gardeners. We provided proof of that and they took no accountability. They were often times rude when we called in. They take no accountability for their rundown properties, as you can tell from their review replies. Don't be like me - don't ignore the red flags or the negative reviews. I always like to give people the benefit of the doubt but how would you feel if you moved in to a new place and had to report all of the following on the first day of moving in? They don't do the proper steps to make sure properties are ready for tenants. Do not recommend. The cheap rent is not worth it. Never in all my years of renting have I ever had so many issues both with the people & the property. - original Listing had rent listed wrong - Was told improper pet deposit that they later tried to back track on - House was not cleaned upon move in. Dust and dirt everywhere. Even had fake snow on the windows in August when we moved in. They offered to pay me $100 to do the move in clean and stated their cleaning crew must have "been in a rush" since it was a holiday weekend. - Home had a pet odor. - Front door was broken - Stove top was broken (only half of it was functional) - Garbage disposal was broken (would shoot up old food straight into the air & onto the floor - this was prior residents food as nothing had even been moved in yet) - Mice poop under kitchen sink - "Manager special" where everything had multiple layers of paint even over hardware. It made opening and closing anything extremely tough because all the layers of paint - Windows were either nailed shut or broken (wouldn't open, or would open and then wouldn't shut) - Light in the kitchen can't be on when the stove or any appliance is being used because the light flickers like crazy - Weird patch in the hardwood floor in the middle of the living room that has nails sticking out. We had to lay a mat over it to protect our small child - Windows in back storage shed broken - Fridge broke and they replaced it from an empty unit they had and didn't even clean it before putting it in our house. - Manmade pond in front yard against house that smelled so bad you could smell it from the front sidewalk. It was covered with dirt & rocks lazily to try and fix the problem before we reported it - opted for them to take care of the yard maintenance by sending gardeners because their yard care policy is a little extreme. Klos sent gardeners for one summer and then they never returned. Klos tried to say we never had gardeners. When we provided proof that we did they took no accountability for their mistake. read more

I was certainly hesitant to rent with Klos, given some of the reviews, but my experience has been satisfactory. My location on 18th is ideal. All of my interactions with Klos have been good. In fact, they voluntarily prorated me for something without my having to ask. They are certainly not out to rip you off as others have said. You can't get mad if you leave a place a mess and don't get a security deposit back... Anyways, I've been here for almost a year and have no serious complaints. Yeah, you have to forego the bells and whistles of going with a luxury apartment -but the value is good for me. Plus the owner at this location is a nice guy and cares about his tenants. One thing they could work on is promptness. They are very prompt with certain things and it is appreciated, but others not so much. I think part of the problem is that they don't seem to have a clear email address, as their system generates a new email for each "case"/new correspondence that is created. Bottom line is that you'll be fine if you rent with them. The service isn't perfect, but nothing about them should be a deal-breaker. read more

I have rented from Klos and I want to express how amazing the experience has been. First off the showing was prompt and the apartment looked just as it was advertised. The manager showing the apartment was kind and answered all my questions. Because I was the first to submit the application they stopped showing the apartment and they were able to process my application quickly. The apartment is in great shape for an older building and the price and location are amazing. Communication with the property manager has been amazing and they have solved some very small issues quickly. Parking is well priced and safe. The office has a small business family vibe and I would strongly suggest this property company to anyone interested. read more

We rented from the Klos family several years ago, and posted a Yelp review regarding their unacceptable, sub-par management after terminating our lease. The Klos folks immediately mailed us a letter (signed by their attorney) demanding that we remove the "false" Yelp comments or they would take legal action. I find it comical how the comments they were upset with from years ago exactly match all the recent negative Yelp comments. They clearly haven't changed. This company is absurd! You will get better customer service from a craigslist ad. I cannot wait to see how they respond, because it seems any bad review comes with an excuse or them taking no responsibility. To start, we were told during the showing that cats were allowed, and they would give us a $60 cap on the gas bill, and snow removal was included. We put in the $110 applications on Friday, and we were told to call back Monday afternoon. We called, and the applications had not been processed, we were fine with it. They told us 24 to 48 hours. We called back with another question regarding the deposit. Tuesday they sent and email regarding our applications no having enough rental and job history so we would need more money down to get in. No problem, the email said to call the office with info. At this point we had other properties that were much nicer that we passed up to rent this apartment because it was a little cheaper and Klos advertised themselves as a family owned property management that cared about their tenants. We called Klos, and spoke to Mel, who said Mitzi was on the phone but she would call back when she got of the phone. An hour and a half or so later we called back to check in. Immediately she was rude and annoyed. She told us we called a lot before the applications were even processed (two times), I interrupted her to remind her SHE told us to call and the other call was a valid question. I also mentioned if they couldn't handle these calls, we could look elsewhere. Mel hung up on me!! Mitzi called back 20 mins later to explain the lease situation, then sent an email saying I was abrupt with Mel. ME!!! THE EXCITED CUSTOMER!!! I was dumbfounded. We had already paid the application fee, we lost the other apartments we looked at, and we were on a time constraint. So we decided to let it be and continue on with the process. We had the lease sent to us and boy, their wording is silly. The landlord is able to enter the premises basically anytime they want with an attempt to give 24 hours notice... Um, no. That is not conducive to CO laws as far as I know.. It's also inappropriate. The also had an error on the lease saying the deposit was a thousand dollars then next to it written out "$1,100". EASY FIX KLOS! The lease also stated that no pets were allowed, and snow removal was the tenants responsibility. Not what was told to us by Tim at the showing. We also asked that the $60 gas bill cap be included in the lease. 48 hours later, we get an email saying we need to sign the lease, we told them there were some things we need to clarify (pets, snow removal, landlord entering) and add the $60 gas bill cap as well as fix the number error. 24 hours after having to send the fixes for a second time, we get an email telling us they will no longer lease to us. Such a rude, horrible company. I hope they go out of business and Cornerstone take over. They are a bad name for family owned business! read more

Harry pressured us to have applications in and when they weren't perfectly filled out, he asked for another set and inferred that we had falsified applications. I have never gone from potential client to completely insulted. The KLOS family then tried to run our check for $120 despite a CLEAR conversation saying we were NOT interested in taking the place. They then threatened to send it to collections because, after reading the many TERRIBLE reviews about their sheisty behaviors and practices, we decided to stop payment on the check just in case. So after reading all the horrible reviews I feel compelled to leave a comment on here. I have lived in the same apartment and rented with KLOS for almost 2 years now and I really can't complain too much. Their maintenance guys are awesome and come to fix things that day if not the next. There have been issues with bugs/rodents in my building but I haven't had many issues (a few small harmless cockroaches that enjoy a shower here and there) but they spray at least once a year (they have sprayed 3 times since I've been there). They are friendly when I call, work with me to resolve my issues, and stick to the NORMAL leasing policies. Ali and Mitzi are always so nice when I call. As to an above comment, when I moved in they were more than happy to do 2 walk-throughs with me, once when someone was still living there and again before I had moved in and they fixed the issues. The apartments they rent are old, and you are getting a steal of a deal, so my advice is CLEAN your apartment, set some mouse traps, or pay the fee to get a cat and I would assume you wouldn't have many issues after that. No, they aren't the best apartments around, but the location is prime, the Klos family is VERY nice (not scammers), and I love my little bungaloo in the perfect neighborhood :) read more

These guys are total clowns. Last November the gas went out on the property which resulted in no heat and no hot water. This took two and a half days to remedy, which I called daily about. When I called the Klos office to complain, or ask for a rent credit, I was avoided at first. Reluctantly, the property "manage" Tim finally answered his phone and said that "We're in the middle of this" and "We'll see" about issuing a rent credit. Pretty much a brush-off. Incident two involved me complaining about my ancient AC unit in the window that would stop blowing cold air after ten minutes, and just blow hot air into the apartment. After complaining about this issue for two full summers, over a dozen calls and e-mails included, they finally replaced the AC unit. But wait! In typical Klos fashion, they left the old AC unit in the window, even though it's totally useless. Incident three was actually quite frustrating as well. They did not tell me that the washer and dryer was in the main residence, until two years after I had leased. I don't know why they did this, but didn't surprise me because they don't care about the properties they manage and their tenants. In addition to these two blunders, the owners were terrible at communicating from the get-go. Lost rent checks weren't uncommon, ignored calls and e-mails were also the norm. I wouldn't recommend renting if these people are managing the property. Also, rental owners, be very weary of these folks. They don't deliver half of what they claim to. read more

The building was functional and clean at move in, and they were very accommodating during the move and continue to be attentive and helpful. Some windows had been sealed shut, and they worked quickly to make sure we could open them to have proper ventilation, and there were some issues with flooring which were fixed in a timely manner. read more

Absolutely horrid slumlords. Their properties are in disrepair and are wildly overpriced. First, Tim Klos lied to us about acceptable pets during our tour. I wish I had recorded him, because Mitski gave us such a hassle over her husband's false statements. Then, the unit's fridge went out at 6pm on a Friday evening. The maintenance guy SCREAMED at me, accusing me of waiting to report the issue and making it up to hassle the real estate company. Then, Klos told us to move our food to the upstairs fridge, and threw it all away!!! There was almost $400 worth of food thrown away, but Klos would only pay a hundred dollars. Then, as retaliation for us asking for our food to be replaced, they refused to repair the washing machine for six months since the lease contract stated we were not owed a working washer. It was legal, but INCREDIBLY scummy. The home we rented had almost no proper insulation, and we were forced to pay for heating for our unit and the unit above us for a time. Klos did refund us some of the money, but our heating bills never went down, so we paid for the upstairs unit until we moved out. Other reviews on here and Yelp show that most tenants do not receive their deposit back, so I was shocked when we did receive ours, minus the pet deposit, which made sense to me. Overall, Mitski and Tim Klos are both horrid, horrid people who take advantage of people who do not speak English by charging exorbitant rent and refusing to repair their units in a timely manner. I have had a very good experience with Klos thus so far. I have been at same location for about 2 years now and anytime I have had a maintenance issue, they got right on it. They are far from slumlords. The ONLY downside so far is that they raise their rent even with current tenants for the upcoming leasing year, it seems most companies from my experience and friends experience have always had to pay the same rent if you decided to stay, never raised it. But like I said, the company itself has been pretty great so far. read more

Single worst renting experience I've ever had! Rent check got lost in the mail and instead of a phone call/ email, I get a summons taped to my front door? Our hot water heater is almost dead, they sent someone who confirmed it is shot 3 weeks ago and still no hot water heater replacement. Drains were slow running when we moved in but when we finally got a real clog and had to get a plumber, they tried to charge us for the service. The gate going to our backyard has been broken since we moved in and they have had it 'fixed' at least 3 times. The list goes on! Terrible landlords! read more

I am constantly shocked by the incompetency of this company. I have always preferred small family rentals to large corporate leasing agencies, but they have made me doubt my ways. This has been apparent since our move in day, when no one was aware we were supposed to move in and left us sitting with our moving equipment for 2+ hours on a snowy Saturday. Since then we have had problems with brand new appliances that were improperly installed, resulting in near-floods, months of tepid shower temperatures, and a half-functioning garbage disposal. We have also had disagreements about rent and other miscellaneous payments, ultimately leading to them requesting additional payments from us while we have a positive balance on their account. I would NOT recommend this company unless you have plenty of time to double check all their figures (or else you will be overcharged) and follow up regarding every maintenance request you may have (because they will forget). Oh and don't worry, they will be sarcastic and rude the entire time. I can't submit this review without saying something positive though-- our apartment is fairly priced and there is always someone available to shovel the stairs of our property. I actually really enjoy the apartment otherwise, but the handholding through every communication with these individuals leaves much to be desired. read more

I lived in a KLOS apartment in Denver for two years. In two years literally every single time I reached out to them for various reasons I was ignored. Except for rent somehow they never miss a check. One time I showed them an email saying I had $75 dollar credit in my favor (because they charged me a late fee even though I have never turned it rent late in my life) and they refused to honor it even when showed them the email face to face. They brushed it off pretending it was for something else that couldn't possibly exist retroactively. They also played coy when I sent my move out noticed and pretended I never sent it. I had to pay extra rent. In 6 months there were 5 fires that occurred in my building that I was there for, and it is my understanding there were several more while I was away on vacation. It was made clear that there was an electrical issue, yet they pushed the blame on to a resident to save their own asses. When I reached out to them to explain that I was dissatisfied, Ally the V.P. lost all professionalism and started shouting at me. Tim once called me immature for wanting to move out of his unsafe building and shouted at me as well. While I do not hold them responsible for the death that occurred in a fire in their building it is safe to say that they are neglectful, rude and unprofessional. When I mentioned their poor Yelp reviews Tim couldn't even be honest about the number of poor reviews they have, and even if he was honest it doesn't say anything about how every resident in 1355 york is hugely disgruntled. I truly pity these people it is probably all they can afford, but not for long because in spite of the crumbling condition of the property they think it is fair to increase rent annually. I truly do not understand how there is even one positive review of this company. Honestly I think they asked some friends to help them.They will probably find some B.S. reason not to send my security deposit back. Honestly I am ok with that because at least that means I will never hear from them again. Whenever you call them out they like to talk about how they are a family company. Klos is awful and neglectful! I ended my lease at a rental house in a great neighborhood with amazing rent because they made living there such a nightmare. It took them almost 3 weeks to address a mouse infestation. Plus they dragged their heels and were dishonest to the home's owners when Xcel documented a gas leak. If it were my own house I would have been appalled. Oh, did I mention the place was burglarized too? The new tenants have the same kicked in door still on the house! They even tried to deduct part of the new renter's water bill from my security deposit. I don't know how Tim Klos sleeps at night. I agree with other reviews, losing checks is a definite claim of theirs. Hard to blame me when I started sending things certified mail. Worthless! If I could give zero stars I would. I can't write a long enough message to explain how horrible dealing with this company is. I have a rental property that I manage so I know how to be a good tenant, what tenants can reasonably expect and ask for and what they cannot. They were very nice when showing the places and during the signing of the lease(of course because they want you to sign). However, once we were locked in anytime we requested service because a toilet broke or the fridge wasn't working they were rude and unhelpful. We have a dog and they expected to be able to walk in and out of our place without ever notifying us even though we had explained if they let us know when they are coming we would gladly arrange for the dog to be elsewhere so they could enter. They became increasingly rude with every email and it took small wars to get anything accomplished. I once had to call the emergency maintenance man because the door had somehow broken and the lock was stuck and I could not get in. The repair man they use ended up swearing at me, angry I had called at midnight (he is a 24 hour emergency repair man?!?!??) and when my husband could hear him through the phone and tried to defend me,he ended up telling my husband to "learn how to speak English Mother F***er" (my husband is from England and has an English accent). I tried to contact them about this via email and phone and never heard back. Finally when getting ahold of the head person (I'd rather not mention names) he sided with the repair man until he heard the final remark he made to my husband. He told me I would get a phone call from the repair man with an apology by the next day. I never heard from him. So many numerous things like this went on. Everyone there that I dealt with (particularly 2 females) were incredibly rude and never helpful. I put everything in writing and kept all their emails incase I would have to take them to court it got so bad (they were saying we could be held accountable for cost of damages during a flood because the insurance man wasn't able to enter because of our dog even though I had taken a day off work to be there when they said he was coming and he never showed. Then they would not offer us another date even though It was either their's or the insurance guys fault for being a no show) But luckily in fear of losing our ridiculously huge deposit I cleaned the place top to bottom when we moved out. I left it looking better than when we had moved in. And to their credit, they did give us every penny of the deposit back with a note saying thank you for keeping it in such great condition. So I guess all is well that ends well but I would also say it was the worst renting experience I have ever had. read more

My husband and I have been renting from Klos for the last 4 years. Our experience from start to finish has been wonderful. Our oven broke and when we contacted the office about it they were there the next day with a new one. Our a/c unit wasn't working last summer and once again they were there the next day after I contacted them with a new unit. We love our building and neighborhood so much that we ended up buying a condo here! Ali has been both professional and extremely friendly to work with over these past 4 years. If we ever choose to rent our condo out down the road Klos will be the leasing company we will go through. read more

My friend who rented from them a few years ago, and talked with Ali directly during her tenancy, had MULTIPLE unaddressed gas leaks in her apartment that ended up killing her roommates dog. They way they respond to negative reviews is exactly how they will respond when a tenant has an issue - with a list of excuses. Must admit they did allow me to delay my move-out date after they sent me a retaliatory vacate notice for almost zero cause. Colorado is a landlord -friendly state, or they could never get away with their disrespectful treatment of tenants. I had asked them on rare occasions for better upkeep of public areas, and Mr. Klos used this as justification for his retaliatory vacate notice after I was improperly notified of the lease renewal deadline( and never received a copy of the new lease before being required to sign online) and then expressed minimal dissatisfaction about that situation. The Klos family obviously knows they can abuse tenants and get away with it under Colorado law-- more than a little vindictive. Think twice. read more

I lived at a Klos property for 14 months. Two words regarding Mitzi and Ali : slum lords. They lie, cop attitudes, never accept responsibility for anything and insulted my mother and myself while in the office. Said my mother was a bad mother all because we asked a, question about pro rated rent since I just moved out. I urge you to tread wisely And DO NOT RENT from this company. The absolute WORST customer service I have ever had my whole life. I called Nd scheduled an appointment 4 times yet no one could ever show up or confirm the appointment to view the property. I FINALLY was able to view a place but it wasnt the one I wanted to see but I was willing to take it. Upon signing a lease the company told me I have no more money I owe except pro rated rent due on the first when I went to grab my keys they told me I owe them money I didn't owe and gave me a horrible attitude and dirty looks. They called me the next day and said after my outburst they won't rent to me and I'll have my money in 60days. and HUNG UP on me. I didn't even do anything to these horrendous people. Stealing money giving attitude Lying being unorganized and holding my money for way longer than needed is not okay. This was by far the worst place I have ever rented from. I lived at 970 Downing Street for a year and a half. I had never been exposed to bed bugs before, but as my children and I began being eaten alive in our sleep we were told that if we had bed bugs that we brought them in ourselves. They had someone come in and use a worthless over the counter product that never helped, because they refused to do any of the surrounding apartments. When they stopped taking my calls I contacted the health department, and I was promptly kicked out onto the streets with my children because we were past our lease and renting month to month. That woman in the office is a tyrant, and she is evil to not care about the environment she is providing for her tenants. It's shameful business practices. Funny that every time i write a review about what a POS company this is , it just vanishes. ANYWAYS, this place is a joke. they lost my rent check almost everytime i mailed it. Then when i tried to hand deliver it the nut case Mitzi Klos would refuse it ? Of course after they "lost" your rent check they would want late fees. Then when i was moving out the "mitzi" (sounds like a dirty dogs name) posted a letter on everyones door in the building saying i was out to get them....Lets not forget the 200 year old corpse they have answer the phone. Renting from the Klos family has been nothing but a pleasure. I am very pleased with the unit and the management they provide. They treat you like family, and make you feel welcome from the very start. The property and the unit are very well maintained and have had no concerning problems whatsoever. The property is beautiful and very enjoyable to live at. I have rented from other property management companies and have not gotten the same attentiveness or genuine care that Klos Real Estate provides. They take a lot of pride in maintaing a great relationship with their tenants. I rented from KLOS and had a horrible experience. I moved into a very dirty apartment. The bathroom and kitchen had not been cleaned and the carpet was stained. I moved in agreeing to the site unseen terms but had no idea they were just going to leave it exactly like when the person moved out before me. Items from the previous occupant were still in the cabinets! The one time I had a maintenance problem I followed procedures exactly and then received a letter telling me I was wasteful. When I moved out I left the apartment super clean because I wanted to make sure I got my security deposit back. Wouldn't you know after leaving the apartment 50x cleaner then when I moved in, I was billed for the carpet being cleaned. Avoid KLOS, lots of other people that will handle things in a much more professional way. read more
