The inn itself is a charming historic home in downtown Tucson. The neighborhood felt quiet, and was a convenient location for exploring the area. We stayed in the Pennington Room, which was comfortable overall, and there were several aspects of the property we genuinely enjoyed. Unfortunately, our check-in experience overshadowed the rest of our stay. We booked and prepaid our reservation through Priceline, which is a common booking method for travelers. Before our trip (July 1-5), I called the inn on June 20 to confirm our reservation, let them know we would be arriving late, and request a breakfast basket for the following morning since we planned to sleep in. They confirmed everything, including our reservation, breakfast request, and even provided our door codes. When we arrived that evening, we were locked out. I called the owner, who answered, but told me Priceline had canceled our reservation. The next 45 minutes to an hour consisted of multiple phone calls, requests for my payment information, and confusion over whether we even had a room. Eventually, after speaking with the manager, they acknowledged the issue was on their end and let us into our room. After traveling all day in the Arizona summer heat, it was frustrating to arrive at a room that had not been prepared for our arrival. The air conditioning had not been turned on, the room was extremely warm, and the sheets had black streaks on them that looked like ink marks. The breakfast basket we had requested in advance was also missing. The following morning, I contacted Priceline directly. They confirmed my reservation had never been canceled and that everything was correct on their end. Later, the explanation from the inn changed from "Priceline canceled your reservation" to "Priceline provided us with an invalid virtual payment card." Regardless of where the payment issue originated, it was concerning that we were repeatedly asked about payment after already prepaying, and I wanted written confirmation that we would not be charged a second time at checkout. Thankfully, the inn did provide that reassurance, and we did not experience any additional billing issues. My impression is that the property struggles with third-party bookings. If you plan to stay here, I would recommend booking directly through the inn rather than through a travel site to hopefully avoid a similar experience. Once the check-in issues were resolved, our stay was generally peaceful. However, the staff continued bringing up the reservation problem during breakfast each morning and repeatedly told us they wanted to treat us like "normal guests," which unintentionally kept reminding us of the difficult start to our stay. Breakfast ended up being one of the highlights of our visit. We were told the first morning's breakfast was not up to their usual standard because they had not been expecting us due to the reservation confusion. Even so, it was delicious. Each morning included fresh pastries and a yogurt parfait topped with fresh fruit and honey. While the parfait remained consistent each day, the hot breakfast changed and gave us the opportunity to try different dishes. One morning featured chile eggs that were especially delicious. Every breakfast also included a simple arugula salad with balsamic vinaigrette, which was a nice, fresh addition. Throughout the day, guests also had access to complimentary refreshments, including Nespresso coffee, spring water, and Pepperidge Farm cookies available 24 hours a day. The breakfasts and hospitality in this regard were definitely a standout part of the experience. The property itself has its strengths. The bathrooms are nicely updated, the room was refreshed daily, the water pressure was good, and housekeeping kept everything smelling clean. Just note that the standard refresh service does not include changing the sheets each day. Because it is a historic home, the room stayed fairly warm, and while the shower had good water pressure, the temperature never became especially hot or cold. The television also only offered DirecTV, so if you're accustomed to streaming services or a smart TV, that's something to be aware of. Overall, the inn is charming, the breakfasts were excellent, and it's located in a great neighborhood. However, the disorganized check-in process and inconsistent communication made what should have been a relaxing vacation start on a stressful note.

Comfortable Bed, Dusty Room, Dangerous Stairs, Dilapidated Furniture -…read moreWe stayed in 'Uncle Duke's Room'. The king bed & pillows proved to be one of the most comfortable of any of the hotels we stayed at for the 2 weeks we toured Arizona - including the luxury hotels! (topped only by the bed at Grand Canyon's Thunderbird Lodge - see our other reviews if interested) That's a big plus for this B&B. I was dismayed at the layer of fine dust over every surface - including the tops of the night stands which anyone would be bound to notice. There were a couple of dead flies on the window sills - in plain sight when we went to turn on the air conditioning - which rattled gustily but worked. I was happy to sit in the leather wing chair & prop my feet up on the ottoman with the a/c blasting away but my husband couldn't get comfortable on either side of the room due to the a/c by the chair & the wobbly table & broken lamp sitting in front of the a/c on the other side. He was also turned off by the stuffing showing through the cracked leather. The bare wall facing the bed with the wall mounted fan & large TV & cables stole some of the room's charm too. Despite us both being ~ 6' tall, the bedroom ceiling was fine. We thought our bathroom was across a private hall - ie no one else would see us but its in front of another bedroom & visible to all visitors to the floor. The sharp slant of the shower made taking a shower impossible for either of us. I tried taking a tub bath the first night & the last morning but despite letting the water run for 20 mins - there was NO hot or warm water to be had. The sink's hot water supply was almost instant. My husband's clearest memory is the difficulty navigating the corner of the staircase to our 2nd level bedroom. The staircase has a sharp turn to the left; 3 treads fan from a 2" barely there width to tippy toe only width against the wall - too big a distance to just skip over. The room had a keurig machine altho sparse supplies - which was fine - we travel with our own. The mini frig was a welcome sight. My husband went down to the exterior building that houses the kitchen both mornings for a bite to eat - which he enjoyed. The hostess was friendly & very chatty. We did have trouble finding the house when we arrived after dark - couldn't see any house numbers but a nice neighbor pointed us to the correct house. Parking is on the street right in front. The price was inexpensive at $120/night. Having a comfortable night's rest is so important but there were too many negatives that are management-oriented for us to recommend this hotel.

The interior isn't as impressive as the exterior but it was still nice and comfortable. This is a bed and breakfast and our room was pretty spacious. They also have free Netflix which was pretty sweet. In the morning, they'll cook you a homemade breakfast and it was really good! They made us scrambled eggs, breakfast sausage, and blueberry pancakes with fresh blueberries. The Big Blue House is also located in a great area, within walking distance of campus and many bars and restaurants. Hands down one of the best bed and breakfasts' I've stayed at.

The desert hills in the area are incredibly beautiful, and since the ranch is 100 acres, it feels almost completely undeveloped while you're staying there. The house also has gorgeous views of the surrounding hills. The rooms are well-decorated, very clean, and have a personal feeling and charm that you can't get in a hotel or motel. I stayed in the Manzanita room and found everything very comfortable and spacious. Finally, the owner is very warm and friendly. She made me breakfast just how I wanted it, gave me aloe for my race-induced blisters, and was generally wonderful company for the relatively little time I spent out in the living room. She was also very welcoming when I arrived despite it being 1:45 in the morning due to a delayed flight and getting a little lost on the way. Note: The front gate has a pretty small sign that can be easy to miss at night, but it's right across from a prominent sign at the entrance to Oracle State Park.

We stayed in one of the Casitas' for a night and enjoyed the peaceful valley and cool night temperatures. The breakfast was a very delightful mix of Mexican dishes and fruit prepaired by a local chef. As for the accommodations I suggest that there are times when not having TV, WIFI and other amenities are just what a stress releasing weekend is all about. Loved the place

It was too cold to wander at night but the stars were phenomenal. The animals were friendly and not intrusive. The rooms are equipped with a mini fridge and microwave. It has only three rooms but they are large. It was a nice escape and better than a small hotel room.

It was nice to have access to a TV but they do need to replace the swivel head which is broken and the TV is at a 45 degree downward angle. We propped it up with a roll of paper towels!! It worked. The outdoor space around the koi pond is so tranquil and pleasant that my husband and I hung out in our PJ and had coffee every morning. At night it was a great place to take in the stunning night skies. If you time it right you get ti watch Karen feed the giant koi Karen was very good at guiding us to the wineries and I can't thank her enough for recommending the Sonoita winery whose MeCaSah wine is truly an award winner. We also went the Vera Earl Beef which sell aged beef..so good. Also of note is the Copper Brothel Brewery where I had the best chicarrones ever and I don't want to leave out The Corner Scoop for the best breakfast burritos. Breakfast was provided and while we did not care for the prepped quiche (tasted like a slice of pizza) we enjoyed the apple crisp and yoghurt parfait and the gesture alone! The grounds are well-kept and ideal for birders, nature lovers, and adults in general. While the close-knit atmosphere is not the place for a honeymoon or rekindling romance, it is perfect for a small relaxing getaway or the place to start your Big Year!

It was our third stay at the inn and Luis and Nancy were as hospitable as ever and the accommodations met every expectation we had. The setting is amazing and the hiking is fantastic, but only if you like treking straight up! Mt. Wrightson and the surrounding Santa Rita Mountains will kick ones rear end, especially if you're a flatlander like us. A truly amazing respite and we'll definitely be back thanks to the owners and staff at the inn.
