Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone

Before choosing AvenueOne, I had conversations with 3-4 other companies and asked similar questions to calibrate my expectations and have a comparative view of options. AvenueOne emerged as the winner for me, and specifically, Julie was influential in my decision. She is a great person to work with, reasonable, timely in her communications, and quite experienced in this field. Secondly, Monique was responsible for handling tenant screening and lease management, etc. Brianna is the person actually handling day-to-day operations as my property manager. She is a gem, if you can believe it. She is really understanding and hardworking. Anytime I had something on my mind, dropping a message or email, she was there for me. Lastly, I also had online conversations (via email) with Kathy for portal-related and payment-related questions. Overall, I am highly satisfied with the AvenueOne experience over the last two years. Here are some points I want to highlight about AvenueOne: Responsiveness: The company's response times to maintenance requests and inquiries are generally quite satisfactory. They make an effort to address concerns within a reasonable timeframe, which is appreciated on my end. And this is not only for me as a landlord but also from the tenant's point of view; I can see the same level of responsiveness. Communication Quality: The folks at AvenueOne maintain decent communication with both tenants and landlords through regular updates and reminders. For instance, I receive updates about quarterly audits at the house, along with a detailed report with pictures showing potential issues. Overall, I was mostly happy with the quality of communication. Maintenance and Repairs: For cases where a tenant raises a ticket, AvenueOne has been on top of those tickets and confirms with the tenant. I was also notified about raised issues, and for urgent matters, they immediately jumped on the solution. For others, generally, I was pulled in and asked for approval. I've had mostly positive experiences with the company's maintenance and repair team. I also had a case where the tenant was a bit unreasonable, but to be fair, Brianna, my property manager, did a great job reflecting my opinion and setting reasonable expectations with the tenant, effectively balancing the needs of the tenants with the long-term financial health of the landlord. Property Upkeep: My understanding is that the properties managed by this company are usually well-maintained. They send periodic audit reports about the health of the property, with varying levels of urgency, e.g., things to keep in mind for future maintenance vs. more urgent fixes needed. Each item in the audit report is generally accompanied by pictures. Rent Collection: The rent collection process is generally convenient, mostly automated for the landlord. Each month, you also get a report on the breakdown of costs, if any. Tenant Screening: The company's tenant screening process appears to be decent, which helps maintain a sense of security and community among residents. Their attention to this aspect is appreciated. Lease Management: So far, I have only had the experience of lease renewal and not termination or move-outs yet. But overall, it was thoroughly documented, and it was an easy process, all done via DocuSign. Online Portal or App: The company's online portal and mobile app are convenient tools that simplify various processes. I appreciate the portal a lot. Value for Money: Considering the services provided, the management fees charged by the company are reasonable. Overall Satisfaction: Overall, I've had a great experience with AvenueOne. The company is run by great people, all doing their best to reflect the landlord's best interest while being sensitive to tenant needs as well.

This is all verifiable th This house is expensive.. so expensive I am embarrassed to say it here. It came with so many wonderful amenities.. until it turned out that it didn't. A huge modern TV in the basement! I guess that helps make the price worth it! Except the TV is from 2010, cant load any modern streaming services and is basically huge e-waste. (Don't feature it in the add for the house.. ). Its trivial, but our old 2015 TV was giving us some headaches due to its age, so seeing this in the add was like "ah! Perfect for us!" But. hilariously the huge TV doesn't work unless you hook it up to a laptop with an HDMI cable across the room. Don''t believe me? Look up Sharp Aquos Quattron. See if it hooks up to even Amazon Prime Video (spoiler alert, it doesn't). (Oh and it turns out Netflix stopped supporting this machine many years ago). The hoops we had to jump through to secure this house! Way too hard. Its almost as if they are justifying their service by putting people through the wringer.. we could have cared for this house ourselves and done just as good of a job if not better.. but they justify their enormous costs basically by making people go through SO MUCH effort. It's starting to feel like a grift/cash grab. That being said there are positives. Kathy is kind and responsive (was). The recruiter who we contacted was just wonderful. So it's not the people we deal with, it's the actual process, hoops and the rug pull we are currently feeling. We arrived after an arduous move, very long and serious to find our trash so full and heavy that the garbage men rejected it due to its weight.(400 pounds?). this is after my wife and I both pushed and pulled it up the hill to the street, injuring ourselves in the process. So now we are saddled with this super heavy trash and nowhere to take it and no where to put OUR trash.. We PAY for our trash services... so.. ? Find a house that is being rented by the owner and just do a good job caring for the home. You will save yourselves THOUSANDS of dollars, a myriad of hoops, headaches and effort. Plus they force you into a 24 month lease.. and now I know why.. because people would leave in droves. So that's some more good advice, if they force you to do a long term lease, that is a big red flag. Also, we have rented sight unseen in the past. No problem. Why? Because those owners were confident the house was fine. If they DONT allow sight unseen.. what does that tell you? Something is wrong.. or they are hiding flaws that they want you to walk by without noticing so they can sign their 80 page move in documents. More good advice, ask about sight unseen (even if you don't intend on doing that and see what the response is). They reach out 3 times to verify we set up utilities (a month after we already did that) almost as if to justify the existence of the utility manager.. but the internet, the one and only utility besides electric we need to work for our jobs.. that doesn't count, no assistance or advice there, just figure it out.. but if you pick the wrong services you are in for another headache. Just make sure you pick the same service that the house had before .. or you are in for more delays, headaches and stress. The home is quite lovely as is the yard but far from worth this cost (the cost includes pain, stress and anger) ... and there were some issues moving in, the drawers and cupboards were grimy and we had to clean it all with a scraper. Yuck. a couple bad electrical outlets (which we haven't even mentioned yet, one issues at a time, we are not trying to inundate them).. wiggly and loose thick glass shower and bathroom doors (all of which look brand new and never tested but sure do look nice. Pooling water on the floor after a shower creating a mold stain. We created tickets in the portal, but they are now showing closed and resolved! (They are NOT resolved). Its just for the money we pay, you would think the things that were part of the draw, (like the TV) would work and not just be more work for us.. heck for this money even be set up for us on our arrival! But no.. we are saddled with a big (70 inch) hunk of junk. If I owned this company I would make it right by purchasing us a TV that actually works with the modern streaming services (not some ancient xFinity Vudu nonsense). Last but not lease.. the faucet. We come home.. burnt from moving, start our first dishes and it squirts right in our faces! LOL.. its hilarious..until its not. except nobody seems interested in fixing it.. or if they are we are not in the loop. I jammed my thumb up into the faucet so now at least it sprays in other directions than directly at our bodies. Maybe waiting for parts? Maybe they should tell us that. . This post is from 2023 . but somehow just showing up now, you should hear about the MOVE OUT PROCESS. It was even worse.. AVOID THIS BUSINESS AT ALL COSTS.

His 15+ years of experience in renting homes and property management showed as he was able to bring the right people/service providers in quickly (and economically) to get the house ready. I have a beautiful contemporary home that is 5 years old, in perfect condition in an upscale neighborhood. The property manager was incompetent. Over Labor Day weekend she informed me she found tenants and now I have 2 days to find a moving company and move my 3-story, 4000+sqft house (and garage) or I would be forced to pay the entire rental agreement since LG found me tenants. I told her that is impossible; she didn't care. Realistically, I needed maybe 5 days to move a huge house, get cleaners in, change utilities, tie up loose ends etc. But she didn't want the tenants to pay penalties if they couldn't be out of their home by Friday which gave me a 2-day window (Tues & Wed) since it was a long weekend. Thurs for the cleaners who worked all day. Most moving companies told me they didn't have availability so quickly and moving such a large house could not be done in 2 days I ended up finding a company and paid over $16,000 for 3 teams to work overtime to empty my house in 2 days. When I told her how much it cost, her response was "Oh". After doing all the things she told me I needed to do (like updating the landscaping, laying new grass; which didn't need to be done), the movers, handyman to caulk nail holes since I had no time to do them, heating/AC vendor to service a heater that was in perfect condition; it cost me over $40,000 to move out of my house for it to be rented. She told me I needed to have a reserve of $500,000. She said "it's the same for everybody". I spoke with their accounting dept who told me no, the reserve amt is only $500. They said they would talk to her. She was ruthless and self serving and certainly never once advocated on my behalf. I strongly do not recommend this company to rent your home.
