We didn't end up leasing an apartment here, but this place was our runner up. Sarah, the property manager, was super kind and helpful. She was prompt with our tour appointment and flexible with our needs/wants. The building is very charming with beautiful art deco accents. The loft we looked at was so spacious with affordable pricing. The only con to this building was location; plenty of transients were outside the front door as we were coming and going- the park across the street seems to be a spot for sketchy activity. Overall though, I would have loved to live here had we not found a place we liked just a little bit more. read more

The building is a historic landmark in Los Angeles. The modern appliances and fixtures are classic / warm touch that create that home feel I was looking for. Most other historic buildings in downtown have a very dated design on the inside. Title Guarantee refurbished these units beautifully and are much better than many interiors of many apartments downtown. Compared to other buildings, this one feels more like a private club because there are not many units on each floor. I also never hear my neighbors due to the heavy thick concrete walls they have. The staff is extraordinary. Any time I have ever needed anything at all Sarah has always been prompt and very helpful. The valet and front door staff always wish you a good day leaving in the morning and welcome you back home That's truly is another quality of the building that makes this above the rest. Some of staffs are nice, but when it comes to after hour maintenance issue, no luck. I have a leaky ceiling with upstairs unit's dog urine, but I just had to sleep with the dripping noise & the urine smell. Poor overnight staff has no support whatsoever! I wanted to wait a month or two before writing a review for my new place of residence, as things can come up after a few weeks, of which you aren't initially aware. I found this recently-renovated loft by pure chance, as I was walking around downtown looking at my options. I checked out a lot of the competition; the SB properties (SB Lofts, SB Manhattan, SB Grand), the Pacific Electric Lofts, a couple others. I have to give props; every company that bought these out and refurbished them did a solid job. It came down to stylistic differences that made me choose Title Guarantee Building. First, the positives: * Octavio and Jonathan, in the leasing office, are both very personable, have answers when I have questions, and have a great attitude. They represent the company very well. * The valet parking attendants are great folks, also. * The floors are a polished concrete, a little shiny. Compared to the other lofts I looked at, it's just a more 'finished' style and a vast improvement. * The kitchen and bathroom appliances and fixtures are REALLY high-end Bosch and Thermador. Everyone comments about this when they come inside. * Ceilings are REALLY high. Important when you're 6'6, which I happen to be. Likewise, the bathroom tub is huge, the showerhead up nice and high, the cabinets set high also. I love this. It's really rare for me to "fit" in a place like I do here. * Good size; I have the smallest floorplan and it's almost 800 square feet. * I have an incredible view of Pershing Park. * A few really great venues are walking distance; The Must, The Standard Rooftop Bar, Bottega Louie... not to mention three gyms, a few shopping centers, and the Metro Station across the street. The negatives: * Street noise is a constant, and without double-or-triple paned glass, it's loud sometimes, even at night. On the weekends, if there's any type of event in Pershing Park, I can forget about napping or watching TV. Can't hear anything but said event. * Valet parking is considered a luxury option, but I'm not a fan. My car is a stickshift and I can't help but wonder if all eight valets are amazing drivers, or if one or two of them just might be burning out my clutch. ZERO evidence to support this, just paranoia. I've never replaced a clutch in my life in a car, and if I have to with this one, I know my brain will 'go there' and wonder about this. * Downtown LA gets very sleepy at night. I think in a few years it'll be a great place, but it's not quite up to par yet. I tend to leave downtown for nightlife, which is a bummer. That's one of the fun things about living in a downtown area, ostensably. * Three blocks to the south, it's the hood. Scary people. Cardboard boxes. Sex. Drugs. Probably Rock and Roll, though that doesn't bother me so much. I'm a 6'6 male and wouldn't walk south of Spring Street after dark. * I'm still uncertain how I feel about the 'loft' setup, being an impressive, and luxurious, and nice sized... studio. There's something nice about doors, walls, having a separate space for when someone's asleep in bed and you want to watch TV or get a shower without waking them. Wait, that sounded bad, that's really not what I meant. Overall, I'm VERY happy with the people, the property, and the apartment itself. Whether or not I'll renew remains to be seen, but that's about 'loft versus conventional apartment' more than loft versus loft. This is a gorgeous building - outside and in too. Thomas showed us around - he really knows the place and his job very well. There is a 24 hour guard plus valet parkers too. And the lofts are gorgeous - a great big gas stove island - French door fridge and stainless appliances. I great sized washed and dryer and my personal favorite A WALK IN CLOSET! It's right by Pershing square where a lot of fun happens and the metro too. It's a busy intersection so there is noise from vehicles and also there is a lot of construction going on next door during weekdays. The building doesn't have community spaces (pool, gym, conference rooms etc) but most of us living in LA don't have time for that anyway! Ha! The place we are living now has a pool and in two years I've been in it twice! The value for money is great - I highly recommend it. read more

This place looks nice BUT.... - it is dark in the units (no natural light) - there are NO amenities at all -the lobby is a tiny desk and thats it - there is no parking -this place is in an awful location (lots of homeless, noise, and sketchy people around) - there is tons of construction going on all around the building So for what you get this place is over priced and not worth it! read more

I moved out last year. I still regularly come by this building. It's still pretty, and even has a new Starbucks on the bottom floor. But geez, what the hell happened. When I left, it was part of a mass exodus of sorts. New building owners shook things up and people definitely weren't happy. The rent sky rocketed, and what was once an affordable place to live, is no longer. This is true about much of Downtown LA. The 5 years that I lived in this absolutely gorgeous building were amazing. But if you were to ask me if I would recommend living there today, I'd say no way. read more

I can't say enough good things about my time living at the Title Guarantee Building. The building accommodated the quick move in time I required upon moving to LA, and I felt incredibly well looked after by the management and building staff ever after. When I broke my leg, Franco and the whole team went out of their way to make sure I was able to get my mail and packages. Tony, Marion, Ricardo and the whole garage team were always very friendly and a pleasure to see whenever I came back to the building. The unit itself was really sizable and was everything I was looking for in my first place in LA, and I was fortunate to have a great view over Pershing Square and downtown. While some other folks here appear to have issues with the management company, I can honestly say that not a single issue I had went un-addressed, and Thomas always asked me how everything was in the unit and if anything needed work every time I saw him. When my girlfriend moved in, the building was more than accommodating. There is definitely noise in the area, especially with Perch and Mrs. Fish nearby, but I expected that and coming from NYC it wasn't something that bothered me at all. Although it was disappointing that the building decided to start selling the units this summer (converting the gym to a Starbucks in the process), this was something I knew might be on the cards when I moved in and it was bittersweet for us to move on. I'm not a big Starbucks drinker but the addition of the retail space definitely brightened up the outside of the building and made it a bit friendlier as well. Given the choice overall, I absolutely would live here again. read more

I've lived at the TGB for a year; I'm just about to move out and around the corner. I believe I'm particularly well qualified to review the building, for two reasons: 1. I work from home, and I spend a LOT of time in the building, and 2. I socialize a great deal in the building, so I've seen several units, and have had the chance to hear the complaints/praises of many other residents. PROs: The units themselves are quite nice. Well appointed, great finishes - the perfect mix of early-century (I love our vintage brass window pulls) and modern (high end appliances, elfa closet systems, etc.). I've had no cause for complaint with my actual unit, save for a leak I once had from the washing machine (fixed promptly). CONs: 1. When I first moved in, there was always an employee posted in the lobby. This was great because TGB's front door is located directly next to a major bus stop on 5th; occasionally, bus riders will try to take advantage of the seating in the building lobby while they wait. But when a new management took over, they pulled that employee. Soon after, we were dealing with various non-residents hanging out in our lobby. Sometimes these are bus riders, and sometimes they're bar crowd riff-raff that end up, somehow, sleeping it off on the floor by our front door. Seriously - I've seen this. 2. Elevator wonkiness. There are three elevators, but lately they've been crazy wonky - only one was working, and barely at that. I'm talking a six, seven minute wait for the elevator. Not good for when you're rushing to work. This wouldn't be so annoying if management would at least communicate with residents, let us know they're on the case. But the only communiques we get from management are threatening letters about residents sneaking up to the roof and smoking on the fire escape. And personally, it bugs me that these letters are written from the first-person perspective ("It has come to 'my' attention...") but then signed, ominously and anonymously, "Management". 3. Graffiti on the front windows. That doesn't get cleaned. For days and days and days. Really? We're paying $1500-$9000/month to have our building be tagged? Not cool. 4. Our unit windows are filthy. They really, really need to suck it up and have them cleaned already. They're nasty. 5. The hallways of some floors are a bit dirty, with handprints and stains on the walls. They just cleaned the carpets, finally, which was nice, but they really need to wipe down the walls. 6. Street noise. I have the 10th floor corner unit, so I'm pretty high up...but it is still LOUD. Buses, traffic, the occasional street performer or god-botherer shouting from near the Metro station. Yes, I get that it's downtown, and downtown is loud. However, I've been to plenty of buildings that are located in much quieter areas. Also, they're finishing up construction of "The Perch", at the top of the building just across the street. This is a new restaurant/bar, and I gaur-raun-tee it's going to disturb TGB residents on the upper floors. Heck, people at the bar will be able to look DIRECTLY into my windows...glad I'm moving for that reason alone! I've heard a lot of rumbling from residents lately about dissatisfaction with the building, and in particular, with the unresponsiveness of management. In fact, several of my friends are seriously considering not renewing their leases - and these are some prime, expensive units - if management doesn't step up their game. Overall, I'd say if you only care about the quality/look of your actual loft, you'll probably really like this place. But if you expect your entire building to be in as good condition, look around carefully when you take your tour. Incidentally, I should probably add that if I could afford to, I'd renew my lease and stay here. But I recently fired my husband, so I need a smaller, cheaper place. Buuut, I should also add that a good percentage of the reason I WOULD stay, if I could, is because I love love love my neighbors so much, and they've become close friends of mine. If that weren't the case, and I had the same amount of money to spend on rent, I'd probably shop around... read more

The units here are so, so beautiful. They are huge lofts, and you can really design your own space. The appliances here are amazing. Don't fall for other buildings that claim "stainless steel" appliances. Title Guarantee actually installed real refrigerators and gas ranges that even a chef would enjoy using. Unfortunately, the surrounding area is just so, so nasty. The stench of urine and the hordes of homeless and other vagrants really ruin the potential of this apartment building. The rent here is not cheap, and don't forget to add $150 for parking. Previous reviews claimed it was included, which is FALSE. Remember, there is NO rooftop, NO gym, NO lounge, NO game room. I lived here for the last 4 years, and it's been pretty great. It's a beautiful old building, the units are amazing and have something like 30' ceilings (at least ours did, which had an upstairs sleeping loft), fullsize W/D, and they're very quiet between units. They were built as condos originally so everything is totally top of the line. The staff are just great - the property managers are responsive and friendly, the valets and door people are really something special. Franco, Tony, Marion, Ricardo - they really took care and looked out for us over the years in a lot of ways. I've never lived in a place with people like this. The other residents are great, and almost all of them on my floor have been there since before I moved in, so that says something. There are a few downsides to living here though, to be honest. We faced Hill St and it can get loud at night with Perch and that cheeseball aquarium basement club. You think you know how many drunk girls or cheesey bros can woo in one night? Trust me - you don't. The windows in the building are the original historic windows, not necessarily designed to keep sound out, and yeah that can be annoying. Buses and cars and hobos, you'll hear 'em. But we put on the AC or our air purifier at night and it's ok. But honestly, that's the biggest downside. Get a unit higher up that faces 5th or the back. Other smaller downers include no outdoor space or gym. It's an amenity-light building, but you do get valet parking included. We really loved living here, and it's with mixed emotions that we left. Timothy, Jay and Darcy are spot on with their reviews. I lived in this building for 3 years. I recently moved out and now I am putting them on BLAST. First, I am giving a star because our unit was a good layout and nice size for us. I am giving another star because it's centrally located to bars/restaurants. I want to caution anyone moving in. The first thing you should ask is where is the trash shoot is. Unbeknownst to us, the trash shoot went DIRECTLY through our bedroom closet. As you know the closest are open (meaning no doors). Although people are supposed to STOP disposing of trash between 10pm and 8am, people still dumped heavy, loud, materials down the shoot at all hours of the night. INCREDIBILITY ANNOYING!!! You have been warned!!! This new management company is something to be desired and that Thomas guy (new building manager), please do not get me started with him. He's a complete idiot. He acts like he's the shizzz. Oh and totally unfriendly!!. He told us that we owed two months of utilities on move out. Per my records we have never missed one month. AND, how could we miss a month???? The utilities are included on the rent bill. Technically if I missed utilities I missed a rent payment! If that were the case, I would have been evicted. Anyway, I asked for the full ledger of my time there so I could compare records. Well, I asked for that THREE TIMES and NEVER RECEIVED. BUT they had no problem taking the money out of my deposit. Which brings me to the next point. When we moved in, we were told we can hang pictures on the wall. We used picture hanging/hooks/nails. You know the small ones. We for whatever reason, it took them 5 hours to sand and patch. SAND AND PATCH WHAT???? The holes were SUPER TINY. When they painted, the paint would cover the teeny tiny hole. And here is the kicker. Ready???? It supposedly took them 28 HOURS TO PAINT. The place was a good size, but Jesus H, no possible way it took a whole twenty eight hours to paint . I don't know what the F they were doing for that amount of time. I guess maybe they used a 1 inch brush to paint the whole place? IDK. So based on all that my deposit refund was 53 cents. I guess they did this just to say I got a portion of my deposit back? IDK, remember the guy is a total douche! Parking, well..... In most cases, I didn't have any problems. But there were some guys who were super slow, forgot to get the car or would bring the wrong car. I drive a red Nissan. They brought a black Audi. I said no, Red Nissan, he brought the other black audi.????????? Finally I went to the little key cabinet and gave him the key to the car he was supposed to be getting. Then he laughed and said oh. Homeless. This wasn't really a problem until this year. I would leave for work early in the morning and I would see tents propped up against the building??? Also we received letters on our door that homeless people were found sleeping in the stairwells??? And the Front desk person is supposed to do random walks to ensure the building is safe and free of the homeless. Well I can tell ya, that aint happnen! Safety is obviously of no concern. Noise level. This building is better than some. But still a lot of sound comes through. My unit faced Perch, so when ever it closed, it was a party in the streets. Drunk people yelling, fighting, police sirens. Super annoying. My unit also was one of few with an outdoor patio. This patio faced the parking lot behind the building. This parking log is used very often for movie filming and/or actor trailers. So this also means a lot of noise, cooking and BURNING food, so burnt food smell/smoke coming into my apartment. Not good., Oh and PS. If you need to move out early, that idiot manager Thomas will LIE to you and say that he will work with you to help you get the unit rented. WRONG, actually what he does is withhold information and lie to the new people interested. So he's really NOT helping you at all. Some people that came to view the unit told me things he said. I called Thomas and he gave me some BS story about how he didn't have information, he had to make calls, whatever. I don't even know. And PPS. Prepare for a lot more noise. That parking lot behind the building.... Yeah, they are going to be building a high rise there, I believe with in the next year. Glad I got out when I did and glad to be gone. If you want to deal with a bunch of total BS, than this is the place for you!!! read more

I've had a live/work unit at the Title Guarantee Building for two years now - and everything has been wonderful. The lofts are spacious and modern with high ceilings; I really appreciate the concrete and dark wood color scheme and sharp corners. The windows are HUGE and the walls are soundproof (I never hear the neighbors). The kitchen is INCREDIBLE - biggest, most high end fridge in a rental unit that I've seen in my life. The layouts of the lofts are especially perfect if you're considering a live/work situation. I've met some of the friendliest people here, whether they're other tenants, management, valet, or front desk. All our neighbors are super friendly and there's a nice sense of community here, which is a challenge in DTLA. The building manager, Sarah Carter is phenomenal. She's so easy to reach and my partner and I can rely on her 100%. There's no issue too small for her to handle herself as she goes above and beyond to make sure her tenants are happy, safe, and comfortable. (Just the other day, as we were moving big pieces of furniture in, Sarah in her SUIT, got down on her hands and knees to help us roll a carpet in to the elevator. There's just really no task that she thinks she's too good for if she can make things smoother or more efficient.) We've had some huge requests, and in all honesty, Sarah's always more than proactive and competent in getting everything sorted out for us quickly and thoroughly. The valet guys are awesome - they know everybody by name and are very friendly, chatty, and careful with our car. The team at the Front Desk, helmed by Franco, is also amazing and knows everybody by name. They keep our incoming and outgoing packages safe and are knowledgeable about what's happening downtown and in the building. Diego and Fermin keep the building in check - when we have a rare maintenance issue, we email Sarah and Fermin's at our door within half an hour. I know my review is just one positive thing after another, but it's because I haven't experienced anything negative while living at the Title Guarantee Building. Perhaps the only little warning I feel obligated to give is that we're in DTLA so if you venture outside the haven of your loft, you're met with noise and many a sight to see, but... who doesn't know that already? I lived at Title Guarantee for 3 years. I absolutely loved living there. The units are reasonably priced with 24 hour valet service and washer/ dryer included. Inside the units, you'll find concrete floors, updated counter tops and a massive stainless steel fridge. Depending on the type of unit you're looking for, I'd advise getting a unit that faces Pershing Square. The staff is great and very friendly. Valet is pretty quick as long as you call in advance. The one thing I wish it had would be roof top access or some type of area to BBQ. Other than that I'd highly recommend this building. read more

Gorgeous. I had the privilege of crashing with a friend who lives in a higher floor. His studio is spacious, newly remodeled, and something I would die to live in! The floors are sealed/polished cement, the doors/walls are industrial, and the kitchen/bath are modern yet comfortable. Some units have nice views, and I imagine many units have different floor plans that allow for some creative freedoms. As mentioned, street noise and neighborhood are a bit off - but if you're more of an urban person and deal will with those, then it's no biggie. I spent the past 4.5 years of my life here, and I would never live anywhere else in DTLA. There are really only 2 types of apartments in Downtown Los Angeles, those for the uber rich(think House Of Lies Marty Kaan), and those for students/artists. TGB was the only building in the middle that really had "normal" working people in it. The lofts are beautiful, with kitchens that I can only hope to one day afford to buy myself. The biggest plus, is the concrete. My neighbor would have huge parties and I would not hear a peep. I could turn my stereo up and not have to worry about complaints. You never get this in a condo or loft. The best "side" of the building to live is the one facing the park. Thats where I lived and I had the most beautiful view that I never grew tired of. From what I have been told, those facing the hill street side have trouble with noise coming from The Perch. The only times I contacted maintenance via the online portal they responded within 20 minutes. The Valet/Door staff of the property are really exceptional. I am in the hospitality business, and you do not get better then Ricardo and Franco. They have brought on some new young people that are very good as well. Did I mention you have Valet?!! Why I left- Rent has gone up about 500 dollars since I first moved in, which makes total sense due to the revitalization of Downtown. If I had not found an amazing deal on a house for rent I was fully planning on staying there another year. Security Deposit- I had my apartment cleaned, and I got it back completely. Management said I was one of the only people that actually had the unit deep cleaned before moving out and thats why they are always charging people. The 100 bucks i spent on the cleaners was completely worth getting the deposit back. I loved the time I spent in DTLA with TGB and it is the best building in downtown. If you can afford it and are torn between it and another building, trust me, I have seen them all, pick Title Guarantee. read more

Lived in the building for 6 months during my entirely too short residence in Los Angeles. Absolutely LOVED this place. Fantastic unit, friendly staff, awesome location. PROS: - The units are amazing. AMAZING. Everything a downtown loft should be. Concrete floors, ridiculously high ceilings, large windows, stainless steel top-of-the-line kitchen (I love to cook, best kitchen I have ever called home), and a great view to top it all off. (I overlooked Pershing Square) - Walk in closet with washer and dryer in unit. -Huge shower/tub combo. Did not feel cramped in the bathroom at all. -The staff. The property manager is very prompt on all inquires and helpful. The doormen (yup, doormen) are very friendly and get to know you as a resident. -Valet Parking. Really? Roll up, hop out, and away you go to wind (or wine) down the day. Also, you guessed it, super friendly staff. Included in rent, doesn't get much better. - Great little gym to get a solid workout in. Free weights, machines weights, and some cardio equipment. - Directly across from the Pershing Square Metro station. Convenient for Red and Purple Line. Three stops away from Union Station. - Location. Walking distance to everything you need. Bars, Restaurants, Grand Central Market, Ralph's (a bit far, but walked it many times), and Target. CONS: -Street noise. However, had many friends live in the downtown area and everyone complains of this. It is downtown, I would imagine you get this everywhere. - Lack of private outdoor space and pool. Pershing Square is nice and close but also a bit sketchy. Pros greatly outweigh the cons. Would recommend to anyone and if I ever move back, these guys are my first call on the list. read more

As I say to anyone thinking of moving downtown, talk to me first. I looked at pretty much every loft downtown. Though as soon as you understand the SB slumlord situation there aren't that many. First thing to understand is you're moving downtown, so the complaints about noise, homeless, traffic - well it's a city. Any issues that have come up around that are quickly taken care of. I love this building, I'm friends with my neighbours, it's dog friendly, the lofts are sound proof, it's small for a DTLA loft bldg, appliances are top, lofts are beautifully designed, all the staff are super. 1. Valet. Only two buildings downtown have valet, and to live downtown in any situation that does not allow you to park in building is the road to ruin. It is the absolute most vital element of living downtown. There is not a day I am not grateful for it. Plus it's included in your rent. 2. Sound Proof Lofts. I find street noise a comfort, but I have no interest in hearing my neighbours. I remember the first time I found out how sound proof the lofts are. I was walking out mine to hear a rager next door. i could not believe that the whole time I was home my neighbour had been having a bass bouncing party, This is the best and probably why I am friends with my neighbours. 3. The Staff. From Management who are always communicative and attentive, to maintenance, the valets, and door folks (Even the Postman) - Everybody is awesome - great to talk to, funny, and familial. After all I've been here 20 months. Every maintenance request (not that I've had many) is dealt with immediately - even the changing of a lightbulb. Plus, they show my dog a lot of love, which is really nice of everyone. 4. Location, Architecture, Interior Design. From the metro right across the street to Grand Central Market (One of America's 10 Best Restaurants in 2014 per Bon Appetit) a block away, and Grand Park up the street. If you're a WeHo bird, Earth Bar is across Pershing Square Park, and Equinox two blocks up the street across from Central Library. It's all great fun and super convenient. The building, well, it's on the historic tour, just look up from the outside or from the lobby and each detail is a real treat. Inside the units are exactly the minimalist loft modern one would hope: Tall ceilings, Cement floors. read more

I've lived in TGB for about 3 years now. It's fantastic! There's no other building downtown in this price range where you get -doorman AND valet service (trust me, I've looked EVERYWHERE). -The staff are courteous and are very prompt at addressing any of my concerns and maintenance issues. -The units are spacious and a lot of them have killer views (I've been in a handful of my neighbors units). -The appliances are TOP of the line (I've never had such a nice kitchen in my life) -And best of all, the community is tight-knit and everyone is so friendly. My only complaint would be that the street noise gets a little bit loud on weekend nights. I think part of that is living downtown, but I also realized that placing my bed on the opposite wall (away from the street windows) made a HUGE difference. Been living here since September, and for a newcomer to LA it's been great. There's something more welcoming about walking through the door to an airy, spacious loft. Units themselves are nicely appointed with high quality appliances. The front desk staff is friendly and attentive, and management is very responsive to any and all inquiries sent their way. Secured parking is also a plus! So, the downsides. It is a high traffic area, there is a popular bar located across the street, and in general the noise level is high. I've lived in this building for almost a year now and I feel like I've gotten familiar enough with the building and area to write a review about them. Neighborhood: Not for the faint hearted, but definitely one of the best locations in Downtown Los Angeles. Proximity to great restaurants, nightlife, stores and such is one of my favorite parts of living here. Apartment Units: One of the nicest studios I have seen and compared to similarly priced apartments, the appliances and the quality of the interior in general is above average. High ceiling, large windows, built-in washer and dryer, fridge, sink, dishwasher, it's all nice. Amenities: There are only a small gym that the apartment offers and has a general lack of amenities compared to similar apartments/lofts that have pools and gardens and such. I think this all comes down to personal preference and becomes a tradeoff between apartment unit and amenities. Title Guarantee makes up for the lack of amenities in the nice(r) units. Parking: Terrible. They have a 24 hour valet service, which sounds nice and convenient at first, but becomes a nuisance as a part of daily life. I have seen vehicles being driven unnecessarily hard even in the tiny garage and as things get busy, swinging doors open hard and hitting things is a common occurrence as well. I do know that a few residents have had a few conflicts with the Valet company, which is a separate entity from the apartment and I was also unfortunately one of them. Upon discovering minor damage on my rear bumper, I was promised it will be fixed, but remains unfixed after more than 6 months. Insurance company was nowhere to be heard, which seems unprofessional for a pretty expensive building in DTLA, and all I heard was an offer for $200 to fix damage that bodyshops have quoted anywhere from 600-1000 for. EDIT: The damage issue has been resolved since, but the valet company was very slow and hesitant to handle it. Management has helped me resolve this issue. It seems like a lot of the review has been dedicated to parking, and if you that doesn't bother you, it might be a great building to live in. However, dealing with the valet on a day to day basis and having to ask for someone to get my car whenever I want to head out and dealing with the traffic in morning and evening rush hour has made it enough for me to want to move away from this place. The building really probably deserves more stars, but when the accompanying services turn out to be so subpar, it's hard to ignore at this price range. EDIT: updated the review to the five stars the building deserves. Yes, the noise level does suck, but the soundproofing between units is awesome. Yes, there are bums in the area, but since it's legal to sleep on the street in la, the law isn't on the buildings side. The bus stop is probably one of the true crappy things about this building. In regards to the management, Thomas really isn't that bad and has been helpful in getting any appliances fixed and responds in a timely manner if I have any questions. I have thought about moving to South Park area, which might be quieter, safer, with less crackheads, but the walking distance to most things downtown made me rethink that decision. read more

I wish I could give this place 0 Stars. Unprofessional staff. Made an appointment to take a look at the place confirmed through phone calls and emails. We arrive on time looking for parking . We call the property manager to tell her we arrived only for her to tell us there are no units available anymore and had the nerve to be rude and short that we were upset for not getting an email or notification that the unit was no longer available. A simple email call or text canceling our appointment would of been nice instead of wasting our time. read more

I lived at TGB for 7 years and was one of the original tenants who moved in soon after they opened. I lived there with my daughter, who was 8 years old when we first moved in. We both felt welcomed and supported by the the building's management and tenants who resided there. I was very happy living in my unit and building and I can't say enough about its central/prime location in DTLA. The residents, mostly professionals, are quiet, polite, and friendly. The units themselves are modern with stainless steel appliances and they all have amazing concrete floors. If I had to mention any issues I had living there, it was connected to the windows, which are all original to the building, and therefore not very sound proof. The noise from patrons from The Perch and Mrs. Fish is very loud at night until 2:15am (especially if your unit faces Hill St.). Franco and the whole team always went out of their way to provide excellent valet, door, and package delivery service. They always brought a smile to my face especially after coming home after a long day at work. Tammy and Thomas, Management, especially Thomas, were always professional and quick to respond to and address any problems I was having in my unit, e.g.., A/C, refrigerator, lighting, etc. The building is kept very clean and polished. I moved out as I needed more space to accommodate my teen age daughter. Upon moving out, I was able to obtain my security deposit in its entirety after giving it a deep clean before I moved out. Thomas was extremely helpful and professional with my move out needs and informing about the process. I would recommend this building to others for so many obvious reasons, and if you are ok with the noise levels external to the building and which you almost can't escape from anywhere in DTLA. :) read more

Let me start off by saying that initially, this was THE best loft building in downtown when taking everything into consideration (price, location, layout, size, etc.). During my initial dealing with management (Thomas in particular), I got an odd feeling in terms of Thomas's demeanor and approach. He was a bit standoffish and aloof, but alas, such is the world we live in nowadays. Regardless, I still went and looked at the unit. The unit(s) themselves are very nice for lofts. I looked at two that were very spacious and good locations in the building. I really liked the location (Perch is across the street and Pershing Square/metro is nearby). Obviously, it is downtown, so expect some "city noise". Not an issue AT ALL for me. So far, so good. While viewing the place, I asked about two parking spots. This was a MUST for me. Thomas indicated it shouldn't be a problem at all as I would be taking a larger unit. After leaving, I told Thomas I would get back to him shortly. The next day I called and asked Thomas about the application procedure. He indicated that you had to pay the fee, etc. No biggie. However, he informed me that a "nicer" and "bigger" unit was coming available in the next day or so that I should definitely see. I told him I didn't want to lose out on the other unit (as he indicated that they were going SUPER fast). He told me not to worry, I would have first rights to that unit if I decided I didn't like the new unit. This is when the fun began. I e-mailed Thomas after our call so I could get everything in writing. He never responded to my e-mail. The following day I called and asked if the other unit was available to view yet. He said it was not. I e-mailed that evening, still no response. The next day I e-mailed and asked again. This time I got a response saying "it is not available yet, but if you want the other unit you better submit your application immediately as another person submitted theirs and now it is a race to who gets approved fastest". Seriously? A race? (Yes, those were his exact words). I told him to fly a kite and I would take my chances on the other unit. Two days later I was finally able to look at the other unit. "Shockingly" the original unit had miraculously become available again after I said I would just wait and see. After looking at the new unit, I told Thomas I wanted it and AGAIN asked about the two parking spots. He again informed me that it would be fine. Later, I e-mailed again to get it in writing, to which he responded, but NOT to anything relating to actually renting the unit. The next day I get a call saying that there is some "push back" from the owners about an additional spot and that it would cost me an additional $275 for the spot. I said that was just unacceptable. He said "well, maybe I can get it for only $125 extra". I was not happy, but wanted the unit, so I said fine. The following day he said that he didn't think I could get the second spot AT ALL, but that if I could, it would be $275. At this point, I just told him there was no way I was doing that. Two days passed with NO communication, even though I kept sending e-mail after e-mail. Finally, the third day he responded to an e-mail with a very curt response that only said "Sorry, the unit is taken". This whole experience was bad. I would NOT trust these guys even if I were to sign a lease as everything about their dealings is shady. (There were actually more e-mails and details, but I already wrote a book for this review.) It was so bad that it actually drove me to just buy a house. Yes, you heard that right, I went from wanting to rent a loft to just purchasing a damn house in this absurd housing market. Thank you Title Guarantee for the most shady dealing I have ever had in renting in my entire life (and yes, I have rented quite a few places in multiple states and areas over the years). The man giving me a tour (I think his name was Thomas) was pretty rude because he barely interacted with me, was extremely brief, gave me very little information and acted as if he had somewhere better to be. Don't get me wrong, the lofts are gorgeous and spacious. In general, I wouldn't want to live somewhere where the management/leasing agents didn't treat me with respect. read more

We lived here for 2 years and were very sad to leave (we moved out of the area). The building is beautiful and the apartments are finished with top of the line appliances. The best part, though, was the great staff and management. Everybody is friendly and helpful and really made living in the building enjoyable. If I were to move back, I would definitely live here again! read more

Wow I visited a friend who lives here and I'm so jealous! This building is absolutely beautiful. The architecture of the building is really outstanding and the artwork on the lobby ceiling is mesmerizing. The elevators have an antique look to them but run smoothly which is the ideal combination. And the view of Pershing square is really nice. Hello the appliances? They're top of the line super luxe. The security guard downstairs told me he thinks there may be an opening soon. Next time I move, I'm definitely taking a look at this place. read more

My fiance and I were super excited to move into Title Guarantee after finding a unit we really liked. We immediately submitted an application, then sent management an e-mail expressing our excitement and interest in a specific unit. We then followed up by calling them every day to check on the status of our application, only to either get their voice mail or claims from the leasing representatives that they weren't sure of why our application had not yet been processed, but that they'd call us back with more info. Well, they never called back. After a week of getting the run-around, I decided to personally visit their offices. Only then was I finally told that other tenants had already moved into the unit we requested. I was livid. While they apologized, their basic explanation was that their error was an oversight. They tried to push another unit on us, but we didn't like that one at all. So we told them to just refund us our application fee and we'd be on our way. That seemed pretty fair to us, but they even refused to refund our $88 application fee!! In short, management seemed understaffed and unscrupulous. If you're thinking of renting from Title Guarantee, my recommendation is to be EXTREMELY SPECIFIC, diligent, and keep a paper trail of everything before you get screwed over, too. read more

I lived in the building for one year and would not recommend this building. The previous management staff was awesome and very easy to work with on issues. After the building was sold the quality rapidly declined. I move out in Sept 2013 and the move out was even more of a nightmare than living there. The building is extremely loud. I was on the 8th floor and could hear every conversation down on the streets. The area is filled with transients and multiple bus stops surround the entrances so you are constantly having to dodge crowds of people waiting on the bus. Transients and drunks were constantly laying outside the entrance and all around the sidewalks. As for the management staff, rude and not interested in accommodating tenants needs. I asked to move to another unit in the middle of my lease and I was told no. If I wanted to go to a more expensive unit that was fine but not a cheaper one.my rent was raised after one year to a ridiculous amount for that part of town. My unit had an old a musty smell and so did the hallways. Upon moving out, the management charged me for every single thing. I am single and lived alone. I never painted a single wall and I only hung a small wall clock on the wall. I was charged $250 for paint and patching of the walls. The walls looked about the same when's moved in. The mini blinds were very old and dusty when I moved in and never worked properly. They charged me $ 70 for broken string on the blinds that was that way upon move in. I was also charged $150 for a broke kitchen cabinet that was not broken when I left the unit. My unit was in the same condition as when I moved in. I relayed my concerns to the manager, Thomas and he completely lied and said that iPad left the apartment with damages. Many other tenants have had the same problem with Thomas. The new owners of the building are very rude and only interested in money and they do not practice good or fair business. My unit was hardly lived in and I was charged $450 in repairs when I moved out. Don't rent here. The kitchens are very nice and the spaces are big but the building is awful and extremely loud from the street noise. Management is awful. I urge you to speak with current tenants before signing a lease. I haven't heard anything positive since the owners/ management changed. I subsequently moved to South Park and love my new building and management and I pay less. There is never a single transient or person smoking crack anywhere near my building. read more
