In practice, this creates confusion and puts all the risk on the resident. The lack of accountability in billing accuracy and the unwillingness to reasonably resolve the late fee, even when the amount was not clearly presented, was disappointing. This experience significantly impacted my overall impression of the property. Also note there are additional recurring charges such as the required technology package and WiFi fees that increase the effective rent, along with typical yearly rent increases. Jack Sprats is a pretty cool hangout spot after work and being in an area that's near a lot of cool outdoor spots is always a plus. The unit I'm in has all the appliances I need, and the styling is very modern and clean. The ceiling is also pretty high which makes this unit very roomy despite being a studio! The courtyard area is also really nice as well, and it's a cool spot to relax in when it's not raining. The barbecue areas are also really nice (one of them has a great view of Bellevue), as well as the lounge areas. The staff have been really friendly and helpful throughout my time here, actually even before I moved in, they gave me a great tour of the place, and since it was cheaper than other areas (and relatively close to my new job) it was a no brainer. They've also helped me greatly with some inconveniences Just this week I had a package delivered from FedEx to the Luxor One locker rooms, I got the notification that it arrived, and when I got home from work I come to find out that the package wasn't in the designated locker. I contacted Luxor and I contacted FedEx, but they weren't able to solve the problem in a timely manner. After speaking with the leasing office they told me that they'd be able to do a locker audit but it would take some time and they'd contact me if they found anything no later than the next day. I figured that'd be the case since there's two locker rooms, but in an hour or so, they got in contact with me with some really good news! They were able to track my missing package without too much trouble, turns out FedEx never communicated with the staff that they put the package in another locker when the courier couldn't fit it in the original locker. They've also been really nice answering general questions I've had regarding parking permits, leasing, etc. All in all, I've had a wonderful experience here. There's a few annoyances here and there, like people letting their doors slam when leaving/entering their units even in the early/late hours; but nothing that makes me want to just pack up and leave I highly recommend this place, again big shout out to the leasing office staff, they're all very kind and helpful!

This is my first review of Villa Bonita from a newly-moved in tenant's perspective. We moved in the…read moreday after New Year's Day. We got in on a pretty good deal considering the area. Contingent on signing a 12-month lease, we were offered the first month of rent free and moved in with only $189 ($99 admin fee, $45x2 application fee). We didn't have to pay a security deposit (we'll see if this nips us in the bud when we move out--will update review when it comes). The unit is ADA-certified and has a parking spot located in accordance with this. As such both the parking space and the unit, a 1BD/1BA, are spacious. It's true that the appointments are old. We were told the carpet was one year old but it looked like at least 5 years old--lots of faded well-worn areas and some shredded fibers in the main areas of traffic. We could live with that. Washer and dryer are tiny and the washer leaked the first time we used it, but overall they work well for our simple lifestyle. There's no microwave so that's a minor inconvenience. The windows are all new, double-pane vinyl frames so that's awesome--no moisture, no mold growth! Perhaps the most troubling aspect of the unit however were under the kitchen and bathroom sinks. There were visible signs of mold and mildew stains which concerned me as my wife is sensitive to spores. The complex, while visibly older than 20 years in style, is a very quiet, cute and clean neighborhood. Easy walking distances to many restaurants, shops and public spaces. Located near a bus line, commuting to downtown Kirkland is a breeze. The manager, Lauren (who evidently has been there for 10 years) and maintenance crew, Andy, are both very professional, courteous and pleasant to work with. They are very attentive and responsive to our requests for fixes and concerns. They more than make up for the few drawbacks of the apartment itself. If the rent stays low (~$1300 as of this writing), we hope to renew as this is a great location and an affordable price compared to newer or comparable communities nearby.

There are many pros to this complex, but cons as well, which is why I'm rating them 4. Pros Tons of parking - NEVER an issue. You even get a covered spot at no extra charge with your unit. This is super cool. Quiet! Aside from some downstairs neighbors we had initially with a new born baby and who often fought very loudly with each other at weird hours, once they moved out, the noise factor is awesome. We are very quiet people who are usually in bed by 9 so the quiet was awesome. Well kept grounds - they really do have a pretty area with nice mature landscaping that they keep immaculate. You can tell they work hard to make the place look really nice, because it does. Responsible pet owners - you wouldn't even know if people have dogs here, it's always clean and you never hear them. I have lived in other places that were pretty bad with this. No smoking - they mean it! The people that lived below me were marijuana smokers but they moved out shortly after we moved in, so that is pretty awesome. Having your door open in the summer is way cool! Staff - their maintenance guy and office people are really great to work with, responsive, we had a few issues here and there and they were always very quick to resolve them which is awesome and we really appreciated. Cons Our carpet really needed to be replaced before we moved in - it was stretched and bubbled really badly in the master bedroom, shredded in the hallway so bad we had to go buy our own chunk of carpet to cover it (every time you vacuume, it shreds more - just old and very desprately needs to be updated, needed it before we moved in but we dealt with it. Our kitchen lineolium is peeling and lifting up all over the place - again, maintenance and general upkeep that just hasn't been done on the unit. Very outdated kitchens that were very cheaply 'updated' probably in the 1990's. The countertops were sprayed with that cheap formica-like look spray and it's chipped, stained, peeling, and there was even a huge blue melted plastic chunk right in the middle of the countertop that wasn't addressed, probably because they would have needed to redo that countertop and didn't want to The bathroom is VERY poorly designed. If you have the door open, you can't open the linen closet, which is only about 6 inches deep anyway and towels don't fit in it. You can't open the cupboards if the linen closet is open, and you can't open the door if the linen closet is open. It's absolutely impossible for 2 people to get ready in the seemingly large bathroom, it just doesn't work well at all. Our washer and dryer truly need to be replaced. They're small, and while that's not shocking, our dryer takes 3 cycles of running half full to dry a small load of laundry. It didn't dry at all when we moved in, and maintenance was great about coming and cleaning out the ducting, but it's probably a 20 year old machine and honestly doesn't work right anymore. It takes us days to do just a few loads of laundry and I know it has to impact our electricity bill, running a dryer 3-4 times to dry 2 towels. The dryer burned a hole in my boyfriends $98 golf pants when we moved in, his only nice dress pants he owns. Rather than replace the doors when they 'updated' this apartment, they painted them with an almost dull matte white paint. If you touch them once, you get fingerprints on them. They get grimy almost instantly and aren't practical. We have only been here 9 months and are likely going to have to repaint all our doors just from normal living in the apartment. The spare room smells like mildew/mold if you don't keep the window cracked 24-7 After 9 months, our rent increased nearly 20%. For as poorly maintained, outdated, and shoddy as the interior of our unit is, we just didn't see the benefit of staying. We actually found a brand new unit just a little more north for the same price with 2 master suites, 2 bathrooms, granite, a 4000 square foot gym, whole shebang for about the same price. While the 'market' in Kirkland may be hot, these apartments just don't justify the price. Maybe if it functioned better... So I think this is a fair honest review. If the prices reflected the condition, we would still be living here.

This has been approved and will begin the summer of 2024. Projects: #21-103195-LD & #21-103192-LP For over a year now, the fire alarm goes off at least TWICE a month at all hours. Prepare yourself for the excuses from management, which are lies that blame residents for smoking in the building. In fact, anytime there's an issue, management will most likely blame the residents. The leasing staff is very flustered, constantly has no time for anyone, and LIES about everything. Especially Anna. Get whatever they tell you in writing because they LIE. Most of the time, they treat residents like we're an inconvenience to them. The leasing staff is also constantly sending out bossy emails telling residents what to do in a very condescending tone. Um, we're basically paying you so treat us with respect. The entire place really needs some touch-up paint and repairs. The elevators are SLOW and always dirty with gum and stickers stuck to the walls. If you tour this place, you'll either ride in the "service elevator" which has the ugly moving cloth STILL hanging in it, or the elevator with all the gum and stickers hiding behind the wall panels. It's disgusting. The package room is nasty af like it never gets cleaned and packages are always everywhere like there was an explosion. Management refuses to do their job and organize packages for residents or clean the room. The fridge has at least 2 inches of water in the bottom and overheats the package room. It will spill all over your shoes if you're not careful. Things are constantly breaking in our apartment. These were cheaply built and it shows. Fairly quiet for now, but when the construction begins it's going to get REALLY LOUD. The area is great with a perfect walk score, and peaceful neighborhood.

The Meyden has positives. The location is attractive, the property presents well visually, and some units offer beautiful views. Unfortunately, my actual living experience was deeply disappointing. A significant issue surfaced immediately after move-in involving my AC system and drain line. The problem required ongoing remediation efforts and frequent maintenance access throughout my tenancy. During certain periods, maintenance presence became a near-daily reality, and visit timing often felt inconsistent enough that I rarely knew when someone might arrive. During this process, I experienced multiple occasions where maintenance personnel were inside my apartment before I realized they had arrived. On one occasion, I awoke from a nap to find maintenance personnel in my unit. On another, I had just exited the shower and discovered maintenance personnel already present. Regardless of procedures surrounding access, the unpredictability and frequency of entry significantly affected my sense of privacy and comfort in my own home. I also experienced recurring drain/water odors, repeated notices, inspections, maintenance scheduling, and a general feeling of continual interruption rather than residential calm. Noise was another major factor in my experience. Environmental noise, surrounding activity, and sound transmission between units were all noticeable. Footsteps, pacing, dropped items, and neighboring activity were often clearly audible. One particularly difficult issue involved my piano. My piano was a major priority during my housing search, and I disclosed during touring, leasing, and move-in that I am a longtime pianist who plays frequently. At every stage, I was informed this would not be an issue provided I remained outside quiet hours. I followed those expectations. Despite this, I received repeated complaint communications regarding my playing. After discussing the matter directly, I learned the complaints originated from a single neighboring resident. I verified that I was not playing during quiet hours and obtained written confirmation that piano playing was permitted. Despite this, the situation escalated into direct confrontation from the neighbor before the matter was ultimately addressed. My move-out and lease closeout experiences were also difficult. After providing notice, coordinating logistics, and reserving an elevator, my midweek move-out during normal business hours changed unexpectedly due to an off-site staff meeting, requiring me to personally manage portions of the move-out process that I had not anticipated handling. Additionally, a prior rent accommodation related to the initial AC issue was effectively reversed during the early lease termination settlement, substantially increasing the financial burden of ending the lease. Attempts to negotiate a more flexible resolution were unsuccessful. Every renter will prioritize different things. Based on my experience, I would encourage prospective residents to carefully consider maintenance/access expectations, building noise sensitivity, operational processes, and lease flexibility when determining fit. I would not choose to live here again.

They are always ready to help you and solve your problem. I can feel they really care about your problems and want to make your stay comfortable and happy. I had a package showed delivered but actually the mail man did not delivered to my door or in the locker. Manager MT helped me, we looked every possible corner. Although we failed to find it, he suggests me to send him the proof of delivery and he will help me asking the mailman where the package is. I really appreciate his help for me, which makes me feel much better from the frustrations of finding a missing mail. Besides, their building is concrete so that it is always quiet. They have air conditioning and they have great places for BBQ, game, party. And they have a gym. I like their decorations in the lobby and hallways. They have a lot of lightning in the room so you may not need to buy several floor lamps. I love their kitchen island, which save me buying a dining table. There are 7-11 and CVS next to the Meyden; and a 5 mins walk to Safeway. So it is convenient! Also, the downtown park are great for walker, jogger, dogs; the beach park has a stunning view all season, and super fun water sport time in the summer. The Bellevue square could be a great shopping place. And the Bellevue art museum is about 10 mins walking. I love living here and I recommend to live at the Meyden.
