UPDATE 3: Greystar sold the apt to Equity Residential. If you thought Greystar was a shitty company, Equity somehow manages to top them. They have fired the cleaning lady, so now there is shit, garbage, and stink everywhere. They also managed to fuck up the package system, so no one can get their packages anymore. UPDATE 2: Downgrading my rating from a 2 to a 1 for endangering the lives of residents and attempting illegal entrance of units. There was a gas leak, and K2LA claimed it was normal to smell gas. GAS SMELL IS NEVER NORMAL. I had to call SoCalGas for emergency repair. Also, management attempted to enter enter all units "to inspect" which is ILLEGAL. UPDATE: Downgrading my rating from 3 to 2 for continued problems, including being sent to COLLECTIONS for K2LA failing to pay for their own accounts. ---------- Pros: - New units, but on the small side compared to other apartment buildings in the area - Nest thermostat lets me use my phone to control AC remotely, set schedule, etc. - Each building has its own gym, pool, roof, etc. so each amenity is less crowded - Pet wash station - Everything is very clean and well maintained [update: no longer true with Equity] - Close to the metro if you take the red line ---------- Cons: - They FORCE you to have Spectrum/Time Warner cable TV & internet (100mbps). It costs $80/month through K2LA, even though Spectrum actually offers this bundle for $60/month direct to consumers. Also, the internet is not actually 100mbps. It hovers around 50-60mbps. The Ubee modem they provide you is a piece of shit. It randomly drops the internet speed to 5mbps for no reason, and the wifi fails frequently. Good thing I had a modem and router from my previous apartment, which gave me a stable connection. - I was sent to COLLECTIONS for debt on a Time Warner account that K2LA owns. I got calls from debt collectors harassing me non stop. I had to send a certified letter demanding debt validation, which showed the debt owner as K2LA! Isn't that a great move-in present? DEBT COLLECTORS! YAY! - More HIDDEN FEES. Ok, so on top of rent, you need to pay extra for parking, cable/internet (required), gas, water, sewage, trash, electricity. Oh, and guess what they are still trying to charge you an extra fee for "rent administrative service." You need a fee just to be able to collect rent? Oh, and this is not in the lease, so it's illegal! - Packages "failed" to be delivered for some reason. Possibly because... - Although there is 24 hour "courtesy patrol," the guard is not guaranteed to be inside your building. This leads to situations where there is no employee in the building, so the delivery man may give up on delivering your packages. I once came back and saw the UPS man sitting on the floor outside trying to call someone to open the door! - There's no online system for maintenance request. This is really weird for a "modern" apartment. Every apartment I've lived in has a centralized website/app to submit maintenance issues. - No emails for packages received by the office. If a package is too big for the package lockers, the office takes them, but you don't get an email. - NO SIGNAL FOR AT&T. Be warned, if you have AT&T, you will have NO CELL SERVICE. - Nasty smells come through the HVAC system. It seems like the apartments share HVAC, so if someone is smoking or cooking up fish, the strong smoke and fish smell starts blowing in your apartment... - Shoddy workmanship. BTW I'm the first resident in this unit. The cabinets and drawers aren't straight and stick out at weird angles. The poles in the closet are bent and slanted. The floors aren't level. There were already scratches, dents, bumps, etc., even though I'm the first resident. - Terrible garage door. First of all, it's a clicker, not a sensor. You will sit in your car furiously clicking your garage opener until it finally starts moving at a snails pace. - No mirrors in the garage to help see around the corners. This means people come speeding down at you causing everyone to slam their breaks. VERY dangerous - You can't have stuff on your balcony. Apparently, this company sends people around the building to check to make sure your balcony is clear. You can't have things like bamboo screens covering the railing, anything decorative, coolers, etc. There is NO fire hazard or danger in having these products on the balcony. Keep in mind these apartments are smaller than average for this area and price range. The balconies are 7x7ft. If you don't want people to use their balconies, maybe you should have used that 50 sqft for the actual ROOM instead of the balcony? You'd think instead of wasting money on employees checking for these frivolous things, they could fix the other problems. read more

Started off as a great offer and an easy move-in process. Then you realize you live with slobs who leave Asian take-out on the floor of the garbage room instead of taking the extra seconds to drop it down the chute. The hallways reek of Korean and Chinese food every other day. The units are small but overall good amenities. The real problem? Noise. The walls are thin and the ceilings are thinner. Get used to hearing people stomping all over the place. Don't bother calling management as nothing changes. If noise is going to be an issue for you, don't live here. The worst part of it all though is the move-out process. As soon as you let the management know you're moving out they turn a cold shoulder to you. You get slapped with all these fees. The security deposit you paid? It's automatically deducted when you move out to cover incidental paint costs. The guy who inspects your unit when you move out? He stays in the hallway and says "i don't even want to go in. this is your bill. if you have a problem, contact the office." We needed to move out expeditiously and the management slapped us with a bill to pay a whole month more saying it wasn't sufficient notice. The bill includes the cable you don't use and disconnected. It includes the parking spots you don't use and returned the keys for. Lived a whole year listening to construction noise outside - the management office is so hungry to fill the units in their two new buildings that their current tenants may as well be ignored. I was a student at USC and I lived in different apartments around downtown area (Medici, 1111 Wilshire etc), this place is definitely an overpriced one, I was not going to complain them on Yelp until they really pissed me off today with the security deposit: 1. This place is definitely overpriced, I paid almost 2000 dollars per month for a studio, and there was not that much noticeable difference compared to other apartments, I paid around 1600 for Medici and 1800 for 1111 Wilshire, and I did not notice any "advantage" for paying $400 extra. 2. You are forced to use Time Warner Cable, the high speed one, which is much more expensive than the normal one, I was a student and I only used the internet to go on FB and Youtube, I literally paid the high speed internet for nothing for the whole year. 3. Parking is a problem that everyone complains, I borrowed my car to my friend for 2 weeks because I was back to my hometown, when my friend was returning my car, he found out that my spot was occupied by somebody else, I called the management and they told me that they solved the problem, however, when my friend came again to return the car, the spot was used by somebody else, Again. 4. Point 3 happens because there was a lacking of guest parking, when my friends came over on weekends, it was impossible to find a parking, so I guess they took mine because they saw nobody was parking there. 5. I paid $500 of deposit, and today, I ONLY got $100+ return, I emailed the management asking why and they told me that there was a charge of $300+ for cleaning and painting. This is literally the highest fee that I have seen in my 5 years living in DTLA, when I lived in 1111 Wilshire, there was almost no charge when I moved out. K2LA management told me that this is a "normal" fee that residents pay. To be fair, it is not I left the unit messy and dirty, I actually paid a cleaning professional to do it and I clean it myself carefully before I moved out. Additionally, they charged me $25 dollars for not returning the sticker, but, I asked them purposely before I move out if I needed to return the sticker (it is not re-usable), and they told me I dont need to.....and today I just saw the $25 bill..... Overall, it is a okay place, but it was overpriced, $1900+ for a studio, and dont expect to get much of your deposit back once you signed the contract, personally, I regretted leaving my old place because it was basically same as K2LA, but cheaper and you get your security deposit back. read more

Pros: new, clean, convenient location Cons: very noisy. thin walls, terrible insulation between floors. loud dog barking (and urinating on the door-front floor-mat witnessed once) and frequent music blasting past midnight and nothing done about it for months! Many smokers reside and smoke comes through the windows when left open. I've recently spotted a couple of cigarette butts in my balcony. What the... Is this property really being managed? update // March 5, 2017: I had an encounter yesterday with an extremely irritated tenant who waited by her car with her family to "confront me". She was a Caucasian lady & noticeably bigger than I in terms of size. She first approached me asking why I didn't use my own remote to get into the garage. Then she continued to criticize my driving behavior, and at this point she is OUTRAGED. Mind you, I am completely handicapped right now: I can't really stand, walk, nor sit in one position for long periods of time. Regardless, I tried to pull off a front to make it seem as if her aggressive behavior didn't faze me while I made my way for the elevator/safer grounds. That must have really pushed her buttons because she began to shove her body into mine and proceeded to push me countless times. Besides the fact that my right leg is ALMOST completely useless, I managed to keep my balance and not fall on my face (side note... I only weigh 90 lbs). Luckily for me, the daughter's expression of embarrassment drew an end to the mother's physical harassment: I would've been embarrassed as well, if my mom decided to publicly push around a person who is evidently suffering and handicap from an injury. I went upstairs, straight for the security desk. The guard helped me to calm down (I am trembling at this point) & reassured me that I was safe. I spoke with one of the ladies in the management team - can't recall her name as I was in shock after the whole incident. She was extremely helpful and determined to helping this issue get resolved & mentioned that her goal was to make everyone feel as if they are home in his/her own home. I've hesitated a couple times before going down to the garage or getting out of my car to go back upstairs. You can't imagine how intimidating it is for a FAMILY to wait for you to get out of your car to confront you and enforce bodily contact to get their point across... ESPECIALLY when you can't run (better yet walk) to safety. I really hope this type of behavior ends with me & that no one else feels threatened in their own apartment building/garage. EXTREMELY DISAPPOINTED. Where do I begin? Super stoked about moving here because it looks so luxurious. It lives up to NOTHING it claims to offer. They have little events every here and there, probably to mask/compensate for what they lack. They talk the talk, but definitely don't walk the walk. My first couple months into living here, a shooting happens? In the apartment right behind? With supposedly the same management? And the same security system? GTFO. I'm brushing it off with gratefulness - at least not many people were involved/injured. For what reason do you hire a maintenance crew when every time I step in the elevator, I'm greeted with someone's phlegm or someone's trash? I do not want to start my morning or end my night being disgusted while going into a place that I call "home". (OMG NOT TO MENTION THE TRASH CHUTES. DISGUSTING. ABSOLUTELY. GROSS. THIS IS EXACTLY HOW PESTS ARE ATTRACTED INTO THE APARTMENT. WOULDN'T BE SURPRISED IF AND WHEN WE GET RODENT AND COCKROACH INFESTATIONS/COMPLAINTS). For what reason do you have surveillance cameras or security guards (at that) when there are homeless people sheltered in front of the garage gate? Sleeping in the stairwells? AND funny... Why does someone always take action a couple minutes after I bust out my phone and take pictures? Coincidence? I think not. For what reason do I pay for parking when others are parked in my spot without my consent? & I'm trapped outside for 30 minutes looking for the guard only to be told that they are allowed an hour of grace period before the towing company tows their car? UM, NO. I don't have an hour to spare for someone else to stay parked in the PARKING SPOT THAT I PAY FOR & no it is absolutely NOT okay for me to park upstairs for the night. If I paid for my specific spot, that's where my car will be parked. --If you guys are going to enforce tenants to use the parking permits, enforce it on ANYONE AND EVERYONE AND ON EVERY CAR. I see higher end cars without the parking permits. Hell no. Then I refuse to put mine on display as well. What kind of discrimination is this? Speechless. I've reached out to management with hand written letters of complaints... and if they want to disregard it, that's fine by me. I will just expose elsewhere. It's been 4 months since I've moved in. I came from Huntington beach with my ragdoll cat Ivy, it was so hard to find a nice looking pet friendly place to live in LA. Manager Eunice at K2LA was really nice and helpful, She was extremely accommodating in our apartment search and really helped me to find exactly what I was looking for. The whole K2LA team were so flexible and nice. Although, I have been here for only few months, I already love living here, got a nice and brand new apartment, clean lobby, well equipped gym, pool, lovely roof top bbq place and friendly staff member. I give a 5 star review for the building and amenities, and I would give a 5+++ for Eunice, being so kind and helpful :) read more

Leasing office is awesome and really helpful. 24/7 hour security team is great and they're very nice. The apartment has monthly events and weekly yoga sessions on the roof. Rooms are new and modern. Some pluses include built-in bluetooth speakers and USB outlets. Free Starbucks coffee downstairs. Small gym, but it has all the amenities a gym should have and their treadmills have really big tv screens. Sweet rooftop with cabanas, grills, etc. They're building out another section to the apartment to make it more of a complex, which will come with a pool. The only cons I can think of: room layouts can be awkward and the walls are thin. I can hear next door neighbors fighting and people running around upstairs. But it's tolerable and most of the time I can ignore it. read more

I lived at K2LA for a year and had to relocate for work. I can say I truly enjoyed living here. I spent five years in LA and learned how hard it is to find a clean, safe and convenient apartment in such a big city. If you don't want to be bothered by all sorts of rental problems, K2LA is definitely a good choice. Pros: 1. Clean This is definitely the most important criteria for me when I pick an apartment and it is what I like the most about K2LA. All the common areas of K2LA are well maintained and immaculate. I see the cleaning crew every day. During my one year here, I never had any bug issues what so ever. 2. Convenient Really close to downtown LA/USC. Just in case you don't want to drive, metro red/purple line are a few blocks away. 3. Asian Food & Night life K2LA is in the heart of Korea town. You can walk to lots of really popular Korean or other restaurants such as: the Boiling Crab, House of Chigae and numerous KBBQ places. Lots of these restaurants are open until 11pm/2am and there is a BCD Tofu House that is 24hrs. Also, there is a Cafe Bene a block away. From Thursday night to Sunday night, lots of these restaurants are packed and it is really lively at night. If you love asian food, live in this neighborhood. 4. Maintenance & Security & Management The maintenance team and all the security guys are awesome. All maintenance issues were resolved within one or two days, lots of times within hours. The maintenance manager, Javier, is great. Also, the security manager, Edwin, was especially positive and helpful. He would help you solve any problem you have from guest parking, receiving your packages, and more. The management team responds to your issues generally quickly as well. 5. Perks -Occasional catered free food for residence and guests. -Great gym and a small pool Cons: 1. Narrow space between buildings. K2LA finished another two new apartment complexes this year and all of these three buildings are right next to each other. If your unit is facing another building, you can see your neighbors EXTREMELY clear. That means you have to close all your curtains at night and it becomes awkward for you to chill on your balcony during the day. 2. Walking noise Like some other post mentioned, you can occasionally hear your neighbor upstairs walking at night. If it is too late, you can complain to the security on duty and he/she will go upstairs and talk to your neighbor. The building most of the time is really quiet. 3. During peak traffic hours, there is horrible traffic at Vermont/Wilshire intersection. read more

I recently accepted a new job in Los Angeles. Finding an apartment in Koreatown that welcomes dogs was great! That said, this building is brand new and has so much to offer. There is a 24/7 Doorman/Security Agent. That is terrific because someone is always there to keep track of who is coming and going, not to mention packages are accepted on your behalf. There are other valet services. The windows are commercial grade, thus no outside noise pollution. There are so may positives about living here, not to mention a short two block walk to the Los Angeles Subway. The best aspect overall is the customer service. I found Jen Gibo the Leasing Manager to be spectacular during all interactions. Reasonable and easy to deal with. Denise, the Property Manager is savvy and understanding. All in all, this place is a winner. Two more buildings that will compliment this structure are currently under construction. We have suggested to our friends that are considering relocating, to look at this property. It's a jewel. read more

Although my move-in date is not scheduled for another month, I do want to write a review regarding K2's customer service and facilities. I am an out of state graduate student who is planning to move back to LA very soon. I have been searching for a good, safe, and clean apartment in LA. Many apartments I contacted during my search spoke to me with utter rudeness, had false advertising online, or immediately began adding costs to their rental prices. On top of all of this, I am a neat freak/borderline OCD and reading reviews about cockroaches in many LA apt buildings scared the crap out of me. K2, on the other hand, was a completely different experience. Jen, at the leasing office, helped me every step of the way to secure an apartment. She allowed my father to come in my place and tour the apartment. At the same time, she worked closely with me (via email and phone) to outline costs, amenities, and answer any questions I had throughout the process. My application and approval process took less than 24 hrs!!!! I cannot stress how nice and professional the office staff is at K2. My father, on his tour, mentioned that the complex is safe, secure, and clean. He emphasized the ease of access, the amenities (gym, YOGA, coffee downstairs...), and how well put together the building is. He was very impressed with the whole package. I understand that K2 is pricey but as you can see from my above comments, you pay for what you get. I am very excited to move in and cannot wait to begin my time as a LA resident, again. Lived at K2 for 4 years. I have to say that I've been very spoiled by its amenities and staff, and that I dearly miss how nice life at K2 was since moving out. Among its more unique perks: -Indoors half basketball court (though would be nice if they fixed the audio hookup) -Heated lap length pool (that's open for longer than other outdoor pools in Chicago) -Spacious and enclosed private dog run -Key card access to amenities and individual units--so nice to not need to carry a bunch of keys -Convenient access to Jewel next door -On site Zipcar -Reliable and fast internet Aside from the superb "hardware", the "software" is also wonderful. The staff, from maintenance to doormen to leasing, are all pleasant and wonderful. I'm sure my 4 years have left some wear and tear in the unit, but I wasn't charged any penalties on move out. Leasing was flexible about my move out date. It even waived a dog fee since I got a puppy just one month prior to move out. I imagine there have been many other nice things they've done that I'm forgetting. If I had a perfect wish list, I may ask for the following: -Smart thermostats -Smart package lockers -Walls can be a bit thin (it was in my unit--lived next to someone who worked the night shift and her 5am parties were a pita to deal with) -Figure out some way to clear up the GPS difference between the two main entrances on Halsted and Kinzie--many Uber drivers have been confused about which one to pick passengers up from, since it's on different levels and so is not easy to quickly navigate to the other. Maybe file an "official" request to Google Maps etc. to clarify one main entrance for the building address? Still, it was a wonderful apartment community, and I highly recommend it to anyone. 5/5. read more

I have lived at K2LA for a year and it is great! Hands down the nicest complex I have lived in. MANAGEMENT: I have had great experiences with the management (Jen and Denise are awesome! I haven't spent much time with the other mgmt staff but I'm sure they are also great.) MAINTENANCE Maintenance is AMAZING! Javier and his guys are ON IT! If I have a maintenance order, it is usually taken care of the same day or next. The building is meticulously maintained and the common areas are always very clean. SECURITY The building is very secure and the security staff is super professional, polite, and always aware. I have friends who live in buildings with super LAZY, dopey security staff...but definitely not here! Edwin, the head of security, definitely keeps everyone in check. AMENITIES The gym is great, and the rooftop is awesome! There are even yoga classes on the roof every Saturday! The zen garden is nice and quiet (too bad I'm too high strung to zen out! lol!) OTHER Free coffee in the lobby and community events every month or so (with alcohol!) Guest parking can be difficult. VERY PET FRIENDLY! But note there is no dog park :( Although K2 may be a little more than the average price for an apt in Koreatown, I think that it is a great value for the money! I have read horror stories about other complexes in K-town that are renovated or try to give off the newly renovated look (bad management, rodent problems, security issues) but not at k2! read more

I couldn't have asked for a better place to call home! Living at K2 was absolutely worry free and pleasant. I was constantly busy as a law student, needed a comfortable and accommodating place, open study areas, wifi access, but also wanted to have good options to relax during my weekends and breaks. K2 was all this and more. Other than being a great place to live, study, and play, management, staff, security, maintenance, really everyone on board at K2 is so friendly and always eager to help. Jen is THE BEST, super sweet, relatable and (this is rare) GENUINE. But really, you can't go wrong with anyone in the office - Denise, John, all the security personnel and maintenance staff were always smiling and always attentive to concerns or any needs/questions. I have a little puppy, Garçon, and k2 was the perfect home for him too! We would finish our walks and he would return home to treats from security! Additionally, there is a clean up station right out front for your pet, leaving you no excuse to not clean up after your furry friend! And last but certainly not least, the rooftop, gym, bamboo garden ... all the amenities were fantastic!! I used the rooftop and club room A LOT. I threw awesome events up there without any hassle. A simple reservation fee and security deposit, and I was good to go every time. My family and friends absolutely loved coming over and having get togethers at K2. I've recently moved out for bar preparations and financial reasons, but once I pass the bar and land a job, I'm definitely coming back to K2. The writing below is very long but it's truly what I've experienced. Living in K2LA is a horrible experience and hope the owner of this apartment finds and realizes how bad the management is, especially a Korean female manager whose name starts with D. I found that there are a lot of bad reputations and comments on her but ironically she is still working here. That is one of the evidences that K2LA is not willing to listen to any of current residents. I have been seriously suffering from the noise from the upstairs for around 5 months. I reported this issue more than 7 times so far. Surprisingly, anything has not been fixed yet and none of management staffs has dealt with this issue properly. At the first time I just thought that somebody is moving in, so maybe the noise will continue for the next day or something. But ridiculously it has been continuing so far. I have had a serious sleeping problem and gotten a lot of stress and health issues because of that. One day, I had guests and they even asked me if somebody upstairs is playing bowling. However, whenever I talked to the manager, she said maybe I am too sensitive from the noise which is not true. I've never complained about a noise from upstairs at any other previous places. I had to think about moving out or moving to another unit because I was in poor health due to the lack of sleep. But the manager said in case I move out, I need to pay the cancellation fee for my contract and if I move to another unit, I need to pay for the deposit again. This is so unfair since moving to another place is NOT what I want. So far I realized that the leasing office of K2LA does not care about how the current residents are feeling and what they are experiencing but only care about the rent and new residents. To top that off, the water was leaking from the ceiling a lot in my unit. The first time when I experienced it was around 2:30 am in December last year. I was sleeping on my bed but woke up at the sound of lots of waterdrops starting to fall from the ceiling. I reported this problem and heard from one of the manager later that everything was fixed by the management team and the construction company. However it happened again on December 24th. When I got back home around midnight and found that not only the entire floor but also my sofa and a lot of my personal stuffs (laptop, three chargers for three devices, two remote controls) were wet too. I had to wipe out the entire floor in the middle of the night and reported the problem to the security guy since it was around 1am. One of the maintenance staffs came over to my unit and checked the problem. He brought me two buckets and I had to sleep that night with lots of waterdrops drippig down. To deal with these entire disasters better, I asked the leasing office to introduce me to the manager who can speak Korean since my English is not perfect and I ended up speaking with the Korean female manager and that was the WORST WORST experience in K2LA. She acted literally insane while we were having conversations. She even told me like this. "To be honest with you, the apartments that were built several years ago were built strong and solid. But these kind of new apartments were built weak with thin woods because the building law has been altered." She doesn't know anything about law and she just admitted that K2LA is in poor condition. I told her that I can either move out or move to another unit. In case of moving out, I asked her to confirm three conditions that I want and write it down to make sure. 1. I can't pay the cancelation fee 2. I should receive the deposit I paid 100% back 3. I need a note saying I am not breaking the lease. After this request she kept ignoring me and didn't get back to me for a while. When she got back to me, she said she finally talked with her supervisor and the first two conditions can be accepted not the third one. If there was anything that cannot be accepted, it was meaningless to me, so I asked her to write an email about #3. She yelled at me and said she will write an email to me with her personal lawyer and I have to pay for her lawyer which doesn't make any sense. I told her there is no reason that I have to pay for her lawyer and she yelled at me again like a crazy person and said she will pay for her lawyer out of her pocket and it has been 2 weeks since she talked like that and there is nothing. She doesn't even allow me to move to another unit and literally said to me like this. "You just live in this apartment until your contract." Every single word from her mouth was hard to believe... PROS: - Updated building with modern detailing in apartment. Walls are nice and sound proof so you can't hear your neighbors. - Great location - Great amenities (pool and gym are both pretty nice) CONS: - Horrible cockroach problem!!! I lived on the 7th floor and had to remove everything from my kitchen at least 3 times in the span 1.5 months so that pest control could come and spray. Additionally I would have to leave my apartment for a minimum 5 hours period each time, which is highly inconvenient as someone who works from home. I saw cockroaches every single day while living here (over a period of 7 months) , not just in my apartment but in the hallways also. - Trash piles up in trash room - Constant calls/emails/notices from management about small things such as, 'I forgot to scan a paper you signed, could you bring it back'. 'We forgot your parking spot number, could you resend us all your info'. 'We lost your renters insurance info, could you send us proof again'. Very inconvenient and bothersome to have to RESEND everything that they would have if they were more organized. ---- I have a lot of friends that live at other luxury buildings in Koreatown. None of them have the cockroach issue. Do yourselves a favor and live at one of those instead. read more

As the longest term resident currently living at this apartment complex I've waited until now to draft a review because I sincerely wanted to give them the benefit of the doubt with the quality of their service, the environment, and value for the money. First, I moved here in May of 2014. I was one of the first residents to occupy the first building... we didn't even have hot water yet if that tells you how soon after construction completed I moved in. :) The second and third buildings just had the foundation dug but construction hadn't started yet. In the beginning the office staff - Jen and Denise - were very accommodating. They were responsive to the hot water issue, oven not working, door locks not working - basically the normal kinks you would expect in a new building. This level of responsiveness, understanding, and appreciation for residents continued for the first year. However, as the remaining buildings were completed this changed. And it changed dramatically and swiftly. I can very honestly tell you - and I've spoken with a dozen other residents and acquaintances in the building - it felt like a total slap in the face as the "phase 1" residents as were not-so-affectionately called, became the forgotten ones. The first sense of this came when we were all given notices that beginning with our lease renewal we would be charged between $50 - $75 dollars per month for parking! I have NEVER heard of anyone charging for parking ... especially when the city mandates that all new buildings have spaces for all residents. This was clearly a scam to extort more money from residents. Why we don't pass legislation expanding rent control to all buildings in LA isn't beyond me... but I'll stay on topic. So as a result, my rent of $2350 on a 680 sq ft 1 bed 1 bath apartment is now $2400. I'd also like to point out here that when I asked about the rent prices, they pointed out the amenities and location as the reason why it was so high. I then pointed out amenities... LIKE A SWIMMING POOL... weren't even BUILT YET. But they were charging rent as if we already had access to them! Second, as soon as the new buildings were completed, they had a huge launch event and invited everyone to see them. The interiors are mostly the same with some slightly different tiling, carpet, etc. Weeks later when the pool was done, they informed us that they'd chosen to go with a different key card system in the new buildings. SO we had to CHECK OUT a key card to access the pool... and if they were checked out already, well, then, you're out of luck. Now, think if you were paying for amenities that weren't built yet for an entire year, and then informed you had limited to no access to them when they were finally available!!!!!!!!!!! It was aggravating to say the least, but when myself and several other residents brought this to managements attention their response was "we don't have any control of that".... that is the biggest cop out of an excuse I've ever heard of. If you're PAYING FOR AMENITIES... as a resident we should have open and unfettered access to them!!!! I'm not a lawyer, but that sounds like a violation of everyone's lease?! Third, there are multiple club houses for resident use. These were ADVERTISED on the website AND in the leasing office as an amenity. However, they figured out they could make more money by telling residents they had to RENT... yes RENT the club houses to access them. As a result, NO ONE USES THEM. Because who in their right mind would pay money, over and above the $2000 - $3800 per month you're already paying - to use a club house!? Oh and it gets better... the pool deck at each building has a capacity of 150 persons. At any given time there are NEVER more than 4 - 5 people at the pool. And the reason is, drum roll please, most Koreans don't sun tan!!! So imagine my surprise, when I had 4 friends over one day and was told "you can only have 2 guests at the pool" ARE YOU SERIOUS?! Now, if I was impeding someone else's ability to use amenities, or throwing raucous parties every weekend, I could understand. But LITERALLY NO ONE uses the pool. Fourth, and this isn't really a reflection on K2 per se, but more of yet another example of the ineptness of management. We had a shooting here a few months ago. Someone died. An ex girl friend was stabbed by her ex boyfriend, then the new boy friend shot and killed the ex. Instead of installing cameras like in the other two buildings, they put a note on our doors saying "we cannot guarantee the safety of residents." Really?!? In summary, STAY AWAY from this building at all costs. Do NOT be fooled by incentives to lure you in. No where I have ever lived, have I had an experience such as this. Instead of a community where you feel appreciated and welcomed, they've created a place which places profit, nickel and diming, and dishonesty to residents above retaining and incentivising long term residents to stay, thus creating a real sense of community. read more

I've held off writing this review and tried to give them the benefit of the doubt, but the leasing office at K2LA is seriously the worst I've ever dealt with. It's been two months since we've moved out and they still have not given us back our security deposit of over $1200. The office claims they do not issue the check and that it's being sent from their corporate office in Texas. I've received the final move out statement from them, yet they insist the check is just getting lost in the mail. Denise claims the check has been mailed out three times, and that it's the post office's fault for not delivering it. Denise was very rude and interrupted me several times as I tried to explain the situation. When I called again and asked to speak with her, she won't answer the phone and the office says she's busy. Prior to this, I was dealing with Jen. Jen has been courteous thus far, but I've called the office three times in a week, and every time she's not in. I've left a message with Priscilla who said Jen will get back to me. Jen never returned my calls. If you sign a lease here, beware you might never get your security deposit back. read more

This is my first moved out apartment. Not exactly expensive and luxurious apartment in ktown but not cheap either. But the good things are dont need to worry about your car parked with assigned parking with secured parking gates, in unit laundry makes laundry easy, nice swimming pool to enjoy california weather and lastly apartment gym which saves your money and time for fitness center. I was debating moving to Ktown and deal with the 1+ hour commute... but no. I claim temporary insanity on that lol. If I didn't work 35 miles away I would really love to move in but I decided to move to lb/cypress instead. The leasing staff I think his name was John was very nice and knowledgeable. Showed me two one bedrooms and a studio, all really cute! KThey offer you soda and water during your tour. Pet friendly and clean in Ktown. I did hear some dogs barking from the hall but honestly if you wanted soundproof go rent a house. Sorry but apartments aren't libraries hate to break it to you but those aren't thin walls I've lived in complexes with thin walls. They have Bluetooth speakers in the wall and hardwood floors a beautiful shade of taupe I can't seem to find in lb really modern looking. I wasreally impressed if I ever move back to LA I know where to go. It is a bit pricey but honestly you get what you pay for. I can't even find an equivalent and I've been looking . The security is 24/7 and I feel pretty confident the parking won't have break ins like other so called secured parking lots in Ktown because the residents all seemed really nice too as they walked by and greeted the leasing consultant. They have an entertainment room and a lounge on the rooftop. Coffee in the leasing area. The balconies were clean too. Dry cleaning pick up service and a bike storage area. Seriously? Why can't you build a property closer to my work so I can stop looking!? I'm coming back for you k2 ... Someday lol. Studios were about $2000+ so that gives you an idea of the price range but quality wise... I loves it. And if you are a single female living by yourself the 24 hr security and real controlled access should matter to you. Shop less and eat out less and splurge on a nice, safe apt! read more

Great apartment. Clean and kind staff. But it's way to crowed and smells cigarettes and weed always. And i do not understand why they closed their GYM at 11pm. I always came home late and leave early so i do not have a chance to use gym all the time. Lots of LA luxury apartment do 24/7 their gym or conference room but not k2la. And little over priced i think. But still decent apartment in near ktown. read more

My girlfriend and I just moved in here to one of the buildings constructed in the last several years (not the newest, but not old by any means). So far, my expectations have been exceeded. Oliver in the leasing office was easy to get ahold of, and the leasing process is pretty straightforward and low maintenance. 1) They have on-site security who are friendly and excellent. 2) Apartments have in unit washer and dryer that are new and really quiet. 3) I work in IT and from home, so internet and connectivity are key... Oliver made sure that my network was set up and we had wifi immediately on move in (per my request.) The fifth star is for that feat of extra-human superpowers. (Wrangling Spectrum over to the unit.) 4) Apartment itself is quiet, clean, well-designed. Beautiful view of Griffith Observatory day and night and an old cathedral style church on Berendo St. 5) Building has a gym and nice common areas. I can't say anything bad about this place or the management. I hope that things continue to be excellent here, and have no doubt they will. Jen Gibo, the Leasing Manager of this apartment knows how to treat a client right!! She is busy but super helpful in dealing with me and my friend that just become a new resident :) Her assistant and security person are courteous & helpful as well. It is a little pricey but you get what you pay for living in LA. Modern, 24 hour security service and nice roof top area are some of the great amenities. Wish they have a pool...though. It's within walking distance to Metro and public transportation. If I ever moved closer to LA, this is where I want to move. read more

I had the most amazing experience living here. The amenities were great! I loved swimming in the pool and relaxing in the hot tub, the gym was a lot bigger than my previous complex, and they always had such fun events! They held dinners, brunches, comedy nights, and they were all free for the residents. They even had yoga classes! My unit was roomie and I never had any problems with my appliances. It was smooth sailing living there. But if I ever did have a problem or a question I could always talk to the people in the leasing office. Oliver helped me out of a very tough situation and I'm very grateful to him and everyone else for that matter for making my time there very memorable. I enjoy the community and all the people working in K2LA make it really easy to feel welcomed and settled in. The guards, leasing agents, and concierge are very helpful no matter what ridiculous request we throw their way. The day we first moved in, I had an incredibly large and heavy box (being an amateur packer and all) we could not move. We went inside, completely unsure what to do but thankfully Oliver, the concierge at the front desk, offered to help. Even after his shift, he made sure to have someone else come help us out, and checked up on us after he was off his shift to make sure someone had helped us with that painfully heavy box, and to offer assistance if no one had helped. Without their help, our first day could have turned out to be quite a terrible experience, thankfully they helped us out. Plus, we kept having to call in and push back our actual move in time, Thank Jen (who no longer works here) and the other leasing staff for being so understanding. Even now, having lived here for four months, we have constantly needed help dealing with our fridge. It took a while for them to get it fixed. I really appreciated Oliver's help with getting in contact with the refrigerator repair man and constantly kept us updated, even before we have to ask, with what's going on with the repair process and when the repair man was going to show up next. The gym is really nice for cardio work, their treadmill, elliptical, and stationary bike, all have a nice features for varying the work out routine. The space is kept clean, which we appreciate a lot for. There's a small pool area for kids, a Jacuzzi, fire pit, and grill right outside the gym that also gets used by us a lot. The club room is a nice place to work in, plus there's a pool table in there. Our first few months here in K2LA has gone very well. read more

I just moved out of K2LA a few weeks ago after my lease expired, but I am considering moving back to the complex after the other two buildings are completed. Here are the pros and cons of K2LA (in my opinion): - The leasing office staff: two thumbs way up for everybody working there (Denise, Jen and John) and the management company for hiring them. I had to go through some issues (typical but annoying little issues that can come up when you are living in an apartment building), but all that did not stop me from wanting to move back to the building thanks to the very communicative leasing office staff (especially "Jen Gibo" - she is your dream apt manager who will make your life easy with her incomparable work ethic and professionalism, and in the end you might fear your apt life without Jen as your manager. She is absolutely the best in her field.) - The maintenance staff: everybody works very efficiently and hard there. Never had any issues with odor, garbage, bugs, or even dog poop (considering how many dogs are living there). I cannot properly describe how much we miss Javier. He takes your problems as his and will do anything and everything to fix them right away. I had never had to wait for more than a few hours after reporting any problems until he showed up at my door with a big smile. I am pretty sure that I will never be able to find a maintenance manager like Javier. He is also absolutely the best in his field. - The security staff: they are super polite and get the job done. The superstar in the security team is the chief, Edwin. If you have problems with noise, parking, etc., you just let him know. He will make sure things get done. The building does have noise issues, probably not because of the building itself, but because of some immature residents who blast music at odd times. If you report the problems right away, they will fix it for you. - Other pros that come with a new building, such as clean and new things, don't need to be mentioned, I think. Given the location and skyrocketing rents in LA, You get what you paid for. The appliances are not going to be the highest end stuff but still great for the price. The key-less entry (and the fact that no one can try to open the door once you lock it from inside) made me feel safer than the ones with using traditional keys. The sunset we had from the rooftop deck was amazing. Overall, it was a very comfortable and safe place to live and would certainly go back there if we can. read more

I"m living in k2la (680s one) and i can tell you that i have made the worst choice in my life. Its newly built building so everything is new and clean. Thats the only good point.They have used the most cheap materials inside the building, so all the unit has 0 sound proof. I've never had noise issue from any other apt in k town but k2. Even though this is newly built and luxury?( its what they described) building, i"m having so much stresses from noises. I can clearly hear what my neighbor talking about from my bed room. Yes, its that bad. I know that they are very calm quite people its just that the walls between our units are fake walls. I guess they have used styrofoam in the walls. The worst part is the noise from the gym. They have built gym on the same floor as tenant units. My room is about 50 feet away from the gym but whenever people work out in the gym , i can hear massive noises. Whenever people put the weights on the ground my whole floor shakes and makes crazy noise. I think city house department needs to check this building if its safely built. K2 management seems they cant do anything for the tenants regarding these noise issues. Everyday living in K2 is so stressful. They havent fix up the gym floor. Now there are more tenants working out in the gym and the noises are even more crazy. I never blame those tenants its just that management never listen or act. Its like the whole second floor is going to collapse. It sounds really dangerous here. During the day if i stay home all day i try to read some news or take a rest in my living room but due to massive noises from gym i cant do any $&@@ ! The other day, there was a guy working out in the gym so loudly ( it was over 11pm , management stated that gym hour changed to 10pm but they dont really care) so i complaint to guard but noise never stopped. I guess im going crazy after i moved to this chaos place. Its all fake here! I need a lawyer who can help me get out of here and punish these liers!! read more

I've been living in the new apartments on New Hampshire and I will say this is the nicest place I've lived in LA. It is a bit pricey but in general if I ever have an issue, Oliver the concierge gets on top of it and resolves any problems within minutes if not hours. If he isn't around Stacie and Priscilla are quick to respond to my concerns. The facilities are nice and clean. In all 5/5 would recommend. read more

I love living in K2LA. The apartment is clean, modern, BRIGHT and the security and management/maintenance service are great! The corridor and parking in the basement are clean and bright. I dont like dark corridor or dark basement parking, so this is perfect! I was helped by JEN GIBO in getting my unit ready when I moved to LA from abroad. She is VERY VERY helpful!! The location is good, close to metro and grocery stores. Once a while they have free gatherings with delicious food and wines for the tenants on the rooftop. They also have free yoga very Saturday morning, and now they have bike for rent and swimming pool too! It's just one great place to live in LA! read more

When I moved in, the leasing staff were friendly and helpful, however they totally changed their attitude (especially their managers) before I was moving out. The day before yesterday, I went to office and asked the question about "the 30 days noticed", they can't give me accurate reply and they said that they will call me or mailing me next day, in fact, they never do this, even though I called to the office three times, and their staff would say they manager was busy, but guess what, my girlfriend was in here, and see their manager seat in her office, so I decided to clock off from my work and talk to them face to face. After I back to office, they let me wait 30 minutes, and then I was really disappointed with how was treated, their manager Denise was very rude, yelling to me and bang the table. I don't feel I was respect by them, until now I still feel I was bullied. I never meet that kind of uncomfortable thing. Right now, I only need be treat respectful. read more

I contacted the leasing office prior to filling out the application online & was told that the approval process only takes 24 hours as long as you are approved (which I was instantly online). I stressed the urgency because I knew my current lease was ending and I did not want to be displaced. The staff member prior to me filling out the application online assured me that I can take occupancy by Saturday. I received an email earlier today stating my back ground report was still being ran & it will take a little longer than usual which is understandable. Its the close of business & I'm still waiting to hear back from them being that I was told I could move in tomorrow. I contacted the leasing office and (Priscilla) has a list of things I would need (2014 tax forms, social security, current utility bill, etc..) but never my drivers license. These issue I have is 1. WHY WOULD I HAVE TO CONTACT YOU AT THE END OF THE DAY FOR YOU TO TELL ME THE DOCUMENTS I NEED THIS COULD HAVE BEEN HANDLED EARLIER TODAY. 2. PRISCILLA IS VERY UNPROFESSIONAL THROUGHOUT THE CONVERSATION ALL SHE SAID WAS UMMM HMMM THE WHOLE TIME. I'm an adult and you are at a place of business so please act professional even if you are not. I would NEVER refer anyone to K2 LA!!!! read more

This apartment may be newer than most in this area, but the the management really need to improve. We should have moved out when our 1 year lease was up but we just didn't have the time and energy to move so we signed another 1 year lease and we really regret that we did. They will do whatever they can to charge you for anything and everything. Parking $75.00 per month per vehicle second vehicle $125 per month. No guest parking at all most of time so you better make sure your guests walk to visit you or take a cab to visit you. Apparently the other new apartment that was just built has many vacancies and many empty parking spaces but if you did not pay to park in one of those unoccupied, empty parking spaces, they will tow your car. Even if there are two people living in an apartment and you want an extra garage door opener you will have to pay for that too. If you have something mailed and if the office is holding it for you for more than a day they will charge you for that too. I also heard that they always charge residents at move out no matter how clean you leave the apartment. ($300 for cleaning fee.) Most of the things that are included with the rental cost at other apartments K2 apartments will charge you. Normally people say "you get what you pay for" but NOT at K2 apartment. Anyone looking for an apartment in K-town, look elsewhere! read more

I lived in k2la for a year. Staff and leasing staff were great when I was moving in, however they were so difficult to deal with as I was moving out. I had to call in multiple times within the same day just to confirm the end of my lease date and to give my 30 day notice. To add to that, I came into the leasing office to sign off for a pre-move out inspection and scheduled a date with a request for a reminder to be given prior to the inspection date. However, I received no notice days prior to my scheduled appointment... And the most upsetting part was on the day of my actual appointment, I called in to make sure and confirm my appointment was still valid... But leasing staff just informed me then that the person who was conducting the inspection called out for the day. Not only did I not receive a courtesy reminder, but I also would not have received any notice that my appointment had been cancelled if I hadn't called in myself. It's one thing if I just sit around at home all day to be able to wait for another appointment, but I am a working professional and it's difficult and upsetting to have to keep taking time off of work to accommodate to their disorganized and unprofessional way of managing. It's honestly such a shame that their demeanor completely takes a turn for the worse as you move out. While I was living in the apartments, staff was generally pleasant. They should strive to maintain their pleasantries throughout the entire duration of a resident's stay. Really disappointed with how I was treated and now would never recommend to others. read more
