*** Be very careful with the move-out billing process at Venn at Main. *** During my move-out, the resident portal showed incorrect and inconsistent charges, making it unclear what the actual amount due was. Even after this discrepancy was acknowledged by management, late fees were still enforced. This is a major issue -- residents are expected to pay on time, but at the same time are told to override incorrect system balances and figure out the correct amount themselves. In practice, this creates confusion and puts all the risk on the resident. The lack of accountability in billing accuracy and the unwillingness to reasonably resolve the late fee, even when the amount was not clearly presented, was disappointing. This experience significantly impacted my overall impression of the property. Also note there are additional recurring charges such as the required technology package and WiFi fees that increase the effective rent, along with typical yearly rent increases. I had a great experience living at Venn at Main. The location is amazing, the residents were very kind, and the staff have always been extremely helpful. I moved out over a year ago, but I recently forgot to update my address for an important delivery. Mark at the front desk went above and beyond to locate the package within the building, which wasn't an easy task, and he held the item until I was able to pick it up. Great apartment to live! The space is large and the rent is ok. They have amazing floor plan with big walk-in closet. They have air conditioner hole for portable air conditioner so better than those ones have to use the windows. The maintenance team is great! Always responsive and got the works done ASAP. The leasing team and service team are great as well. Always friendly and helpful. Only things to complain are that sometimes the noise could go through the walls or doors; sometimes the service team may not respond to the emails; if you live near the entrance, you may hear a lots of talking. Summer is unbearable here. No A/C and the wall port for a portable a/c doesn't make sense and renders the portable a/c ineffective. This will mean it takes $200 a month in electricity to keep your apartment 75 degrees plus. Hallways are hot despite them having a/c installed in the hallways (90 degrees during summer). Typically common areas are gross. Things break in the apartment often. Gym equipment is half broken. Half the elevators were down for 5 months. My emails to the staff are often ignored. Moved here for the dog run on the roof. Usually disgusting with 10 separate dog wastes. Definitely not a luxury apartment. All of the above just has you upset you are paying 4k a month for a crappy experience. Can't wait to move out. Update as of Feb 2023: Cleaning has improved greatly as well as staff response time. Dog pad still have uncleaned pet waste but this is because there there are inconsiderate tenants; maintenance cleans it every day. read more

My fiance and I currently live in Seattle but are planning on moving to Bellevue to be closer to his new job. We have been touring several apartments in downtown Bellevue and this was by far our worst experience. Needless to say, we did not end up signing a lease there. We tried to schedule a self-guided tour through their website but the system was not working. Aside from that, getting a hold of the office was extremely, extremely difficult. Finally, someone from a sister property had to be there to give us the keys and we learned that the office was "not supposed to be open right now" because they were having "staffing issues". They hired a couple of security guards to sit at the lobby but other than that no one at the leasing office to help out current or future residents (at 2pm on a Saturday!). If scheduling a tour is this troublesome, I cannot imagine what it'd be like to live there. I was also suspicious with their "staffing issues" because the property is managed by Equity and given how big they are, you'd think they could be better prepared to support their tenants and future residents. The building itself is underwhelming and confusing. Hallways are dark. We were not impressed at all. read more

I have lived at Venn since the building opened over 3 years ago. Anytime I have had any service issues the team is always quick to resolve. Brandon with maintenance has always been very professional and courteous along with Lazar as well. I recently made the decision to purchase a home and Lori in leasing made my departure very easy and seamless. She was able to find a renter and I was able to move forward onto my next adventure. Since moving in a few days ago, I've had to put a maintenance request in just about every day. 1. Shower head leakage 2. No adapters setup for AC and the rep states they are "normal" size but the hopes are actually only 5in wide so air flow is further reduced 3. Vent in bathroom makes incredibly loud rattling noise. (2 maintenance request) 4. PEE and SHIT stains all over the toil seat and cover that I noticed when I first moved in Elevators are either extremely slow or not working Lackluster gym equipment Car was side-scraped by another car that has yet to return since causing damage to my car Walls are very thin Windows configuration doesn't allow for portable A/Cs to be hooked up to a window Legit crackhead walking around and screaming outside Sirens outside going off about every hour or so Only 1 a/c port which is located in gatherers corner of your apartment (in the living room) and because the ceilings are like 11 ft you won't be able to really get cool air into your bedroom Maintenance is quick to come and fix problems but the fact that I've had to make so many request just days after moving in is ridiculous read more

Venn is awesome! The old Town neighborhood has great restaurants, shopping and parks within a few minutes walk. The office and maintenance staff are super helpful and very professional. They really go the extra way. The apartments have modern interiors and appliances. I've only lived in one floor plan here, but it's very practical and comfortable. Update post-new management (Equity is the new owner): took away the coffee machine in lobby and didn't bother to mention it to anyone; they can't seem to figure out who's parked where in the garage (which is amazing considering it was all written down somewhere when the building was sold), and had a real struggle setting up the online payment system. And they canned all but one previous staffer. Not a great start overall. We are not likely still stay at the current level of rent they're charging us. I noticed that rents appear to be cheaper for available units than before. Just not impressed by the disorganization with the transition to new ownership. Disappointed by what should have been a popular Bellevue place to call home. I still enjoy the location and general quietness of the building.... On move out...charged us a late fee for not paying rent on time. We were set up on auto debit (so we always made rent on time) and they turned it off before we even moved out! We were so busy with moving at that time that we didn't notice that nothing had been debited from our bank account. Seems really deceptive, and not a good way to treat good tenants. read more

I just moved out of Venn after 14 months in the building. I moved in when it was under different management. I was excited to live in a new building, centrally located. The first few months were reasonable and management was pretty solid. In the recent months things began to fall apart. There simply are too many issues to cover, but should you chose to live at Venn, please be prepared for a mixture of issues and a severe lack of attention to managing them. Truthfully I could not wait for my lease to expire, so I could move on. It's disappointing that my experience was so bad and that I saw a large amount of turnover in a very short period of time. Living here was alright for the first 1 - 1.5 years. Then started having serious problems with neighbors making noise and making the floor shake. Now there are mini tremors at random times throughout the day and well into the night. Sometimes I watch it happen on a seismograph app. The problem is exacerbated by the lockdown, with so many people at home round the clock, and being stuck at home working myself doesn't help. It also doesn't help that the doors all slam if left to their own devices. There seems to be something faulty with the building's construction - I haven't had a problem with a floor shaking since my first apartment over ten years ago (that place was garbage), and this is *by far* the most expensive place I've ever lived in. The staff is very nice and really tries to be helpful but you're really at the mercy of your neighbors here. It's a shame, because this is in many ways a nice building and the location is excellent. I really want to stress that I like the staff here - they are quite possibly the best residence team I've encountered anywhere I've lived. But there's only so much they can do. read more

I have lived here for over three months, and my experience at Venn at Main is great. The public spaces are always kept clean including hallways and gyms. The staff working at Venn at Main are friendly and very helpful. Bobby and Val have helped me a lot. I always see them assisting other residents too. The apartment is pet and family friendly. The management team always have an eye on the residents' community. The apartment is very safe to live, and it's well taken care of. All of the appliances come with my unit are brand new, and it's very quiet during the daytime and night which I love the most about this apartment. The unit comes with lots of storage spaces; it's enough for my roommate and me. I'm pretty happy with this place, and my roommate agrees with me too. read more

The building has always been poorly designed, but the change in property management has contributed to a decline in the resident experience. Given the rent (in excess of $3k for a 1 br apt), I'd expect world class amenities and world class service. The current team seems unable to police irresponsible behavior (smoking indoors and near exists, severe inebriation on the rooftop deck, dog owners not cleaning up after pets), and with an influx of residents who seem to lack comprehension of the basics of good citizenship, it's just getting worse. I'm sure the financial pressure of trying to fill a half-occupied building in downtown Bellevue is intense, but it shouldn't result in a worse resident experience for those of us already living here. Outside of the immediate maintenance staff, who've been routinely excellent, Equity as a company comes across as both greedy and indifferent. The apartments next to me have been under constant construction since a fire in September, and no mitigations for the noise, heat and general discomfort have even been offered. The Equity online experience is horrifyingly poor: 1. The payment portal is so poorly designed residents frequently fat finger a routing number and because it isn't smart enough to validate whether the number is right or not, it will try to make withdrawal from a bank and account that doesn't exist and then tell residents the bank refused the payment, then charge them a $100 late fee. This happens so frequently a number of us were required to provide SIX times the normal deposit. Every bank in the United States is assigned a routing number. That a company as wealthy as Equity can't afford to pay for a modern web site with client-side field validation is ridiculous. 2. If you choose to pay with a credit card (or mix), you're taken to what is simply the worst online and in-person customer experience I've ever witnessed. And opting to pay with a credit card comes with an $80 "convenience" fee. It took six telephone calls to an inept staff in Manila to make one payment. Again, no apologies, no accountability. The building. It's beautiful, the amenities are lovely and my loft is, in general, wonderful. But...there is no central air, which means, if it's warm out (an increasingly common experience in Seattle), there is no circulating air in the units. During the summer, my unit registered above 90 degrees for 55 days, even with a portable air conditioner. No drawers in the kitchen. None. Plenty of cross-unit noise travels through the hollow walls. I don't interact with the new team nearly as much as I did with the original property management folks, so I don't blame them for most of these issues, which are really about corporate attitudes and building design. But that they have no power to even try and address six months of intolerable heat and noise tells you a lot about a company's culture. Lastly, my renewal offer - which didn't contain a word about the poor quality of my experience since September - was an insult. I have lived at Venn for about a year now and initially chose it because of its friendly atmosphere, great employees, lively music-filled atmosphere and amenities such as coffee in the lobby. I couldn't have been happier. It truly felt like home. About a month ago the business was sold and all the employees were changed. The new management doesn't care about us any longer. I will be terminating my lease as soon as possible. I have spoken to quite a few people that will be doing the same. What a shame. read more

First I would like to talk about things which I don't like: - Expensive Utility bills. - The walls are super thin so you can really hear your upstairs neighbor's throughout the day and especially at the night. - People don't cleanup poo after their pets. Since we have a lot of cameras arround the building. I would suggest to take a fee for this. - Everytime when I go out in evening I meet someone smoking right behind the entrance. Also I saw few persons smoking on their balcony on first floor. People are ignoring the "No Smoking" sign. I would prefer to make signs more clear and take a fee for smoking in areas where it's not supposed to happens. I can't believe the issues I have been having since I moved into this building. I moved in less than 3 weeks ago and been have been dealing with issues since day one. I have been complaining about the noise issue since DAY ONE! The walls/ceilings/floor are super thin so I can hear my upstairs neighbor's toddler running around all throughout the day. When I complained about it, they advised the upstairs tenant to get some area rugs to absorb some of the sound. That has not helped at all. Still hear them EVERYDAY. They said worse case scenario, I could move to a different unit. Then they told me I would have to pay for the difference because it was my choice to move. Ummm... excuse me? I would have to move because your building structure sucks! On top of that, I found tiny millipedes in my apartment! So disgusting! So they call out a pest control company. They supposedly sprayed the edges in my apartment. It's been five days now since and I just found 3 more this morning. Absolutely UNACCEPTABLE!!! I would NEVER recommend this place to ANYONE. I just had my worst apartment tour experience today at the Venn with Bobby. I was running 20 minutes late from my last apartment visit which is my fault, but I had called Bobby on the way to check if it was still okay to come, and he said yes. I asked to see studio and one-bedroom apartments and he told me he only has one-bedroom apartments available and no studio was available to show until end of this March, which seems a little absurd for a big apartment building and given that all the other placed nearby had studios to show, I wonder if he was being truthful. He showed me two one-bedroom layouts and said the elevator wasn't available and I followed him to walk up five flights of stairs, he asked me about my budget and where else I was going to see and when I mentioned another building that has a higher price range than my budgeted range, he said "I don't understand you, they are more expensive than us." It is completely my right to decide and I didn't need his judgement. At the end of the tour, he asked if I was going to put down a security deposit today was definitely not the first thing I expected to hear. I would expect a more professional experience and more class for a semi-luxury apartment building at the Venn. read more

My review based on the tour I was given at this property. I liked the overall style of building and apartments. White walls, cold tone floor, kitchen cabinets, everything is a perfect canvas to style for your own taste. Also everything is new. The location is perfect also. After Equity bought this place the prices went down, however don't forget to ask about utilities bill. I guess it seem ok for Bellevue, but it's 3 times more then Redmond area. There are a ton of apartment options in downtown Bellevue that are much more worth you money. I would consider this place to be one of your last options. Why I'm moving out of Venn at Main Apartments: The staff are not very approachable in person and sometimes they are a little rude. On occasion, it takes them a really long time to respond to email as well. The online website that's used to pay rent and request maintenance is terrible and unresponsive. It's impossible to access through mobile as well. When you walk through the halls, you can basically hear everything that's going on in everyone's apartments. People are surprisingly loud here. I haven't heard my next door neighbors very much, aside from their TVs, but I can hear everything that goes on in the apartment above mine - children running around, crying, TV, footstepts, etc. The cost of parking is a little higher than some places in Bellevue, but it's not terrible. There is no visitor parking at all, and that makes it almost impossible to have people over, since street parking is extremely limited, and you're only allowed to park for two hours at a time (if you're even able to find a spot). As most people have mentioned, the cost of utilities are absurd. I spend an unreasonable amount of utlities every month in comparison to people I know that also live downtown. The worst part, is that when I was emailing the leasing agent for more information about the apartment complex, I asked what the average cost of internet, electricity, and water/sewage was, and the average that was given is NOT AT ALL a reflection of how much I spend. When first speaking with the leasing agent about renting a specific unit at the complex, they mentioned the cost of the unit at the specified start date would be a certain amount. I mentioned I would think about it and would get back to them soon. The same day, I went to apply for the unit, and the unit was listed for $200 cheaper than what the leasing agent said. It extremely disappointing, because it seemed like the leasing agent was trying to upsell me. read more

** My original review was supressed by unethical Yelp! I was one of the first tenants at Venn when the building was just about completed. In the beginning, it seemed that would be a good building to reside in but things started to go downhill. First of all the construction designs changed. It appears the developer and investors started to run out of money and became cheap in the process. They turned good design renderings into a cold and sterile hospice. AMENITIES: Building amenities are so-so. Nothing special, just basic rooftop, a small gym (hot, since AC is always screwed up - surprise!), and things that you would expect from any newer building. Actually, buildings in the neighborhood like Park88 have much better amenities and units for similar rents. Plus Park88 building has a warm and homely feeling, unlike Venn that looks cold and unwelcoming. No wonder Park88 has almost no available units and Venn is still struggling to reach 60% capacity even after having been around for two+ years. STAFF: The original management company Avenue 5 was great. They went an extra mile to take care of tenants needs. They treated them like humans, not like a revenue object. Brenda from Avenue 5 was great and would take care of matters and issues right on the spot. But that ship has long sailed and is been replaced by incompetent mercenaries from Equity Residential. Equity Residential is horrible, and I am being polite here. Levi, their community manager is an absolute joke and incompetent at best! Imagine the staff their like communists running a jail. If you think I am joking, just ask the tenants or become one. The staff has this corporate F you attitude, are dull and it appears that they all hate their jobs but are stuck since their incompetence won't get them a decent employment elsewhere. CLEANLINESS: Building seemingly is well kept but the carpets in the hallways are stained and dirty. People leave their trash and other personal items out their doors in the hallways all the time. Management doesn't even bother to fix that. They just send out a reminder email and that's it. Nothing changes. You'll run into bikes, shoes, garbage bags, pizza boxes, door mats, skis, and all types of items in the hallways. PARKING: No visitor parking, period! They always have issues with illegal parking in the tenants' "secured" garage area as well. Break-ins and other petty theft are common. You never know who will be parked at your spot when you get home. This is an ongoing unresolved issue with this building. So beware of that. Very limited EV chargers. If you own an electric vehicle, don't even bother with this building or make other arrangements. The garage management company will issue nonsense parking tickets. It's just a huge pile of manure. Better don't own a car if you plan to live here. UNITS: I can't speak for most of the units but the ones facing the Main Street are almost un-livable, especially during summer times. They get hot, like sauna hot! There is no air circulation in the units. Open the windows and all the dust and road noise is what you will have to deal with. You'll be sweating inside your unit all day long and nights during the summer season. God forbid if someone has a dog upstairs or around, that for sure will become white barking noise. Most units don't even have AC hookups, mine didn't. During summer, I would leave the unit all the time for a few minutes to cool off in the air-conditioned sections of the building. The place literally cooks during the summer season. NOISE: Venn is made out of tin sheets. There is absolutely no soundproofing in the building. Seriously, you will hear everything and everyone. Neighbors above, their dogs and kids, neighbor adjacent to you; all of them will give you a sense of surrounding. Love noise? Well, this is the place for you. I even became familiar with my neighbors' bathroom routines among other things. Don't even bother complaining, the dull and pathetic staff is employed there for god knows what reason!? Someone, please rescue these corporate oppressed zombies already! TAKE AWAY: Venn has a huge tenant turnover which speaks volumes. Almost all of the people I met while at Venn had already moved out of the building before me. There are better options available in the area with similar rents and air-conditioned units. Units at Venn are not air-conditioned nor do they have good air circulation. Consider yourselves warned since summer is around the corner. The building is noisy, has parking issues, break-ins are common, the staff is suicidal and useless. Don't even ask any questions. They are untrained corporate slaves, un-professional, ask anything and watch their deer in the headlights syndrome come in to play. The only plus is the area and accessibility to shops, restaurants, park and the Bellevue downtown area. Venn At Main is pretty on the outside and pretty on the inside. That together with a nice location in Bellevue downtown was what brought me here, but I made the mistake of not researching this place enough. This building has the worst construction of any place I lived in. You can hear every step someone makes at the next apartment, and good luck living here if your neighbors aren't considerate or if they have kids or pets. It feels like you're in a small chamber with someone banging on the outside the whole time, it's really mentally draining. The staffs extent of helping you will be sending a 'friendly reminder', don't count on anything beyond that. They will however be very active when it comes the time to renew your lease. My first lease increase was for $110, when I asked can this be decreased they fought really hard to get my lease down by $10 to just a $100 increase. Now that COVID came and they lowered the prices for all apartments I'm currently overpaying my apartment by $500 dollars. Again I asked for a decrease since there's such a large difference. I got the answer that unfortunately there's nothing they can do about it. I do have to say that they're always nice and respectful, but unfortunately that doesn't do much for my sanity or for my wallet. Recently there have also been problems with break-ins into the building and package theft. TL;DR for a lot of money you'll get people banging on your head the whole time. I will start by saying the staff working here are great. Very friendly and the Maintenance team is always working hard to keep the property clean. This building has terrible sound proofing. I could literally hear my neighbor snoring through the wall at night. I heard my other neighbor sneeze and it sounded like it came from the other room of my apartment. My upstairs neighbor's alarm went off every morning at 5am and it was like my own alarm was going off. Walking down the halls you can hear conversations in each unit you pass as if you're in the room with them. It is actually creepy to know people can hear into your own home so easily. I don't think I had one good night's sleep while living here because of the noise. I couldn't leave soon enough. read more

I have had an exceptional experience living at Venn from the first tour through my first 6 months as a resident. Brenda is the Property Director/Manager and she is wonderful. Brenda is kind and eager to make certain that the residents are thrilled to live at Venn. Lien was my first contact at Venn and she was terrific! She was very patient during my first tour of the property and did an exceptional job helping me to plan my move in. Lien is awesome! Angela is so easy to talk to! She always makes time to say hello and is very engaging. Patty is so nice and helpful and always has a smile on her face. Chris is terrific too; always has time to chat and makes time for the residents. Val is so nice! She is so patient, helpful, and understanding. Val always has a welcoming smile and is super happy. Jake and Hunter handle all of the maintenance issues at Venn. I had mentioned in passing that I was having an issue with my portable A/C unit. On the Friday before Memorial Day they knocked on my door to resolve my issue. Jake and Hunter had acquired some parts I needed to run my A/C unit more efficiently. This was extremely thoughtful! I could not believe they showed up late Friday afternoon to ensure that I had the parts needed to cool down my apartment. This was above and beyond! It was a warm weekend and thanks to Jake and Hunter I was cool and comfortable. Overall I give the property, the experience, and staff a 10/10 A+++ 5-Star Rating. Good staff, nice amenities, awful noise isolation I've been living in a new unit in the apartments since I moved in. The leasing agents are superb. They listen and try to help out on all the issues that happen in the community. The common areas are great. Community Kitchen, common areas and rooftop are amazing. The gym is small, but good enough for a quick workout. My wife and I loved it at the beginning. No complains... until we had neighbors upstairs. Be prepared for loud stomps and thuds to wake you up at night. The quality of the building is awful. I've been listening to stomping, tossing and kids running above us at 3:00 in the morning. I've lived in three different complexes in the region (2 in Bellevue, 1 in Kirkland) and this is by far the noisiest. Management and leasing agents are open to receive your feedback, but unfortunately the building quality is poor, so there's not much they can do. I came in on a day with no scheduled for an Michelle an Leasing manager Was running the entire show by herself and never neglected to show me the upmost hospitality and not only get me into a unit to see it but got me into a unit that was by far the best that anyone that I had seen over the week. Be ready to pay $3000 in utilities/year. Only the sewer bill is $190 this month. Guys be very very careful while renting this place. Everything is good, but the utility (con-service bill). You really don't know what SH** you are signing up for. The management makes you pay some fixed cost associated to sewer bill, which other apartment complexes pay on their own. This one component is close to $150. Be aware. The owner/manager will tell you that every building in Bellevue area is charging back the fixed cost related to sewer to its residents, that's a white lie. Please don't fall for that. I have checked bills of my friends living in Avalon Meydenbauer and Avalon high rise, no one has bills these high (entire conservice bill is between $70-$100). I even showed these bills to the Venn at main management, but they ignored. read more

Venn at Main is the best apartment building in Downtown Bellevue. The location is incredibly convenient and the apartments are beautiful and spacious. We recently moved from Downtown Seattle and Lori was so helpful. She worked with us to ensure we got the floor plan we wanted and made the process of moving seamless. I was skeptical when the building came under new management. I'll be honest - when they first arrived, certain amenities and benefits that we had previously (coffee addict) were neglected. The staff were extremely friendly and nice UNTIL you sign the lease and pay. The were not responsive to emails and their attitude made me feel like "I don't care about you anymore since you paid already." I feel this is a common situation, at least based on my experience with other similar type of apartments. If you ask questions by email, you will have to wait for a long while until they get back to you, and they automatically skip/ignore the questions they don't want to answer. Venn has a lot of hidden fee as well. You have to pay $20 registration fees for a system in order to receive your package. You will be forced to sign up for it. Update: it has been a few months now since living here. My personal water bill is only $7, but since we have to pay for the common area electricity and sewer the bill ended up to be $90+.... note that this does not include your own electricity. One day I woke up realizing the owner of Venn sold the entire apartment building to Equity Apartments. The new management team made some unpleasant changes. For example, they removed the nice coffee machine we used to have in the common area. They also shorten the office hour so now I have to wait until 12pm on Sunday in order to talk to them and fix issues. The payment portal they use only tells you how much your balance (including utilities) is with no breakdown so you don't know what you are actually paying for. Finally, they are short-handed. One day I waited for 45mins at the counter in until a person is available. read more

I've been living at The Venn since January and I couldn't be happier the staff have been so very helpful. If you're looking for a new apartment in Bellevue I would highly recommend looking at the Venn. Im in a one bedroom and it's the perfect size for me. The amenities available for tenants are great they have a designated yoga studio, gym with the latest equipment, several common areas with great bells and whistles, they have a dog run and even a dog wash room. Bobby, Jennifer and Val are always great and ready to help and answer any questions. read more
