There is no security here hasn't been in several months I spoke with the person that I rent from and they let me know that KRJ assured them months ago that would be security but there is not but for some reason they seem to have a way to enforce towing vehicles without any type of warning or communication which is what they used to do in the past it is kind of funny how they find time to find vehicle to tow it cost tennis and owners money and headaches however they do not have the time to at the very least send you any type of emails regarding maintenance. But it's the owner's aggressive and accusatory replies that's a worry. In one complaint the owner of this company told the reviewer the he's prepared to have an adult conversation, does that imply that the reviewer is not? That scared me a bit, what are these people capable of? Calling them is a nightmare, don't let the friendly rhyme with which the answer the phone fool you! They do not follow up any queries, there's no orientation of virtual tour of how their portal works or how they management process works, it's hit and miss for newbies. Our complex look old and rundown, no effort is put into the upkeep of the common areas. KRJ, since it was sold, has gone from fabulous to dreadful. The company states KRJ Cares but they really don't. They might bank our association dues but that's about it. All the long time owners are upset! The landscapers recently massacred our gorgeous trees because there was no supervision from an arborist. The renters don't care about the property and do not get fined for breaking the rules. There is dog shit everywhere! KRJ and the Board need to LISTEN to the long time owners and take action to fix all outstanding issues. Incompetent doesn't even begin to describe KRJ Management. Their policies for parking are ridiculous at best. Then when you try to get a parking permit for one of their properties, they are only open from 8a-5p. So if you work I guess you're out of luck, or you can just take vacation time. The first time I was there, a woman was complaining that her front door was broken to the point where it doesn't close. This problem had been persisting for three weeks. Instead realizing she had a right to be angry due to their negligence, they call the police on her. Real class act here. In another life I will work in property management, because obviously there are no qualifications for doing so and you can be a complete asshole while doing it. Seller beware when you go to sell a property that requires a resale certificate, KRJ already charges $250.00 which is high. It recently went from $150 to $250. Most real estate contracts require the resale certificate within 5 days. So what does this company do? They charge an extra $50.00 to get the documents in 5 days. If you pay the $250.00 it comes within ten days and most contracts will require 5-7 days. Then if you select standard processing for $250.00 a pop up box comes up and says that if you change and need to upgrade to a rush after you place your order it will $50.00 plus an additional $25.00 and you will pay $325.00. This is literally an electronic document sent to your email, simple. And you will also pay a $5.00 credit card processing fee. I just paid $305.00 to obtain a resale certificate to sell my property. read more

KRJ is managing The Courtyard of Three Fountain and neglecting the maintenance very badly this property has a very privilige location but it will loose value because it looks like a lump The floors have never been washed with water pressure, the upper floor are hardly clean, the stair are black because they are never been wash and you can see pet pee on it. The machinery are old and very noise. The mail boxes are getting black because mold, all the concrete and floors are black because the dirty cummulated. BJ has been managing our property for 17 years, the community I live is located in Kirby Drive and Richmond Ave, I have nothing but great things to say, not only she answers concerns in a timely manner but also the entire management company is customer oriented and very professional, I communicated with them mostly by email as I had a tight scheduled. My experience was quiet simple, if you follow guidelines and standards you get answers and results. Tina Miller is the person in charge of the property where I live and she is a very dry and none apologetic to the situation that happened today at the club house rental. Not only did she tell me to "back off" but then hung up on me!! How professional! One of the toilet had human feces and the other one overflowed all over the floor and sewage water came up from the drain in the kitchen area. Not only that but the kitchen drain smells like old eggs and still has not been fix. I doubt that they even call the plumber for anything. I wish that I could give KRJ zero stars. Karla Boulous manages the property where my family lives, and she and KRJ are completely unresponsive to requests from residents. She has known for two months that an exterior door does not lock, meaning anyone can walk in off the street, yet the issue still has not been fixed. She has made no effort to see if the problem has been resolved herself; she did not follow up in person, and the issue still has not been resolved. She became belligerent and combative over the phone, refusing to accept responsibility for the problem. My team unfortunately had to hire JH Quality as a requirement of KRJ, and I've never dealt with a business owner like Jack Higginbotham. I had to pay up front for the materials back in January and have yet to have any movement on repairs (and it's mid-April for a WINDOW repair?!). He has yelled at me and my colleagues who have contacted his office and was angry for continuously bothering him for updates. He's argued that his years of experience has proven that he doesn't need to walk his clients through the scope of work and provide constant updates to someone who doesn't know anything about the remodel process (Yes...one of those). VERY rude and unprofessional and highly advise other project managers/investors to find other Houston contractors than JH. read more

KRJ has managed our property for a number of years and we are satisfied with the service. They are certainly not the most expensive around and basically you get what you pay for. Being a property manager is a thankless job--imagine if you had to answer to all of the whiny old bags and property know it alls who call over every slight issue. "The lawn man blew dust on my car, there is a spider outside my door "etc.......and you have to answer to 200 plus people--not just a condo board. We have had major projects and everyone has been responsive and easy to deal with. Yes, they could use more staff to answer phones and return phone calls more promptly but then the fees would go up. I usually don't write reviews and waste my time but KRJ management employs some rude property managers. I did not have any problems with KRJ management (mainly because I havent had issues with my property) until I tried applying for a parking pass. It took over a month (close to 2 months) to get my parking pass and in the mean time holly hall townhomes security has given me parking tickets for the days I did not have the parking pass. I understand miscommunication can happen BUT I do not appreciate the property manager's attitude and putting the blame on the tenant that has done his/her part. Not to mention that they already cashed my parking fees. I will be careful in selecting property for purchase that is managed by KRJ management. read more

If I can rate it a 0, I would totally do it. The most irresponsible and useless management company I have ever encountered. It seems that the monthly HOA fees are paid to the pigs, except that I can harvest the pigs when they grow up. When there's a problem happened to the condo, I called the company. I was transferred numerous times and it seemed that the staffs weren't so sure which community they were responsible for. After telling same stories for so many times, I was on hold for another 20-30 minutes. Eventually they didn't want to do anything about it, and nothing could be done on their end. I don't really know why the company hired so many people to browse the internet and to eat donuts, but hey, it's none of my business. All I know is that I live in a community managed by them. I've recently discovered that KRJ Management is the registered agent for our HOA which I find very disturbing. I have been reviewing the corp docs on the Sec. of States corporations database and find some of the documents and timing suspicious. KRJ does a poor job of maintaining our property and uses unskilled and poorly-trained contractors to do the work. Worst is how their negligence leaves us open to liabilities. Ellen Glass is the "manager" for my property but all she manages to do is avoid phone calls or provide any help. KRJ hides behind their lengthy set of archaic bylaws that do nothing except protect their shady and disrespectful contractors. Stop reciting the bylaws every time I have a problem!!! There are several unaddressed problems on my property and anytime the residents question it KRJ turns it around on us. It's never their problem! This is the WORST management company in Houston. My HOA was with them when I first bought my condo and then left due to poor performance. The new HOA board members went BACK to them and have some sort of affiliation with Collins Oakley that seems shady. Since going back to KRJ we were promised numerous updates to the property and better management. The property looks worse than it did under a different company and nothing that was promised has been done. Dealing with Collins is a nightmare. He is rude, condescending and does not follow through with requests. He also finds a way to make things that should be covered under the HOA not eligible therefore putting the expense on the homeowner. Their accounting system is horrible, they try to charge you late fees when you pay on time. They "Waive" the fees then they magically appear again. I have dealt with KRJ Management as a HOA board member for at least 10 years. Other management companies I have worked with cannot match KRJ Management. I read the complaints and can tell you that your frustrations are with your HOA board. KRJ can only do what the HOA board authorizes them to do. If the board is pinching pennies you will see it in poor services. Blame your HOA board, not KRJ. If you want things handled differently, get active, run for a HOA board seat and make changes. read more

my name is john chandler, I lived at The Irvington for over 10 years. In the early years I got onto the HOA board. The complex had no high speed internet at all. I managed to convince the board to switch providers, but while on the board I noticed when voting it was biased. There was a buddy system and if you knew people they would bend the rules. For the most part the units are owned by old people. I do not recommend this place for a young person simply because its run like a retirement home. The landscaping used to be top notch but has gone downhill. Lastly, there is a serious dilemma with the security cameras. Believe it or not, a person who rents a unit has complete control of the security camera, meaning they can logon and watch video 24/7, I firmly believe this is a serious conflict of interest. How can one person who lives there have access to the video feeds, sad part nothing gets done when an incident arises. My friend was beaten about a year ago and when he approached the board for video footage they claimed there was an outage. They really should hire a 3rd party to manage it. I am glad I finally sold my unit and got out. When I was the people on the board were rude and arrogant and not understanding of the situation. read more
