I've been a member for over 10 years. We joined when it was privately owned by two sisters. About a year later, they went out of business and CRA purchased the campground and let the old members continue. We used it a lot the first couple years we had it. Then, there were the two big fires, and the second one took out a lot of the campground. We never seemed to get back into it when it reopened. Recently, we were asked to come in to get photo IDs. I knew we would have to sit through a new sales pitch, but we didn't mind. The campground looks the best it ever has. They have done a tremendous amount of work on the place. Love the park. It's clean and the cabins are well-maintained. The problem is getting a reservation, even with a membership. They are never available when I am off as a teacher. Super frustrating. Would not buy this membership again if I had known this. They say you can book reservations 60 days in advance, but I have repeatedly called 60 days in advance right when they first open and there are no spots left. This is because they offer additional perks to pay more and reserve spots more than 60 days ahead of time. Something I have paid $$$ for should not be this restricted. Was at KQ for Thanksgiving week. The staff was awesome, very friendly, informative and helpful. All facilities were clean and well maintained. There was plenty for the kids to do, plenty of places to explore. The onsite store has a little bit of everything. When some parts to my trailer hitch went missing, the facilities guys were great, helping me with a fix. Be forewarned, wood fires are NOT allowed (So Cal drought, too much wildfire danger). We canceled our New Year's reservations at another camping resort, opting to stay at KQ for that week instead. Thanks for a great family experience KQ. read more

There are so many activities for everyone from mini golf, tennis, basketball, baseball field, horseshoe pits, swimming pool, jacuzzi, kids club and clubhouse with excellent food. We purchased a travel trailer and through DD RV got a free trip. We had to commit to a tour and were promised some goodies , no purchase necessary. They sell memberships. Brad is really cool. He was straight with us, but financially we couldn't. Later down the line we will, it is worth it for the quality of the grounds and other options. Pretty sure he figured we weren't ready. The place is beautifully magical. The sunsets, the wolves howling and the air! My heart breathes. Lots of activities for families and adults. Orfila wine tasting. Yummy!! Games for the kids, year round heated pool and more. Steak dinner $10, heck yes! The olde town is classic and friendly. If we could have we would, but one day we will. It's worth it. Overall, there will be just the moochers who stay for free and not consider being members and there will be those who will become members. The gas voucher is time consuming as you can only go to shell and the tablet is alright. Other than that, you will get suckered in with goods, but want more with the experience. read more

Worst timeshare experience with this place. They put 95% into high pressure sales and then kick you you to the curb once they've got you locked in. DON'T WASTE YOUR MONEY FOLKS!! These bad reviews are silly. It is a time share place but they offer a lot of fun for the kids. We ended up buying the time share and will update later. We went there this Easter weekend and had a blast. First time trip in our motorhome and one of the guests helped us with everything. The staff was extremely friendly. STAY AWAY!!! If you are not planning on buying a membership for $10,000, then don't even bother because they will try to get you out as fast as they can. This was our experience: We were told that we were going to be in a cabin for the stay and upon arrival, were told that there was a bee hive in the cabin we were assigned to. Understandable that it was not a good idea for us to be in there. But, we were moved into a small trailer that was not really made for 5 people and it was quite run down. We soon found out that there were plenty of other cabins that they could have placed us in that would not have required us to move and they remained vacant our entire 4 night stay. Not a very good first impression. Then, after our friends argued with the manager to get us into a cabin, we were moved on the next day. Once in the cabin, which was not too bad, we walked around the grounds and they were rustic as expected but some of the features like the mini golf were a bit too "rustic". We had our meeting with Michael (The sales guy) about possibly becoming members and were interested. Unfortunately, with everything that we were going through in our lives, it was just not affordable ($10,000). Immediately after Michael got the feeling that we were not going to become members, he tossed the paper in front of us for us to sign and got up and couldn't get us out fast enough. It was amazing to me that someone who is looking to sell a membership would be so nice and then in an instant be so offensively rude. The shame in all of this is that I have 2 different family members with large RVs that could absolutely have afforded to become members and would have definitely enjoyed it, but because of Michael's disrespect, he and Colorado River Adventures have lost 2 additional possibilities. We would have considered returning in the near future to see about becoming members (even without all of the "promotional incentives"), but not after that experience. read more

we showed up at our cabin and an exterminator was there. Upon seeing our dog, he said that he would not put rat poison around our cabin. My parents are members and got us checked in because they had to leave due to a family emergency. They tried to put the reservations in our name, but CRA would not work with them. Later they found out as platnum members, item 12 CRA contract addendum states: free wk/yr life of original owner. If member cannot use the week it may be transferred and GIVEN to immediate family members...Needless to say we were shocked when a Sheriff showed up at our cabin pounding on the door with management. We were told we had violated the "rules" and were trespassing, and must leave immediately! I tried to reason with them, but it was of no use. I even offered to pay for my parent's "free" week so we could remain there. They didn't care, even though the facility was half empty during the middle of the week, we had to LEAVE NOW!!! I told the Sheriff my wife had cancer and he said, "what kind of cancer?" She really does have cancer, but that only bought us a few minutes to throw our food, belongings, and dog into the car and be escorted out!!! I never want to come to this place again and do not recommend it to anyone!!! They had patriotic flags everywhere after the 4th of July, but they sureas hell did not even make us feel like we were Americans let alone human beings!!!!! Jon H. read more

Every time I call I get asked if i wanted to speak to an operator but no operator straight to voicemail. I left a voicemail and still no return calls. But when I changed my mind and decided not to listen to the sales, the high pressure tactics began. "Why would you call here and waste my time? Can't you see I'm trying to help you? Spent last weekend at the resort. What a miserable experience that was. The space for the RV was so small that I could knock on the RV next to us from the picnic table. Had to endure a sales pitch before leaving and when I asked the salesman if all the spaces were that small, he would not answer my question. When we didn't express an interest in signing up, according to him, they are in a boom of having people sign up for the membership, he was rude and shuffled us out of the meeting. Granted, I understand he gets paid commission and it was obvious that we weren't excited about signing up, but he could have been more polite. I go RVing to get away from people, not be within an arm's reach of others. Plus, other people at the park were so inconsiderate of us that we were awakened late at night by their noise. Even though we have 20 free days left, I won't go back. I don't care what kind of amenities they offer, if I can't get a good night's sleep, I'm just not interested. Walking back after the meeting, there was a lot of dog poop on the roads. Just tired of being around loud and obnoxious people who drink too much. read more

Bought a motorhome, and was offered a free year at KQ Ranch. The only hitch, we had to listen to a sales pitch. We had stayed at the park previously as quests of friends, and we loved it. However, we had no intention of purchasing a membership. In fact, my husband had told me to let him do all the talking, because he had "no problem saying 'no'! Well, our Sales Rep, Michael Barnes, did a very good job, and we are now proud owners of a membership. I texted Michael with two reservation requests, and within 1\2 day, we had confirmed reservations. Both reservations are within this next month. I will update you with our experience. In the meantime, thank you Michael! By the way, this is Rick's wife writing. UPDATE... Well, we had our first visit to KQ Ranch last weekend with our kids and our grandkids. What an exhausting weekend. We were there Thursday through Sunday. There were so many things to do that we were occupied the whole time. Where to begin... Found KQ ranch through a Google search for a campground in Julian. Stumbled across the KQ Ranch web site and thought it looked nice. Called to make a reservation for Labor Day weekend. Was offered a free stay if we attended a 90 minute presentation. I asked the person on the phone if there was an option to pay the nightly rate and not attend the presentation and was told no. Not a big deal. I agreed to the presentation and explained to the gentleman on the phone that I have 3 kids including a 3 month old and my wife would not be able to attend the presentation, he said no problem as long as one of us attended the presentation we would be okay. We were planning on camping with friends and I asked if we can get side by side camp sites, once again he said no problem. This was 5 months prior to our Labor Day arrival. During the months leading up to our trip I received calls from a 928 phone number almost daily. They wouldn't leave messages just keep calling until I answered. I answered the call one day and it was someone confirming our reservation. I said yes we will be there and once again confirmed my wife will not be able to attend the presentation and we would like side by side sites, each time they said no problem. About two weeks prior to our arrival I was still getting daily calls to "confirm" I finally told them this was getting ridiculous and to stop calling me. They said that since it's a holiday weekend they wanted to make sure we were coming since it's a high demand weekend. I get it. I told them to make sure this is the last call and that I would be there for sure. They said that would be the last call. The day of our arrival we traveled 3 hours to KQ ranch. Upon arrival we waited in a line for almost 45 minutes to get into the park. They had two ladies at the check in desk checking in people while other staff members sat around in golf carts watching the line grow longer and longer. We signed a document upon arrival stating that we will be charged $50 per night if we miss the presentation, fair enough. When we pulled up to the check in desk I mentioned that we had friends about 40 minutes behind us and wanted to make sure they got a site by us. We were told that they cannot do that since its first come first serve. I explained my several conversations with the sales folks and they smugly replied "we can't do that." Upon entering the campground we immediately noticed how dated everything was including the run down miniature golf course to the pathetic playground for the children. They have a small "playground" for little ones that consists of Little Tikes plastic play sets that looks like they have been out there for years. The sites are stacked on top of each other and most are very small with little to no privacy. We figured it was someplace new so we would make the best of it. Sunday morning (today) we head to the sales office to attend our 90 minute presentation at 9am. We get there (minus the wife) and we were instructed that it's mandatory spouses attend the presentation. I explained to the lady in the office that I informed them several times that my wife would not be attending and they said it wouldn't be an issues. She claims it's a rule. I also explained that I have three children (6, 3, and 3 months) and we have nobody to watch the children while we are on the tour. She looks at me and says we can leave the kids in the "kids room" which is an empty room with a table and coloring books. I let her know I would not be leaving my kids unattended or with a complete stranger. I said I will gladly pay the $50 per the form I filled out and we will skip the presentation. She then tells me that we have to leave the property if we don't make the presentation. I asked her where it says that and she rudely tells me it is not a written rule it's just "their rule." We go back and forth and finally asked for a copy of the form we filled out. She was hesitant on giving us a copy, after mentioning that my lawyer wanted to see the form she replies "that's fine, we have two lawyers and they always win." Apparently I'm not the only person who has been asked to leave and seeked some legal advice. Reluctantly, she provided us a copy of the form. I pointed out that nowhere on the form does it say we have to leave the property if we don't attend the presentation it only states we have to pay $50/night. She again told me it's a rule, but not a written rule. So now we are packing up a day early. If you hear about Colorado River Adventures or CRA please run as fast as you can. Do not stay at one of their locations. It's a bait & switch deal. You are told whatever you want on the phone and when you get to a CRA campground you are told the exact opposite from what they told you on the phone. Do yourself and fellow campers a favor and spread the word that Colorado River Adventures and KQ Ranch is a complete sham! I would give 0 stars if it was an option. read more

Another wonderful stay at KQ. Hubby and I went with our little dog. We have a membership and stated in a cabin, for the first time. We stayed in 126A, which is a pet-friendly cabin. I was actually surprised how cute it was and all that's provided. From silverware, dishes, glasses to strainers, cutting boards, to measuring cups - you could cook anything you wanted with what's provided. The cabin was very clean upon arrival and the staff had already turned the heater on for us, so it was nice and toasty inside. The only thing we had to bring were towels, linens and pillows. Safe sliding doors at entry. Loved the privacy we had, also - at east side of park with nothing but wilderness behind us. We saw 8 deer cruising through our camp at around 6 pm one night we were there the staff is super friendly and the manager accommodated us by icing is a gallon of water when we had gone to the store but realized it was already closed. We absolutely love this place. I've read about the "killer dogs" running around in other posts here in Yelp, but I've never seen or heard them the many times I've stayed there. read more

This company offered free accomodations for visiting, to hear about their presentation and staying there in the future. After several phone calls back and forth, confirming we certainly would come and receiving a confirmation letter. We got lost on our way there, and called the company only to get voicemail. I am rating it one star just so that I can write a review. I am livid right now! The phrase 'too good to be true' couldn't be truer! I was invited to spend the weekend so that I could enjoy Resort camping and hopefully become a member. During my invite call, I said I camp with a large family and was concerned about limitations - I was assured my large family and I would be fully accommodated. When I called to confirm dates, again I was assured KQ would accommodate my family. Here I am (literally standing on their site) and I get a call from their manager stating I could not have the amount of people stay! I am getting ready to pack our car again...lawsuit? After a nice presentation that promised so many wonderful things, we signed up for the membership. We signed up at KQ ranch which is their best resort. We visited three others, two in Arizona and one up near Lake Tahoe, all dumps. KQ is very nice, if you have your own RV, if you happen to lease a cabin, that is something else. They give you a nice cabin the first time you go there and after that they put you in miserable little trailers, even though the cabins are available. The people that work at KQ are truly the best, but the reservation office is not. I refuse to pay my yearly dues and want to get out of the contract but good luck. These people are impostors, after paying over $9,000 out front, and $459 a year, they will continue milk you even when you want nothing to do with them. Very rude! read more

We have always loved KQ Ranch, but a year or two after purchasing our membership, management changed hands and it has become less of a "this is your home" place and more of a "follow the rules or else" place. Don't get me wrong . . . I don't mind rules (10 mph in the campground, quiet time beginning at 10 pm, etc.), but when we first started going our kids loved to bomb down the hill on their bikes with their dog running after them. Our dog is extremely well-behaved, follows voice and hand commands, we are diligent about picking up after him, etc. The first time we went to KQ after new management took over, our kids were biking around the campground when they were confronted about their dog being off leash and spoken to very harshly. Mind you, our dog had gotten a heel command from our older boy and was sitting quietly and calmly at his side. Sadly, they no longer go bombing down the hill. Another time, I took our dog for a walk on the campgrounds; I enjoy walking very early in the morning and getting to the back of the campground in time to see the sunrise. On this particular morning it was cooold and no one was out. I was walking quietly down the road with the dog walking just in front of me when all of a sudden one of the campground harassers (read: workers) came up and told me my dog must be on leash. I told him that there was no one out and my dog is staying right next to me. He just said it is a rule. So I walked through the trees and was walking well off the beaten path. Well, he goes zipping down and around the bend and up the curvy dirt road (so much for the 10mph rule) quick as you please to yell at me. Heck . . . he was more of a disturbance to sleeping campers than my dog, who was not a disturbance at all. They made a fenced dog park, but it is always damp, dark and depressing, and heaven help you if you are seen unsnapping the leash just outside the gate. Shortly after going in our dog always wants to get out (so do we). We are planning a trip to KQ very soon and I am already stressing out about the whole dog situation. We haven't been in a while so it will be interesting to see if the workers have relaxed a little or if they're still stomping around the campground looking for rule-breakers. We also had a very different experience here we arrived here for our free 2 night stay everyone was nice a the gate they put us way in the back towards storage which was fine more space it seem and full hook ups as some of the sites don't have that! Even tho the dog park was right in front of us wasnt to bad didnt really hear to much of the dogs. The staff was really nice considering i read the reviews before coming and said the staff was like wild rude pack of animals and where nothing but a bunch hillbillies that stock your Campsite with the golf carts but we didn't have that issue at all the reason why two stars was because the sales pitch was great I was even was going to buy the the membership until my husband asked a few question and the old man that finalizing the financial part came and had a very bad attitude towards my husband when he was asking questions he didn't like it at all seemed LIKE it bug him he even was asking any questions he seem really bug by it, all my husband ask was what the difference between this resort and the others he got really pissed off with my husband on that question mind you he had attitude before he even walked up to us you could see it in his face let's just say he was not a fan of any questions he basically just wanted us to buy and don't ask any questions it was like you're putting his resort down by asking questions which is stupid because you wanna make a good pitch to keep people there and wanting to buy a membership not get all angry because your asking questions he basically said this is best place either buy it or Leave then he proceeded to tell the woman that was helping us to have them sign the decline and get them out of here right in front of her faces what a jerk he so lucky my husband didn't go off on his old butt. Beacuse of his rudeness we sure did decline and got our free gifts I just in shock at what just had happen, we there like 90 mins maybe longer and I was about to just put the money down cause the sale associate did her job and I was sold! I'm not the type to usually post reviews but my experience was so bad let me explain. I entered a raffle at camping world and I get a call from this place claiming I won 20 days free camping 200$ gas card and a tablet. It was absolutely a gaint waste of my time I drove up there to see the place a claim the prize. The entire time they tried to sell me extended membership for a crazy amount of money. Now to the prize they gave me a tablet that is literally 8 years old and can't even load a utube video. To the gas card you have exactly 240 days from the issue date to send in a gas receipt that has to be at least 60 days apart for a max of 50$ each. So in order to get the card u have to get at least 50$ every 60 days on the dot to get the rebate. Such a scam. I feel very angry about the whole Situation and wish they never called in the first place. To answer your guys questions I will not be using the 20 days free camping read more
