**Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

Kenneth was a super nice landlord for 4 years in NODA, but while I lived there several things…read moreweren't old, yet they were not new and got to be in need of repair or replacement. The refrigerator I had to call and pay service for, it then leaked and warped floor. I wanted my deposits back and bought a brand new over $4,000.00 refrig at Lowe's and had it delivered after Mr. Branham with Trafalgar, LLC picked out which one he preferred for his rental home. When the bedroom ceiling fan died out, he picked out the fan, and I purchased and paid the electrician. The summer of 2023, I think, (lived there February 2021 to April 1st, 2025) the A/C needed attention, and the request was ignored or overlooked by Kenneth and Mr. Branham and after a month of smothering indoors I had a company come out and service the unit for over $400.00 to never be reimbursed. I spent time putting in a raised garden bed, enclosing the front to back yard so dogs would not escape the yard playing. Even had gate closures fabricated and installed at front and back entries of home at porch point so dogs could sit on porch and not run off. I repainted their fading storage shed, mended the white picket fence as well as painted it every so often. When it came time to move out, I had a broken ankle and foot bones. I have had spinal fusion, shoulder surgery, and cervical disc replacement. They had said when I moved in I was welcome to garden and plant, which I did and had been the yard person that last year because neighborhood yard guy was a weirdo. Kenneth and Mr. Branham totally were okay with me mowing the yard and doing things that they usually have done after someone moves out with my broken ankle and foot. The gravel in driveway had sunken over 4 years so I had 2 large 200 lbs. delivered from Lowe's and spread one out in back yard to where I could hardly move the next day. I have Fibromyalgia and Lyme's disease, and they were aware I was sickly when I moved there as I was traveling for Hyperbaric Chamber sessions in Mooresville when I moved in for that first year and a few months. I I also had the worst moving company show up and ended up having to move a lot by myself out of the 3 story house with steps in front and back entries of house. I was worn out, exhausted, having PTSD, panic attacks, and not healing my ankle or foot, but desperately wanting my deposits back. I payed for another girl who never moved in and they never reimbursed that, so it made more pressure to do everything possible to get deposits back. The day of Walk Through I waited until 6ish p.m., only to be finally informed Mr. Branham was at Chef's Table shopping so Kenneth couldn't make it and they would be in touch. That was April 1, 2025. I texted 1 time weeks later to be blown off and when I reached out on 53rd day I was told they were at a funeral. Nothing that I left behind like the ladder, a vacuum for the storage shed, plants, a fold up table I forgot, cleaning supplies, and a few things were never brought up, nor did they reach out after WALK THROUGH. They complained about it in final letter I got that I never would have if I had not made him aware that I know they had 60m days and after that no communication with former renter/client would have them feel as if they did not need to do the Deposit Return, which I never got the deposits I paid for Ms. N. Bowers. They were nice when I lived there but treated me as if I am a dummy and do not know rules. There was also an issue with the neighbor slandering me and misusing her Ring Doorbell 85 feet back in the driveway and over 3 to 8 feet in the driveway recording me and playing games. They were aware and could have told the Family that I had a Trust Fund and could afford to live there when they first started the Defamation, but Mr. Branham did not want to bother. No attorney had time for that so my $20,000.00 worth of treatments at the Hyperbaric Chamber in Mooresville was all undone. There was also an issue when a lady kept going by with her dog and mine jumped the fence 3 times in 2 weeks so I had to put ivy privacy border which wrecked my ribs installing alone. Mr. Branham did not like me having DOGS ON PROPERTY signs butr if you ride by there is now the tallest wood fence I have ever seen and Dog Awareness signs. They definitely discriminated against me once I moved out or they would have had the integrity to reach out as soon as they did the walk through and I could have fetched those things or my friend down the road dying with cancer could have.........the Sunday after I moved they did not "get their guy" to pull trash out. They called me and my friend Big Al with cancer came and did that. That's really taking advantage of my kindness and trying to still be a good responsible person. They took advantage of my goodness and giant wallet. Kenneth is nice but having a broken ankle/foot and them having me do all that work knowing darn well it was a liability I have lost all respect.

They even charged me when I moved out for several things that I listed as problems with the house from before i moved in! (Yes its listed on my move in walk-through paperwork) They also messed up my lease several times by adding tenants to it that had already turned in their move out notice YEARS prior. When provided with proof of their notice and of the four seasons team acknowledgment that they received the move out notice in 2016. Yet they still kept randomly adding people to my lease, without signatures or speaking to these people? And after l i had been the sole tenate for years...! On multiple occasions they were told to update the lease, they did / then randomly added ppl again..Deborah fulcher cannot keep her paperwork straight and should not be handling any leasing documents. Legal teams and bbb is investigating them

Terrible. Could not even find me a tenant after two months with a management contract in place. The…read moreagent I worked with was very slow to respond, the "for rent" sign mysteriously disappeared after the first month and no one from the company attempted to replace it, taking away from the marketing for my property. Even when I threatened to terminate the agreement, I felt I was handled very nonchalantly and without any care. I was treated like they didn't need my business. I can imagine how things would be had I proceeded with them and after reading reviews by actual tenants. Don't waste your time like I did, there's better property managers out there.

Terrible experience -- consistently AWFUL from application through (eventual) deposit return. Rude,…read moreunhelpful staff who seek to gouge renters at every turn. They are not working on the owner's behalf or the tenant's behalf, they are completely out to line their own pockets. They drag their feet, not returning calls, giving incorrect information and generally trying to do as little work as possible. Ex: When a water pipe broke (2 different times!) and we had no water inside and a flood outside,and I called their after-hours emergency number, they told me to call the water department and hung up-- which was not the proper advice anyway. I ended up having to contact the landlord directly and he came and fixed the issue. They keep your deposit for 30 days after you move out. No reason given, just "it's in your contract." Thankfully, the house owner was cool and helpful and at times interceded with Berryhill on our behalf (which makes you wonder what he is paying for.)

Awful realty company. Charged us an astronomical security deposit of $1875 then took 800 for some…read moreridiculous things. Just an example, the microwave handle broke off (a microwave that's been there since the kitchen was remodeled 20 years ago-the neighbor that helped remodel the house told me this) After the handle broke you could tell that it had already been super glued back on at least once before. They charged us $200 for this broken handle. I wonder how many past tenants they've charged for this broken handle that already had super glue all over it. Also I'm pretty sure you can get a brand new microwave for much less that $200. Anyways, the backyard is fenced in and the fence latch is broken. My roommate and I have 2 dogs and asked if it could possibly be fixed before we move in. Their response was it's not their problem. So we lived there for 2 years rigging it closed with bungee chords. There are many things I could go on about but I think this is long enough for a review. The company was completely unfair with our security deposit and I hope this review can save some future tenants from having to deal with this company.

I've had a great…read moreexperience living at this apartment community on two separate occasions and would highly recommend it to anyone looking for a comfortable and well-managed place to call home here in the heart of Plaza Midwood. From the moment I moved in, the staff has been friendly, responsive, and genuinely helpful. Any maintenance requests I've submitted have been handled quickly and professionally, which really makes a difference in day-to-day living. The property itself is always clean and well-maintained, and you can tell that management takes pride in keeping everything in top shape. Glenda communicated to me they were making updates to the community, gym, and pool... and guess what? She did exactly that! That's a rare thing in this industry. The amenities are a huge plus--everything is modern, accessible, and adds real value. I especially appreciate how quiet and safe the community feels, while still being conveniently located near shopping, dining, and major roads. Overall, this has been one of the best apartment living experiences I've had. I understand lease policies exist, but management completely refused to work with me or show any flexibility whatsoever. For a place that already charges high rent, the customer service is terrible. On top of that, the apartment is right next to train tracks, so you constantly hear loud trains throughout the day and night. The noise is enough to disturb sleep and shake the building at times. The walls are also extremely thin, so you can hear neighbors talking, walking around, TVs, music, and doors constantly. There is very little privacy or quiet here. The office staff is also unfriendly and unhelpful anytime you try to discuss concerns. Definitely not worth the price
